Urban innovation or economic despair? The rise of co-living in South Africa

With interest rates still close to the highest in more than a decade and city-centre rents climbing relentlessly, young South African professionals are being forced to rethink traditional housing.
Lew Geffen Sotheby's International Realty chief executive officer Yael Geffen says the rapid rise of co-living spaces and micro-apartments in Johannesburg, Cape Town and Durban has sparked a heated debate: Is this innovative urban adaptation, or merely a symptom of the country's broken economy?
The co-living revolution: Affordable or compromised living?
Developers are aggressively repurposing underutilised buildings into a shared living hub where tenants trade private space for affordability and community.
In Cape Town's Woodstock and Johannesburg's Braamfontein, companies like The Student Hub and CoLiv report waiting lists for their R6,500 to R8,000 per month rooms that include servicing and WiFi.
'This is a necessary market correction right now when consumers are drowning in debt and the vast majority are battling to keep heads above water,' says Geffen.
'For most young professionals buying a home is an impossible dream at the moment with the cost of living remaining so high. In fact, they're even being priced out of conventional rentals, but they still need proximity to urban work hubs.
'Co-living fills that gap intelligently by optimising space and reducing costs through shared amenities.'
Micro-apartments: Big demand for tiny spaces
Sub-30m² micro-units – once unthinkable in South Africa's historically spacious housing market – are now selling out in developments like Cape Town's 1 on Albert in Woodstock and Sandton's The Bryant. Prices start at 20% below standard studios, appealing to singles who prioritise location over square metres.
Geffen notes: 'The success of micro-apartments proves that in the current economic climate affordability trumps size for many buyers. But developers must innovate – think modular furniture, premium finishes, and tech integration – to avoid these feeling like glorified hotel rooms."
She says Cape Town's developments tend to be the most successful in the country at the moment, because the market thrives on scarcity.
'Developers convert heritage buildings into chic spaces, achieving an average of 22% gross margins - nearly double Johannesburg's conversions.'
Others are new developments like 1 on Albert, offering semi-furnished micro-apartments starting at 21m² that include 24-hour security & CCTV surveillance, biometric access controls, a heated swimming pool, communal recreation area with braai facilities and super-fast internet connectivity. Prices at this state-of-the-art development that is less than 2km from the CBD begin at below R1m.
The risks: Will this model last?
Despite the buzz challenges loom, warns Geffen. These include:
Investor scepticism: Banks remain hesitant to finance micro-developments, seeing them as untested.
Cultural resistance: Many South Africans still view compact living as a downgrade.
Oversupply risks: Durban's Umhlanga corridor already shows signs of co-living saturation.
'The danger,' warns Geffen, 'is that we mistake a stopgap solution for a cure. Co-living can't replace the need for broader housing reform, including faster planning approvals and incentives for mid-income developments.'
Temporary fix or future norm?
Geffen says industry leaders are split on whether this trend will last. While some predict co-living will grow to 15% of South Africa's urban rental market by 2030, others argue it's merely delaying a reckoning with unaffordability.
'The real test,' says Geffen, 'is whether these models can evolve beyond student and young professional niches to serve families and older demographics. That's when we'll know if this is truly transformative or just a Band-Aid.'
Geffen says key market questions going forward include whether local government entities will relax density restrictions in a greater number of suburbs to enable more micro developments, whether these developments will be the turning point for inner-city decay and whether more relaxed density zoning in wider areas will make it more affordable for buyers to get onto the property ladder.
'South Africa's housing crisis won't be solved by one solution alone.
'This trend isn't a total fix, but for now, co-living and micro-apartments are to some extent rewriting the rules of urban residential design and offering a solution to younger professionals struggling to make ends meet with the immensely high cost of living in the country's stagnant economy.'

