The Deeley Group has a rich history dating back to 1936. How has the company evolved over the decades, and what core values have remained constant?
Our work is rooted in communities, be that building schools, homes or vitally important care facilities. We have a long-term commitment to the people we work with and for. We are the anthesis of a 'here today, gone tomorrow' developer.
We have gone from building air-raid shelters to a projected £100 million turnover next financial year, all in family ownership, with an over 50-year commitment to some communities.
With over 25 years in the property sector, including roles at CBRE and Cushman & Wakefield, how have these experiences shaped your leadership approach at Deeley Group?
In the corporate world you are taught the importance of setting objectives and achieving them. This is a mindset we have implemented at Deeley Group.
Good leadership shapes a business. However, during my experience at large corporates there were times where certain areas of the business would work in a silo, and it was counterproductive.
Those experiences have shaped how we have structured the business - we are one team, working toward a common goal.
The construction industry faces challenges like planning delays and economic fluctuations. How does Deeley Group navigate these issues to maintain project momentum?
Planning delays have long caused difficulties, so we have flexed to concentrate the business around expanding areas that are impacted less by economic fluctuations and easier to achieve planning – later living especially
We work in partnerships with our clients and sub contractors that are based on trust and transparency which means we are more agile when we need to adjust and we can still maintain relationships and momentum.
Can you share a recent project that exemplifies Deeley Group's adaptability and resilience in the face of such challenges?
We started work on the largest value development in our history this year, but it was our agility, flexibility and trusted relationships that made that possible.
When the former delivery partner pulled out, we stepped in and priced the entire scheme in eight weeks – which would normally take over four months.
We bought the site, navigated tight Homes England deadlines for starting the project, and worked with Birmingham City Council to unlock planning in record time and we are now on site delivering 137 fabulous later living apartments in Sutton Coldfield.
Deeley Group emphasises community and sustainability. Can you discuss a project that highlights your commitment to these values?
Communities are at the heart of everything we do and every project we do contributes to local charities. I am incredibly proud of the Deeley Group Charity and the work that its brilliant volunteers do – the charity has raised over £300,000.
Sustainability is a priority for us and for our clients, we recently completed a scheme of 70 Extra Care apartments in Telford for Housing 21, which won a national sustainable construction award. That was great recognition of the work of our team in delivering a sustainable scheme to the highest quality.
How is Deeley Group integrating new technologies into its operations to improve efficiency and project outcomes?
Technology is finally coming into the fore in the construction industry and in recent years we have been investing in new systems and training .
This is particularly important for the efficiency of the business. For example, previously there had been instances on site with sub-contractors working from outdated drawing revisions therefore creating re-work. We have implemented a digital single source of data to counteract this.
How do you envision the company's role in shaping the future of construction and development in the Midlands and beyond?
I believe that construction is about people and partnership.
I hope that we can shape the future by showing that acting with integrity is good for business - it builds trust not just buildings. When you are working with trusted partners you can overcome the multitude of challenges in every project.
We have a key role to play not only in constructing buildings, but in shaping communities and improving lives, by delivering high quality housing for those children waking up in temporary accommodation and for those seniors waking up lonely or in ill-suited homes.
Our role in communities is not new. You could be born in a hospital, be raised in a home, educated in a school and work in a commercial building – all developed and constructed by the Deeley Group.
As a prominent female leader in a traditionally male-dominated industry, what unique challenges have you encountered, and how have you addressed them?
Things have changed in the industry since I started. It is almost unbelievable to think that when I started, one of the repeated challenges was finding a female toilet!
I had people question if it was appropriate for me to be working in construction especially once I had children – should I not be at home looking after them?
I learnt that my opening sentence in a discussion needed to be impactful so that people would listen rather than talk over me.
I have always addressed the issues I have faced with a smile of determination. I have built a strong network within the industry so on those days when things feel like they are conspiring against me, I can recalibrate with a sambuca (not in the office, by the way!) and a friend, and I am ready to go again!

