'It's a double-edged sword,' observed Brian Moy, whose family has owned the China Pearl restaurant for four decades. 'It's great for the new generation to really be able to get a great product. It does limit the mom-and-pop shop, and it's hard to compete being next door to a well-oiled machine that is a corporate entity.'

It's a familiar pattern in and around
Boston from Harvard Square to Newbury Street, where the proliferation of national and international brands like H&M and Shake Shack
can give shopping districts a cookie-cutter feel.
The change may be less apparent in Chinatown, because the international brands, while well-known in parts of Asia, aren't exactly household names in the US. And they often find local partners and franchisees to operate their businesses.
But the money they can pay is substantial. And the influx has kept rents high in Chinatown and made it difficult to find space, say local business owners and real estate brokers.
Retail spaces in Chinatown are small, but lucrative. A 1,000-square-foot storefront can command over $100 per square foot, making Chinatown rents among the highest in Boston after the Seaport District and Newbury Street, according to
brokers.
Landlords in Chinatown often welcome chains because their deep pockets typically mean they can pay high rents and
'Chains' chances of survival are higher,' he said.
But that just puts more pressure on independent business owners like Gloria Chin, who runs

Chin said she's facing eviction from her storefronts
with landlord raising the rent to $25,000 a month, up from $14,000. She thinks her landlord can charge a lot more because chains have been circling Chinatown. A representative for her landlord said Chin's lease is up, which means the higher rent likely reflects the going rate.
Chin's parents started Bao Bao Bakery in 2004, and Gloria Chin took over the bakery and opened Double Chin in 2016, serving up modern Asian fusion cuisine like Peking duck fries.
As out-of-town bubble tea shops and others take over Chinatown, Chin — who went to Boston Latin School and Northeastern University — prides herself on building something unique in her hometown.
'It doesn't feel like they're creating any value or doing anything creative,' said Chin. 'They're just copying and pasting and then gentrifying our city and causing Boston to lose its flair.'

But to David Zhao, the cofounder of
Zhao, whose brands include Mikiya Wagyu, Chubby Skewers, and Matsunori Handroll Bar, said first-generation immigrant restaurant owners in the US relied on cheap prices to attract customers and made ends meet by operating in hole-in-the-wall spaces and skimping on service.
Zhao said he wants to change that reputation and in the process 'transform Asian towns all over America.'
'Finally, it's no longer that Asian food is the underdog in the US or internationally,' he said. 'Asian food can be phenomenal, just like French cuisine, just like Italian, and serve fantastic ingredients and [have] fantastic service.'

To community advocates, this represents a new form of gentrification — one that could accelerate as
Karen Chen, executive director of the Chinese Progressive Association, said the fear is that the new owners, having paid a premium for these properties, will need to charge higher rents to recoup their investment, pressuring small business owners even more.
'The city has a chance to take a strong stance, enough is enough,' said Chen. 'We need to protect Chinatown.'
But to Andy Kuang, cofounder of the Massachusetts Asian Restaurant Association, the chains reflect the diversity of Chinese cuisine in America today, moving beyond the Cantonese dishes of early Chinese immigrants.
It's the variety that can keep Boston's Chinatown vibrant, as more options for Asian food open up in surrounding communities like Malden and Quincy.
'It's a natural transition, said Kuang. 'Chinatown needs a little change."

