Graya acquires $20m retail site in Brisbane's New Farm

Developer Graya has tightened its grip on Brisbane's trendiest high streets with the latest $20m off-market buy of a hotly contested New Farm retail site.
The James Street deal comes hot on the heels of the developer unveiling plans for a mixed-use project on Racecoure Rd, Hamilton.
Graya director Rob Gray said the 943 sqm James Street parcel currently housing Bed Bath n Table was the 'last piece of the puzzle' ripe for redevelopment along the evolving lifestyle strip.
It is understood several of the city's big players were locked in a shadow bidding war for the prime site, which last sold for $2.6m in 2014 and was owned by a company linked to Gold Coast investor Bradley Johnston.
'Sites like these are truly a once-in-a-lifetime opportunity, and this acquisition is a really big chess move for us and the goal would be to keep will cement Graya's legacy in southeast Queensland,' Mr Gray said.
'Graya plans on delivering a world-class building that will enhance the James Street lifestyle hub with high-end food and beverage along with a luxury retail offering and office space.'
The deal was handed by Chesters Real Estate agent Tim Jones, who fielded multiple offers from Australian and international buyers.
'James Street is undoubtedly among the most sought-after real estate in Australia and this benchmark transaction is a testament to how well the area is performing with interest from investors, retailers and high-end developers like Graya,' Mr Jones said.
The buy comes as Graya lodged a DA for a planned project in Hamilton.
Named The Gallery, the 3,614 sqm site on Racecourse Rd and Balowrie St will comprise 37 units across four storeys, along with eight retail tenancies.
The tower, designed by Bureau^Proberts, also includes a rooftop residents' area with a resort-style pool.
The development marks Graya's first multi-residential release in Hamilton, following more than a decade delivering some of the suburb's most recognisable homes, including Scorpia, Larc, and the Mediterranean-inspired Casa Espri which recently resold for $12.5 million.

'There's long been a clear demand in Hamilton for a lifestyle precinct that combines luxury apartments with the type of vibrant, boutique retail we've seen delivered in places like James Street,' Mr Gray said.
'The Gallery is our response to that demand. Hamilton has been a major part of our story for more than ten years.
'We know this community, so we're proud to be the ones bringing that vision to life.'
While tenants for the ground-floor retail mix were yet to be confirmed, Mr Gray hinted at a boutique grocer and wine bar.
The Hamilton submission and New Farm acquisition both fit within Graya's strategy of reshaping inner-Brisbane living through design-led projects which allow residents to shop and socialise locally.
The company has a current pipeline close to $1b also including multiresidential projects on the Gold Coast.
Pending DA approval, The Gallery is expected to launch to market in early 2026.

US markets dived on Friday after it was revealed non-farm payrolls rose by 73,000 during July, well below expectations of about 100,000. London's FTSE 250 Index rose 0.7 per cent, Germany's DAX added 1.4 per cent and the STOXX Europe 600 jumped 0.9 per cent on Monday after all indexes suffered major blows late last week. New Zealand's NZX 50 Index has risen 0.6 per cent since trading began on Tuesday while Japan's Nikkei 225 has jumped 0.5 per cent.

Mitsubishi Heavy Industries edged out German company TKM to secure the deal, a decision made months ahead of schedule. The Japanese company's advanced Mogami frigates will replace the navy's ageing Anzac-class vessels over the coming years. The Australian government has selected the upgraded Mogami-class frigate to replace the Royal Australian Navy's Anzac class vessels. (Department of Defence) The latest Mogami-class frigate can operate at a range of up to 10,000 nautical miles, and is armed with surface-to-air missiles, anti-ship missiles and underwater warfare systems. The government ordered the first three of the new warships to be built overseas in order to secure a speedier delivery. They are scheduled to hit Australian waters by 2029 before becoming operational one year later. Most of the other frigates will be built in Perth. Defence Minister Richard Marles says the new warships are part of the government's plan to more than double the size of the navy's surface combat fleet. "The upgraded Mogami-class frigate will help secure our maritime trade routes and our northern approaches as part of a larger and more lethal naval surface combatant fleet," he said. Australia's major supermarkets and fast food chains have no plans to stock beef from Canada or Mexico and slaughtered in the US, despite the Albanese Government lifting a long-standing import ban last month. The Federal Government last month controversially ended a 22-year-old ban on beef from Canadian and Mexican cattle slaughtered in the United States, declaring the move followed a decade-long scientific review and posed no risk to food safety. But leading retailers — including Woolworths, Coles, Aldi and McDonald's — have confirmed they will continue sourcing 100 per cent of their beef from Australian producers, with no intention of selling imported meat. A Woolworths spokesperson said the supermarket sourced about seven per cent of the nation's total beef production and remained committed to its local-first approach. 'We apply an Australian-first approach, and 100 per cent of our fresh red meat is sourced directly from Australian farmers, with whom we have long-standing relationships,' he said. 'We have no plans to change that approach.' A Coles spokeswoman echoed Woolworths commitment to provide local beef, and said there would be no changes to its meat supply or products made available to customers. 'At Coles, we continue to partner with top beef producers across Australia to bring our customers the high-quality, 100 per cent Australian-sourced Coles brand fresh beef that they enjoy today,' she said. An Aldi spokeswoman also confirmed the chain has no plans to change its position in sourcing meat from Australian farmers. American fast-food giant McDonald's has also thrown its support behind local beef producers — choosing to shun US beef for its burgers. Federal Agriculture Minister Julie Collins announced the removal of the ban in July on the basis of a 'rigorous' and decade-long review based on science, and declared any food coming into Australia was 'safe'. The Nationals leader David Littleproud called for an independent review of the Federal Government's decision to lift the beef ban, and said he was concerned biosecurity standards were being 'sacrificed' for a meeting with US President Donald Trump. But the call for an independent inquiry into the import decision was knocked back in the Senate last week. Myalup beef producer and WAFarmers livestock president Geoff Pearson also questioned lifting of the beef ban and said he would like to see the detail behind the Federal Government's move. 'The biggest concern is that they preach the fact that the science has been done and there's no biosecurity risk to industry,' he said. Mr Pearson said he was not concerned with the importation of US beef affecting the price of local beef, with Australia exporting more beef into the US than there is US product coming into Australia. 'The effect for the bottom line of Australian producers is fairly limited,' he said. The ban lift came just before Australia was hit with a 10 per cent tariff on exports to the US — the lowest tier under a tariff schedule introduced during Donald Trump's presidency.