'The Club have reluctantly taken this decision as there were significant concerns regarding player welfare and have been in consultation with the Rugby Football League, RL Commercial and Rugby League Cares. 'As a result, the RFL Board will determine the outcome of the fixture in line with the RFL Operational Rules requirements early next week.' According to a precedent set last month when Warrington women forfeited their match against St Helens, Wakefield will duly be awarded a 48-0 victory. The move is the latest development in a shocking season for Salford, who have seen an exodus of key players in recent weeks due to the ongoing uncertainty surrounding the financial position of the new owners. Salford have won just two matches this season, and have increasingly been forced to blood youth and academy players despite being given special dispensation to sign loan players in recent weeks, including in last week's 80-6 defeat at Hull FC. Salford added: 'Of the 17 available for Sunday's fixture, there are only two senior players who have featured at Super League level over the last 12 months, with Academy products making up the rest of the current playing squad. 'Eleven members of the first-grade team are currently injured – although a number of those are expected to be available for Salford's next scheduled fixture against Leigh Leopards. 'The club has been fortunate to take on a number of loan players from opposing Super League teams over the course of the season and their efforts in helping us during these testing times has been greatly appreciated.'

‘White elephant' business park enjoys a new lease of life

As occupier demand for out-of-town offices has declined (take-up outside central Glasgow fell by around 30 per cent to 225,000 sq ft in the year to March) Maxim Park, Scotland's largest business park, has seen 70,000 sq ft taken up in the 12 months to Q1 2025. The park was opened in 2009 by Olympic cycling champion Sir Chris Hoy and the then First Minister Alex Salmond, who described it as a 'world-class' office park and an important driver for the Scots economy after it was built on the site of the ill-fated Chunghwa picture tubes production centre. Ten years later the £330 million park remained two-thirds empty, with 489,000 sq ft unused. However, the park has evolved significantly over the past seven years, with occupancy having risen to 65 per cent. Taken over by Shelborn Asset Management in 2018, it was initially considered a challenge but occupancy has doubled since that acquisition. Shelborn said Maxim was acquired for offshore investors, continuing its 'strategy of pursuing opportunities which offer the potential of added value'. In some areas, out-of-town business parks had seen stagnation or even declines in property values due to reduced demand. However, some have been repurposed or reconfigured to adapt to new market needs, converted into mixed-use developments and sites such as Maxim Park and Edinburgh Park in South Gyle have bucked the trend regarding out-of-town space. Andy Cunninham, co-founder of MC², joint letting agent at Maxim with CBRE, says that when originally built the park perhaps did not adhere to the prevailing market dynamics but that after its acquisition by Shelborn for £38 million from an affiliate of Cerberus Capital Management, L.P. (Cerberus) it began to realise its potential. (Image: Andy Cunninham, joint letting agent at Maxim with CBRE) He says: 'It's close to both Glasgow and Edinburgh and commuters can get to both cities very quickly with easy access to a third of Scotland's population so lots of construction companies, facilities management businesses and insurance companies took space there from 2020.' More than 160 buses serve the park each day, connecting it to Glasgow, Edinburgh and their surrounding commuter towns and it also benefits from seven railway stations within a five-mile radius. 'Shelborn understands the 'people' aspect of business parks and offices in general,' says Cunningham. He adds Maxim has recognised the need to attract people by presenting an enhanced offering with food outlets, retail, an on-site golfing green and a gym run by WBO lightweight champion boxer Ricky Burns, plus events and fitness on-site with free bike hire from the management team. An additional access road is being built on the east side of the park, which should be finished by the time HSBC arrives this month in one of the most significant office lettings to be transacted in Scotland in recent years. Last month Policy Expert said it will relocate to a new 22,000 sq ft office within the park this year. The insurer, currently based at Maxim 3, will move its UK motor team to the larger premises at Maxim 10 as part of the transition. In June, Amey, the transport infrastructure and complex facilities engineers, announced its relocation. Previously based at Precision House, the first-ever speculative office building in Eurocentral, the company will move into a new 11,627 sq ft office at Maxim 2. Meanwhile, 350 Virgin Media O2 employees are also relocating from nearby Bellshill to Maxim 4, making it the company's second major new office since its merger in 2021. Gillian Giles, Glasgow office agency partner at Ryden, advises on occupational strategy, change management and acquisitions. 