Grubhub honors pandemic-born Chicago restaurants for reaching 5-year milestone

Like so many other people in the spring of 2020 — right as COVID-19 was becoming a pandemic — KFire co-owners Ben Kim and Eddie Hwang didn't imagine it would take longer than a couple of weeks to go 'back to normal.'
'They handed us the keys to start construction in March and at that time, no one really knew what the pandemic was, so Eddie and I were like, oh it'll probably be over in two weeks, right?' Kim said with a laugh. 'We asked our landlord 'hey, is this something we should be worried about — a lot of people are just halting opening businesses.' But everyone said 'No, this will be over in a month.''
Kim and Hwang proceeded to open their Logan Square fast-casual restaurant specializing in authentic traditional Korean BBQ in July 2020 — while many existing restaurants were in the throes of pivoting their entire business model.
They've now hit the five-year mark and are one of the many pandemic-born restaurants in Chicago being honored by Grubhub's Established 2020 program for reaching the milestone.
'This program is our way of saying thank you to the entrepreneurs who took a big risk during the pandemic and created something meaningful,' said Lisa Belot, director of corporate affairs at Grubhub. 'Their stories show that resilience isn't just about getting through tough times, it's about building something even stronger.'
The inaugural award recognizes 31 small business restaurants from 25 different neighborhoods across Chicago. So far, Grubhub is rolling out Established 2020 in Chicago only, with no public plans to explore the program in other cities.
Belot said the program was designed to be inclusive, with as few hurdles as possible for the restaurant owners interested in submitting their story for a chance to win $2,500.
'If the Chicago restaurant scene is doing well, we see that as a sign of success for Grubhub. So we want everybody — whether a restaurant is on our platform or not — to be able to participate,' Belot said. 'It was open to any small business, restaurant in Chicago who opened a physical location in 2020, and is still open today. That was really it.'
Grubhub asked businesses for proof of a business license in 2020 and that they paid taxes on their business in 2024. More importantly, organizers with the online food ordering platform wanted to know how restaurant owners would use the financial awards.
Belot said most of the award recipients plan to reinvest in their operation by hiring more staff, upgrading kitchen equipment, refreshing dining spaces and expanding marketing efforts to attract more clientele.
Kim and Hwang are among four restaurant owners who will receive $5,000 to invest back into their businesses, in part because of their partnership and help in rolling out the Established 2020 award with Grubhub, Belot said.
For Kim and Hwang, one thing that played in their favor during the pandemic was that KFire's concept was heavily based on a quicker way to have Korean BBQ, but take-out only wasn't the ideal way to introduce it to a new clientele.
'Our biggest struggle was we were a brand new concept. We weren't pizza, fried chicken or cheeseburgers,' Hwang said. 'It was Korean barbecue — 1% of the world knows what that is. Us trying to be like, 'Hey, can you come eat us instead of all the cheeseburger and pizza places you guys have to order from,' was more of a struggle for us right away.'
Other issues such as staffing and social distancing requirements exacerbated the challenges of operating a new business, Kim added.
'When COVID was going around, you didn't know if people were going to be able to make it to work — whether they had symptoms or were exposed — everyone was scared,' Kim said. 'There was also a lot of uncertainty around interacting with customers.'
Kim, who has more than 30 years of restaurant experience, said running a business during those volatile times was new for everyone.
'It didn't really matter how much experience you had in the industry — it was a totally different game,' he said.

(Terrence Antonio James/Chicago Tribune)Hwang said they tried to home in on things that were especially important to the overall eating experience — such as plating food quickly while it's hot and trying to keep the food warm as long as possible, which meant reevaluating take-out containers and packaging techniques.
And learning how to work together in a highly stressful environment was invaluable, he said. In 2023, Kim and Hwang opened the second KFire location in Old Town.
'For the last five years, every other week was something different, like one day you're all 'Oh, I think it's gonna be good.' And then, Tuesday comes — you're like, just kidding. That has been on repeat since we opened,' Kim said. 'We've definitely figured out that both of us have very strong wills and the adaptability between us has definitely helped us come to where we are now.'