Vietnam automaker Vinfast to build factory in India, eyeing growth in Asia

THOOTHUKUDI, India (AP) — Vietnam's Vinfast is due to break ground Monday on a $500 million electric vehicle plant in southern India's Tamil Nadu state, part of a planned $2 billion investment in India and a broader expansion across Asia. The factory in Thoothukudi will initially make 50,000 electric vehicles annually, with room to triple output to 150,000 cars. Given its proximity to a major port in one of India's most industrialized states, Vinfast hopes it will be a hub for future exports to the region. It says the factory will create more than 3,000 local jobs. The Vietnamese company says it scouted 15 locations across six Indian states before choosing Tamil Nadu. It's the center of India's auto industry, with strong manufacturing, skilled workers, good infrastructure, and a reliable supply chain, according to Tamil Nadu's Industries Minister T.R.B. Raaja. 'This investment will lead to an entirely new industrial cluster in south Tamil Nadu, and more clusters is what India needs to emerge as a global manufacturing hub,' he said. A strategic pivot to Asia Vinfast's foray into India reflects a broader shift in strategy. The company increasingly is focusing on Asian markets after struggling to gain traction in the U.S. and Europe. It broke ground last year on a $200 million EV assembly plant in Indonesia, where it plans to make 50,000 cars annually. It's also expanding in Thailand and the Philippines. Vinfast sold nearly 97,000 vehicles in 2024. That's triple what it sold the year before, but only about 10% of those sales were outside Vietnam. As it eyes markets in Asia, it hopes the factory in India will be a base for exports to South Asian countries like Nepal and Sri Lanka and also to countries in the Middle East and Africa. India is the world's third-largest car market by number of vehicles sold. It presents an enticing mix: A fast growing economy, rising adoption of EVs, supportive government policies and a rare market where players have yet to completely dominate EV sales. 'It is a market that no automaker in the world can ignore,' said Ishan Raghav, managing editor of the Indian car magazine autoX. . A growing EV market in India EV growth in India has been led by two and three-wheelers that accounted for 86% of the over six million EVs sold last year. Sales of four wheel passenger EVs made up only 2.5% of all car sales in India last year, but they have been surging, jumping to more than 110,000 in 2024 from just 1,841 in 2019. The government aims to have EVs account for a third of all passenger vehicle sales by 2030. 'The electric car story has started (in India) only three or four years ago,' said Charith Konda, an energy specialist who looks at India's transport and clean energy sectors for the think-tank Institute for Energy Economics and Financial Analysis or IEEFA. New cars that 'look great on the road,' with better batteries, quick charging and longer driving ranges are driving the sector's rapid growth, he said. The shift to EVs is mostly powered by Indian automakers, but Vinfast plans to break into the market later this year with its VF6 and VF7 SUV models, which are designed for India.. Can Vinfast Succeed Where Chinese EVs Faltered? Chinese EV brands that dominate in countries like Thailand and Brazil have found India more challenging. After border clashes with China in 2020, India blocked companies like BYD from building their own factories. Some then turned to partnerships. China's SAIC, owner of MG Motor, has joined with India's JSW Group. Their MG Windsor, a five-seater, sold 30,000 units in just nine months, nibbling Tata Motors' 70% EV market share down to about 50%. Tata was the first local automaker to court mass-market consumers with EVs. Its 2020 launch of the electric Nexon, a small SUV, became India's first major EV car success. Vinfast lacks the geopolitical baggage of its larger Chinese rivals and will also benefit from incentives like lower land prices and tax breaks for building locally in India. That's part of India's policy of discouraging imports with high import duties to help encourage local manufacturing and create more jobs. The push for onshore manufacturing is a concern also for Tesla, which launched its Model Y in India last month at a price of nearly $80,000, compared to about $44,990 in the U.S without a federal tax credit. 'India's stand is very clear. We do not want to import manufactured cars, even Teslas. Whether it's Tesla or Chinese cars, they are taxed heavily,' added Konda. An uphill battle in a tough market The road ahead remains daunting. India's EV market is crowded with well-entrenched players like Tata Motors and Mahindra, which dominate the more affordable segment, while Hyundai, MG Motors and luxury brands like Mercedes-Benz and Audi compete at high price points. Indians tend to purchase EVs as second cars used for driving within the city since the infrastructure for charging elsewhere can be undependable. Vinfast will need to win over India's cost-sensitive and conservative drivers with a reputation for quality batteries and services while keeping prices low, said Vivek Gulia, co-founder of JMK Research. 'Initially, people will be apprehensive,' he said. Vinfast says it plans to set up showrooms and service centers across India, working with local companies for charging and repairs, and cutting costs by recycling batteries and making key parts like powertrains and battery packs in the country. Scale will be key. VinFast has signed agreements to establish 32 dealerships across 27 Indian cities. Hyundai has 1,300 places for Indians to buy their cars. Building a brand in India takes time — Hyundai, for instance, pulled it off over decades, helped by an early endorsement from Bollywood superstar Shah Rukh Khan. Singapore's stock market is soaring. And the bull run is just getting started, experts say