'If we take an occupier out of town there are not many refurbished premises that present really well,' she says. Maxim has the advantage that it is 'shiny' and there are several facilities on site that make the decision easier for the occupier. 'You must remember that occupiers are not used to looking for new office space – they do it perhaps every five or ten years. Standing in a building and saying: 'We'll paint the walls, we'll replace the floors and install new lighting' is fine but it's hard for clients to imagine the result and you wouldn't sell your house on that basis.' In addition to the presentation problem, cost is obviously an issue for landlords as they want to refurbish space – but the cost of that versus the rents and incentives that they get back can make it difficult for them to spend the money and that balance is something that Maxim has done well, she says. 'What it has proved is that where landlords are spending money and refurbishing the space, that space is letting,' she says. Another advantage is that Shelborn is not an institutional investor. 'They can make decisions that a pension fund perhaps could not and, for example, start on site sooner than someone else. 'There's also a community on site, which makes selling somewhere like this a lot easier.' Cameron Stott, head of Scotland at JLL, is also vice-chair of the Scottish Property Federation (SPF) and aware of the shift in how UK offices are used and the implications for developers, investors and occupiers. 'In looking at out-of-town developments I think we need to take a step back and look at the whole of the office market, which has evolved considerably, driven especially by the pandemic,' he says. (Image: Cameron Stott, head of Scotland at JLL) 'Since then, occupiers have focused on high quality offices and low-energy, carbon – efficient office buildings, which are well located in terms of accessibility and amenities for staff.' Both Maxim and Edinburgh Park in the east fulfil these criteria, he says. Edinburgh Park has trains, trams and buses while Maxim has excellent accessibility to the M8, M73 and M74 motorways. He agrees with both Cunningham and Giles, pointing out that both of the locations have focused on providing enhanced staff amenities, and adding: 'They know they must provide these to attract occupiers.' There is also a recent financial case for occupiers considering these locations. 'You are now seeing rents in Glasgow in the early £40s per sq ft and the upper £40s in Edinburgh,' he explains, adding that the rents at both Maxim and Edinburgh Park have not moved significantly, however the differential with city centre accommodation has changed while some deep refurbishment at these parks provides now much better specification. The success of Maxim and Edinburgh Park may signal a resurgence for out-of-town areas in Edinburgh and Glasgow, according to Savills Outlook earlier this year, which cited, as does Stott, rental advantages over city cores, coupled with regeneration schemes driving demand. 'Business parks since the 1980s were pretty much Monday to Friday, nine-to-five offices outside the city centre. They now increasingly have amenities, activity and community spirit – and that it will be a major game changer,' he says

National Coal Mining Museum workers set for strike action

The National Coal Mining Museum is set to pause its underground tours due to a staff pay than 40 members of the UNISON union at the museum in Wakefield are to go on strike for four weeks after the attraction said it couldn't afford an increase above its offer of 5%.Staff are set to walk out from 20 August to 14 September, with further action threatened if an agreement was not met.A spokesperson for the museum called the decision "extremely disappointing", with UNISON writing to the site's trustees to request a meeting. UNISON argued the pay offer should be 5% or £1 an hour more, whichever is higher, and claims a previous agreement was pulled by the attraction. However, the museum said a £1 an hour increase would be the equivalent of 8% for many workers and would "threaten the long-term sustainability of the museum".Workers were balloted for strike action, with 74% backing the move. Rianne Hooley, UNISON regional organiser, said: "Nobody wants to take strike action, but nobody wants to be messed about either."There's still time for the museum to stop any disruption." A spokesperson for the museum said: "This will impact the experiences of so many children, families, and schools to whom the museum means so much. "Our museum is a vital place for people of all ages to understand more about the important history of coal mining and many have visits booked for months in advance."The museum confirmed it would remain open despite the strike, however tours of the 230-year-old mine could not be offered during the industrial action.
