Sold in 10 days: New price guide finds buyer for grand Corio home
A grand Tudor-style Corio home designed by the architects behind Geelong's Dalgety woolstores has sold at the second attempt for $300,000 lower than when it last went under contract.
The five-bedroom home at 159-163 Bacchus Marsh Rd, Corio, was snapped up for $1.4m after 10 days on the market, after it was relisted with $1.3m to $1.4m price hopes.
The home had changed hands only twice since being built in 1931, last trading for $10,500 in 1978.

The historic house sits among lush private gardens on a huge corner block covering two titles.
Buchan, one of Australia's oldest architecture firms, originally designed the two-storey house for the Lowrey family, who acquired the surrounding land in the 1870s.
The character-filled interior still displays exposed Australian red cedar beams, polished Tasmanian oak hardwood floors and a grand entrance foyer dressed with vintage 1920s lighting.
While the large kitchen/meals area was updated with Corian benchtops, custom timber cabinetry and integrated appliances, there's an old world charm to the stately lounge and dining rooms where a bay window and brick fireplaces feature.
Even the bathroom has beautiful stained glass detail.
The home was initially listed last September with $1.5m to $1.65m price hopes.
Cotality records show contracts were signed for a $1.7m transaction in December that ultimately fell through.
Price expectations were subsequently edged back to $1.37m to $1.5m in search of landing a buyer.
The median house price in the northern suburb is $490,000, while the top price is $1.5m for a 4033sq m Matthews Rd property with a five-bedroom residence.
Barry Plant South Barwon director Chari Emirzade handled the campaign to sell the 1778sq m property, which started with a new price guide, but also a tweaked sale strategy to widen the potential buyer pool.
A General Residential Zone Schedule 4 zoning is designed for increased housing diversity, but the site could also be suitable for other commercial uses.
'We sat down and had a look at why the property hasn't sold and what kind of buyers they were trying to get,' Mr Emirzade said.
'I think the missing puzzle piece was not mentioning the zoning. We came up with a different way to showcase the design and what they can do to add more value to the property in different ways.
'It's suitable for a kindergarten, it's suitable for a drive-through business. You can use multiple purposes.'

Sussan Ley says she is 'ready to work with' Labor to get a US tariff carve out after Donald Trump doubled duties on steel and aluminium. The US President signed an executive order on Tuesday afternoon (Washington time), raising the levies from 25 per cent to 50 per cent, following through on his vow to do so last week. Only the UK was spared from the new imposts due to a deal inked in May. The tariffs have effectively blocked Australian-made steel from the US market. Reacting to the order on Wednesday, the Opposition Leader said Australia's inclusion was 'not in the spirit' of the Australia-US alliance. 'We note that the United Kingdom has been able to secure an exemption from the latest American steel tariffs and we stand ready to work with the Albanese government to ensure Australia can achieve the same outcome,' Ms Ley said in a statement. 'President Trump's tariffs on our steelmakers are not in the spirit of our century-old partnership and we urge the Americans to give Australia a fair go and remove them. 'The Coalition wants the government to succeed here because that is in our national interest.' Analysts have questioned the merits of the UK's deal, which has still not come into effect. While it was not included in the latest round, British steel and aluminium have been slugged with the original 25 per cent tariffs. The White House has also said it would slap a quota on UK imports. In exchange, the British government gave US firms greater access to parts of the UK economy, including its agricultural industry. Mr Trump included Australia in the blanket tariffs in March after telling Anthony Albanese an exemption was 'under consideration'. Australia was also hit with 10 per cent levies on most goods as part of Mr Trump's 'Liberation Day' imposts. The Prime Minister said on Tuesday he would raise the duties when he meets the US leader on the sidelines of the G7 summit in Canada later this month. Mr Albanese said it was 'an act of economic self-harm, and it's not the act of a friend, and this just pushes up prices for American purchasers and consumers'. NewsWire understands the details of the leaders' first face-to-face have not been set but both sides expect them to meet. The Albanese government said a deal was before the Trump administration and the ball was in Washington's court.