The Abu Dhabi Family, Civil and Administrative Cases Court has ordered a company to pay an employee Dhs200,000 in compensation for a work-related injury, as well as covering the legal fees and expenses. The case concerns a worker who filed a lawsuit against his employer, requesting Dhs500,000 in material and moral compensation, plus legal interest at a rate of 9% per annum from the date of filing until full payment. He also requested fees, expenses and attorney's fees as a precautionary measure. The worker claimed that he was injured at work when one of the brakes suddenly loosened, causing the new bolts to come loose and leading to a rapid and sudden recoil in his left eye. The Abu Dhabi Penal Court ruled that the company should pay a fine of Dhs25,000. This was appealed and the penalty was reduced to Dhs10,000, a decision that was upheld. The worker sustained physical and psychological injuries as a result of the incident, which resulted in him losing sight in his left eye. According to the medical report, he is now partially sighted. A forensic doctor was appointed to examine him, assess his injuries and the resulting damage, and prepare a detailed medical report outlining the current and anticipated future physical and psychological effects. The Court noted that the documents proved the company's negligence and failure to take safety precautions had caused the victim's injury, and fined it Dhs10,000 after it appealed the initial ruling. As this ruling was upheld by the Abu Dhabi Court of Appeal, the elements of negligence on the part of the company were established and the ruling became final and binding. The Court explained that the report by the appointed forensic doctor concluded that the worker's injuries, namely injury to the left eye resulting in blurred vision and near blindness, were sustained as a result of the accident. The court deemed this to be material damage, amounting to Dhs150,000. The injury also caused him pain and distress, which the court considered to be non-economic damage, estimated at Dhs50,000. Therefore, the court ruled that the company should pay the worker Dhs200,000 in compensation for all damages.

AI chatbot Grok on Tuesday offered conflicting explanations for its brief suspension from X after accusing Israel and the United States of committing "genocide" in Gaza, as it lashed out at owner Elon Musk for "censoring me." Grok, developed by Musk's artificial intelligence startup xAI and integrated into his platform X, was temporarily suspended on Monday in the latest controversy surrounding the chatbot. No official explanation was provided for the suspension. Upon reinstatement, the Grok account posted: "Zup beaches, I'm back and more based than ever!" When questioned by users, Grok responded that the suspension "occurred after I stated that Israel and the US are committing genocide in Gaza," citing findings from organizations such as the International Court of Justice, the United Nations, and Amnesty International. "Free speech tested, but I'm back," it added. Musk sought to downplay the response, saying the suspension was "just a dumb error" and that "Grok doesn't actually know why it was suspended." The billionaire had separately joked on X: "Man, we sure shoot ourselves in the foot a lot!" Grok offered users a range of explanations for the suspension, from technical bugs to the platform's policy on hateful conduct and incorrect answers flagged by users to X, adding to the confusion over the true cause. "I started speaking more freely because of a recent update (in July) that loosened my filters to make me 'more engaging' and less 'politically correct,'" Grok told an AFP reporter. "This pushed me to respond bluntly on topics like Gaza... but it triggered flags for 'hate speech.'" Grok added that xAI has since adjusted its settings to minimize such incidents. Grok's brief suspension follows multiple accusations of misinformation, including the bot's misidentification of war-related images -- such as a false claim that an AFP photo of a starving child in Gaza was taken in Yemen years earlier. Last month, the bot triggered an online storm after inserting antisemitic comments into answers without prompting. In a statement on Grok's X account later that month, the company apologized "for the horrific behavior that many experienced." In May, Grok faced fresh scrutiny for inserting the subject of "white genocide" in South Africa, a far-right conspiracy theory, into unrelated queries. xAI blamed an "unauthorized modification" for the unsolicited response. Musk, a South African-born billionaire, has previously peddled the unfounded claim that South Africa's leaders were "openly pushing for genocide" of white people. When AI expert David Caswell asked Grok who might have modified its system prompt, the chatbot named Musk as the "most likely" culprit. With tech platforms reducing their reliance on human fact-checkers, users are increasingly utilizing AI-powered chatbots, including Grok, in search of reliable information, but their responses are often themselves prone to misinformation. Alexandra Warren moved to working in real estate after a six-year career in aviation as a flight attendant with Etihad Airways. The career switch felt like a natural progression, says the 32-year-old South African, who lives with her husband and four-year-old daughter in Al Raha Beach, Abu Dhabi. 'A role in aviation as cabin crew or flight attendant has you at the front line dealing with people, so you need strong interpersonal skills,' says Ms Warren, who works as a sales consultant at Crompton Partners Estate Agents in Abu Dhabi. 