Reporting on the ground in one of America's Evolving Cities
Anyone who's lived in Nashville for any length of time is familiar with the rapid pace of change here.
So it's hardly a surprise the city landed on a list of regions that are projected to continue growing in the report "Empowering American Cities" from the Kenan Institute of Private Enterprise at the University of North Carolina.
The report is a yearslong partnership between the institute and Fifth Third Bank, and while there are many lists of growing cities out there, this one goes beyond population statistics and incorporates a variety of economic drivers.
Factors driving the top cities' growth, according to the institute's findings, include affordable housing, green space, the absence of a state income tax, walkable neighborhoods and warm weather.
And while controversial tariffs, immigration policies and shrinking federal spending have created uncertainty and may slow growth, the top-performing cities still are expected to continue to make gains, according to the institute's chief economist Gerald Cohen.
Still, the institute's insights served as a mere jumping off point for the USA TODAY Network project America's Evolving Cities.
Journalists from across the country, who live and work in cities that made the list, took a close look at their hometowns' unique paths to success — and how fellow residents have benefited or suffered along the way.
The Kenan Institute's report, along with insights from Cohen, provided an overview.
Then the journalists filled in the picture from the ground in Phoenix, Des Moines, Nashville and Florida's Space Coast. They crisscrossed the suburbs, spoke with everyone from community leaders to working-class residents, dug through archival photos to illustrate their communities' evolution, and captured residents' connections with their home cities on video.
The result is a comprehensive look at what it feels like to live in a growing city — the hope and tension, the nostalgia and excitement.

Skanska secures $158m worth of renovation contracts in US
Construction company Skanska has secured two new renovation contracts in the US, totalling a value of $158m. The first contract, an amendment with the City of Redmond, is for the expansion of the Redmond Municipal Airport in Oregon. Valued at approximately Skr1.0bn ($98m), this project will be included in the company's US order bookings for the second quarter (Q2) of 2025. In addition to the airport project, Skanska has signed a contract with the University of North Carolina at Greensboro for the reconstruction of the Walter Clinton Jackson Library. This contract, worth roughly Skr620m, will also be recorded in Q2. The renovation will encompass the university's original 1950s four-storey library and a nine-storey tower addition from the 1970s, covering approximately 21,700m². The library's transformation will integrate high-tech group study areas, central convening spaces, and expanded capacity for individual student use, positioning it as a hub for academic research. Construction on the university library commenced in May 2025 and is anticipated to be completed by late 2027. These contracts follow Skanska's recent $274m contract from the Massachusetts Department of Transportation for the design and replacement of the Rourke Bridge in Lowell, and a supplemental contract from Virginia Tech for the construction of a new College of Engineering building. Anthony Pompliano Set to Head $750M Bitcoin Investment Vehicle: FT
Anthony Pompliano, a longtime cryptocurrency evangelist and CEO at Professional Capital Management, is set to become CEO of ProCapBTC, a new investment vehicle aiming to acquire large amounts of bitcoin BTC, according to the Financial Times, which cited three people familiar with the talks. Under the proposed deal, ProCapBTC plans to raise $750 million, $500 million in equity and $250 million in convertible debt, in a merger with Columbus Circle Capital 1, a special purpose acquisition company (SPAC) backed by Cohen & Company, the FT said. A deal could be announced as early as next week, although negotiations are still in progress and final terms uncertain. Bitcoin buying has become an increasingly popular treasury strategy, with 126 publicly traded companies now holding almost 820,000 bitcoin, according to Strategy (MSTR), the software maker whose Executive Chairman Michael Saylor pioneered the approach now holds $61 billion worth of BTC. If all ProCapBTC's $750 million was spent on bitcoin, it would rank just outside the top 10 holders of the largest cryptocurrency. The move reflects renewed enthusiasm in crypto markets following the election of U.S. President Donald Trump, who on Thursday said it's an "honor" to be considered a pro-crypto president. His administration's easing of rules governing the industry has prompted a number of companies to consider selling shares to the public. Last week, stablecoin issuer Circle (CRCL) rose 168% on its first day of trading and the Peter Thiel-backed Bullish, is reportedly pursuing an IPO.
