
Martin Lewis home insurance price warning as prices fall
New analysis shows home insurance prices - buildings and contents - have dropped month-on-month this year. But, as the Money Saving Expert founder says: "That's good news, but it does risk people being complacent at renewal, as if the quote's only a little more than last year, you may settle for it, whereas in fact far cheaper may be available - similar is true with car insurance
So here are some quick need-to-knows...
Home insurance prices are starting to drop
"Don't simply accept their renewal price, aim for cheaper," he says. "Our Compare+ tool & its unique Price Impact Indicator finds your cheapest insurers, then shows how to cut the cost even more."
One interesting point is around locks, and the questions that come with a baffling array of options.
According to his Money Saving Expert newsletter: "When asked what locks you have, you'd probably assume better locks cut the cost of cover. Yet the data surprisingly shows it has an almost negligible impact on price. Which is why every question in the Compare+ tool has a 'low', 'mid' or 'high' label, telling you whether - and by how much - the answer impacts the price of your cover. You can click each label to read the full info."

The best advice is to be honest, and err on the side of caution. Locksmith Craig Andres from The Perspicacity Life warns that saying your lock is more secure than it is can impact home insurance claims.
"A weak lock doesn't just put your property at risk, it could also invalidate your home insurance," he says. "Some insurance providers require specific security standards, and if your locks don't meet these requirements, any claim after a burglary could be rejected.
"Many insurance companies specify TS007 3-star locks or a combination of a 1-star lock and a 2-star door handle as a minimum requirement. If your home doesn't comply, you might not even realise that your insurance policy is invalid.'
The best bet is to be completely honest - it may not increase your premium price much and you know you're covered if you need to claim.
A Martin Lewis tip that could save 25% on your insurance renewal price
Another Money Saving Expert tip is to time your quote carefully: "While it sounds crackers, how early before renewal you get a policy can have an up to 25% impact on what you're charged (we get this info from analysing up to 650,000 quotes)," the website says. "So the tool will tell you when to come back if you're too early (don't worry, you can save info so you needn't re-enter it), and if you're too late, we've calendar reminders so you time it right next year."

As a rule of thumb, if you you turned your home upside down, everything that'd stay is usually covered by buildings insurance; everything that'd fall is usually covered by contents insurance.
Alex Cross, Chief Customer Officer at Tesco Insurance, says: "For complete protection, it's best to take out both buildings and contents insurance. Buildings insurance covers the structure of your home, including walls, roof, and fixtures, while contents insurance protects your belongings, from furniture to electronics.
"If you have a mortgage, your lender will likely require buildings insurance, but combining both policies ensures you're fully covered against unexpected damage or loss."

Alex Cross suggests this checklist of things you should tell your insurer about (as with most things, it's better safe than sorry).
Change of name and/or address
Change of occupation
Any building work or renovations within the boundary of your home
Your home being unoccupied or unfurnished for more than 30 days
Planning to rent your home or part of your home your property is no longer solely owned by you or your family additions to
Increases in the value of, your contents, valuables, or jewellery
Starting to use the home for business use, excluding child minding, clerical or administrative work with no employees
Unspent criminal convictions and/or bankruptcy
Any loss or incident that may cause a claim, even if you're not claiming
Can building work invalidate your home insurance policy?
Yes. This is a key area many people forget to tell their insurer about.
Johnny Thomson, marketing and communications director at RebuildCostASSESSMENT.com explains: 'The rebuild cost is a critical aspect of property insurance, impacting your coverage and payout should the worst happen to your property. If you renovate your home, then your rebuild cost may change. You're likely adding or altering something about the property that affects the cost of rebuilding it from scratch.
'Many may think their property insurance is only impacted by large structural changes like an extension or conversion, but that's not always the case. Upgrades like a new kitchen or bathroom can impact this, too. Even smaller changes, including adding a marble countertop or installing underfloor heating, could increase the rebuild cost.
'If your home insurance isn't updated to reflect changes, you could find yourself underinsured. If the worst happens and you're underinsured, your current insurance payout may only cover the original property. This will leave you out of pocket for the additional costs that should've been adjusted to reflect the renovations.'
How about getting insurance for unusual properties or period homes?
Homeowners living in period homes, typically defined as properties built before the First World War, are paying 123% more in annual insurance premiums than they would for a contemporary home built after the year 2000, says research from Compare the Market.
On average, home insurance for a period home costs £547 per year, £245 more than the average premium for a home built after 2000 which cost £302.

The most expensive category of period homes to insure are Tudor homes, built between 1485 and 1603, which cost £770 on average. These are followed by homes built during the Stuart period, 1603 to 1714, costing £700 on average.
The average cost of insurance for Georgian-era homes, built in the period from 1714 to 1830, is £551 while homes built in the period from 1831 to 1836 cost £522. Insurance for homes built before 1485 comes to £487, £397 for Edwardian homes, built between 1901 and 1910, and £395 for Victorian homes, built in the period from 1837 to 1901.
Contemporary homes, built from 2000 onwards, cost on average £302 to insure per year.
Helen Phipps, home insurance expert at Compare the Market, says: 'While period homes often possess great character and charm, our research underlines the importance for homeowners to be aware of the additional costs that can often accompany owning an older property.
"People living in a period home, or those considering purchasing one, should be aware of the potentially higher insurance premiums that typically come with owning an older property.
'It's important for all homeowners to compare insurance policies of different providers online to help find the right deal at the right price. '