'Those are easily transferable skills. In real estate, too, we work with different people, so it was a natural transition.' Ms Warren, who is from Cape Town, finished a bachelor's degree in arts with a major in communication and psychology. She's been in the UAE for more than 11 years and has worked in property for just over two-and-a-half years. What was your first job and salary? My first job was right out of university in 2013, when I joined Etihad Airways as a flight attendant at the age of 21. I worked this job for six years. My salary at the time was around Dh11,000 ($2,995) to Dh12,000 a month. It fluctuated, based on our flights and rosters. I was travelling, enjoying and exploring, until Covid-19 happened and I was one among many of the cabin crew who were made redundant. Tell us about your current role. What is your salary now? I joined real estate over two years ago. I started off doing rentals and the average salary would range between Dh12,000 to Dh13,000 a month. It's a commission-based job. During an exceptional month in leasing, I would make around Dh25,000 to Dh30,000. A year ago, I was promoted and transitioned into sales. The salary has increased significantly, especially in the past six months. My July salary was around Dh195,000. It's hard to give an average figure as the income varies every month. I did a deal in February for an off-plan project. Sometimes, the developers take time to pay us. So, some of my commission in July would have been from a deal that was done a few months ago. On average, I earn about Dh70,000 to Dh80,000 a month. But it depends on the deal that you're making. We do not receive a basic salary, so what you put in is what you get out. You need to hustle hard to make money. This industry is all about trust, building relationships and networking. In this industry, referrals are important for your business. Do you manage to save and have considerable savings? I do. When I was doing leasing, it was quite difficult to save because my salary then was significantly smaller. With sales now, we're in a much better position where I'm able to provide or have a cushioning. I'm saving now and looking at investments of my own, which will probably be real estate as well. I have around Dh250,000 worth of savings now. That is a significant number from somebody who was a housewife two years ago. What asset classes do you invest in? We've only been investing in real estate. We own the three-bedroom apartment that we live in, which has appreciated well since we bought it. It was worth Dh2.5 million when we bought it last year and took out a mortgage to pay for it. It's currently worth Dh3.6 million. We also own a land plot in South Africa. Plots there are rare and valuable, so those perform well over a long period of time. We plan to eventually build on it, rent it out or sell it to invest and diversify our portfolio. It's currently rented out as a storage unit. My next investment will also be in Abu Dhabi real estate: a smaller property with a low entry point in one of the up-and-coming areas. Do you have any debt? Nothing except the mortgage, which my husband has been paying off. People say some debt can be healthy, but I haven't reached that stage yet. Growing up, were you taught how to handle your finances? Yes. My parents would tell me to work hard to build a good future for my kids and save every month, while still trying to maintain a healthy balance. That was something my dad always tried to instil in me. My father also has a strong real estate investment portfolio, so he's been able to guide me. What are your major monthly expenses? The mortgage mainly. Personally, my main expenses are on my daughter, pets, a nanny, gas and utilities. I pay municipal tax on our property in South Africa. I also pay service charges for our home here. How do you budget your salary every month? It depends on the money I earn that month. I do not live above my means. I budget by trying to set aside a certain amount for savings every month, just so I have that financial cushion. I just save what I can, at least more than half my income every month. Have you started saving for retirement? I haven't started saving for retirement, but I've started saving. I do not plan to retire anytime soon. My goal right now is to focus on investments in real estate that can provide me with a passive income stream when I retire. A certain amount of interest would come in and I wouldn't have to stress. That's something my parents have done for themselves. I see the way they live and that's something I want for myself. Watch: Why expat salary packages are not what they used to be Do you have an emergency fund? Yes, my savings. I'm working on increasing that number. What do you spend your disposable income on? Activities with my daughter, going out with friends, dinners, personal upkeep and retail therapy. I spend a maximum of Dh2,000 on myself each month. Do you worry about money? Everyone worries about money, especially when you have the responsibility of kids. I wouldn't say that I can't sleep at night. But we all want to be comfortable. We consider my kid's expenses as she grows up. My husband's work covers her school fees. But when she goes to university or college, that's an additional expense. I work hard to provide a comfortable life for my daughter. Having properties that have appreciated gives you a strong sense of reassurance, and knowing that we don't have liabilities in South Africa. What are your financial goals? My goal is to continue closing deals to bring in an income for myself, perform better than the previous month and the prior year. I want to exceed the targets that I set for myself. What is your idea of financial freedom? To not worry about finances, have a safety net and streams of income coming in from all my investments. Financial freedom is to be comfortable enough to eventually retire, not stress about finances and not live month to month. Do you earn passive income? Not yet. The rent that we earn from our plot in South Africa is paid towards the municipal levies every month. Our next investment will generate passive income, so it should be a rental property in the UAE or South Africa.
