Buyers win their first home in Newport, pay $1.21m to beat downsizers
The double-fronted Victorian three-bedroom house at 1 Peel Street sat on about 326 square metres, within walking distance of Greenwich Reserve, Westbourne Grammar's campus, Hall Street shops and Newport station.
The home was listed with a quoted price range of $1 million to $1.05 million. The reserve was set at $1.05 million.
The three bidders included a downsizer with a buyers' advocate and a young couple from Seddon buying their first home; the third bidder was knocked out early on. The first home buyers ended up outbidding the downsizers after a rapid bidding war.
'Their attraction to this property was because it had been subdivided ... you have this opportunity to buy a grand Victorian home,' said Noah Lautman-Wurt from The Agency.
'The [buyers] are going to live in it, renovate it, and enjoy the amazing location.'
Lautman-Wurt said homes in this pocket of Newport rarely came up for sale.
'The location's really rare ... my colleague has worked in Williamstown and Newport for 25 years, and has only sold one property in that pocket,' he said. 'The neighbour's been there for 74 years.'

House prices expected to surge next year in Melbourne, KPMG report predicts
House prices across Australia are expected to rise 4.5 per cent in 2026 as one major city is expected to surge after a recent slump. The latest forecast from consultancy firm KPMG arrives as upcoming rate cuts are forecasted to boost dwelling prices. Melbourne is predicted to be the best performer, where house prices will jump 6.6 per cent next year while units will rise 7.1 per cent in price. This would follow the Victorian capital's post-pandemic slump, where the average dwelling price slid three per cent in 2024, despite increases across other major cities. KPMG's chief economist Brendan Rynne said the surge was driven by the city's properties having relatively lower prices compared to others. 'Melbourne's property market is on the verge of coming out of its post-covid slumber and is finally set to catch up to its east-coast counterparts, with the city seeing some decent gains next year,' Mr Rynne said in a statement. The report noted that Melbourne's position as a key destination for overseas travellers boosted demand and prices. KPMG's latest report shows momentum has continued to build in the housing market nationally, as the consultancy firm revised its forecast for house price growth in 2025 from 3.3 per cent to 4.9 per cent. 'You can really feel a renewed confidence in the market over the last few months in particular, with the quarterly growth rate hitting the highest level since this time last year,' Mr Rynne said. 'Two interest rate cuts so far this year, and a likely succession of further cuts on the way are helping to kick start the property market for the first time since the pandemic, putting more pressure on prices.' Unit price growth is expected to outpace houses with a 5.1 per cent bump next year. This comes as the lower-cost dwellings offer a more affordable entry point for Aussies looking to break into the housing market. 'A growing number of people are struggling to be able to purchase their own home, increasing the demand for apartments, which have a far lower entry,' Mr Rynne said. Sydney house prices are forecast to jump 4.2 per cent next year while units will increase 6.1 per cent in price. Brisbane prices, which have surged over recent years, will increase 3.1 per cent for houses and 1.5 per cent for apartments next year, according to KPMG. The forecast follows the Reserve Bank of Australia delivering two rate cuts after holding rates for almost a year and a half to stamp out post-pandemic inflation. The central bank is widely tipped to deliver another cut when it meets on Tuesday.

Jacinta Allan ushers in entitled 'leaners' culture in working from home legislation that will drive Aussie jobs overseas
A touch over a decade ago, then federal treasurer Joe Hockey was appealing to the 'lifters, not leaners'. Today, Victorian Premier Jacinta Allan has decided the leaners are the way to go. She has fired the starting gun on a state election 15 months away by announcing her government will enshrine working from home in legislation. Those who can 'reasonably' do their jobs from home – the definition of which will, I am sure, later be slogged out in the Victorian Civil and Administrative Tribunal – shall be entitled to do so at least two days a week. I would say Ms Allan is probably commissioning someone to remake The Beatles' 'Eight Days a Week' as a Two Days a Week campaign song but, in 2025, she'd probably get an artificial intelligence bot to do it for nothing. And that's rather ironic given where this working from home caper is headed. If your job can be done from home then there's also a good chance that it can either be performed by a foreigner for a fraction of the price or farmed out to an AI bot for next to nothing. An acquaintance of mine had exactly this argument with his clerical staff a few years ago after Covid lockdowns forced people to work from home. Some pushed to continue that arrangement – and he told them they were free to stay at home but their jobs would soon be outsourced to someone much cheaper in the Philippines. Funnily enough, they all came back to the office. If you want to stay at home, against your employer's wishes, then you're just asking to be replaced. It is the one thing – apart, perhaps, from trying to understand foreign accents – that makes someone in the office worth employing. They're right there and you can talk directly to them at any time. If you can do your job remotely, then someone else can do it remotely, too, for a pittance. How is it that most people with office jobs spent most of their time in the office without complaint before 2020 but since going through an extraordinary government-mandated circumstance, everyone now expects to be able to work from home as a right? Freedom of speech, freedom of religion, political participation, trial by jury… and working from home. If it's written into the terms of your employment contract that you're allowed to work from home then go for your life – you and your boss have come to a fair arrangement. But if you were never previously allowed to work from home you can either renegotiate your contract or find another job. It should simply be a matter between employer and employee. And how interesting that Labor – traditionally the party of the blue-collar workingman – is now rushing to defend the rights of the middle class white collars. That is what Labor (the clue is meant to be in the name) has become. So enjoy your right to work from home while it lasts because you may soon find yourself at home full time. ‘A stunt': Fears work-from-home plan will empty Melbourne CBD
The CBD's fragile post-pandemic recovery is under threat from the state government's plan to enshrine a legal right to work from home, business groups claim, arguing it would derail efforts to revitalise Melbourne's economy. The city's office vacancy rate remains the highest in the country, though a new Property Council report shows it is stabilising with a slight decrease in empty CBD offices since January. But there is now widespread fear among the property industry and business groups that Premier Jacinta Allan's plan to give all workers the right to work from home two days a week will reverse the recovery of Melbourne's CBD. In a message to members on Wednesday, the Property Council's national chief executive, Mike Zorbas, was even more strident in his opposition to the new policy, branding it a 'stunt' designed to distract from the government's mounting debt. 'If only the Victorian premier spent half as much time cracking down on the actual criminals crawling all over Victorian government worksites,' he said. 'If only Treasurer [Jim] Chalmers would lend out the Productivity Commission so it could improve the Victorian cabinet.' The number of empty offices in Victoria had been increasing since March 2020 before hitting about 18 per cent in 2024. It has remained relatively steady since. Melbourne has the strongest supply pipeline nationally, with more than 300,000 square metres of new office space planned between 2025 and 2027, with major new projects including 800 Collins, 7 Spencer and 435 Bourke streets.
