Partly as a result, availability fell from 25.3% in October 2022 to 18.1% in the first quarter of 2025.
Major renewals and expansions by firms such as Bloomberg LP and Kirkland & Ellis renewed confidence in the market.
'The district has seen some positive momentum due to increasing demand along with actions taken by owners to address oversupply,' CBRE found, and called it 'a market primed for future growth.'

Spirit Airlines sounds the alarm on its future ability to stay in business
Advertisement Spirit's shares tumbled nearly 40 percent by midday Tuesday, with the company's stock trading at just over $2.20 as of around 1 p.m. ET. Get Starting Point A guide through the most important stories of the morning, delivered Monday through Friday. Enter Email Sign Up Known for its no-frills, low-cost flights on a fleet of bright yellow planes, Spirit has struggled to recover and compete since the COVID-19 pandemic. Rising operation costs and mounting debt eventually led the company to seek bankruptcy protection in November. By the time of that Chapter 11 filing, the airline had lost more than $2.5 billion since the start of 2020. When Spirit emerged from bankruptcy protection in March, the company successfully restructured some of its debt obligations and secured new financing for future operations. Spirit has continued to make other cost-cutting efforts since — including plans to furlough about 270 pilots and downgrade some 140 captains to first officers in the coming months. Advertisement The furloughs and downgrades announced last month go into effect Oct. 1 and Nov. 1 to align with Spirit's 'projected flight volume for 2026,' the company noted in its quarterly report. They also follow previous furloughs and job cuts before the company's bankruptcy filing last year. Despite these and other cost-cutting efforts, Spirit on Monday stressed that it needs more cash. As a result, the company said it may also sell certain aircraft and real estate. And as discount carriers struggle to compete with bigger airlines — many of which have snagged budget-conscious customers through their own tiered offerings — Spirit is attempting to tap into the growing market for more upscale travel. It is now offering flight options with tiered prices, the higher-priced tickets coming with more amenities. The company pointed to the new strategy again on Monday. Spirit's aircraft fleet is relatively young, which has also made the airline an attractive takeover target. But such buyout attempts from budget rivals like JetBlue and Frontier were unsuccessful both before and during the bankruptcy process, and Spirit has not publicly indicated interest in such a transaction since.

Cracker Barrel remodel is too much for some customers. Bulk of makeovers are in Indiana
The remodel at Cracker Barrel — the bulk of which is at Indianapolis-area locations — is not getting the best reviews. In a bid for more younger customers, the Lebanon, Tennessee-based chain known for nostalgic decor of signs and collectables is remodeling its shops and overhauling its menu. But a viral video from 2024 showing a makeover with the chain's traditional eclectic look replaced with a brighter, modern farmhouse vibe is meeting with complaints that the updated store lacks character. 'I hate to have to break it to you, but you're eating at a Pier 1,' ChnRstrntKng posted in response to a viral post on X showing a remodeled location. Video of the renovation of the Mount Juliet, Tennessee, location also went viral in 2024. About 30 of the chain's 660 locations are being fully remodeled. Another 30 are undergoing a refresh. Among changes are a lighter paint job, sound-buffering ceilings, updated lighting, more comfortable seating, simplified decor and fixtures, and the removal of the lattice that separated tables and sections. Menu updates also are in the works, with items following testing in Indianapolis. The changes are part of an initiative under CEO Julie Felss Masino following a 40% drop in stock price and a decline in traffic. The brand had been struggling since the start of the COVID-19 pandemic. The company will also test a store that is 15% smaller but with the same number of seats, said Sarah Moore, the chain's chief marketing officer. 'We have such a core base of loyal customers, but then as other bases of customers really start to understand the brand, they fall in love with it too, because we do really transcend those different generations,' Moore told IndyStar during the menu tests and store remodels. 'This entire journey we're embarking on with this transformation is about just that; bringing more people into the fold and showing them what so many customers already love about our brand.' Others are reading: Indy Pizza Fest organizer responds to social media backlash The chain began remodeling stores in the summer of 2024. Indianapolis is at the center of Cracker Barrel's makeover. The dozen stores in the area account for about half of those in the nation that were recently remodeled or are in the process. 'What we're doing in Indianapolis is bringing together the best of everything we're evolving across the entire transformation framework,' Moore said, noting a high concentration of stores in the area. 'Indianapolis is a loyal fan base. They really love Cracker Barrel. And then all of the stores, the way they're kind of spread out, we reach different audience segments; so it's a really, really nice core market for us to test out all of this new stuff.' The company last fall began testing menu items in Indianapolis, allowing customers to be among the firsts to get tastes of the Meatloaf Slides + Onion Petals, Shrimp n' Grits, Chicken n' Dumplin Soup and Crispy Tender Dippers with Comeback Sauce. The meatloaf sliders in particular tested well, Moore said, with meatloaf served on a fluffy roll with a sweet and savory bacon jam and the new onion petals – batter-dipped and fried onion pieces. Core menu items such as pot roast and chicken and dumplings will stay on the menu, Moore said. 'We have such classic menu items that people just are beloved amongst our core customers. So for us, embarking on this kind of menu evolution was really about how do we stay true to those classics that we love, but how do we also show up in new and different ways to create more crave-worthy options for a broader customer base,' Moore said. 'We are starting to attract those net new customers. We're trying to bring more of them into the fold, but it's critically important that we are focused and listening to that core customer that has been loyal to us for so any years,' she said. 'So everything we do is based on protecting that relationship and getting their feedback throughout this process.'

