Kuwait: Kuwait Financial Centre "Markaz" has announced the recent exit of several industrial real estate projects in the United States and Europe over the past few months. Executed by its International Real Estate team, in partnership with global players like Panattoni and Scannell Properties, the transactions marked successful exits across key global markets, reinforcing Markaz's position as a trusted investment partner and a prominent leader in the international real estate sector. Collectively, these projects represent over USD 100 million in asset value and reflect Markaz's extensive experience in structuring real estate investments across both development and credit strategies.
The exited projects include industrial developments in Europe and the US, and a mezzanine financing investment for an Industrial Portfolio with Scannell Properties in the US. Each investment was selected and executed following rigorous research and market analysis, guided by macroeconomic trends and local market dynamics, with a strong emphasis on safeguarding client interests and delivering stable, long-term returns.

'When promises are broken and trust is lost, the relationship can't continue,' Isak wrote on Instagram stories. 'Change is in the best interests of everyone, not just myself.' Isak, 25, was shortlisted for the PFA Men's Player of the Year and also named in the PFA Premier League Team of the 2024/25 season at Monday's Professional Footballers' Association Awards in Manchester. He chose not to attend due to ongoing issues surrounding his future. 'I've kept quiet for a long time while others have spoken. This silence has allowed people to perpetuate their own version of events, even though they know it doesn't reflect what was really said and agreed behind closed doors,' he added. Isak said Newcastle have known his position 'for a long time' and said pushing a narrative that his wish to leave is a new development was 'misleading'. Newcastle stand firm In response, Newcastle said in a statement that no commitment was made by a club official that Isak could leave this summer. 'We are clear in response that Alex remains under contract and that no commitment has ever been made by a club official that Alex can leave Newcastle United this summer,' the statement said. 'We want to keep our best players, but we also understand players have their own wishes and we listen to their views. 'As explained to Alex and his representatives, we must always take into consideration the best interests of Newcastle United, the team and our supporters in all decisions and we have been clear that the conditions of a sale this summer have not transpired. Isak missed Newcastle's goalless draw with Aston Villa in their Premier League opener on Saturday, and Eddie Howe's side are set to play defending champions Liverpool on Monday. Why do Newcastle want to keep Isak? There are fairly obvious reasons Newcastle are so desperate to keep hold of their star striker. Isak scored 27 goals across competitions last season, including 23 in the Premier League as the Magpies finished fifth to secure a return to Uefa Champions League football. He also scored what proved to be the winning goal as Newcastle ended their 70-year wait for a domestic trophy in March's League Cup final against Liverpool. Isak has scored 62 goals since joining from Real Sociedad three years ago for a reported £63 million, making him by far the club's most prolific marksman. Despite an sharp rise in new recruits over the past week, Newcastle manager Howe is light in the striker department, with Callum Wilson having departed St James' Park following the expiration of his contract. Howe said last week there was still a chance Isak could be reintegrated into the Newcastle squad, despite the difficult situation. Howe said the summer has been challenging given the absence of his star striker but that the squad has 'really come together in the latter stages of preseason'. Transfers in Howe bolstered his squad with the signing of Jacob Ramsey from Aston Villa for £40m on Sunday, after securing AC Milan defender Malick Thiaw for a reported £34.6m earlier in the week. This added to July's £55m signing of Nottingham Forest winger Anthony Elanga and the loan signing of England goalkeeper Aaron Ramsdale earlier this month. Howe's priority, it is understood, is to recruit one and possibly two new strikers before the transfer window closes on September 1, which will become even more urgent should Liverpool or another club return with an improved offer for Isak.

'The contract award is expected in October 2025,' the source told Zawya Projects, adding that completion is scheduled for the fourth quarter of 2028. The project involves construction of a new detention facility for the Ministry of Interior. The Kuwaiti government plans to borrow 3-6 billion Kuwait dinars ($10-20 billion) in fiscal year (FY) 2025/26 through conventional and Islamic instruments as the fiscal deficit widens, CI Capital said in a report. The Gulf nation's fiscal deficit is expected to widen to KWD 3.8 billion in FY 2025/26 from KWD 1.2 billion in FY 2024/25, primarily on weaker oil revenues. 'We expect the shortfall to be fully financed by local and external borrowing, as the March 2025 debt law approval allows up to KWD 30 billion in debt instruments over 50 years,' economists Hekmat El Matbouly and Sara Saada of the Egypt-based investment bank added. Local banks have raised KWD 850 million through offerings so far this year, a trend expected to continue. Deficit financing via borrowing helps preserve the general reserve fund (GRF) and maintain sovereign buffer capacity, the report added. The real GDP is forecast to grow 0.2% in 2025, reversing a two-year contraction, amid a 2.1% increase in non-oil GDP. Although FY 2025-2026 capex is slated to fall by 1.6% year-on-year (YoY) to a fresh low of KWD 1.8 billion, CI Capital expects planned debt issuances to provide fresh liquidity for project activity. Meanwhile, oil GDP is expected to rebound to 2.6% in 2026, compared to -1.8% in 2025 as crude production recovers. Kuwait Petroleum Corporation is planning to raise output to 4 million barrels per day (bpd) by 20235 from 3.2 million bpd, signalling a long-term upside for the oil sector. However, consumer spending continued to decline by 5.3% YoY to KWD 11.3 billion in the first quarter of 2025 due to higher borrowing costs and limited government wage spending. 'We expect recovery as job creation picks up with project activity,' the report said. Steady inflation at 2.4% in the first six months of 2025, compared to 3.1% the same period last year, is expected to support real income and aid the recovery of consumer activity, CI Capital stated.
