The Copacabana retreat was bought for $1.8m through Ryley Davie at George Brand Real Estate, with the unrenovated three-bedroom home, with water views from its upper level, having had an initial $1,995,000 asking price.
Radio announcer Kyle and Tegan recently secured a complying development certificate for $670,000 renovations proposed by Craig Farrugia Building Design.
More recently, the couple have also decided to seek permission for a pool and an adjoining tiled patio from The Central Coast Council.
The pool is proposed for the rear of the 590sq m block. The irregular-shaped 10m pool will feature a stepped entry in one corner, according to the plans by Terrigal-based SiteDesign + Studios.

It advised the 'proposed swimming pool and surrounds design was influenced by current site conditions and lifestyles of the owners'.
'The pool has been located in a position to make it safe to access and to be visual from the house balcony to watch over children swimming,' it said. Six trees will be removed to make way for the pool, with 22 new trees set to be planted.
Council requires a rainwater tank of at least 2275 litres and a tap within 10m of the pool.
The Copacabana property was bought to be close to Tegan's family, after the couple and sold their Port Douglas holiday home late last year for $2.55m.
Having been bought before they had their son, Otto, in 2022, the Far North Queensland location was not that child-friendly.
The tropical bush retreat had been bought for $1.3m in 2020.

'When it was just Tegan and I, the place was absolutely perfect for us because of its private and tropical location overlooking the water,' Kyle said last year.
'Our two-year-old son Otto loves the beach, which can be difficult to go to up around Port Douglas due to the crocodiles.
'We're going to relocate somewhere a bit closer to Sydney where we don't have to worry about hungry reptiles.'
The couple had also considered the Copacabana house that Prime Minister Anthony Albanese and his fiancee Jodie Haydon bought, but decided the clifftop backyard would not be appropriate for their young son.
The Sandilands are based in Vaucluse.

'Ethical' Lightweb internet scheme founder suspends refunds in crisis meeting
The Australian man behind a controversial "ethical" internet scheme has suspended refunds to customers indefinitely, after an ABC report on concerns over his past dealings with the corporate regulator under his legal name. On Thursday, the ABC revealed that the corporate watchdog was making "preliminary inquiries" into an ambitious project for an alternative internet called the Equilux Lightweb, pitched as the opposite of the dark web and requiring its users to verify their identity in the hopes of stamping out online crime. As many as 2,000 people from around the world have poured $19 million into the Lightweb startup, according to internal company records. But the platform is yet to launch after more than a decade, prompting many customers to pull out . Lightweb's founder calls himself David Stryker, but his real name is David Sevelle, a NSW man with a history of investments that failed to pay off. Mr Sevelle, who moved to Thailand in 2023, held a crisis meeting on Thursday night where he told customers they would not be able to withdraw their money from the scheme while he considered launching a "class action" against the ABC. "Officially, all refunds are suspended," Mr Sevelle said in a Zoom recording seen by the ABC. Do you know more about this or have a similar story? Email "What I have to do right now is, I have to ascertain our legal rights. "This will take a couple of weeks to ascertain and they have to look into it. In that time we will be suspending any refunds that come to us so that we can discern what actually transposed [sic] and who actually attacked us." The comments were made in a late-night meeting that went for more than two hours. The aspiring entrepreneur went on to say this would cause "an international incident that's going to ricochet around the world like a pinball machine". He added: "I do mean to return us to normal trading as soon as possible." Mr Sevelle said the ABC's reporting amounted to "class war, or a literally I don't know, a business war", and that publishing photos of him in Thailand was "xenophobic". At another point in the meeting, Mr Sevelle asked, "Who is going to benefit from our demise?" and answered his own question with, "Definitely the Australian government if they can affect it … not blaming the Australian government just yet, but they're definitely involved now through the ABC." The ABC understands 300 people listened in on the crisis meeting. Mr Sevelle was contacted for comment on the latest developments, but he did not immediately respond. He previously declined an interview with the ABC, but stated in writing that he and the Lightweb platform had done nothing wrong. The ABC is aware of 90 people who had requested refunds as of 2023. One of them was David Coffey, who put $160,000 into the scheme but soon grew concerned about delays. Customers were promised full refunds if requested, but Mr Coffey said he only received his money back once he engaged lawyers. Mr Sevelle previously told the ABC that, for cashflow reasons, refunds of more than $10,000 could not be paid in a lump sum. "No-one was ever boxed into staying. No startups or scale-ups have ever refunded pre-launch that we are aware of," he said. In the wake of the article, other customers have reached out to the ABC, saying they had no idea about Mr Sevelle's true identity or past until now, and thought his name was David Stryker. In his previous statement to the ABC, Mr Sevelle said he had not lied