Why Dubai's flying taxi is set to make history

When an air taxi took to the Dubai sky on Monday, it announced the city's target to be the first in the world to offer a commercial all-electric aerial option to tackle traffic congestion.
A round of applause greeted the pilot of the Joby Aviation aerial taxi after making a gentle vertical landing in the Dubai desert, completing a test flight of the electric aircraft.
The test flight of California-based aviation company's electric vertical take-off and landing aircraft lasted a few minutes, with the company saying it was on track to rolling out the service early next year.
Sheikh Hamdan bin Mohammed, Crown Prince of Dubai, Deputy Prime Minister and Minister of Defence, hailed it as a landmark and a 'major step forward' in the long-term vision to revolutionise public transport.
'It's really exciting for us to be here,' said Didier Papadopoulos, Joby's president of aircraft.
'We started this journey many years ago, working to make sure we have the right product to solve one of the hardest things − which is, how do we deal with congestion for larger cities like Dubai?
'This is the first time we have taken this aircraft outside of the US to a market of deployment and have flown it with a pilot on board. It's an amazing achievement and we chose Dubai to do that.'
Building infrastructure
The aircraft can reach a maximum speed of 320kph. The target is to be able to fly up to 160km carrying a pilot and four passengers.
'You want to take off like a helicopter so you can take off from small locations within the cities, but you want to become a plane as soon as possible, usually within 45 seconds from take-off,' Mr Papadopoulos said.
The vertiport infrastructure to support the vertical take-off and landing will be at Dubai International Airport, Downtown Dubai, Dubai Marina and The Palm Jumeirah. The assurance is that the aerial taxi will take less than 12 minutes from Dubai Airport to the Palm, compared with about 45 minutes by road.
'The plan is to deliver the first vertiport at Dubai International Airport in Q1 2026 and hopefully start commercial services very soon after,' said Anthony Khoury, Joby's UAE general manager.
He said an application would allow a passenger who landed at DXB airport to order an aircraft at the DXB vertiport, fly to The Palm and take an Uber to the final destination.
'Uber is our first partner, but we will be integrating with other modes of transport to have a cohesive, comprehensive, multimodal experience,' Mr Khoury said. 'So, you don't really need to think about first mile, last mile and how do I get to the vertiport. Everything will be integrated.'
It is planned that more stops will be added in Dubai to the initial four, with the initiative also expanded within each emirate to deliver connections between them.
Affordable vision
Joby has yet to specify its pricin g, but has said it aims to be affordable.
'Our vision is to have affordability,' Mr Khoury said. 'Our ambition is for this to be accessible for everyone who wants to take an aerial taxi.'
Archer Aviation, another air taxi company, which plans to launch services in Abu Dhabi, had earlier said inner-city travel would cost Dh300 ($81) to Dh350, while travel to other emirates would range from Dh800 to Dh1,500, according to local media.
UberChopper in Dubai charges Dh520 per person for a 12-minute tour, or Dh1,050 per person for a 25‑minute city circuit.
Why Dubai?
Joby Aviation was invited by Sheikh Mohammed bin Rashid, Vice President and Ruler of Dubai, in 2024 to bring aerial taxis to the city and then signed an agreement with the Road and Transport Authority to be the exclusive provider.
'What you saw today is phase one,' Mr Papadopoulos said. 'We were able to bring an aircraft here, fly on a regular basis to be able to demonstrate the performance of this aircraft for a Dubai-type of operation, particularly thinking about temperatures and humidity.
'Over the next few months, you will see us come in here and fly in additional capacities as we get into the commercialisation next year.'
Joby, which flew its first piloted test flight in New York a few years ago, said Dubai was selected to launch commercial operations due to the co-operation with the RTA and regulatory agencies, such as the General Civil Aviation Authority and Dubai Civil Aviation Authority.
'The problem we're trying to solve is congestion around cities, connecting people from point A to point B and these are really common problem statements around the world,' Mr Papadopoulos said.
'In New York we're definitely focusing on making progress there and with the regulatory agency, the FAA [Federal Aviation Authority].
'We were very fortunate to have this relationship in Dubai and the UAE with the RTA, GCAA, DCAA, where they were open to introducing this airplane and rolling it out first. So, we took this opportunity and this collaboration to be able to start here, in addition to the US development.'

