RM3.311mil official car purchases under fire
The purchase of the new cars was revealed yesterday, only to come under criticism from political parties.
Chief Minister Chow Kon Yeow told reporters at the state assembly that the new fleet of 15 vehicles, costing RM3.311mil in total, was delivered in March.
'The cars were delivered to 10 executive councillors and three ex-officio members, namely the state secretary, the deputy chief minister and the state legal adviser, as well as the state assembly speaker and deputy speaker.
'On average, each car cost RM220,783,' he told reporters.
The new ninth-generation Toyota Camry features a completely redesigned interior, refreshed exterior styling and comes exclusively with hybrid powertrains.
The previous 2018–2024 models, bought in 2019, offered both petrol and hybrid options.
Chow said the previous vehicles had been in service for over five years but he did not specify why they had to be replaced.
Penang MCA chairman Datuk Tan Teik Cheng questioned the rationale behind the decision to spend RM3.3mil on new vehicles at a time of economic challenges, when people are struggling with the cost of living.
'We've heard of government announcements to raise taxes, fees and charges, including liquor licence fees, quit rent enforcement, and even veterinary service charges.
'There was even a report that the state is considering reviewing the financial aid to Penangites under the i-Sejahtera welfare programme.
'This (car purchase) is unacceptable. The money should be used more wisely,' he said.

New homes for 23 Penang families after 10-year wait
Penang chief minister Chow Kon Yeow looking at a model of the houses to be built under the Rumah MutiaraKu development scheme. (Bernama pic) NIBONG TEBAL : Twenty-three families at Ladang Sungai Kechil who had been facing eviction have received good news: the state government will provide them with homes under the Rumah MutiaraKu (RMKu) development project. Chief minister Chow Kon Yeow said each family would be given a free replacement house, while three temples would be rebuilt on the original sites. He said the land acquisition process for 2.49ha was completed last year under Sections 4 and 8 of the Land Acquisition Act 1960, following an agreement with the landowner as a long-term solution for the residents. Each family will receive a single-storey terraced house measuring 750 sq ft with three bedrooms and two bathrooms, and parking space in front. 'A company has been selected to develop this project. It must first submit a planning permission plan. If approved soon, we expect construction to begin early next year,' he said. Earlier, Chow witnessed the signing ceremony of the joint development agreement for the RMKu housing development project between Penang State Housing Board chief business officer Fakhurrazi Ibnu Omar and Sierra Residences (M) Sdn Bhd director Khoek Su Kiang. At the ceremony, there was also a handover of offer letters to the buyers of RMKu's Residensi Rambai Indah and Harbour View Residence projects. Chow said the project involved the construction of 85 houses to be implemented in phases. However, the priority will be to first complete 23 units to be handed over to the residents, while the remaining 62 houses will be offered for sale to interested parties. He said the residents need not relocate during construction because there is sufficient land available as a 'buffer', and they can move into their new homes once they are completed. One of the residents, V Thangaraja, expressed joy that the land dispute had finally been resolved after 10 years. 'Before this, we didn't know where to go as our predecessors had lived in the settlement for over 100 years since the time of our grandparents,' said Thangaraja, adding that they were estate workers.

Asset sale a positive for Sentral-REIT's financials
PETALING JAYA: Sentral Real Estate Investment Trust 's (Sentral-REIT) disposal of Wisma Sentral Inai located along Jalan Tun Razak in downtown Kuala Lumpur is being viewed as a strategic move to free up capital for future acquisitions and at the same time lift the overall occupancy rate of the REIT's office and retail properties. Analysts were largely positive on the RM135mil disposal to Turiya Bhd , which was announced last week, as they pointed out that the property has been vacant since July 2022 and would save the REIT up to RM1.2mil in annual operating expenses. The property was last valued at RM150mil. Hong Leong Investment Bank Research (HLIB Research) views the disposal as a prudent move by the REIT as it will be yield accretive to the portfolio given that the asset has been loss-making. 'While sold at a relatively fair value, we believe it is a strategic move for the long term, as it frees up capital for future acquisitions, potentially reducing reliance on equity funding,' HLIB Research added. The research house has maintained a 'buy' call on the stock with a higher target price of 83 sen from 82 sen. 'We continue to like Sentral-REIT, despite challenges in the oversupplied Klang Valley office market, as it has demonstrated resilience, registering a five-year earnings compound average growth rate of 2.1%,' the research house said. CIMB Research, which has maintained a 'hold' rating on the stock with a target price of 80 sen, said the move 'is unsurprising' given that the REIT had announced its intention to dispose of the asset but views the acquisition of Arcorise Plaza from UEM Sunrise Bhd for RM70mil positively as this would boost its core net profit forecast for next year (FY26) by RM3.3mil. RHB Research has raised its FY26 and FY27 earnings forecast for Sentral-REIT by 5% each year to reflect lower borrowing cost after the disposal. The research house has maintained a 'buy' rating on the REIT with a higher target price of 97 sen from 93 sen. 'The divestment removes a drag on the portfolio, with the blended occupancy rate expected to improve to 94% from 85%, while also unlocking capital that can be redeployed into yield-accretive assets or used to pare down borrowings and lower financing costs,' the research house said. Maybank Investment Bank Research has maintained a 'buy' call on the REIT and target price of 88 sen. According to the research house, Sentral-REIT offers the highest yield among Malaysian REITs under its coverage.

Pleading for federal funding, Chow warns congestion from Penang mega projects could topple governments
GEORGE TOWN, Aug 18 — Penang said today that resolving the rising traffic congestion issues in the state is important for the state to remain competitive, not only in the eyes of tourists but also investors. Penang Chief Minister Chow Kon Yeow said the state will be facing the 'nightmare of traffic jams' as a result of the construction of mega projects in the upcoming years. 'Some politicians will feel pressured as it was proven that when mega projects lead to massive traffic congestion, it can even be the downfall of any government. 'So, do not think it is not important,' he said in his speech at launch of the City Competitiveness Master Plan here. He said the proposed Mount Erskine underpass project, which does not cost a lot, is yet to be implemented due to financial constraints even after the Penang Island City Council (MBPP) has acquired lands and enforce evictions for the project. Chow said Penang currently has ongoing mega projects such as the LRT project and the Juru-Sungai Dua Elevated Highway. 'However, pending the completion of those mega projects, we hope the federal government will grant funding, under [the 13th Malaysia Plan], for us to implement small-scale projects that could bring about positive impact in managing traffic conditions in certain locations,' he said. He also hoped that traffic management plans during the construction of the mega projects will be implemented effectively and efficiently. The chief minister said Penang needs infrastructure projects to resolve its traffic jams as mobility has become a main issue. 'Even with durians and nasi kandar to attract visitors, when they are trapped in traffic jams for an hour to two hours here, it will be a great disincentive for anyone to travel to Penang,' he said. He related how last week a major investor, who was scouting for investment locations in Batu Kawan, was trapped in a jam for two hours when travelling from Ipoh to Penang — but luckily this did not affect any investment decision. He said it is not good for foreign investors to have an image of Penang as a place constantly locked in traffic congestion.