Martin Lewis' MSE website has revealed how cash-strapped Brits can earn up to £200 for simply opening a new bank account, as five major lenders continue to offer lucrative incentives Brits are being urged to make the most of lucrative bank bonuses worth up to £200 - and they aren't just for new customers. If you're still feeling the financial wrath of 'Awful April', which saw a slew of household bills spiral, moving banks could help alleviate some of the pressure. It might sound too good to be true, but many high-street lenders actually offer huge incentives for new (and sometimes even existing) customers to lure them in. Often, this includes free cash bonuses, often referred to as legal bank 'bribes', or perks such as access to cashback deals, 0 per cent overdrafts, and high interest rate savings accounts. However, there will always be a slew of criteria customers need to meet in order to be eligible for the rewards. "Switching's usually quick and easy," MSE states. "In Martin's recent social media poll, 90 per cent of the 5,500 who'd switched said it was easy and hassle-free." First Direct - free £175 As previously reported, First Direct is currently offering newbies £175 if they open up an account using the Current Account Switch Service. Within 45 days of opening the account, you'll need to transfer at least two Direct Debits or standing orders, deposit £1,000, make five or more debit card payments, and log on to digital banking. First Direct is also offering a £250 interest-free overdraft (subject to status) and access to its 7.00 per cent AER/gross Regular Saver account. However, this offer is only available to new customers - and excludes those who have previously held a First Direct product or those who have opened an HSBC current account on or after January 1, 2018. Co-op Bank - free £100 The Co-operative Bank is still offering £100 for new customers, as long you deposit £1,000, have two or more Direct Debits, you register for online/mobile banking, and make at least 10 debit card transactions within the first 30 days of switching. Co-op warns that deposits or transactions made prior to the switch completion will not count towards the £100 criteria. You can also get £25 for three months (worth £75) by continuing to actively use your current account. This requires customers to deposit £1,000 or more, make ten or more card or digital wallet transactions, and have two active Direct Debits. If you do not meet the eligibility criteria for one of the months, you can still meet it in one of the following months. TSB - free £100 TSB is another bank offering newbies a £100 welcome bonus for completing a full switch to their Spend and Save account. You'll need to log into the TSB Mobile Banking App and make at least five payments on your debit card before July 19, 2025, to earn the bonus (which will be paid between August 2-16, 2025). Customers can also earn £15 cashback each month for up to six months, which is worth a whopping £90. To qualify for this separate bonus, you'll need to make 20 or more debit card payments in a calendar month (pending payments don't count) and the cashback will be paid into your account the next calendar month. Santander - free £180 Santander is offering customers using the Current Account Switch Service £180 when opening up a Santander Edge current account. Similar to the other banks, you'll need to have at least two Direct Debits and pay in £1,500 within 60 days of submitting your initial switch request. The generous offer isn't available for anyone who has held a current account with Santander on January 1, 2025, or if you've previously made use of a Santander switcher incentive. However, there is a big catch with this account, as you will have to pay in £3 per month to maintain it, and need to pay in £500 into your account each month. Still, with one per cent cashback on energy bills, council tax, broadband, TV, mobile and water bills (maxed at £10 per month) it could still be worth paying for the account. According to MSE, Santander is also offering one per cent cashback on supermarket, fuel and train spending. This is capped at £10 per month and is only valid until September 9, 2025. Nationwide - free £200 Arguably saving the best until last, Nationwide is offering a whopping £200 for those opening a Nationwide FlexDirect account. However, this freebie is only for those who already have a Nationwide personal savings account (including cash ISAs) or residential mortgage who are switching a different current account from another bank. Martin Lewis warns everyone with a mobile contract to check for 'dodgy trick'
If you're one of the 83 million Brits with a mobile phone contract, Martin Lewis claims you may be the victim of a 'dodgy trick' used by certain networks. In the latest edition of his Money Saving Expert (MSE) newsletter, the financial guru warns: 'People are often shocked by the huge savings reported into my TV show on mobiles. Yet it's often as they've fallen for the same catch, and it's one everyone needs be aware of.' According to Martin, many sign up to all-in-one deals with higher bills to pay for the new phone on top of the monthly tariff. 'Yet once the contract ends and the handset's cost is repaid, some firms – often the big ones – disgracefully don't drop the cost,' he explains. 'So you pay the same amount each month, even though the vast bulk of the cost was handset repayment.' Although he argues this 'should be banned', it unfortunately isn't. And as a result, it's vital you 'self-police' to avoid being overcharged, as well as checking on any vulnerable people you know. MSE estimates that around 14 million people are 'out of contract and being ripped off' — and could save £100s with a simple check. Your provider is required to send you an out-of-contract notification at the end of your term, but if you're not sure if you've missed this, a free Ofcom service makes it easy to find out. All you need to do is text INFO to 85075 and you'll receive an automatic response from your phone company with further details. To confirm you're free to go elsewhere, MSE says: 'You're looking to see something along the lines of 'a £0 early termination/cancellation charge'.' If so, you can then shop around for a better price, whether that's with a new network or by negotiating with your current one. Some people put off switching networks to avoid the hassle of a new number, but it's surprisingly easy to keep hold of your old one. Text PAC to 65075 to get a Porting Authorisation Code you can send to your new provider, which will transfer your existing number in just one working day. Job done. As long as you're happy with your handset, a Sim-only plan will likely cut your monthly costs — especially since 'data's dirt-cheap right now', with providers offering 35GB data, unlimited UK calls and texts, and free EU roaming for as little as £3 a month. Check comparison sites for the best available deals (MSE's 'cheap mobile finder' also helps you work out how much data you actually need) and either make the switch or use these as a haggling tool, asking your existing network to beat or match the price others are offering. More Trending The same advice applies if you want to upgrade your handset. Just make sure to sell or trade in the old one, and don't forget to consider refurbished models as they can be cheaper. And even if you're still locked into a contract, all is not lost. Make note of when it ends – perhaps set yourself a calendar reminder – and you can take action as soon as possible, ensuring you never pay more than absolutely necessary.
