This FTSE hidden gem now has a stunning 7.4% yield!

The FTSE's filled with hundreds of dividend-paying enterprises. And even in 2025, with the FTSE 100 hitting new all-time highs, there remain plenty of high-yield opportunities for income investors to capitalise on. Supermarket Income REIT's (LSE:SUPR) a prime example of this, with a shareholder payout sitting at a whopping 7.4% this month. And as a cherry on top, the stock's also trading at a near-10% discount to its net asset value.
As the firm's name suggests, Supermarket Income REIT owns and leases a portfolio of 82 properties used by Britain's and France's biggest supermarkets. Its list of tenants includes Tesco, Sainsbury's, Waitrose, Morrisons, Asda, Marks & Spencer, Aldi, and Carrefour. But it's Tesco and Sainsbury's that make up the bulk of the group's rental income, at 43.5% and 30% respectively.
Investing in this sort of property has proven to be quite a lucrative niche. Large retailers tend to stick around for a long time. As such, the weighted average lease duration is around 12 years, providing ample long-term visibility into Supermarket Income REIT's cash flow.
This business model makes management life easier in terms of capital allocation. But it also makes the dividend more reliable and predictable. So it's hardly a surprise that shareholder payouts have increased every year since they were introduced in 2018 – even during the pandemic. And if the consensus forecasts from analysts prove accurate, this upward trajectory for payouts is on track to continue.
Needless to say, this sounds like a promising place to park some capital. Even more so, given the analyst team at Goldman Sachs has placed a 92p share price target on the stock, opening the door to some welcome capital gains. So what's the catch?
While Goldman Sachs is among the more optimistic institutional followers, even it's identified some key risks worth careful consideration. I've already touched on the fact that over 70% of rental income originates from just two customers. This dependency isn't likely to have gone unnoticed by the financial teams and Tesco and Sainsbury's, granting them a fair bit of leverage when it comes to negotiating lease renewals.
On the macroeconomic front, there's interest rate risk to consider as well. Like many REITs, Supermarket Income has relied heavily on cheap financing over the years. But now that interest rates have shot up, the cost of having a leverage balance sheet has also jumped, putting pressure on margins.
Having said that, the company doesn't appear to be over-leveraged right now. And considering the high yield paired with a robust business model, this FTSE stock could be a lucrative opportunity for income investors, making it worthy of closer inspection, in my opinion.

OTTAWA, ON, June 15, 2025 /CNW/ - Today, the Prime Minister, Mark Carney, met with the Prime Minister of the United Kingdom (UK), Sir Keir Starmer. Prime Minister Carney welcomed Prime Minister Starmer to Ottawa. Building on Prime Minister Carney's visit to London earlier this year, the leaders emphasized the deep and historic ties between Canada and the UK. The prime ministers underscored opportunities to strengthen that relationship to the benefit of Canada and the UK, including further collaboration on trade. To that end, they welcomed the creation of a new structured UK-Canada Economic and Trade Working Group to address existing market access barriers, to expand existing arrangements into new areas, such as digital trade, and to explore co-operation in the development of critical minerals and sovereign artificial intelligence (AI) infrastructure. Prime Minister Carney also announced that the new government would seek to introduce legislation this fall to ratify the UK's accession to the CPTPP. The leaders agreed to strengthen co-operation on defence and security, both bilaterally and through the NATO Alliance and Five Eyes partnership. To that end, they discussed their recent respective defence investments and announced the launch of the Joint Canada-UK Common Good Cyber Fund, which will support joint efforts to counter digital transnational repression and support civil society actors at high risk. The Fund will be supported by an initial joint investment of $5.7 million over five years. Prime Minister Carney and Prime Minister Starmer emphasized collaboration on AI systems to support our national security, including a partnership agreement to strengthen existing collaboration on AI safety and security between the Canadian AI Safety Institute and the UK AI Security Institute, as well as new Canadian and UK memoranda of understanding with leading Canadian AI firm Cohere. The prime ministers also announced a joint $14.8 million investment in biomanufacturing to support research and development in both countries, including to better prepare for future health emergencies, and they welcomed increased collaboration on critical minerals and civil nuclear energy. The leaders discussed international conflicts, expressing their support for a just and lasting peace for Ukraine, the need for an immediate ceasefire in Gaza, and de-escalation of tensions between Israel and Iran. It appears £70m will do the trick for potential suitors although Nunez is being selective about his next destination. It could be AC Milan or Napoli in Italy - and Atletico Madrid have also been reported as suitors. And if Darwin leaves, it would leave a gap up top for a new forward. Top of the list is reportedly Victor Osimhen. Transfer talk has increased in recent weeks over the Nigerian - who is coming off a sensational season in the Turkish Super Lig with Galatasaray. Liverpool like Victor Osimhen The 26-year-old scored 37 times in 41 games overall for Cimbom - helping fire them to the league and Turkish Cup double. Napoli still own Osimhen's playing rights - with the player having spent the season on loan in Turkey. However, there appears to be a thaw in that stance as Osimhen makes sacrifices to land a Premier League move. © IMAGO Osimhen salary demands SLASHED In an item discussing Manchester United's interest in the former Lille frontman, Foot Mercato claims that Osimhen's salary requests now stand at €12m per year. Advertisement 'Talks have resumed very recently under the conditions discussed a few weeks ago, namely a salary of €12 million for the player and compensation of €75 million including bonuses for Napoli, the club that owns the player,' writes Sebastien Denis. That equates to around £200k per week - HALF of what was previously out there. So if Liverpool can conduct an outbound deal for Nunez - who earns around £140k per week - it means a deal for Osimhen won't break the bank. Indeed there is a tantalising prospect that Hughes could SWAP Osimhen for Nunez in a sensational deal with Napoli. Nonetheless this latest update suggests that Osimhen is no longer out of reach due to his pay packet.