UAE: Luxury office sales surge as demand soars across Dubai and Abu Dhabi

A wave of new office developments is on the horizon in Dubai and Abu Dhabi amid surging demand and record occupancy levels, a study showed. In Dubai alone, 83 office sales valued at more than Dh10 million were completed in the first half of 2025, a 207 per cent uplift on the 27 deals seen in H1 2024, according to the Dubai Office Market Review from global property consultancy Knight Frank. Downtown continues to dominate Dubai's office sales market, with average prices climbing to more than Dh5,000 per square foot (psf) in H1 2025, significantly outpacing all other submarkets. Business Bay, which has delivered 21.2 per cent growth since 2020, held its position as the second most expensive submarket, with average prices topping Dh2,000 psf for the first time in H1. Off-plan sales – a key indicator of a healthy market – have also been increasing. Largely concentrated in Business Bay, which is set to deliver more than 1.3 million square feet of office spaces through this model, the surge reflects the strength of investor confidence in purchasing office assets in the city's prime financial hub. In the leasing market, at an average of Dh400 psf for fitted offices, DIFC remains Dubai's most expensive office location. However, robust rental growth has also been recorded in other established submarkets, including The Greens (Dh260 psf), Dubai Design District (Dh280 psf) and Business Bay (Dh251 psf). The business services sector continues to be the main driver of office requirements across Dubai, accounting for 38 per cent of total demand in H1 2025, followed by the tech sector (31 per cent), real estate (12 per cent) and banking and finance (10 per cent). Faisal Durrani, Partner – Head of Research, Mena, said: 'Confidence in Dubai as a global business hub remains exceptionally strong. Indeed, this is reflected in record low vacancy rates for Grade A stock across the city, which stands in sharp contrast to many other global gateway cities. The technology and trading systems sector has emerged as major driver of demand, while sustained activity from financial, real estate and business consulting firms underscores the city's appeal to a diverse range of global occupiers. Developers are moving quickly to capitalise on current demand, with a further 25.2 million square feet expected by 2030, when we forecast the total office stock in the city to approach 148 million square feet. The confidence in the office sector is further evidenced by the boom in high-value transactions, with the number of office sales over Dh10 million setting a record of 83 sales in H1 2025.' In another indicator of rising demand, DIFC reported its busiest H1 period on record for new company registrations since it opened in September 2004. A total of 1,081 new registrations between January and June has increased the total number of companies active in the centre to 7,700. Notably, there has been an increase in insurance firms setting up offices in DIFC and it is now home to 135 insurance-related businesses. The number of banking and capital markets businesses operating in DIFC rose to 289 at the end of H1 2025, while the number of wealth and asset management firms climbed to 440 over the same period, representing year-on-year increases of 17 per cent and 18.9 per cent, respectively. Adam Wynne, Partner – Head of Commercial Agency, UAE, said: 'Market dynamics are driving a clear trend towards consolidation and rightsizing. With existing grade-A space effectively full, large corporations are leveraging the new development pipeline to consolidate their regional operations into more efficient and higher-quality headquarters. Strong demand from single occupiers for entire floors or buildings within the upcoming supply in hubs like DIFC and Business Bay points to this strategic move, as global HQs seek modern buildings that align with corporate mandates.' Dubai office supply to double Office supply in Dubai is set to grow by 15.8 million square feet, with Knight Frank forecasting the total gross leasable area in the emirate will reach 137.8 million sqft by 2030. This development pipeline is heavily concentrated in DIFC, which is forecast to add more than 7 million sqft of build-to-rent office space between 2025 and 2030. Business Bay is also a key growth area, with build-to-sell schemes forming a core part of its future supply, highlighting strong investor confidence in this submarket. Wynne said: 'In response to near-total occupancy in prime buildings, a significant wave of new supply is on the horizon. We are tracking more than 8 million sqft of new office space due to be delivered by 2028, with much of this space being sold off-plan before completion, a notable change from historic trends.' Abu Dhabi's rising requirements Knight Frank's Abu Dhabi Office Market Review for H1 2025 recorded more than 5 million sqft of office requirements in the first half of the year, representing a 110 per cent increase on H1 2024. As in Dubai, the business services sector is the largest demand driver, accounting for 32 per cent of the total, followed by government entities at 9 per cent. Durrani said: 'New rental contracts in Abu Dhabi have been a primary driver of market activity this year, with transaction volumes experiencing a significant peak in January, signalling fresh demand and business expansion in the UAE capital. Mirroring Dubai, with occupancy levels at record highs across grade-A stock, limited availability is driving up rents for best-in-class space'. Musaffah recorded the most significant quarter-on-quarter rental growth in Q2 2025 (73 per cent), followed by Al Bateen (68 per cent) and Al Hisn (19 per cent). This was balanced by more established districts such as Al Danah (-2 per cent) and Al Nahyan (-7 per cent) experiencing minor rental corrections in Q2, driven in part by a higher concentration of older secondary stock. James Hodgetts, Partner – Occupier Strategy & Solutions, MEA, said: 'There is good news on the horizon, with a strong pipeline of high-quality developments poised to be welcome additions to the Abu Dhabi office market. This new supply is likely to help ease current constraints, offering occupiers greater choice and setting new benchmarks for quality, sustainability and design.' Imminent completions include Aldar's HB Tower in Yas Island (238,647 square feet) and the Saas Business Tower on Al Reem Island (129,210 square feet). Both developments offer the flagship, grade-A space that will appeal to international and domestic corporate occupiers. Shehzad Jamal, Partner – Strategy and Consultancy, MENA, said: 'Demand is expected to remain robust and will likely continue to outpace the delivery of new premium supply for the remainder of the year, fuelling further rental growth in the prime segment across Dubai and Abu Dhabi. Pre-leasing activity for the landmark projects scheduled for 2026-2028 will be a key indicator of market sentiment. We expect the performance gap between grade-A, well-located assets and older, secondary stock to widen further as the flight-to-quality trend intensifies in the short-term.'

