
Mazaya Developments to launch new east Cairo project in H2 2025
Mazaya Developments prepares to launch a new real estate project in east Cairo during the second half of 2025, as part of the company's strategic expansion into high-potential investment zones.
Mohamed Allam, Chairperson of Mazaya Developments, confirmed that the company currently has access to several promising land plots with large areas and is in the final stages of evaluating the most suitable opportunity for development. He emphasized that the new project will mark a significant addition to Mazaya's portfolio and reinforce its long-term growth plans.
Allam highlighted that Mazaya's development philosophy is grounded in detailed planning and high construction quality, ensuring that each project adheres to the highest standards. He added that the company's current portfolio includes four mixed-use developments in the New Administrative Capital (NAC), with total investments exceeding EGP 8bn.
Among these is the company's flagship project, THE ROOK, located on a 2,650 sqm plot in the NAC's Downtown area. The 14-floor building (plus four basement parking levels) spans 11,000 sqm, with over 94% of the concrete structure completed. Interior finishing works are currently underway, and façade installation is expected to begin shortly. The project is slated for delivery in December 2025.
Mazaya's second NAC development, Gemini Red, is also located in Downtown on a 2,370 sqm plot. With 38% of the concrete structure complete, the 16-floor building with three basement levels spans 11,300 sqm and is scheduled for handover in June 2026.
The third project, Gemini Blue, is advancing steadily. With foundation work completed, the structure will encompass 20,700 sqm, featuring four basement levels, a ground floor, and 15 upper floors. Construction began in December 2024, with completion targeted for December 2026.
The fourth project, Norm Spaces, is located in the MU23 district and spans 6,700 sqm. Soil testing has been completed, and excavation work is expected to begin in Q3 2025. The project will feature luxury residential units and follows a fast-tracked construction schedule.
Looking ahead, Allam forecasted a pickup in real estate activity following Ramadan, driven by seasonal demand during the summer and a wave of new project launches—particularly in east Cairo and the North Coast. He reaffirmed that real estate remains one of the safest and most attractive investment avenues, underpinned by genuine market demand. He further noted that price stability is likely if exchange rates and broader economic conditions remain steady.

Egypt Halts Gas Supplies to Some Industries amid Supply Disruption from East
Taarek Refaat The Ministry of Petroleum and Mineral Resources announced the activation of a previously prepared emergency plan for natural gas supply priorities in response to the military operations in the region and the disruption of gas supplies from the east. The ministry stated in a statement on Friday that natural gas supplies to some industrial activities will be halted, while power plants' diesel consumption will be increased to the maximum available amount. Coordination will also be made to operate some stations with diesel. This precautionary measure aims to preserve the stability of the natural gas network and prevent the need to reduce the electricity grid's load, pending the resumption of natural gas supply from the east. The ministry indicated that the three refueling vessels have already arrived in Egypt, with one vessel currently refueling and pumping gas into the national natural gas grid. Gold Prices Jump by EGP 120 After Israeli Strikes on Iran
Waleed Farouk Gold prices surged in both local and global markets during Friday's trading session, driven by strong demand for safe-haven assets following major Israeli airstrikes on Iranian targets overnight. In Egypt's local market, gold prices soared by EGP 120, with the price of 21-karat gold hitting EGP 4,850 per gram. On the international front, gold rose by $63 per ounce, reaching $3,446. Other local gold prices were also on the rise: 24-karat gold recorded EGP 5,543 per gram, 18-karat stood at EGP 4,157, and 14-karat at EGP 3,234. The price of the gold pound climbed to EGP 38,800. It's worth noting that gold prices had already risen by EGP 55 during Thursday's session, with 21-karat gold opening at EGP 4,675 and closing at EGP 4,730. Internationally, gold gained $30 on Thursday, moving from $3,353 to $3,383 per ounce. This jump in gold prices came as no surprise, fueled by a rush for safe havens amid growing fears that escalating tensions in the Middle East could spiral into a wider regional conflict. Gold wasn't the only beneficiary — silver also saw gains, albeit more moderately — while oil prices spiked more than 7%, amid mounting concerns over potential disruptions to energy supplies through the Strait of Hormuz. As trading floors heated up with buy orders, reports began circulating in the media about the deaths of several senior Iranian generals and nuclear officials, causing what was described as a paralysis in Tehran's command structure. Meanwhile, Israel announced that it was preparing for additional rounds of military strikes, further intensifying market anxiety. Former U.S. President Donald Trump made a striking statement on his Truth Social platform, declaring, 'They're all dead now… the situation will only get worse!' He went on to urge Iran to 'make a deal before nothing is left of what was once the Persian Empire.' From a macroeconomic perspective, these movements are taking place in an increasingly accommodative U.S. monetary environment. This week's Producer Price Index (PPI) data pointed to a slowdown in inflation, reinforcing expectations that the Federal Reserve might cut interest rates in September. The core PPI slowed to 3% in May, down from 3.2% in April, while the Consumer Price Index (CPI) also reflected a similar easing — reducing fears of a renewed tightening cycle. Central banks around the world are not standing on the sidelines. Estimates suggest that global central bank gold purchases may exceed 1,000 tonnes in 2025 — a clear signal of a structural shift in reserve management strategies. Silver, for its part, has maintained its role as a rising defensive asset. Despite a slight dip today, it has posted its best multi-month performance since 2012, buoyed by dual demand drivers: safe-haven investment and robust industrial usage, particularly from the renewable energy and electric vehicle sectors. All in all, gold and silver are reasserting themselves not merely as ornamental or savings instruments, but as real-time barometers of global sentiment.
