Fannie Mae, Freddie Mac ordered to consider crypto as an asset when buying mortgages
The head of the U.S. federal government agency that oversees Fannie Mae and Freddie Mac wants the mortgage giants to consider accepting a homebuyer's cryptocurrency holdings in their criteria for buying mortgages from banks.
William Pulte, director of the Federal Housing Finance Agency, which oversees Fannie and Freddie, ordered the agencies Wednesday to prepare a proposal for consideration of crypto as an asset for reserves when they assess risks in single-family home loans.
Pulte also instructed the agencies that their mortgage risk assessments should not require cryptocurrency assets to be converted to U.S. dollars. And only crypto assets that 'can be evidenced and stored on a U.S.-regulated centralized exchange subject to all applicable laws' are to be considered by the agencies in their proposal, Pulte wrote in a written order, effective immediately.
Pulte was sworn in as the head of FHFA in March. Public records show that as of January 2025, Pulte's spouse owned between US$500,000 and US$1 million of bitcoin and a similar amount of Solana's SOL token.
Banks seeking to make mortgages that qualify for purchase by Fannie and Freddie have not typically considered a borrower's crypto holdings until they were sold, or converted, to dollars.
The policy is meant to encourage banks to expand how they gauge borrowers' creditworthiness, in hopes that more aspiring homebuyers can qualify for a home loan. It also recognizes that cryptocurrencies have grown in popularity as an alternative to traditional investments, such as bonds and stocks.
The agencies have to come up with their proposals 'as soon as reasonably practical,' according to the order.
Fannie and Freddie, which have been under government control since the Great Recession, buy mortgages that meet their risk criteria from banks, which helps provide liquidity for the housing market. The two firms guarantee roughly half of the US$12 trillion U.S. home loan market and are a bedrock of the U.S. economy.

U.S., Iran to talk next week and 'may sign an agreement,' Trump says
President Donald Trump said the U.S. would hold a meeting with Iran next week but cast doubt on the need for a diplomatic agreement on the country's nuclear program, citing the damage that American bombing had done to key sites. Article content 'We're going to talk to them next week,' Trump said Wednesday at a press conference during the NATO summit at The Hague, without giving more details. 'We may sign an agreement. I don't know, to me, I don't think it's that necessary.' Article content Article content Article content He reiterated that the U.S. strikes on the Natanz, Isfahan and Fordow facilities had 'obliterated' them, again disputing an American intelligence assessment that said Tehran's nuclear program had only been set back by a matter of months. Article content Article content The comments came on day two of a ceasefire between Israel and Iran, ending 12 days of conflict that threatened to escalate into a wider regional war and upend energy markets. As the missiles fell silent and oil prices plunged — wiping out most of their increase during the hostilities — focus has switched to a possible next stage of nuclear diplomacy. Article content Trump said the conflict was effectively 'over' after the U.S. bombing mission — though he also warned: 'Can it start again? I guess someday it can. It could maybe start soon.' Iran has been sending signals that it's ready to resume talks, which were underway with the U.S. before Israel attacked. 'The logic of war has failed — return to the logic of diplomacy,' Iran's mission to the United Nations said Wednesday. The mission didn't immediately respond to requests for comment on Trump's hint at new talks. Article content Article content Before Israel's June 13 attack on Iran, Trump envoy Steve Witkoff had taken the lead in five rounds of talks with the Islamic Republic, seeking a deal to replace the 2015 nuclear agreement that Trump abandoned during his first term. Article content Article content 'We're hopeful for a comprehensive peace agreement,' Witkoff said Wednesday on CNBC when asked what the next steps are for diplomacy with Iran. 'We were hopeful when we first started negotiations. It didn't quite work out that way, but today, we are hopeful. The signs are there.' Article content Witkoff said the U.S. has been 'having conversations with the Iranians' and that 'multiple interlocutors are reaching out to us,' adding that his 'strong sense' is that 'they're ready.' Article content 'For Iran, a diplomatic track makes as much sense today as it did before the attack,' said Ray Takeyh, a senior fellow at the New York-based Council on Foreign Relations. 'It seems that the Iranian program was not fully disabled. This may tempt Israel or the U.S. to conduct additional strikes. A diplomatic process will obviate that possibility.'

