
Nationwide is changing first-time buyer mortgage rules and you'll be able to get a loan with just a 5% deposit
NATIONWIDE will make it easier for first-time buyers with 5% deposits to purchase a home from this week.
The high street lender is giving customers a chance to secure a mortgage which covers 95% of the purchase price when buying a new build home.

The offer will be available from tomorrow, Thursday June 26 and will also allow customers to borrow six times their annual income through its Helping Hand scheme.
Nationwide 's product helps aspiring home owners buy a property in expensive areas such as London without borrowing as much.
Many lenders ask for buyers to secure a minimum deposit of 10% or more when buying a new build property as the value of the property can fall in the first few years.
The bank is also increasing its loan to value (LTV) cap on new build flats.
A LTV is the maximum percentage of a property's value that a bank is willing to lend.
From tomorrow, Nationwide customers will be able to buy a new build flat with a 15% deposit as opposed to the previous figure of 20%.
Nicholas Mendes, mortgage technical manager at John Charcol said Nationwide's offer should "help more buyers who are currently priced out of the market".
But the expert warned that there are still some important things buyers need to consider before taking out a high loan-to-value mortgage.
He said: "Borrowing with just a five per cent deposit typically comes with higher interest rates than mortgages available to those with a larger deposit.
"This means repayments can be noticeably more expensive over time."
BLOWS TO FIRST-TIME BUYERS
He also said that customers should be wary about borrowing up to six times their income.
"While it can certainly help buyers afford the property they want, it does mean committing to a significant level of debt."
He added: "This can leave households more financially stretched, particularly if interest rates were to rise further or if their personal circumstances were to change."
TOUGH TIMES FOR FIRST TIME BUYERS
The shake-up comes amid a challenging period for first time buyers, with wage stagnation and rising property costs acting as a barrier to entry.
The end of stamp duty relief available to first time buyers in April and other government schemes such as Help to Buy have also bruised buyers.
The mortgage guarantee scheme, which helps people get on the ladder with a 5% mortgage is also due to end on June 30.
The scheme provides a guarantee that the Government will cover some of a lender's losses if a borrower can't afford to repay their mortgage and the home is repossessed.
It's been available for buyers since April 2021 but it's scheduled to end on June 30, and the Treasury wouldn't confirm if it plans a replacement scheme.
It comes as the FCA is looking at ways to loosen lending to help boost the property market.
Just this week, the watchdog said it would like to hear views on whether its rules "could better support more interest‑only mortgages'.
The body said: "Interest‑only mortgages could be suitable for consumers who may struggle to afford a repayment mortgage and can support sustainable home ownership.'
With this type of product, all you pay each month is the interest on the amount you borrowed.
The product was hugely popular before the 2008 financial crash, but has become a rare find since.

Universal theme park deal secured with UK pledge to spend £500m on transport
The deal to build Universal's new theme park in Bedford was secured with a package of support that included £500m of public investment in rail and road infrastructure, it has emerged. Comcast, the parent company of Universal, is in negotiations over the final scale of the overall government assistance, which could be expanded beyond infrastructure investment. Last year, Bedford borough council entered an agreement with Network Rail to construct a two-platform station at Wixams at a cost of £62.6m. However, local councillors said at the time that if the Universal theme park was approved it would need significantly more investment with a much bigger four-platform station. The government has said the theme park, which is due to open in 2031, will bring a £50bn boost to Britain's economy and create 20,000 jobs in construction, with a further 8,000 operational roles once it is up and running. About 8.5 million visitors are expected in its first year of operations, with Comcast estimating that the UK will take in an additional £14.1bn in tax over 20 years from the site. In April, the government overruled planning inspectors and approved an almost doubling of capacity at Luton airport, which is expected to be one of the main air hubs used by visitors to the park. Hertfordshire council sells building where Silo and Grantchester filmed
A former council headquarters where TV shows such as Silo and Grantchester were filmed has been put up for sale to "generate funding for front-line services".Although most of Hertfordshire County Council's staff now work in a different building in Stevenage, the authority had previously planned to keep some of its old Hertford campus for political now, the new Liberal Democrat-run administration said that since there was "limited interest" in using County Hall as an employment base, it would market it for residential and commercial hoped this would help it save about £9.7m in running costs, and increase the total value of the potential sale of the site. Earlier in the year, the authority, which was run by the Conservatives at the time, agreed a budget that included savings of £42m for 2025-26. But in May's local elections, the Liberal Democrats took control and formed a minority leader Steve Jarvis promised a 10-point plan to "support those who most need our help and generate funding for front-line services".At a meeting when the sale of the Hertford headquarters was approved, Jarvis said it was "difficult to justify keeping a building of this size and scale for a very limited number of democratic meetings".He added he was "conscious of the fact that every time we have a meeting [in Hertford], we ask staff to travel from Stevenage to a building that has no facilities".As a result, it was decided that a space would be created for council meetings at its Stevenage campus, at a cost of about £800,000, which would be "borrowed in advance". 'Seven upcoming shows' The old building at County Hall is Grade II listed and has regularly been used as a venue for shows and movies including Silo, The Undertow and Grantchester earned the authority £250,000 across 2023 and 2024, and the building is also due to feature in seven productions on platforms including Netflix and cabinet was told the costs of keeping it open were about £1m a year to cover security and utility deputy chief executive officer Scott Crudgington said that while the venue was a popular location for the film and TV sector, "we are not receiving large parts of these Hollywood blockbuster budgets", and the amount was "nowhere near" covering its running costs.
