
California village outraged over plans for plot of coastal land
The private beauty spot has long been known as a staple in Albion - about 15 miles outside of Fort Bragg - that has majestic and calming views. But now, if a wealthy buyer swoops in to take the land, locals fear they might never get to enjoy it for themselves. For Chris Skyhawk, a longtime Mendocino Coast resident, the view alone takes his breath away and gives him a feeling 'you can just feel in your soul when you sit up there and just get real quiet and look,' he told SFGATE.
For him, redeveloping the Albion Highlands 'is about as popular as offshore oil drilling.' Despite Skyhawk's views, Justin Nadeau, the broker representing the listing, said he has made conservation a major point in the sale - so much so that he contacted the Mendocino Land Trust, local tribal leaders and a private contact he thinks would help protect the sacred land. 'The first party, Mendocino Land Trust, stepped up right away and they've made this public,' he told the outlet. 'My intentions of this is not just, "Hey let's get this great listing and sell off this beautiful chunk of land,' you know, to make a bunch of money",' Nadeau continued.
In fact, Conrad Kramer, executive director of the Mendocino Land Trust, said the non-profit is actively trying to purchase the land so they can be the ones to give the community what it wants. 'Some very rich person or developer could still swoop in and grab it,' Kramer said. 'We think that that won't happen right away, and I'm knocking on wood here.' The land trust was founded in 1976 and helps protect thousands of acres of land along California's North Coast.
Although the group usually helps out through conservation easements, Kramer said they have decided to throw all their eggs in one basket for the highlands. Kramer and the rest of the non-profit believe that purchasing the land is the only way it can be made open to the public. Unfortunately, there is only so much money they can offer. 'We have to get an appraisal done and we can't pay more than that appraised value,' Kramer explained.
Personally, he believes the current asking price is 'considerably over the actual value,' so if the seller does not accept their number 'we might be out of luck.' 'We think that they'll come in and maybe cover half of the price of this property. And then the rest will have to come from somewhere else,' he added. Donations for the cause have already been made by the group's supporters, Kramer said, adding that they haven't launched an official campaign for it.
In response to Skyhawk's comment on how the land sale was marketed, Nadeau clarified what he meant by the term 'reimagining.' 'When I talk about reimagining the future of the Albion Headlands, I'm actually talking about reimagining it in a way for the public to be there and use it. 'The current imagination of the property is houses and condos,' he explained. The realtor said he also took time to speak with locals who have lived in the area for about five to six decades.
As he did so, he quickly noticed a pattern between them all - that 'they've never actually been out there [the highlands].' According to him, the listing has sparked frustrations about the lack of open space and public ownership. Because the Albion Headlands is considered private land, those who access it are technically trespassing, Tom Wodetzki, another longtime resident, told the outlet.
'Albion is about the only community on the coast that doesn't have its own headlands proper,' the environmental advocate said, pointing to other nearby towns - Little River, Mendocino, Fort Bragg, and Cleone - that all have public headland trails. 'People have not been able to go up there without trespassing,' Wodetzki said. Because of the land's restrictions, he thinks it's 'extra important for locals to get our way [that] we can go watch the sunset from the headlands.'
Although Nadeau wants the land to be sold to someone who will put the interest of the community before their own, he said there is still a chance it could be snagged and built on, leaving it private. 'If a private individual decides, "Hey, I'm going to buy the property and I'm going to build a single house," the property is then basically lost to the public forever,' he said.