Meta Platforms' Reality Labs Division Recently Hit a Milestone, and It's Not a Good One
Meta Platforms (NASDAQ: META) has diversified its business over the years. No longer is it just a social media company; it's expanded into artificial intelligence (AI) and of course, the metaverse, and it even changed its name to highlight its focus on that latter opportunity. While Meta Platforms has piled a lot of resources into the metaverse and its Reality Labs division, the payoff simply hasn't been there, and it's questionable whether it ever will be. Recently, the Reality Labs division hit a milestone, which is more indicative of what kind of money pit it has become rather than terrific growth opportunity. Reality Labs has incurred more than $60 billion in operating losses If you've been following Meta's performance in recent years, you've likely seen the continual losses from the Reality Labs business, normally totaling multiple billions of dollars per quarter. But with strong revenue growth from advertising and its social media platforms continuing, investors have largely ignored that unattractive part of its financials. In its most recent quarter, however, the operating losses from Reality Labs reached a cumulative total of more than $60 billion. It's a staggering amount that the company has incurred on the business since first reporting on the new segment back in 2021. Year Operating Loss for Reality Labs 2025 (Q1 only) $4.2 billion 2024 $17.7 billion 2023 $16.1 billion 2022 $13.7 billion 2021 $10.2 billion Source: Company filings. Table by author. That adds up to $62 billion. And what's noteworthy is that the losses have been increasing over the years. Meta's strong numbers have been masking the problem, for now Through the first three months of 2025, Meta grew its profits by 35% to $16.6 billion. Its Family of Apps segment, which includes its core social media assets such as WhatsApp and Facebook, generated an operating profit of nearly $21.8 billion, which easily covered the losses from Reality Labs. While that has masked the issue thus far, there are a couple of reasons why this is worrisome. The first and most obvious one is that eventually this advertising-fueled revenue growth will slow down. If economic conditions slow down, companies are likely to cut back on ad spend. As the growth rate slows and Meta's earnings don't look as impressive anymore, it'll only be a matter of time before more attention is paid to that troubling Reality Labs business. Investors may become more demanding of a payoff from that investment sooner rather than later, and that could lead to a sharp decline in the share price. The second reason is that it highlights a deeper issue: poor asset allocation. Meta has been chasing the latest trends for years. It used to talk up the metaverse back when it was in the spotlight; it launched Threads to compete with Twitter (now X); and now its focus is on AI, recently announcing that it would roll out a stand-alone Meta AI app to compete against ChatGPT. The company has also invested $14.3 billion into Scale AI and has been looking at other AI companies to invest in as well. At a time when there are concerns about overspending on AI and with so many competitors out there, Meta looks like it may yet again become too aggressive in pursuing a hot tech trend. Investors should tread carefully with Meta Shares of Meta Platforms are up 19% this year (returns as of June 23) as investors continue to be bullish on its business. And at 27 times its trailing earnings, the stock may still appear to be modestly priced. But with the company investing heavily into the metaverse and now AI as well, tougher times may be ahead for the business, especially if the economy slows down. If its earnings start to fall, this could quickly become a much more expensive stock. My biggest concern is with its aggressive spending, as that could backfire in the future. Right now, the market is at around all-time highs, and investor sentiment remains positive. But it may only be a matter of time before that changes due to tariffs and global trade issues. Meta's business is highly dependent on a strong ad market, and if that buckles, the social media stock could be due for a steep correction. Plus, there's still the antitrust case involving Instagram and WhatsApp looming over Meta, which could drastically change its business and its growth potential if a breakup ends up happening. As well as the business has been doing in recent quarters, I'd stay on the sidelines and hold off on buying Meta's stock right now. Should you invest $1,000 in Meta Platforms right now? FedEx Vs UPS: Which Delivery Services Stock is the Better Buy the Dip Target?
Despite reporting favorable results for its fiscal fourth quarter after-market hours on Wednesday, FedEx FDX stock fell 3% in today's trading session. The slide carried over to its primary competitor, with UPS UPS shares dipping 1%. This comes as FedEx declined to give guidance for its upcoming fiscal year, citing volatile global demand and uncertainty around U.S.-China trade policies. Notably, UPS will be reporting its Q2 results later next month on July 22, and has been affected by similar tariff headwinds, which have disrupted cross-border shipping. FedEx's Q4 Results Able to exceed quarterly expectations, FedEx's Q4 earnings increased 12% to $6.07 per share and topped EPS estimates of $5.93. This came on Q4 sales of $22.22 billion, which topped estimates of $21.73 billion and was slightly up from $22.1 billion in the comparative quarter. Still, FedEx has missed the Zack EPS Consensus in two of its last four quarterly reports, with an average EPS surprise of -5.53%. UPS Q2 Expectations Based on Zacks' estimates, UPS's Q2 sales are expected to dip 4% to $20.84 billion versus $21.82 billion a year ago. Zacks' projections call for UPS's Q2 EPS to fall 12% to $1.57 from $1.79 a share in the prior year quarter. Notably, UPS most recently topped the Zacks EPS Consensus by 3% in April, with Q1 earnings at $1.49 a share compared to expectations of $1.44. UPS has exceeded earnings expectations in three of its last four quarterly reports with an average EPS surprise of 2.42%. Performance & Valuation Comparison Drawing attention as buy-the-dip targets, FedEx and UPS stock are now down 20% this year. Eyeing a longer view, when including dividends, FDX has a total return of +86% over the last five years to noticeably outperform UPS at +11%, although both have trailed the S&P 500's +120%. Optimistically, despite underperforming the broader market, FDX and UPS offer nice discounts in terms of P/E valuation at 11.7X and 14.2X forward earnings, respectively. (S&P 500 is at 23.5X) FDX & UPS Dividend Comparison While FedEx's total return has trumped UPS, UPS currently has a superior annual dividend yield of 6.52% which towers over FedEx's 2.41% and the S&P 500's average of 1.22%. Bottom Line As potential buy-the-dip targets, FedEx and UPS stock are very appealing in terms of value. That said, both land a Zacks Rank #3 (Hold) at the moment, as better buying opportunities may still be ahead considering the tariff headwinds they are facing. Betting on their long-term stock performance, FedEx may be the better pick, but UPS's enticing dividend is hard to ignore. Only $1 to See All Zacks' Buys and Sells We're not kidding.
