
House price surge in Irish city reveals the minimum salary needed to buy a home there in 2025
The latest House Price Report from property website daft.ie, published this week, shows
Dublin
leading the charge in house price inflation
across Ireland
. The capital saw
listing prices soar
by 12.2% in the first quarter of 2025 - the highest national inflation rate in nearly eight years.
This sharp uptick is largely attributed to severe supply constraints. As of March 1, 2025, fewer than 2,700 second-hand
homes were on sale
in Dublin - a 10% decrease from last year and significantly below the pre-pandemic average of 4,000.
This acute shortage has ramped up competition, sparking bidding wars and often resulting in sales prices surpassing asking prices.

The housing crisis isn't limited to Dublin, though the capital is bearing the brunt. Nationally, listing prices increased by 3.7% in the first quarter, with the average home now listed at €346,048 - a jaw-dropping 11.6% increase year-on-year.
However, price growth varies greatly by location, with Leitrim remaining the most affordable county (€203,624), while South County Dublin tops the market at €709,186, reports

Using data from the Daft House Price Report published on Tuesday, we examined what salary a single buyer would need to qualify for a mortgage on the listing price of a home in six areas of Dublin.
The figures are based on the new maximum mortgage level for a first-time buyer, which is now capped at 4 times your gross annual salary. Central Bank deposit rules also require a 10% deposit for first-time buyers.
It's important to note that these numbers don't fully reflect the challenge - homes in Dublin are often selling above the asking price. Data from myhome.ie in January found that, on average nationally, homes are selling for 9% over the list price, with one in seven exceeding 20% above asking.
Below, we break down the salary needed to qualify for a mortgage on the average listing price in six areas of Dublin.

How central banks are testing blockchain-based monetary policy
Tokenized monetary policy means that the liabilities and assets a central bank uses to steer short-term interest rates exist as programmable tokens on a distributed-ledger platform. In such a token arrangement, what the BIS describes as an ecosystem where money and securities share a common ledger, monetary functions are executed by smart contracts, replacing the traditional batch file processes used in overnight real-time gross settlement (RTGS) systems. In practice, each policy tool is expressed as code: Project Pine demonstrated all three, using ERC-20 tokens for reserves and securities on a permissioned Ethereum-compatible chain. But how is tokenized monetary policy different from traditional monetary policy? Traditional policy operations rely on central bank systems such as Fedwire or the Bank of England's RTGS. These systems close overnight, settle in discrete batches and require multiple human sign-offs. A tokenized system settles atomically in seconds, keeps an immutable audit trail and lets policy adjustments propagate without waiting for dealers to book trades. The BIS paper on tokenisation notes that combining assets and settlement on a single ledger can shrink operational risk and latency. Did you know? BY Libyan Express May 23, 2025 - 06:12 Libya's central bank orders Jumhouria Bank to refund transaction fees Libya's Central Bank has instructed Jumhouria Bank to refund approximately 18.3 million dinars in transaction fees collected from customers using local bank cards at point-of-sale terminals. The central banking authority issued a directive requiring Jumhouria Bank to return the one-dinar commission deducted from each purchase made with local cards since the beginning of 2025. The total amount collected through these charges reached 18,278,386 dinars, according to the Central Bank's statement. The Central Bank has directed Jumhouria Bank to take several actions. The bank must inform all customers via text messages and social media that purchases made with local bank cards at point-of-sale terminals are free of charge. Additionally, Jumhouria Bank must submit a report to the Central Bank confirming that all collected funds have been returned to customers in accordance with banking regulations. Following this directive, the Central Bank has recommended that all commercial banks in Libya postpone automatic deductions from customer accounts during May 2025. This measure affects loan instalment payments, salary-related deductions, and Eid al-Adha allowances for employees' spouses and children. The one-dinar fee per transaction affected consumers using point-of-sale systems, which are increasingly common in Libya's digital payment landscape. The Central Bank stated that such charges violated existing banking instructions. Neither Jumhouria Bank nor the Central Bank provided additional comment regarding the timeline for refunds or potential consequences for the fee collection.