Dubai's residential property market reached an average price per square foot of Dh1,893 in July, a 3.3 per cent rise from June, recent data showed. Real estate consultancy Betterhomes reported higher transaction volumes and sustained demand across both sales and leasing, drawing on market data from Property Monitor alongside its own client insights. The company recorded strong activity in off-plan and secondary sales as well as robust tenant demand in key communities. Sales market The total number of sales transactions surged 18,816, up 20.5 per cent month-on-month, with a total value of Dh51.3 billion (+10.6 per cent). Off-plan sales continued to dominate at 65 per cent of transactions, up from 62 per cent in June. The top-performing villa communities by transaction volume were The Wilds, Grand Polo Club & Resort, and The Oasis, while Jumeirah Village Circle, Business Bay, and Damac Riverside led the apartment segment. Average sale prices across Dubai stood at Dh1.99 million for apartments, Dh3.25 million for townhouses, and Dh9.7 million for villas. 'The continued strength of Dubai's off-plan sector shows enduring confidence in the city's long-term growth,' said Chirine El Sebai, Off-Plan Sales Manager at Betterhomes. 'We're seeing demand from both seasoned investors and first-time buyers eager to secure properties before completion,' she added. Betterhomes reported a 4 per cent month-on-month increase in buyer leads in July, with transactions split almost evenly between cash (48 per cent) and mortgage-backed (52 per cent) purchases. Investors remained dominant, accounting for 62 per cent of deals compared to 38 per cent from end-users. Average sale prices came in higher for apartments (Dh2.33 million) but lower for villas (Dh6.1 million) compared to the DLD averages, reflecting differences in portfolio composition and buyer preferences. According to Betterhomes data, top performing villa communities were Damac Hills 2, Dubai Land and Dubai Investments Park. For apartments, the top performing communities were Dubai Marina, Motor City and Dubai Land. Leasing market Leasing activity also strengthened in July, with the Dubai residential market recording 39,251 rental transactions, a 3.4 per cent month-on-month rise. New contracts made up 40 per cent of these deals, up from 37 per cent in June, indicating an influx of fresh tenants into the market. Al Khail Heights registered the highest apartment rental growth at 1.5 per cent month-on-month, reaching an average of Dh67,500 annually, while Jumeirah led villa rental growth with a 4.2 per cent increase to Dh498,000 per year. Across Dubai, the average rental price stood at Dh72,000 for apartments, Dh172,000 for townhouses, and Dh255,000 for villas. The most active villa leasing communities were Mirdif, Damac Hills 2, and Jumeirah, while Jumeirah Village Circle, Dubai Silicon Oasis, and Business Bay topped the apartment segment. Betterhomes recorded a 10 per cent month-on-month increase in tenant leads in July, reflecting continued demand across its rental portfolio. Average leasing prices within the company's transactions stood at Dh141,000 for apartments, Dh190,000 for townhouses, and Dh368,000 for villas. According to Betterhomes data, the most active villa communities were Arabian Ranches 3, Dubai Hills Estate and Arabian Ranches 2. Among apartments, Dubai Marina, Downtown Dubai, and Business Bay were the most active villa communities. Market outlook The combination of rising transaction volumes, strong off-plan demand, and resilient leasing activity reaffirms Dubai's position as a leading global property market. Investor sentiment remains confident, while tenant demand continues to show robust growth. With both prices and activity trending upward, Betterhomes anticipates that momentum will carry into the coming months.

An exciting slate of investment and commercial opportunities have been announced at the Hatta Sustainable Waterfalls project, bringing with them job opportunities and sustainable economic and social development. This has been done under the directives of Sheikh Mohammed bin Rashid Al Maktoum, Vice President and Prime Minister of the UAE, and Ruler of Dubai. It was announced that all retail spaces at the Hatta Sustainable Waterfalls will be allocated to Emiratis residing in Hatta, free of charge, for a one-year period. This is in order to boost small businesses in their infancy and support families in the region. The initiative supports the Dubai 2040 Urban Master Plan, the Hatta Development Master Plan, and the objectives of the Supreme Committee for the Development of Hatta by creating investment opportunities for citizens. It also supports both the Dubai Social Agenda 33 and the Dubai Economic Agenda D33, which aim to position Dubai among the world's top three cities for tourism, while fostering inclusive economic development and environmental sustainability. The Hatta Sustainable Waterfalls is a major tourist attraction within the Hatta Dam area. It features cascading water from the upper dam of the Hatta Hydroelectric Plant flowing over a mosaic mural — the largest of its kind in the world — depicting the late Sheikh Zayed bin Sultan Al Nahyan and the late Sheikh Rashid bin Saeed Al Maktoum. The mural spans 2,199 sqm and comprises over 1.2 million pieces of natural marble.
