Indias retail focus returns to malls as high street leasing falls 26% in Q2 2025

New Delhi [India], July 27 (ANI): India's retail sector has shifted its focus to malls again as leasing of high streets witnessed a 26 per cent quarter-on-quarter decline in the second quarter of 2025.
According to the latest report by Cushman & Wakefield Malls accounted for 45 per cent of leasing volume in Q2 (1.01 MSF) - a 42 per cent q-o-q rise, and the highest mall share in the past five quarters, signaling growing interest in experience-driven, structured retail formats.
However, even after witnessing a dip in the leasing activities, high streets continued to dominate with 55 per cent (1.23 MSF) of the market, underscoring the persistent undersupply of quality mall stock across cities.
According to the 'Q2-2025 Retail Market Beat Report', no new mall supply was added in Q2, and Grade A mall completions for H1 2025 stood at 1.3 million square feet. As a result, mall vacancy levels dropped by around 77 basis points to 8.16 per cent in Q2 2025, with premium Grade-A or superior malls witnessing even tighter vacancies at just 4.28 per cent.
This highlights the growing demand for premium retail assets and further strengthens landlord leverage in prime locations.
Meanwhile, average mainstreet rents remained stable on a q-o-q basis, while recording a healthy 6 per cent y-o-y rise.
Suvishesh Valsan, Head, Research India at Cushman & Wakefield said, "High streets remained the dominant driver of activity, while vacancy levels in Grade-A malls have tightened further - reflecting a clear and growing preference for high-quality and experience-led retail spaces. Looking ahead, we remain optimistic. Nearly 4 MSF of new Grade A supply is expected in the second half of the year, particularly across key metros such as Mumbai, Delhi-NCR, and Hyderabad"
He stated that the growing interest from international brands and the sharp uptick in leasing across categories like wellness and grocery -- both of which signal a broader shift in India's consumption landscape.
As per the report, the domestic retailers continued to maintain a dominant position in leasing volume with 86 per cent share (1.93 MSF).
The quarter also witnessed a notable uptake in international retailer participation, whose share rose to 14 per cent with 0.31 MSF of leasing activity, up from 8.5 per cent in the previous quarter.
This growth was largely driven by malls, which remain the preferred format for global brands seeking structured environments, brand visibility, and curated customer experiences.

ANI Artificial Intelligence (AI) and machine learning (ML) roles saw strong growth in June, rising 42% year-on-year (YoY), according to the latest Naukri JobSpeak Index. These roles had seen 25% growth in report also showed a 9% increase in hiring within global capability centres (GCCs), The white-collar job market grew 11% YoY in June. Among the major sectors, insurance led the way with a 32% rise in hiring, followed by hospitality with a 21% increase. Senior IT professionals with over 16 years of experience were in high demand, with hiring for this group up by 16%. Fresher hiring also picked up, showing an 11% YoY increase in June. Coimbatore emerged as the fresher hiring hub for the month, registering a 24% surge in recruitment. Fresher hiring saw the biggest increases in sectors such as hospitality (40%), oil & gas (29%), real estate (25%), and healthcare. Strong growth was also reported in entry-level roles within architecture and interior design (74%), advertising and PR (44%), consumer durables (42%), and media and entertainment (40%).Startup hiring remained high in key metro cities, including Pune (22%), Bengaluru (32%), and Chennai (21%). ANI Representational image New Delhi, In a bid to encourage competition, the government has proposed to remove entry barriers for companies keen to foray in the sector of television viewership measurement ecosystem. The Ministry of Information and Broadcasting has proposed amendments to the Policy Guidelines for Television Rating Agencies-2014 to ensure that the TRP system reflects the diverse and evolving media consumption habits of viewers across the country. The proposed changes include the deletion of key clauses - 1.5 and 1.7 - that earlier restricted cross-holdings between rating agencies and broadcasters, advertisers, or advertising agencies. The Ministry has invited feedback on the draft amendments by August 1 from viewers, broadcasters, advertisers or concerned citizens. The Broadcast Audience Research Council (BARC) is the only agency providing TV ratings, but it does not track connected TV device viewership, despite it being a major trend. Currently, India has approximately 230 million television households. However, only about 58,000 people meters are used at present to capture viewership data, representing just 0.025 per cent of the total TV homes."This relatively limited sample size may not adequately represent the diverse viewing preferences across regions and demographics," an official statement said the existing audience measurement technology does not sufficiently capture viewership on emerging platforms such as smart TVs, streaming devices, and mobile applications, which are witnessing growing adoption among proposed amendments to Clause 1.4 of the Guidelines seek to introduce an easier-to-comply provision to explicitly prevent rating agencies from engaging in consultancy or advisory services that may result in a conflict of interest with their primary proposed amendments aim to allow multiple agencies to foster healthy competition, bring in new technologies, and provide more reliable and representative data especially for connected TV platforms, an official statement said."As viewing habits evolve, so must the way we measure them. The amendments will also enable more investments from broadcasters, advertisers, and other stakeholders to improve rating technology and infrastructure," it these reforms, India aims to build a more transparent, inclusive, and technology-driven TV rating ecosystem. The existing policies had entry barriers that discouraged new players from entering the TV ratings sector. Cross-holding restrictions also prevented broadcasters or advertisers from investing in rating agencies.
