Bangkok's housing glut spreads to Phuket as developers rush for tourist demand

Some 10,000 new flats will enter the market this year, according to property consultancy Colliers, and new project launches are taking place on a weekly basis on the holiday island, according to property agents.
'Developers are counting on the upcoming high season to bring new buyers to the island,' said Nasupha Suwansri, a vice-president at Juwai IQI, a real estate broker with more than US$4 trillion in property listings globally on its platform.
The fresh supply could worsen the glut as unsold inventory reached 4,982 units across 16 projects at the end of the fourth quarter last year, Colliers said in a report. New launches hit a record 14,718 units from 56 projects last year, it said, with buyers taking up only 64 per cent of them, it added.
The problem highlights the fierce competition among Thai developers, after the crisis in Bangkok took a turn for the worse as sales growth cooled and mortgage rejection rates climbed. Thailand's economy grew at an annual pace of 3.1 per cent last quarter, slowing from 3.3 per cent in the final three months of 2024, according to official data.

For the better part of the past decade, South Korea has reigned supreme as the epicentre of entertainment and celebrity-driven trends in Asia. But Thailand, with its own brand of bankable stars , fast-growing economy and inviting culture, is on the rise. Nowhere is this more evident than in the realm of beauty: Thai brands, bolstered by a booming creative scene and promoted by local celebrities with a global reach, are quickly taking over. At the nexus of this rapid evolution is Karmart, a multi-brand beauty retailer akin to Sephora which, in its 15-plus years in the business, has grown to become an international company. It's brought to the world locally made, widely recognised brands like Cathy Doll, known for its sunscreens and cosmetics. 'We started off at the right time, starting this business unit back in 2009 as Thai consumers started to know more about make-up,' says 42-year-old Wongwiwat Theekhakhirikul, Karmart's managing director. 'Now we have a total of 21 brands in our company, of which nine are our own' – including Cathy Doll. Photo: Handout Though Karmart is now a public company listed on the Stock Exchange of Thailand, it is in several ways still a family business, having been first established in 1982 by Wongwiwat's father, Wiwat Theekhakhirikul, long before the company pivoted to cosmetics. In the decades since, Wongwiwat and his brother Pongwiwat, 41, have helped transform a once modest electronics company into a beauty powerhouse, waving the flag for Thailand worldwide with a robust presence in over 30 countries. Photo: Handout Reasonably priced and largely intended for mass consumption, many of Karmart's most famous brands and signature offerings come in premium-looking packaging for a fraction of the cost of popular beauty products from elsewhere in Asia. 'This is the market that we're targeting, because the majority of Thai people have relatively lower average income than Hong Kong or Taiwan,' says Wongwiwat. The Thai beauty industry's growth well outpaces that of Hong Kong, Taiwan and its Southeast Asian neighbours sans Indonesia, with revenues projected to reach US$7.1 billion in 2025, according to market research by Statista. Thai military ups ante in Cambodia border row, says it's ready for ‘high-level operation'

Thailand's military said it is ready to launch a 'high-level operation' to counter any violation of its sovereignty, in the strongest words yet in a simmering border dispute with Cambodia that re-erupted with a deadly clash last week. The army said in a statement late on Thursday that its intelligence gathering indicated Cambodia had stepped up its military readiness at their border while diplomatic efforts were ongoing, describing that as 'worrisome'. The statement was in sharp contrast with one from the government just hours earlier, when it urged Cambodia to positively engage in dialogue via an existing mechanism between them. 'The army is now ready for a high-level military operation in case it is necessary to retaliate against the violation of sovereignty,' it said, ahead of a meeting of its armed forces top brass scheduled for Friday. 'Operations of units at the border have been conducted carefully, calmly and based on an understanding of the situation to prevent losses on all sides, but at the same time, are ready to defend the country's sovereignty to the fullest extent if the situation is called for.' Cambodia's government did not immediately respond to a request for comment on the Thai military statement on Friday. The governments of the two countries had for days exchanged carefully worded statements committing to dialogue after a brief skirmish in an undemarcated border area on May 28 in which a Cambodian soldier was killed.
