Gamuda buys 136-ha land for nearly RM250mil to expand Gamuda Cove development

KUALA LUMPUR: Gamuda Bhd, through subsidiary Gamuda Land (T12) Sdn Bhd, has signed three sale and purchase agreements to buy three plots of land for RM248.7 million.
The leasehold land is expected to contribute a gross development value (GDV) of RM2.2 billion over an estimated period of 11 years, according to a bourse filing.
The acquisition of the combined 136 hectares is part of Gamuda's ongoing strategy to expand the southern tip of its 619-hectare Gamuda Cove development.
Gamuda said the proposed acquisition is expected to be completed by second quarter of 2026.
Nestled between the lush Paya Indah Discovery Wetlands and the Elite Highway, Gamuda said the acquisition allows Gamuda Land to maximise its placemaking initiatives while capitalising on existing infrastructure investments.
The expansion will also provide alternative access routes via Jalan Dengkil-Banting/Bangi, further enhancing the township's accessibility and appeal to a broader market.
Gamuda Land chief executive officer Chu Wai Lune said the land acquisition is a continuation of the success achieved with Gamuda Cove.
"This expansion not only reinforces our commitment to delivering quality homes but also allows us to enhance the overall vibrancy of the township, ensuring it remains a sought-after destination for both residents and investors," he said in a statement.
Gamuda Land said the township will have delivered over 5,000 homes by the end of 2026, establishing a substantial resident population that provides a strong foundation to support and drive its commercial activities.
It noted that the next focus is to deliver commercial vibrancy through strategic partnerships, while securing partnerships with various organisations to enhance placemaking in Gamuda Cove.
This includes the introduction of eco-tourism activities at the Wetlands Arboretum and Paya Indah Discovery Wetlands.
"These initiatives will complement existing attractions such as SplashMania Waterpark and Discovery Park, further enriching the township's appeal," it added.

Kuala Lumpur: Kenanga Investment Bank Bhd (Kenanga IB) has raised Gamuda Bhd's financial year 2026 (FY2026) and FY2027 new job win forecasts to RM22 billion and RM27 billion, respectively, from RM20 billion and RM25 billion previously. It attributed the additional RM2 billion per year to projects in Australia. In a note, the investment bank also said it is maintaining its FY25 new job win assumption at RM17 billion. 'With project progress expected to slow in FY2026 before accelerating in FY2027, we forecast construction revenue to remain steady at RM15 billion in FY2026, before rising to RM22 billion in FY2027 from our previous assumption of RM18 billion,' it said. Kenanga IB said there are no changes to its FY2025 and FY2026 earnings forecasts, while its FY2027 forecast has been revised upwards to RM1.95 billion from RM1.69 billion previously. The bank also highlighted that data centres remain the key driver of Malaysia's tender momentum, with results expected soon from five to seven projects, while the outcome for Pearl Computing's data centre in Springhill is anticipated in 2026. 'We expect Gamuda to likely secure at least half of these data centre projects,' it said. Meanwhile, the bank said the Ulu Padas water supply project is expected to be finalised soon, and Gamuda is actively bidding for the Penang Light Rail Transit Package 3 (turnkey system and rolling stock contracts). In addition, it expects Gamuda to secure the engineering, procurement, construction and commissioning contract for the Kerian water treatment and distribution infrastructure in the first half of 2026 (1H 2026). The group also stands a strong chance of winning another project in Taiwan. As such, Kenanga IB believes Gamuda remains on track to achieve its targeted outstanding order book of RM40–RM45 billion by end-2025. Gamuda also anticipates securing more renewable energy and transmission projects in Australia in the near term, supported by the nation's aggressive target of achieving an 82 per cent renewable generation mix by 2030. Kenanga IB said it remains confident in these ventures due to earnings visibility and the diversification of Gamuda's income streams. The bank maintained its 'outperform' call on Gamuda, with a higher target price of RM6.10. The construction sector is expected to see increased job flows in the second half of this year (2H 2025), driven by the gradual rollout of major public-sector infrastructure projects, said MBSB Investment Bank Bhd. In a note, the investment bank said earnings visibility is expected to improve in 2H 2025, supported by active industrial job flows such as the Penang light rail transit (LRT) Mutiara Line and data centre prospects, alongside the multi-year public infrastructure roadmap under the 13th Malaysia Plan (13MP). It said the Penang LRT has officially commenced following the issuance of Notice to Proceed, while land acquisitions for Mass Rapid Transit 3 (MRT3) are underway, unlocking the RM31 billion civil works portion of the project pipeline. Demand for data centres also remains structurally strong, with contractors continuing to secure hyperscale mandates as part of Southeast Asia's digital infrastructure boom, underpinned by robust leasing activity, cost competitiveness, and long-term client partnerships. 'Overall, we view this as a positive development despite the headwinds faced by the construction sector in 1H 2025, stemming from delays in project rollouts within the pipeline and global trade tensions,' it said. MBSB Investment has maintained its 'positive' stance for the sector, citing a combination of easing cost pressures, resilient private-sector demand, and improved public project execution. The bank noted that steel bar prices have continued to decline, down 9.91 per cent year-to-date and 19.5 per cent year-on-year, despite recent monthly fluctuations, while cement prices remain stable due to disciplined domestic production and raw material cost control, ensuring a favourable cost environment for contractors. 'These cost dynamics, combined with the gradual easing of labour constraints and the ability to pass through the Sales and Service Tax and tariff-related costs, continue to support profitability in ongoing projects. 'Momentum is also improving on the demand side,' it added.

