Top Australian suburbs where homeowners are renovating instead of moving

More Aussie homeowners are staying put and putting their efforts into turning their kitchens, backyards and garages into DIY gold.
New figures from digital lender MoneyMe show and Craigieburn in Melbourne's north has claimed the title of the nation's renovation capital, topped the list for personal renovation loan applications, with locals borrowing an average of $22,400 to upgrade rather than relocate.
It's a trend sweeping the country, as homeowners in Western Sydney, South East Queensland and coastal Western Australia opt to improve instead of upsize, spurred on by steep property prices, rising stamp duty and soaring relocation costs.
According to Hipages data, extension jobs have jumped by 37 per cent in New South Wales, while granny flat builds are up 20 per cent nationally in the past 12 months to January 2025.
Ikea kitchen installations are also booming — up 23 per cent in NSW, 32 per cent in WA, and 12 per cent in Victoria — as homeowners choose affordable renovations over high-end overhauls.
NSW led the nation for both the value and volume of personal renovation loans, with the average size hitting $22,640.
ABS figures show the total average home renovation loan in the state climbed to $225,664, up nearly $20,000 in just a year.
Hipages chief revenue officer Robert Tolliday said the trend reflected a mix of financial pressure and lifestyle changes.
'We're seeing a real surge in jobs like kitchen upgrades and granny flats targeted improvements that make a big difference without the cost of moving,' Mr Tolliday said.
'The transaction costs involved with relocating such as stamp duty, agents' fees, (and) legal costs all add up. For many people, it's just smarter to stay put and invest in what you already have.
'Granny flats in particular are growing fast. People are using them for elderly parents, adult kids, or even as rental income, they're a really flexible solution.'
Mr Tolliday said the appetite for affordable, high-impact upgrades like Ikea kitchens was particularly strong in outer metro suburbs.
In Victoria, Ikea kitchen installs rose 12 per cent, while extension and addition jobs fell 3 per cent, bucking the national trend.
Renovation activity remained strongest in Craigieburn, Point Cook and Hoppers Crossing, along with Bayside and Melbourne's southeast.
In Queensland, the most in-demand areas were the Gold Coast, Brisbane North and South, Sunshine Coast, and the Redcliffe and Caboolture regions.
MoneyMe chief sales and marketing officer Richard Bray said renovation loans were becoming especially popular with younger buyers in outer-suburban growth corridors.
'Many first-home buyers can't afford the perfect home straight away, so they buy something affordable and renovate as they go,' Mr Bray said.
'We're seeing this trend particularly in fringe suburbs, where buyers are picking up homes with potential, then funding upgrades like bathrooms, kitchens and landscaping.'
In Craigieburn, Ray White auctioneer Trish Orrico said renovation was simply part of the local mindset.
'It's a great area, I've lived here for 18 years and renovated my own home. I've chosen to improve rather than move,' Ms Orrico said.
'There's still land being released and it's not a fully established market yet, but once it is, I think we'll see even stronger capital growth.
Buyers' advocate and host of The Buyers Bible podcast Amy Lunardi said more clients were becoming cautious about large-scale renovations but still keen to add value where they could.
'With the cost of building so high, many buyers now prefer homes that have already been renovated,' Ms Lunardi said.
'That said, if the layout and size are right, and it's in the right location, people are happy to do cosmetic updates later, just not the big structural stuff.'
But Ms Lunardi warned that many Australians still underestimate how much time and money renovating really takes.
'Television shows make it look easy, but it's often a longer and more expensive process than people expect,' she said.
'I always tell clients to research costs and timelines properly, especially if they plan to live through the works.'