Apple adds $100bn to US spending
Another $100 billion is to be spent by Apple in America as the iPhone maker attempts to contain the effect of President Trump's trade wars. The White House said on Wednesday that the American tech company's expanded investment plan would be announced tonight, which would increase its domestic manufacturing footprint. 'Today's announcement with Apple is another win for our manufacturing industry that will simultaneously help re-shore the production of critical components to protect America's economic and national security,' Taylor Rogers, a White House spokeswoman, said. Shares in Apple rose by $10.35, or 5.1 per cent, to close at $213.27 in New York, valuing it at $3.2 trillion. The company, based in Cupertino, California, said in February that it would make $500 billion in US investments in the next four years, including a factory in Texas for artificial intelligence also pledged to add about 20,000 research and development jobs across the country. Trump's tariffs have cost the world's third-largest company by valuation $800 million in the three months to June. The company has been shifting production of products bound for the United States away from China, investing heavily in India and Vietnam. During a call last week with analysts, Tim Cook, the chief executive of Apple, said that 'the vast majority' of iPhones sold in the US came from India, while the bulk of other products sold in the US, such as MacBooks and Apple Watches, were manufactured in Vietnam. Trump has consistently advocated for Apple to build products in America. One day after meeting Cook this year, Trump threatened to hit Apple with a tariff of at least 25 per cent if it did not move manufacturing of the iPhone to the US. At the White House meeting on Wednesday Trump also said the US will impose a tariff of about 100 per cent on semiconductor chips imported into the country. Trump said that the new tariff rate would apply to 'all chips and semiconductors coming into the United States,' but would not apply to companies that had made a commitment to manufacture in the US. 'So 100 per cent tariff on all chips and semiconductors coming into the United States. But if you've made a commitment to build (in the US), or if you're in the process of building (in the US), as many are, there is no tariff,' Trump added. Apple did not respond to requests for comment.

Rugby in US suffers another blow as second team in a week exits MLR
Major League Rugby was reduced to eight teams on Wednesday by the withdrawal of the Miami Sharks, just a week after a founding team quit the competition and two California teams merged. Miami and MLR did not immediately comment but multiple league sources confirmed that the Sharks' withdrawal after two years in the league was finalized on Tuesday. The Guardian understands that a request to withdraw for 2026 before a potential return in 2027 was rejected by team owners – NOLA Gold, the team that announced its exit last week, having sought a similar arrangement. NOLA and Miami could reapply to play in 2027, the Guardian was told. Last week, after NOLA's exit and the merger of San Diego Legion and RFC LA, it was widely reported that the league could yet fall to just seven teams, the number that kicked off the competition in 2018. Utah Warriors, like NOLA and San Diego founding MLR members, are seeking new investment – a process CEO Kimball Kjar last week told the Guardian was 'a heavy lift' but going well. Kjar expressed confidence in Utah continuing to play. MLR commissioner Nic Benson said he thought the league could continue if reduced to just seven teams. News of Miami's exit will concern executives at World Rugby, which has placed the men's World Cup in the US in 2031, followed by the women's event in 2033. Last month, speaking to reporters in Washington DC, World Rugby chief executive Alan Gilpin said the governing body 'believed … there needs to be a domestic professional league in the US that's growing and thriving [and] we want MLR to be that'. Gilpin also indicated an openness to talks with international interests seeking to plant teams on US soil, including Super Rugby, the United Rugby Championship and the mooted R360 breakaway project. On Wednesday, the Guardian sought comment from Benson, Miami CEO Milagros Cubelli, and players' representatives. Miami entered MLR in 2024 and reached the playoffs for the first time this year, losing the Eastern Conference Semi-Final to New England Free Jacks, who went on to win their third successive title. There was an immediate irony in news of Miami's MLR exit. Just two days earlier, Cubelli — the sister of Miami and Argentina scrum-half Tomas Cubelli — was named MLR Major League Rugby Executive of the Year. In comments released by the league on Monday, Cubelli said: 'We are a new team at a starting level, so you have to be smart in how you use your resources. 'I have a strong background in entertainment and production, so I think I brought this experience to the Sharks to have a good gameday experience and an interesting, attractive brand. I'm proud and very happy. And I love to win.' Cubelli also said sponsorship was 'one of the big successes of 2025', as the Sharks 'grew sponsorship revenue to almost 20%' 'There's a professional rugby team in Miami that is doing things well, that is eager to share the fun of this sport with the people in the community,' she added.
