Gold Coast home prices surge to new record high

The Gold Coast's sizzling housing market has defied gravity by smashing out a new home price record, despite affordability constraints slowing the pace of growth.
The latest PropTrack Home Price Index, released Friday, reveals the median home price (houses and units) rose to $1.08m in July — up 2.4 per cent compared to three months ago.
Over the past 12 months, the Gold Coast has recorded home price growth of nine per cent.
Across regional Queensland, home prices were up 0.6 per cent over the month, hitting a new peak, and they have grown nearly 10 per cent in the past financial year.
Townsville was the state's strongest performer over the past 12 months, with its median home price climbing 16.7 per cent to $551,000, followed by Mackay at $557,000 (up 14.5 per cent).
Home prices in regional Queensland have almost doubled over the past five years, rising a whopping 90 per cent.

REA Group senior economist Anne Flaherty said home prices continued to rise across Queensland last month, despite the Reserve Bank's surprise decision to keep interest rates on hold in July.
'While the number of homes for sale has slowed over winter, buyer demand remains strong, with auction clearance rates sitting at the highest level in more than two years,' Ms Flaherty said.
'Home prices are expected to break into new territory later this year, with further interest rate cuts expected to add momentum to price growth.'
The biggest recorded sale on the Gold Coast in July was that of a penthouse sold off-the-plan for a staggering $19.5 million.
A Gold Coast businessman bought the full-floor apartment on Level 36 of the 38-level Royale Gold Coast building, still under construction.
Developer David Devine said the latest penthouse sale, which follows a $19.1m sale in the same building in May, demonstrated strong demand for premium beachfront developments on the Gold Coast.
'The Royale site is one of the most valuable beachfront parcels in the country, and our vision from the beginning was to create something of six-star international standard,' Mr Devine said.
Another big sale on the Gold Coast in July was that of a waterfront home at 315 Monaco St, Broadbeach Waters, which was marketed by Michael Kollosche of Kollosche and sold for $10.6m under the hammer.
Other notable sales during the month were a five-bedroom home at 74 Admiralty Dr, Paradise Waters, which fetched $6.6m, and a six-bedroom home at 139 Allambi Ave, Broadbeach Waters, which changed hands for $6.75m.
A report by InfoTrack found the highest number of unit sales in Queensland over the past quarter were in Surfers Paradise, followed by Southport and Hope Island, while the biggest share of house sales were in Ormeau and Pimpama.
InfoTrack's head of property Australia, Lee Bailie, said the fringe Gold Coast suburbs of Ormeau and Pimpama continued to attract buyers.
'Situated in the northern Gold Coast region, Ormeau's strategic location between Brisbane and the Gold Coast makes it an attractive choice for families, professionals, and investors,' Mr Bailie said.

One of Australia's big four banks has quietly increased its home loan interest rates in a shock move, going against the grain just as another Big Four bank dropped theirs. ANZ's digital bank – ANZ Plus – which began offering home loans almost two years ago – emerged Thursday morning with a 0.16 percentage point rise in interest rates on comparison site Canstar's database. It showed the same hike for both residential and investments variable home loan interest rates on ANZ Plus, showing an increase from 5.59 per cent to 5.75 per cent per annum variable rate for new owner-occupier loans and up from 5.89pp to 6.05 per cent variable for investment properties. This as National Australia Bank was flagged to have put in a 0.25pp cut in tailored investment home loans fixed for one to two years, and a 0.1 per cent fall for those fixed for three and more years; as well as a residential fixed home loan rate cut of 0.1 points for interest only and 0.25pp for principal and interest. The surprise contrast has raised concern given ANZ Plus' shift into home loans in 2023 was touted by former ANZ CEO Shayne Elliot as the bank's future dominant distribution channel for home loans. No official statement on the move has been made by ANZ, but it did issue a media release over a series of changes to its home loan policies to make it easier for self-employed Aussies to qualify for home loans, including changes to the 3 per cent interest buffer used in calculations. The Reserve Bank is widely expected to cut the official cash rate at its Tuesday monetary policy meeting, and has already cut interest rates twice in 2025, dropping from 4.35pc to 3.85pc.

Hawthorn is 'all in' on West Coast's Harley Reid and Port Adelaide's Zak Butters this year, according to Nine's Tom Morris, as the club looks to make a big splash. Reid isn't out of contract until next year, but Morris has previously reported the former No. 1 pick will either sign an Eagles extension or seek a trade to a Victorian club — not go into 2026 on an expiring deal. 'Hawthorn is all in on both (Reid and Butters),' Morris said on Footy Classified. 'The answer back on Zak Butters so far is no. It's not stopping the Hawks having a crack. They're going to keep having a go. 'In the understanding that, if Wanganeen-Milera gets to Port, maybe there might be half a chance for Butters to go. 'That's one to keep an eye on this trade period.' Hawthorn coach Sam Mitchell spoke out about rumours surrounding the club's interest in Reid last month. 'I saw the word obsessed and I went in the next day and I said to a couple of list guys, 'Are we obsessed with Harley Reid?' and then I saw some of the numbers that were getting thrown up and I said 'What is happening here?' And they're like 'just don't even read the papers',' Mitchell said on SEN's Fireball. 'He's obviously a good player but he's contracted to West Coast and he's having a pretty good year. A bit like 'Daysy' getting sat on in his first game back, it's a bit like, 'oh', I mean this 20-year-old is getting sat on most weeks now. He's a good player.' With the largest deal ever seen in AFL history reportedly on the table, Mitchell said the financial side of it would be difficult for the club. 'With our midfield as an example, being pretty workman-like and making sure that we're consistent across the board. If you're putting $2 million into one player, that makes it a little bit more difficult of course,' he said.