about his real identity and was simply using a "professional name", the same way actors, writers and influencers did, comparing himself to Marilyn Monroe and John Wayne. He said it was a "privacy barrier" to protect "unwanted commercial IP theft attempts" and also because the digital currency industry could "be very dangerous with nefarious and bad actors". "I have never hidden behind this name and still operate my own company and register domain names and trademarks and IP under my name," he said. The Lightweb project operates under companies registered in Australia, New Zealand, the United Kingdom and the United States, including Create2tech Pty Ltd, Stryker Design, StrykerFusion and Stryker Design International. Mr Sevelle's third wife, Noppakao Yingnok, a Thai and Australian citizen, is registered as the sole director of these businesses. When the ABC asked Ms Yingnok questions about her companies, she said to "talk to David". Mr Sevelle said management responsibilities were shared between himself, the leadership team, the consulting team, and his wife, and that he was a "key decision maker". ASIC sued Mr Sevelle in 2006 for running an unregistered property investment scheme that left 70 "unsophisticated" investors out of pocket to the tune of $13 million. The scheme, called Mega Money, operated in the Central Coast, Hunter Valley, South Coast and Canberra regions. However, Mega Money collapsed, with the court-appointed liquidator, Justin Walsh of Ernst & Young, later stating in an affidavit that Mr Sevelle spent "significant sums of money" from the company on "personal purposes". In a previous statement to the ABC, Mr Sevelle said "there was no impropriety" in the Mega Money collapse and that he was not fined or charged. Mr Sevelle was banned permanently through court-ordered enforceable undertakings from providing financial advice, dealing in financial products, and carrying on a financial services business, including through the promotion and operation of any managed investment scheme. The Lightweb project technically is not an investment scheme, as those involved have not been buying shares. Customers have pre-purchased advertising slots, called broadcast certificates, for when the platform goes live. There are also plans for a virtual currency. To date, the platform does not have an active website or product and has missed its own deadline for a May launch. Mr Sevelle blamed multiple delays on "outside influences" such as "limited early-development funding", the COVID-19 pandemic, and the cost-of-living crisis.

Gold Digger: Gold miners could soar even higher if generalists fly in
Gold prices are staggering, but miners still have some reasons to be cautious Fundies think gold equities could re-rate again once generalist money flows into producers Waratah and PolarX lead gains with NSW and Alaskan exploration milestones The mood of attendees at this week's Diggers and Dealers Mining Forum was cautious and subdued. Gold miners are happy, but now wary of pressures building up on the periphery. Costs are one thing. Whether, with prices currently elevated near record highs, value can still be found in M&A is another. That would rely on valuations for gold miners running further from here to a point that the cohort could look into the rear view mirror a few months or years on from now and say, in fact, in August 2025 they were looking cheap. The ASX All Ords gold sub-index is up +42.72% YTD and close to 60% in a year. Its monthly change has turned green after the disappointments of guidance downgrades and cost blowouts from reporting season have washed through. Westgold Resources (ASX:WGX) is up close to 20% this week after taking investors on a site visit this week of its Beta Hunt gold mine and setting FY26 guidance of 345-385,000oz at AISC of $2600-2900/oz. Broker Argonaut has extended its mine life expectations at Beta Hunt by seven years to 2043 and kept a buy on the stock despite cutting its price target 7-8% to $4.60 on the back of higher cost guidance. Catalyst Metals (ASX:CYL) was the week's top performing ASX 300 mining stock while Pantoro (ASX:PNR) was up 10% this week, with Argonaut maintaining a hold but lifting its PT 32% to $4.10 after a site visit and incorporating the Bullen Underground and an extension to the OK Mine. At the commodity price end of the equation, the imposition of Trump's Great Depression era tariffs and Israel's escalation in Gaza have provided some safe haven appeal to the yellow metal, which is chasing US$3400/oz again. After a return to form in the past week, are there catalysts ahead for further gold price and equity runs? Generalists coming Asset manager State Street gives a 30% chance of US$3500-3900/oz in 2025, with a 50% probability of its base case of US$3100-3500/oz persisting. ETF performance has been strong at 397t for the first half. According to State Street, that's the best half year in five. But the plunge into precious metals remains far more muted than the fear-driven Covid bull market, which saw 734t added to ETF holdings by June 30, 2020. "With global ETF holdings still ~7% below their October 2020 peak, the ongoing restocking cycle still has meaningful room to run which should support prices well-above $3000/oz," State Street's Aakah Doshi, Mohamed Abukhalaf and George Milling-Stanley said. "If inflows accelerate and tighten physical balances, a bull case range of US$3500-$3900/oz remains in play." Fundies around the traps at Diggers are still bullish, in spite of at least one warning (from ever conservative goldie Evolution Mining (ASX:EVN)) that prices would, at some point, retrace. "The gold miners are still trading on very low