
Queenstown three-room flat sold at $935,000; Bedok flat at $730,000
Several districts further from the city centre have also seen prices soar above the $600,000 to $700,000 mark.
According to data compiled by Shin Min Daily News from the government's data platform data.gov.sg , 18 out of 26 towns with resale flats have set new records for three-room flat prices this year.
These include areas such as Bedok, Bishan, Bukit Batok, Bukit Panjang, Bukit Timah, Chai Chee, Geylang, Hougang, Jurong West, Kallang, Punggol, Queenstown, Sembawang, Sengkang, Serangoon, Tampines, Woodlands and Yishun.
Among these, a three-room flat at Block 95 Skyparc@Dawson in Queenstown had the highest resale price of $935,000 in April.
This is the highest price recorded for a standard three-room flat (excluding landed properties), and it remains the only three-room flat resale unit to surpass the $900,000 mark.
These units are located within the 34th to 36th storeys, spanning 66 sq m. Such homes are classified as Premium Apartments with a lease of 95 years and 7 months.
Previously, Queenstown's highest resale price for a three-room flat was $930,000 for a 108-square-meter landed property unit.
For a typical three-room flat, the previous record was $838,000 for a unit at Holland Drive, sold in September 2024.
On the other side of the island, a three-room flat in Bedok has broken the $700,000 mark for the first time this year.
Last month, a unit within the 13th and 15th storeys of Block 429B Bedok North Woods was sold for $730,000.
Other districts like Bukit Batok, Punggol, Tampines and Sembawang have also seen their three-room flat resale prices exceed $600,000.
Notably, Punggol's highest resale price has reached $600,000, while Bukit Batok's three-room flat went for $610,000. Flats in Sembawang also saw prices hitting $620,000.
Tampines is not far behind, with a Design, Build and Sell Scheme (DBSS) three-room flat selling for $698,000 last month.

Three-room and bigger Built-To-Order (BTO) flats in Tampines and Toa Payoh were the most popular among first-time home buyers in the July 2025 sales exercise which closed on Wednesday evening (July 30). According to information on HDB's service portal at 5pm, more than 22,000 BTO applications were received. This was higher than the 13,200 applications received in the February sales exercise, said National Development Minister Chee Hong Tat in a Facebook post on Thursday. Simei Symphony in Tampines saw nearly 2,400 first-and second-timer families applying for the 240 units of four-and five-room standard flats available. The project - within walking distance to the Downtown Line's Upper Changi MRT station and the Singapore University of Technology and Design - had more than six first-timer families applying for each of the 140 four-room units, and almost eight first-timer families applying for each of the 100 five-room units. The last HDB project in the area was Parc Lumiere, a Design, Build and Sell Scheme (DBSS) development which was completed in 2011. Over in Toa Payoh, the 741-unit Toa Payoh Ascent received more than 5,800 applications from first-and second-timer families. In particular, there were more than six applications for each of the 468 four-room units. Located at the junction of Toa Payoh Rise and Braddell Rise, the BTO project is within walking distance to Caldecott MRT station which serves as an interchange for the Circle Line and Thomson-East Coast Line. Both BTO projects are also popular with first-timer singles with almost 42 applications for each of the 140 units of two-room flexi flats in Tampines, and more than 18 applications for each of the 195 flexi flats in Toa Payoh. At the Sembawang Beacon project, the first in Sembawang North, there were 905 applications for the 607 units of three-room and bigger BTO flats available. In his Facebook post, Chee Hong Tat said that the median application rate of 1.4 for three-room and bigger BTO flats among first-timer families was slightly higher than the application rate of 1.1 in February's exercise. He added that this was lower than that of the three sales launches in 2024, which ranged from 1.6 to 2.6. The July exercise is also the first since the Housing Board announced that singles applying for new flats can join married couples in getting priority access when they buy a home near or with their parents. The new Family Care Scheme (Proximity) streamlines three priority schemes and allows both parents and children to have priority access if they are applying for a new flat to live with or near each other, regardless of marital status. A second component of the scheme, which grants singles priority if they jointly apply for two units in the same BTO project with their parents, will kick in from the October sales exercise. Continued demand for two-room flexi flats Demand for two-room flexi BTO flats remained strong among single and seniors with over 7,000 applications for the 1,321 two-room flexi flats available. Across the seven projects offering two-room flexi flats, the median application rate was 2.5 for seniors and 8.4 for singles. Meanwhile, the median application rate for first-timer families for Sale of Balance Flats (SBF) dropped to 1.8, from 2.6 in February 2025. Three-room SBF flats in Ang Mo Kio, Choa Chu Kang, Geylang, Jurong East/West, Kallang Whompoa, Queenstown, Toa Payoh and Woodlands were least chosen by first-timer families, with less than one application per unit. Singapore-registered cars must have COE of over 6 months to apply for VEP, says Malaysian transport minister, Singapore News
Owners of Singapore-registered cars with a COE of six months or less will not be able to apply for a Vehicle Entry Permit (VEP) to enter Malaysia, according to Malaysian transport minister Anthony Loke. These motorists will have to extend their COE in order to qualify for the permit, he told Shin Min Daily News recently. Loke explained that this policy — set by Malaysia's Road Transport Department — aims to prevent the illegal resale of Singapore cars in Malaysia as well as the manufacturing of "cloned cars" using licence plates or identities of scrapped cars. The minister compared the requirement to how passports must have a minimum six months' validity for international travel. "Similarly, if a car owner decides to extend the COE for their vehicle, they must show proof of the new COE validity before they can apply for or renew their VEP," he said. Malaysia began enforcing the Vehicle Entry Permit (VEP) requirement for Singapore-registered vehicles on July 1, with errant drivers facing a RM300 (S$91) fine and having to complete their VEP registration before leaving the country. Ten Singaporean motorists were fined within the first hour of enforcement, reported the New Straits Times (NST). There was also a surge in VEP applications from Singaporean motorists leading up to July 1. On June 30, dozens of drivers crowded the TCSens VEP enquiry centre at Danga Bay, Johor Bahru, which has since begun operating 24 hours daily to handle the demand, reported The Straits Times.