GENTING Malaysia Bhd's (GENM) US subsidiary, Empire Resorts Inc, is making a major strategic move to strengthen its financial position and expand its landholdings in New York. Empire is set to sell its non-gaming assets including the 332-room Resorts World Catskills hotel, 99-room Alder Hotel, 18-hole Monster Golf Course, the 2,500-seat RWC Epicenter, and multiple restaurants to Sullivan County Resort Facilities Local Development Corporation (SCRFLDC) for US$525 million (around RM2.2 billion). The cash from this sale will fund a series of strategic initiatives that reshape the company's operations. Proceeds from the sale will allow Empire to buy 1,554.6 acres of land from EPR Properties for US$201.3 million (RM848.1 million), securing ownership of the resort's existing gaming and non-gaming areas and additional land for future development. Empire will also use the funds to redeem its US$300 million (RM1.3 billion) 7.75% senior unsecured notes due in November 2026, leaving the company debt-free. Empire will continue to manage the sold non-gaming assets under a 20-year agreement with SCRFLDC, while the facilities will be operated as public benefit assets aimed at promoting employment and local development in Sullivan County. The proposal is expected to deliver several long-term benefits. Redeeming the bond strengthens Empire's balance sheet and frees it from interest obligations, while owning the land outright gives the company long-term control and flexibility. Eliminating lease payments and generating surplus cash of around US$10 million (RM42.1 million) improves working capital and cost efficiency. GENM said the initiative reinforces its commitment to expanding Empire's competitiveness in the New York gaming market and the broader northeastern US region. In a filing with Bursa Malaysia today, Genting Malaysia said Empire Resorts will dispose of its non-gaming assets – including Resorts World Catskills Hotel, Alder Hotel, Monster Golf Course, RWC Epicenter and various restaurants – to the Sullivan County Resort Facilities Local Development Corporation (SCRFLDC) for US$525 million (RM2.2 billion). Proceeds from the sale will be used to acquire 1,554.6 acres of land from EPR Properties for US$201.3 million (RM848.1 million), giving Empire Resorts full ownership of the land under both its gaming and non-gaming operations, along with additional development-ready land. The acquisition eliminates prior lease obligations, enabling Empire Resorts to better control its strategic assets. The disposal proceeds will also be used to fully redeem Empire Resorts' outstanding US$300 million senior unsecured notes due November 2026. This early redemption will leave Empire Resorts debt-free and significantly improve its financial position by eliminating high-interest payments. Following the asset sale, Empire Resortswill lease back the non-gaming properties from SCRFLDC under a long-term land lease running through 2066, ensuring continued operational control. Additionally, Empire Resorts will manage these assets under a 20-year agreement with SCRFLDC, with automatic renewals of up to 10 more years. The restructuring is expected to improve Empire Resorts' cost structure by removing lease payments to EPR and reducing interest expenses, while generating a surplus of about US$10 million (RM42.1 million) to support working capital. Genting Malaysia said this strategic realignment enhances Empire Resorts' financial flexibility and asset base, reinforcing its competitiveness in the New York State gaming sector. The group added that Empire Resorts and SCRFLDC are currently finalising the detailed terms of the agreements. This marks a key milestone in Genting Malaysia's ongoing efforts to streamline its international operations and maximise long-term shareholder value.