multiples, or attractive multiples, I should say," Victor Smorgon Group gold fund portfolio manager Cameron Judd said. "If we see more quarters of cash generation and maybe some M&A activity, I think that will definitely attract the generalists, and I think there is a lot more upside. " Particularly when you look at a gold price at all time highs and then where the gold stocks are currently trading it, there's a lot more ups on the gold stocks." Argonaut executive director and deputy chair Liam Twigger, one of Australia's top mine sellers, said markets remained sceptical of the case gold miners would generate. "The average all in sustaining cost for gold companies is about $2050-2100 an ounce and the gold price is over $5000/oz, so they're making more than 100% margin," he told Stockhead. "I don't think that's ever happened before and the market is sceptical. "I think that's $4000/oz, maybe $4500/oz being priced in, not $5000. The market will want to see the earnings come through, the cash build up and then I think you could see another re-rating in the gold stocks. "I'm not giving investment advice, but I think all gold producers go higher." Waratah Minerals (ASX:WTM) No one in the gold space has had a week quite like Waratah, the owner of the Spur Gold Corridor in New South Wales. Featuring many geos who worked on the giant Cadia mine in NSW (which is just 5km away) and showing similarities to the GRE46 discovery at Evolution Mining's (ASX:EVN) Cowal gold mine, Monday's revelation of a 208.7m hit at 1.17g/t Au from 514m at the Consols prospect powered a doubling of the explorer's share price. Now capped at over $150m, WTM is beginning to catch the eye at Spur, which now features over 1.5km of strike, 500m of that added with the hit in drill hole SPRCD062. Blue Ocean Equities analyst Carlos Crowley-Vasquez, who focused specifically on NSW gold stocks, increased the broker's price target from $1.20 to $1.50, saying he sees Spur as having a path to a +3Moz resource. Blue Ocean has also dropped its downside scenario where Waratah makes no material discovery. Watch this space. PolarX (ASX:PXX) Northern Star sponsored PolarX has emerged from the shadows this week with the start of a drill program at its Caribou Dome copper project in Alaska. NST holds 16% of PXX, which is well placed with its Alaska Range project just 150km from its Pogo gold mine. A US$2m loan from the Aussie gold giant has been used to fund drilling, with 2400m of diamond drilling planned to test depth extensions of the orebody and historical drill hole intercepts. Part of the Alaska Range resource along with the Zackly deposit, Caribou Dome is presently small but high in grade, featuring 7.2Mt of measured, indicated and inferred resources at 3.1% copper and 6.5g/t silver for 224,375t Cu metal and 1.5Moz of silver. The polymetallic Zackly boasts 4Mt combined indicated and inferred at 1.1% Cu, 1.6g/t Au and 12.6g/t Ag for 45,000t copper, 213,000oz gold and 1.63Moz silver. PRX completed the necessary activities to claim an 80% interest in Caribou Dome, where little exploration was undertaken by other parties since 1970, in June last year. But it has been exploring there since February 2015, publishing a maiden resource in April 2017 and update in June 2023, with the mineralisation now extending to more than 300m deep. The $10 million Golden Eagle to be moved from Rosehill to Randwick from 2025
In a shock announcement, Racing NSW (RNSW) has announced that the $10m Golden Eagle will move from Rosehill Gardens to Royal Randwick from 2025 onwards. Sydney's second richest race behind The TAB Everest, the Golden Eagle has called Rosehill Gardens home since the inception of the heavyweight four-year-old contest in 2019. 'Racing NSW is excited to announce a spectacular new chapter for one of Australia's new age horse races,' the statement read. 'Beginning in 2025, The Golden Eagle — already a $10 million juggernaut on the world stage — will soar into its new home at Royal Randwick. 'Since its inception, the Golden Eagle has captivated racing fans and punters alike. Its meteoric rise in prestige is underscored by a stunning statistic: eight of the top 12 finishers from the 2024 edition have gone on to conquer Group 1 races globally. 'From Australia to Asia and Europe — the Golden Eagle is making a global mark. 'As NSW's second most-wagered race — behind only The Everest — the move to Royal Randwick ensures the Golden Eagle will shine even brighter within Australia's Spring racing spectacle.' The move will see Royal Randwick host four consecutive major meetings during the heights of the spring carnival. That begins with TAB Everest Day on October 18, followed by Spring Champion Stakes Day on October 25 before Golden Eagle Day on November 1. Rounding out the quartet of flagship meetings is the Big Dance meeting on Melbourne Cup Day, Tuesday ,November 4. The move will see the Golden Eagle's charity component continue while the race conditions, including the 1500m distance for four-year-olds remains unchanged. 'Sydney's Everest Carnival continues to grow every year, with the highlight being a sold-out Royal Randwick for Everest Day last year,' said Racing NSW Chairman Saranne Cooke. 'The Golden Eagle race, especially with the $1 million charity component, forms a prominent position at the new Randwick Carnival. 'It will, like The Everest, become the young generation's must-go event. Once again in 2025, the Golden Eagle is also again attracting world-class contenders, with a growing number of international stars — many of whom have already triumphed in prestigious Group races across Europe and Asia— now targeting the Randwick feature.'