Zohran Mamdani mentions Andrew Cuomo in same breath as Jeffrey Epstein in new video
Mayoral front-runner Zohran Mamdani is going nuclear on rival Andrew Cuomo — attempting to link the ex-governor to Jeffrey Epstein in a new scorched-earth campaign video. In the 90-second TikTok-style spot, Mamdani, looking into the camera, demands that Cuomo release his list of consulting clients, noting the ex-gov once worked on a luxury marina project with a pal, Andrew Farkas, whose former business partner was Epstein. 'In June, the New York Times found out that Cuomo worked with his longtime friend Andrew Farkas on a luxury marina project in Puerto Rico. Farkas' previous partner on Caribbean luxury marinas was none other than Jeffrey Epstein,' Mamdani says. 8 Democratic mayoral candidate Zohran Mamdani released a scathing new attack ad against his rival former Gov. Andrew Cuomo. YouTube/@ZohranforNYC 8 The video lists of a number of alleged scandals involving the ex-governor — even linking him to Jeffrey Epstein. SARAH YENESEL/EPA/Shutterstock The mud-slinging from Mamdani comes days after Cuomo hammered the socialist for snagging a $2,300 rent-stabilized apartment in Astoria despite his family's apparent wealth. Cuomo even proposed 'Zohran's Law' to prevent well-to-do residents from obtaining rent-restricted apartments. The new spot starts with Mamdani noting that Cuomo 'resigned in disgrace and you probably know why' — then shows footage and articles about women who accused the then-gov of sexual misconduct and the controversy surrounding his nursing home policies during the COVID-19 pandemic. The Democratic mayoral nominee demands that Cuomo release the list of clients from the consulting firm he launched in 2022 after he exited the governor's office, Innovative Strategies LLC. Mamdani gripes in the video that Cuomo has not divulged who paid him. But published reports have said Cuomo worked for a crypto currency exchange based in the Seychelles that eventually pleaded guilty to operating illegally in the US. The Democratic socialist Queens assemblyman also notes that Cuomo did not initially disclose $2.6 million in stock options from a nuclear company to the New York City Conflicts of Interest Board. 8 The ad mentions that Cuomo worked on a luxury marina project in Puerto Rico with friend Andrew Farkas — who was a business partner with Epstein. New York State Sex Offender Registry via AP 8 Mamdani's ad highlights a Bloomberg article showing a link between Epstein and Farkas. YouTube/@ZohranforNYC 'His excuse? The stocks were technically owned by Innovation Strategies LLC – where Cuomo is the sole member,' Mamdani says. 'That's the thing about Andrew Cuomo: once you think you've learned all the scandals, you find out there's another. And another. And another. ' Cuomo can clear the air, Mamdani says, adding: 'Habibi – release your client list.' 8 A photo of Cuomo with Farkas shown in the Mamdani ad. YouTube/@ZohranforNYC A rep for Cuomo gleefully responded that they could 'smell the desperation from conspiracy peddling' in Mamdani's attack. '[Cuomo] didn't know Epstein, but you can smell the desperation from conspiracy peddling Zohran,' said Cuomo campaign spokesman Richard Azzopardi. The former governor — who is running as an independent in the November election after getting soundly bested by Mamdani in the Democratic primary — also has vehemently denied he sexually harassed anyone. 8 Mamdani also bashed Cuomo over his COVID-19 book scandal. YouTube/@ZohranforNYC One campaign strategist said Mamdani's ad was a 'gutsy move' — and likely a response to Cuomo scoring points by hitting him for his rent-stabilized apartment. 'It's a gutsy move. Mamdani is defining Cuomo to general election voters on his terms,' said O'Brien 'OB' Murray, who has run campaigns for Republicans and Democrats. He said Mamdani is not leaving it to campaign surrogates to do the dirty work and is willing to go toe-to-toe with Cuomo. 8 Mamdani also took a shot at Cuomo's performance in the city's Democratic mayoral primary. YouTube/@ZohranforNYC 'It's a page out of Donald Trump's playbook. When the candidates say something about an opponent, voters pay attention to it,' Murray said. But Mamdani risks 'tarnishing' his image by getting in the mud with Cuomo, even if he wants to keep the focus on the ex-gov's past scandals, said Lee Miringoff, director of the Marist University Institute for Public Opinion. 'The Cuomo people are probably happy to draw a response. They want to engage Mamdani,' Miringoff said. 'Zohran risks tarnishing his image.' 8 Mamdani called on Cuomo to release the list of clients involved with his consulting firm Innovative Strategies LLC. YouTube/@ZohranforNYC Azzopardi dismissed the video as 'nothing more than a temper tantrum from an insecure child of privilege who knows his tenuous lead is slipping away.' He said the project in question with Farkas never got off the ground, and in regards to his consultancy business, Cuomo does not comment on those 'private client matters' and has not represented anyone with business before a New York city or state agency. Azzopardi also said the stock options were publicly disclosed in Federal Communication Commission files for years. 'There was a question about if and how they were required to be disclosed on city filings, which, after consulting with the Conflict of Interest board, we corrected the same day the matter was brought to our attention,' the Cuomo rep said. 'Try as he might, Zohran can't distract from the rank hypocrisy of growing up wealthy, owning hundreds of thousands of dollars of land in a country that has the death penalty for LGBTQIA people and making more than $140k a year for a job he doesn't show up to while taking a rent stabilized apartment meant for a working New Yorker, not to mention his flip flopping on the defund the police and supporting pro-Hamas criminals like the Holy Land Five,' Azzopardi said. 'He's a total fraud and with every passing day New Yorkers see it.'