The wealthy enthusiast splashed out on an exotic Cadillac Celestiq that starts from $US358,000 ($549,000), but can double in price with optional extras. Crafted as an American alternative to Rolls-Royce, the Celestiq employs staggering attention to detail to make American luxury cars great again. Cadillac can customise just about every part of the Celestiq – but it can't build the vehicle in right-hand-drive. Aletha Israels, a Celestiq Concierge employed by Cadillac to keep its wealthiest customers happy, said a determined collector flew from Australia to Detroit to customise their dream Caddy. 'The intention was for the vehicle to be delivered to the States for him, not to Australia,' she said. 'A lot of our clients fly in and out in the same day in private jets. 'You're going to start hearing a lot more from our clients this summer, after they start taking delivery of the car.' Israel's team works closely with the millionaire – or billionaire – clients, even working with their staff to make sure the customer's favourite snacks, drinks and flowers are on hand when they come to visit. Cadillac rarely says no to special requests from customers, but occasionally must say 'yes, but …' and explain the consequence of choices that drive up prices or delay delivery. 'I find this level of client wants transparency,' she said. 'So we clearly present to them the options and what their choice would be, but, you know, there's two motivators for them, time and price point. 'Only they can decide how they feel. 'Every client has a Cadillac story, whether it's their parents, their grandfather, someone that they have this connection to, or a classic Cadillac in their collection. 'We're finding ways to help them tell that person's story too, whether it's taking the original license plate number and building it into the sill plates or coming up with very unique ways to have the colour palette reproduced. 'You see a lot of appetite for that right now.'

It means there could be over 1000 suburbs with $1m medians by mid 2026, according to senior data analyst Atom Go Tian. 'Melbourne currently holds second place with the most million-dollar suburbs after Sydney, but this could change,' he said. 'Brisbane is surging fast with 17 new suburbs expected to cross the threshold – a surge that could see it tie with Melbourne for second place by next year. 'Regional Queensland is the most popular regional area, buoyed by the presence of the Gold Coast and Sunshine Coast.' 'The Perth story is one of outward expansion. All of the city's inner suburbs now sit above $1 million, pushing growth into previously more affordable areas,' Mr Go Tian said. 'Roleystone is the most likely candidate to cross the threshold, with current prices at $992,000 and 13 per cent annual growth pointing towards $1.12 million within 12 months. 'Other Perth suburbs are tracking towards even higher levels: Bayswater-Embleton-Bedford ($967,000), Padbury ($969,000), Serpentine-Jarrahdale ($972,000), and Tuart Hill-Joondanna ($958,000) are all positioned to exceed $1.08 million, which is notably higher than comparable suburbs in other capitals.' 'Just like with Perth, Brisbane's growth is spreading to the outskirts of the city: Eagle Farm-Pinkenba leads at $978,000 with 9.9 per cent growth, while the expansion spans from Algester in the south ($991,000) to Karana Downs in Ipswich ($983,000), Mango Hill in Moreton Bay South ($978,000), and Riverhills in the west ($976,000),' Mr Go Tian said. 'Melbourne, despite currently holding second place, has seen muted growth over the past three years, meaning no new suburbs will join the exclusive ranks.' Adelaide's 11 new additions show a similar pattern of expansion from the already-expensive Central and Hills region. Bellevue Heights ($997,000), Willunga ($998,000), and Coromandel Valley ($981,000) in Adelaide South are joined by Plympton ($995,000) and Flinders Park ($991,000) in Adelaide West, all showing steady 7 to 8 per cent growth rates. Behind Sydney, Canberra has Australia's second-highest concentration of million-dollar suburbs. However, the territory's muted growth over recent years means only three suburbs will join the club: Gungahlin ($998,000), Palmerston ($984,000), and Holder ($990,000) are edging across the threshold with minimal annual growth rates of just 1 to 2 per cent. 'Queensland's growth corridors lead the charge – Meridan Plains on the Sunshine Coast ($994,000), Middle Ridge in Toowoomba ($977,000), and Coomera on the Gold Coast ($959,000) – alongside Western Australia's premium coastal areas like Margaret River ($951,000),' he said. 'Gelorup-Stratham in Bunbury stands out with current prices at $953,000 and 12 per cent growth, demonstrating that Perth's housing boom extends well beyond the metropolitan area.'