Australia's economic growth slows to 0.2 per cent in first quarter, missing expectations
Australia's economy grew by 0.2 per cent in the March quarter, and 1.3 per cent through the year, according to the Australian Bureau of Statistics (ABS). It means economic growth slowed in the first three months of the year, from 0.6 per cent at the end of 2024, and missed expectations. GDP per capita fell 0.2 per cent this quarter, following a 0.1 per cent rise in the December 2024 quarter, the ABS said. In its latest economic statement, the Reserve Bank had forecast annual GDP growth of 1.8 per cent in the June quarter, picking up to 2.1 per cent by the end of the year — a downgrade to its forecasts prior to the Trump administration's tariff announcement.

‘Catfishing': Dodgy tradies' insane rip off tactics exposed
Frustrating issues normally seen in the dating world have rocked Australia's home repairs and renovations industry, with homeowners warned about a concerning rise in 'catfish tradies'. These smooth talking operators have been reported to be luring unsuspecting clients with too-good-to-be-true quotes, only to spring them with extra charges once works begin. Catfish tradies also include companies who misrepresent their previous jobs with fake imagery or qualifications and then deliver shonky projects that fall well short of what clients were promised. MORE: 'Crippling': Tradies in turmoil over meltdown It comes as hipages research showed Australians' confidence in tradies has eroded over time, with 66 per cent of those surveyed in a recent poll saying they struggled to find one they could trust. This lack of trust, coupled with a widespread ignorance about proper qualifications and pricing, is creating perfect waters for these Catfish Tradies to thrive, according to hipages. Homeowners caught in the web of catfishing tradies were losing thousands of dollars on projects that were substandard or didn't deliver on specifications. Relationship expert Sera Bozza said it was homeowners' lack of understanding of how to select a tradie that was creating a particularly favourable environment for catfishing behaviours. Many people still relied on gut feeling, handshakes and false recommendations for sourcing tradies, which made it easier for them to be exploited, Ms Bozza said. 'Often what happens is there is a lump sum quote that's given in the beginning but once they get to the job it becomes itemised. It's all added up to a total and it's a lot higher. '(Catfishing) tradies misrepresent their experience, qualifications and past work to win jobs … they offer quotes that seem too good to be true and often use misrepresented photos to seal the deal.' Ms Bozza added that a lack of knowledge about pricing exacerbated the issue. About two thirds of those polled by hipages said they were in the dark about how much hiring a tradie should cost, leaving them vulnerable to inflated invoices and hidden fees. 'About 2 million Aussies have hired the wrong tradie at some point,' Ms Bozza said, 'Platforms like hipages let tradies show reviews, but there are other ways people find tradies and without these verifications it's easy to go by just a handshake or a feeling. 'Many people don't know what they are looking for. It's essentially guesswork. And that makes it rife for catfishing.' Ms Bozza highlighted some key red flags homeowners should watch out for – many of which were similar to certain types of dating trends. These behaviours were categorised as: > Mr Unreliable: A tradie who promises to call but never does. 'Trust comes from consistency,' Ms Bozza warned. 'If they're hard to reach before the job starts, imagine how they'll handle your timeline.' > The Pick-Me Tradie: Someone who trashes other tradies to win your job. 'If they need to bag out the competition to look good, they're not the better choice,' Ms Bozza said. > The Zero Footprint: An operator with no reviews, license, or verified history. 'If you can't find anything about them online, there's a likely reason,' Ms Bozza said. > Lying About Their Height (and Their Quotes): Quoting one price and invoicing another. > The Catfish Carpenter: Photoshopped pics and work that looks nothing like promised. 'Being catfished by an unqualified tradie can leave you feeling betrayed and duped with dodgy results.' Signs of a good tradie were that they confirmed quotes and actually showed up, Ms Bozza added. They also had legitimate photos and something of an online presence with substantive reviews.