Last week, Costco surpassed earnings expectations, reporting $4.28 per share versus the anticipated $4.24. Along with an 8% rise in sales, net income jumped 13.1% year-over-year to $1.9 billion. This impressive net income growth is driven mainly by membership fees, which accounted for nearly two-thirds of Costco's net operating income. Importantly, this high-margin revenue stream allows Costco to operate with the profitability and stability often associated with software companies. The appeal of Costco memberships is clear, especially in times of higher inflation. By buying in bulk, members can theoretically save money, making the membership a valuable proposition. Even after raising membership fees in September 2024—for example, the 'Gold Star' membership increased from $60 to $65—renewal rates have stayed impressively above 90%. This recent price hike was the first in seven years and came at a sensitive time for consumers grappling with inflation, making those high renewal rates all the more remarkable. It shows members still see strong value despite the higher fees. For Costco, even a modest fee increase translates into hundreds of millions of dollars in additional annual operating income. Beyond the financials, memberships have a powerful psychological effect on shoppers. They encourage more frequent visits and foster customer loyalty, creating a flywheel effect where members pay for high-margin subscriptions while buying low-margin groceries in large volumes. Every business dreams of a recurring, predictable revenue stream—and for retailers like Costco, memberships are the perfect way to achieve it. Costco's resilience is nothing new. During the 2008–2009 financial crisis, while overall retail sales fell by 8%, warehouse clubs like Costco actually saw sales grow by 2%, with membership numbers holding steady. Fast forward to the COVID-19 pandemic, and Costco once again proved its strength, posting 16% revenue growth in fiscal 2021, largely driven by a surge in online sales. Its bulk-buying model became especially appealing as consumers rushed to stock up on essentials like toilet paper, underscoring how well Costco adapts to consumer behavior in times of economic stress. That's another thing about Costco. Retail just isn't the physical store anymore. It's digital, too. Costco's e-commerce segment is growing around 15%. Its mobile app is widely popular, and new technologies like 'scan-and-go' improve the shopping experience. Moreover, having your logo on millions of smartphones has other benefits like increased digital engagement, personalized recommendations, and dirt-cheap advertising. All of this helps explain why Costco (COST) trades at a premium valuation. With a Price-to-Earnings (P/E) ratio nearing 60—well above the sector median—the stock appears 'priced for perfection.' While such a valuation leaves little room for error, it's not unusual for high-quality companies to command premium multiples. If Costco continues to deliver strong performance, it could justify and even extend that valuation. However, there are risks. Tariffs and inflation remain headwinds, as highlighted by the $130 million LIFO charge in the recent quarter. These pressures could erode profitability and test investor confidence. Additionally, Costco faces stiff competition from other warehouse clubs like Sam's Club, which could impact growth and market share. In short, while Costco's fundamentals remain strong, its elevated valuation offers a limited margin of safety should conditions worsen. On Wall Street, Costco sports a consensus Moderate Buy rating based on 17 Buy, eight Hold, and zero Sell ratings in the past three months. COST's average price target of $1,093.64 implies a 4% upside potential over the next twelve months. Last week, Morgan Stanley analyst Simeon Gutman gave COST a Buy rating with a price target of $1,250. The analyst was impressed by Costco's member and sales growth. He also noted that 'Costco's ability to leverage its scale to counteract inflationary pressures and expand its market share against competitors is another key reason for the Buy rating. The company's business model, which focuses on consumable categories, provides a defensive advantage with limited tariff risk.' In summary, Costco's membership-driven model gives it a unique edge—especially during periods of economic uncertainty. Its recession-resistant qualities, combined with 8% sales growth, over 90% membership renewal rates despite recent price hikes, and rising net income, showcase strengths that traditional retailers struggle to match. These factors help justify Costco's premium valuation and sustained outperformance. That said, investors should tread with some caution. A lofty valuation means high expectations are already priced in, and any sign of a slowdown could rattle the market. This new Salt Lake City complex signals start of a district's major redevelopment

Janet West remembers sitting at the Alta Club when she overheard a conversation about low-income housing tax credits. West, a co-manager of the real estate company W3 Partners, doesn't remember when this took place, but she couldn't shake off the idea of getting into affordable housing. Having experienced life as a single mother of five at one point, she knew the difficulties in housing and she wanted to help. 'It was just on my mind,' she told 'Affordability is really important to me, so that background of hearing that there's a way to help provide affordable housing for people, (we said) let's look into it and see if it's a possibility.' The idea eventually became The Nest at Rio Grande, a 220-unit housing complex that is now open in Salt Lake City's Rio Grande District. All one-bedroom and studio units are set aside for individuals earning up to 60% of the area's median income. The complex not only adds more affordable units to a city seeking to add more, but it also signals what's to come in the district. Formal planning for The Nest began in 2021, after W3 Partners acquired an office space along 400 South between Rio Grande Street and 500 West. Although the W3 Partners had mostly focused on commercial properties to this point, company leadership wanted to turn the space's parking lot into affordable housing. That just seemed like the right thing to do with it, said John L. West another co-manager of the firm, and Janet West's husband. So, W3 embarked on what would quickly become a complicated process. Construction was already marred by the COVID-19 pandemic, as labor shortages and supply chain issues caused all sorts of headaches. Inflation came next as lockdowns were lifted. U.S. inflation rates began to pick up in the spring of 2021, peaking in June 2022, right as all these plans were being put together. Construction costs became a 'rollercoaster ride' with the price of lumber and other materials changing almost daily, instead of monthly or seasonally, said Cory Moore, CEO of Big-D Construction. The Federal Reserve responded by raising interest rates, adding one more wrinkle for companies like W3 that were trying to build. 'It was a very difficult time to design a project,' John West said. Building affordable housing is especially challenging even in a stable market, which is where those low-income housing tax credits — offered through a federal program that incentivizes affordable housing — came in handy. The final cost of the project will likely end up around $70 million, John West said, which isn't a number that can't be recouped through affordable housing rates. The company approached groups like the Utah Private Activity Bond Authority Board to receive state and federal credits that are passed on to lenders — Goldman Sachs' Urban Investment Group, in this case — so they're willing to issue a bond to pay for the project, he explained. Salt Lake City's Community Reinvestment Agency also chipped in, directing $2 million in funds toward the project. 'It's great that we can have affordable housing where the workforce for our city … don't have to live the outskirts of our city or outside the city, but they can live right downtown where we're seeing a lot of redevelopment,' said Salt Lake City Councilman Darin Mano, who is also chairman of the Community Reinvestment Agency. Construction began in 2023 and wrapped up earlier this year, allowing The Nest's first residents to move in ahead of schedule. W3 hosted a ceremony to celebrate the project's completion on Thursday. The six-story facility comes with a suite of amenities, including a fitness center, 'modern' clubhouse, a pair of outdoor terraces and a parking garage, among other things. A mural celebrating the neighborhood's train history can also be found inside, and the building is within two blocks of Utah Transit Authority's Salt Lake Central Station. 'I just hope (residents) find it comfortable and that it feels like home,' said Janet West, now that her idea has come to life. There are other apartment complexes in the area, but The Nest could be seen as the first of a new wave of planned developments. Thursday's ceremony took place a week after the Environmental Protection Agency awarded the University of Utah $2 million through its Brownfields Grants program to help clean up a site in the area that could be a part of its redevelopment plans. It's also less than a block from where Climbing USA plans to build its headquarters. UTA has also explored major redevelopment of its Rio Grande properties, as has the Community Redevelopment Agency, which approved a master plan for the area last year. It's a key reason why W3 selected the area for its housing project, John West said. He believes the neighborhood will look completely different over the next decade with everything that's planned. Mano agrees, largely because it's one of the largest spaces that the city has control over. He expects that Rio Grande could be the city's Granary District or Central Ninth neighborhood, filling in with a mix of residents and businesses as downtown growth spills outward to the south and west of its original boundaries. The Nest is a good starting point. 'Seeing an actual building open in that Rio Grande area is exciting because that is one of the biggest opportunities we have within our city to really create the Salt Lake City of the future,' he said.