Once seen as a small, "unexciting" market for income-seeking investors, Singapore equities have taken a sharp turn upwards, surging to record highs, with major banks and market watchers signaling that the rally is just getting started. Building on its strong gains from last year, the benchmark Straits Times Index has advanced nearly 10% so far in 2025 , outperforming the U.S. benchmark S & P 500 and several regional peers. Singapore's stock market is drawing interest from institutional and retail investors alike, helped by a potent combination of equity market reforms, rising dividends, foreign fund inflows and country's enduring appeal as a geopolitical safe haven, said market watchers. "We are in a bull market. And I'm going to tell you today that this is still a baby bull," said Thilan Wickramasinghe, head of research at Maybank. "There's still a lot more to run." The STI is currently up more than 23% since its April 9 low, data from LSEG showed. What's driving the market? According to Aberdeen's investment director of Asian equities Xin-Yao Ng, Singapore's stock surge is rooted in its "safe-haven status," buoyed by a strong currency, ample fiscal reserves, and a shareholder yield that's better than several developed markets. High dividends are a major draw, said Ng. According to CLSA research, Singapore's average dividend payout ratio of 60% is second only to Australia's at 74% in Asia-Pacific according to CLSA Research. The Southeast Asian nation's market appeal is also lifted by how the Singapore dollar has been strengthening against the greenback, appreciating about 6% year to date, with Jefferies reportedly forecasting that the currency could reach parity with the dollar in the next five years. For foreign investors, an appreciating local currency like the Singapore dollar can significantly boost returns. When overseas funds buy Singaporean assets, their gains are eventually converted back into U.S. dollars, and a stronger Singapore dollar increases the dollar value of their returns. Beyond yield, their is also macroeconomic stability, Ng added. Singapore's second-quarter GDP rose 4.3% year on year, up from 4.1% in the first quarter, signaling resilience in services and domestic demand. While telecommunications and the utilities sectors have led the early stages of this rally, Maybank's Wickramasinghe noted that institutional money was just beginning to rotate into other segments including real estate investment trust or REIT offerings and consumer stocks. Singapore Telecommunications — known as Singtel — a dominant telecoms player, is up more than 28% year to date. Utilities firms Sembcorp Industries and Union Gas Holding have gained 38% and 18%, respectively, so far this year. "For the institutions, it's been a very, very early stage of getting into this market," he said. "That's why I'm saying there is still a lot more for this market to run," Wickramasinghe said. He also flagged the impact of government firepower and infrastructure investment. "We haven't seen a construction boom like this in 10–15 years … that's going to help so many companies, not just the big caps, but the small- and the mid-caps as well." In real terms, 2025 construction demand — value of construction contracts to be awarded — is forecast between 35 billion and $39 billion Singapore dollars, 0.3% to 11.7% higher than pre-COVID levels in 2019, according to the Building and Construction Authority . A more recent driver is also the Monetary Authority of Singapore's equity market development program or EMDP, which aims to inject $5 billion Singapore dollars into local small- and mid-cap stocks to revitalize market liquidity. The first tranche of $1.1 billion Singapore dollars has already been allocated to three institutional fund managers, who are required to co-invest their own capital and adopt active trading strategies — a move designed to lift market liquidity and trading activity. Re-rating prospects JPMorgan now expects the STI to hit 4,500 under its base case — and 5,000 in a bullish scenario — upgrading its outlook on the back of falling interest rates, SGD strength, and capital inflows. Hitting 5,000 would mean a more than 20% jump from current levels. "Singapore equities still offer one of the best combinations of yield, currency strength, and potential inflows among ASEAN markets," the bank wrote, upgrading the real estate sector and tipping small- and mid-caps as likely beneficiaries in the second half of the year. Morgan Stanley shares the optimism, calling 2025 a turning point for the Singapore market. "Singapore embarked on an unprecedented campaign of equity market reforms … this could ignite significant interest and confidence in the Singapore stock market globally," the bank said. It forecasts a re-rating in valuations, with price-to-book ratios potentially rising from the current 1.7 to 2.3 by 2030 — comparable to Australian and Taiwanese markets. Higher P/B valuation multiples imply investors expect the market to generate stronger returns. The investment bank's bull case sees the MSCI Singapore index doubling within five years, fueled by IPO inflows, digital infrastructure expansion, and AI-led productivity gains. "Now is the time to build exposure to this dynamic and enterprising market," Morgan Stanley said. Liquidity trap warnings Not all investors are leaning into the rally. Citibank warned of a potential "liquidity trap" as money piles into small-cap stocks in anticipation of EMDP deployment. "Retail investors are selling large-cap index stocks and are skewed towards less liquid SMIDs [ small and mid-size companies] ," Citi said. Even though the MAS initiative may allow for further liquidity injections through 2025, the bank cautioned investors against chasing lower quality small- and mid-caps at the risk of "being left holding the proverbial bag if or when the liquidity party ends." Morgan Stanley also noted structural risks including tariff-induced slowdowns, U.S.-China rivalry, and the possibility of Singapore losing market share to rival hubs such as Hong Kong, Tokyo, or the United Arab Emirates, if reforms stall or new listings remain elusive.