President Trump on Friday suggested the Federal Reserve should lower rates by a full percentage point, but any slim chance of a June cut evaporated with a jobs report that showed continued resilience in the labor market. There were questions about the possibility of a June cut this week following a weak ADP National Employment Report released Wednesday, Wellington Management fixed income portfolio manager Brij Khurana said, but the new Labor Department report released Friday "is good enough that it takes away June." "The labor market is not cracking yet even though it is decelerating," he added. What the Labor Department said on Friday is that the US economy added 139,000 nonfarm payrolls in May, more than the 126,000 expected by economists. The unemployment rate held steady at 4.2%. Following the release Trump posted on social media that "AMERICA IS HOT" and said, in a reference to Fed Chair Jerome Powell, that "'Too Late' at the Fed is a disaster!" Trump has tried to brand Powell with the "Too Late" nickname repeatedly in 2025, arguing that the Fed chair didn't react quickly enough when inflation surged during the Covid-19 pandemic. The president on Friday also urged Powell and the Fed to make a jumbo rate cut of a "full point," referring to moves made by other central banks to ease monetary policy. "Europe has had 10 rate cuts, we have had none. Despite him, our Country is doing great. Go for a full point, Rocket Fuel!" Later in the day Trump noted in a separate post that Powell is "is costing our Country a fortune. Borrowing costs should be MUCH LOWER!!!" But Friday's Labor Department report makes it even less likely the Fed will consider rate cuts in the near term, Fed watchers said, since it doesn't show that the jobs market is grinding to a halt. Investors are currently betting that there is virtually no chance of a cutout of the June 17-18 meeting and that the central bank won't ease its policy again until September at the earliest. The Fed has not altered its benchmark rates at all in 2025 after reducing them by a full percentage point at the end of 2024, citing uncertainties about Trump's policies. In fact, in recent days, several fed policymakers have made it clear they are more worried about inflation than employment and thus are content to be patient about any changes to the Fed's current stance. "I see greater upside risks to inflation at this juncture and potential downside risks to employment and output growth down the road, and this leads me to continue to support maintaining the FOMC's policy rate at its current setting if upside risks to inflation remain," Federal Reserve governor Adriana Kugler said Thursday in a speech at the Economic Club of New York. "While the tariffs are likely to push up prices, the extent of the increase is not certain, and likely will not be fully apparent for some time," Schmid added. Schmid noted that "the extent of the drag on growth and employment is also unclear," but "I intend to remain focused on the importance of maintaining credibility on inflation." But there is certainly a divide emerging among some Fed policymakers about whether to hold rates steady or get more comfortable about cuts later this year. Some policymakers are arguing for "looking through" the impact of the duties as temporary, a stance that would leave the door open for cuts. Federal Reserve governor Chris Waller is now firmly in the first camp. Last Sunday, he made an argument for why any impact on inflation from tariffs likely won't last. "Given my belief that any tariff-induced inflation will not be persistent and that inflation expectations are anchored, I support looking through any tariff effects on near-term inflation when setting the policy rate," Waller said in a speech in Seoul, South Korea. If 'Too Late' at the Fed would CUT, we would greatly reduce interest rates, long and short, on debt that is coming due. Biden went mostly short term.
