
Rising ESG adoption in real estate sector
Zerin Properties chief executive officer Previn Singhe noted that ESG adoption has been 'cascading across Malaysia's property sector,' particularly in the Klang Valley, Penang and Johor.
'This isn't merely regulatory compliance – it's a fundamental market shift. Tenants, investors and financiers now demand sustainability as table stakes,' he told StarBiz.
By asset class, Previn said the commercial segment (comprising the office, retail and hotel sub-sectors) was the most advanced when it came to ESG adoption, as it was driven by investor mandates and tenant demand.
'Key ESG practices include energy optimisation, electric vehicle charging, green leases (office and retail), low-carbon materials and enhanced indoor air quality monitoring – all of which are increasingly expected in premium assets.'
He added that healthcare facilities were investing in high-efficiency heating, ventilation and air conditioning upgrades; air filtration systems that improve indoor air quality; and building automation systems that optimise temperature and airflow in real-time.
'Meanwhile, in the industrial/logistics sectors, which are being driven by global supply chain requirements, ESG is gaining ground through rooftop solar, green tenancy clauses and tracking of resource use especially in export-oriented industrial parks.'
As for the residential segment (comprising both landed and strata developments), Previn noted that developers like Gamuda Bhd , Sunway Bhd and Sime Darby Property Bhd are integrating ESG into landed homes through solar panel infrastructure, bioswales and sustainable landscaping.
'In strata properties, the management corporations are beginning to adopt waste separation and water-saving retrofits, though progress is often limited by fragmented ownership and funding constraints.
'Individual private landed homeowners are also tapping into solar panel incentives under Tenaga Nasional Bhd 's Net Energy Metering 3.0 scheme to reduce energy bills.'
Olive Tree Property Consultants chief executive officer Samuel Tan said ESG adoption within the property market has been gaining traction over the years.
'Going forward, it will become the norm rather than a mere white-washing or marketing gimmick.
'Beyond ESG adoption in the construction and development stage, there will be further integration (of ESG practice) right from the acquisition and planning phase, to the eventual stages of building completion, maintenance, leasing and asset management.'
Olive Tree Property Consultants executive director Tan Wee Tiam, meanwhile, said it was not surprising that ESG adoption had gained prominence within the real estate market.
'ESG adoption in real estate development ensures long-term compliance of environmental integrity and conformity of ethical practice.
'Such practice will definitely become more prevalent moving forth in view of the challenges such as global warming and extreme temperature changes, rapid building obsolescence due to lousy construction method and sloppy maintenance, lack of ethical and proper governance control in the whole development cycle.
'All the malpractices, if not curtailed in the initial stage of the development cycle, the adverse impact will eventually manifest itself subsequently. The risk to the buyers and investors will be very high and likely become a costly one.'
Going forward, Previn said the outlook for ESG adoption within the real estate industry remains promising.
'ESG is becoming increasingly embedded in both the strategy and compliance frameworks across the real estate sector.
'Over the next three-to-five years, we anticipate deeper integration of ESG principles into investment decisions, asset management and day-to-day operations.'
Previn believes that there will be stronger policy alignment, including mandatory disclosures, green building codes and carbon pricing mechanisms.
'There will also be improved digitalisation of ESG data, with tech tools enabling real-time monitoring of energy use, emissions and indoor air quality.'
He also expects to see a rise of ESG-linked financing such as green loans and sustainability-linked bonds tailored for real estate players.
'There will be a broader adoption beyond prime assets, reaching into mid-market residential, industrial parks, logistic hubs and especially in energy-intensive sectors like data centres, which are expanding rapidly across Malaysia.
'We also see continued use of global ESG benchmarking platforms like the Global Real Estate Sustainability Benchmark which (provides ESG assessments and sustainability benchmarks for commercial real estate and infrastructure), particularly among real estate investment trusts and fund managers, to assess performance, identify gaps and communicate progress to investors.'
However, Previn emphasised that capacity building remained critical.
'This is particularly among small and medium enterprises, property managers, valuers and strata communities to ensure ESG integration goes beyond compliance and becomes embedded in valuation, leasing strategies and long-term asset planning.'

CGC100 fast track graduates 20 young entrepreneurs with AI focus
KUALA LUMPUR: Twenty young entrepreneurs graduated from the CGC100 Youth Entrepreneurship Programme Fast Track Cohort Two today. The initiative by Credit Guarantee Corporation Malaysia Bhd (CGC) targets aspiring entrepreneurs aged 18 to 23 from B40 and M40 communities. CGC chairman Datuk Mohammed Hussein said the programme focuses on ethical and sustainable business values. 'Sustainable and resilient businesses require active participation, not just share ownership,' he said during the graduation ceremony. The programme has produced 70 graduates so far, creating 61 new jobs with 64 per cent earning over RM10,000 monthly. Eighty per cent of graduates have successfully registered businesses with the Companies Commission of Malaysia (SSM). The upcoming Fast Track Cohort Three will introduce AI alongside business fundamentals and ESG principles. Mohammed highlighted the need to prepare participants for AI-driven business challenges. 'AI's exponential growth means tasks once exclusive to humans will change,' he said. Graduate Carmelina Taunek, 21, saw her hydroponic farming sales rise from RM300 to RM2,000 monthly. Ali Iskandar Padzil, 24, improved his fresh chicken supply business operations through the programme. SME Bank aims to train 3,000 in business

KENINGAU: The Centre for Entrepreneur Development and Research (Cedar), a capacity-building and training arm of SME Bank, aims to train 3,000 entrepreneurs across various sectors under the Maju Usahawan Madani Programme. SME Bank Chairman Dato' Muslim Hussain said the training modules are designed based on real market needs and direct feedback from entrepreneurs. The programme focuses on enhancing soft skills, financial literacy, strategic management, innovation, and digitalisation. 'Since its establishment in 2013, Cedar has guided almost 90,000 entrepreneurs nationwide. This clearly shows that SME Bank is fulfilling its mandate to ensure Malaysian Micro, Small and Medium Enterprises (PMKS) remain relevant, competitive and prepared for future challenges,' he said at the programme's event held at Juta Hotel, here, Thursday. The event was officiated by Entrepreneur and Cooperatives Development Minister, Datuk Ewon Benedick. According to Ewon, as of June 2025, more than 1,600 entrepreneurs, including around 240 from Sabah, have benefited from the Maju Usahawan Madani programme nationwide. He said the strong response reflects both the positive reception from the entrepreneurial community and the effectiveness of the training modules. Muslim added that SME Bank, as a key implementing agency under the Ministry of Entrepreneur and Cooperative Development (Kuskop), not only provides capital but also strengthens entrepreneurial capacity, expands market access, and ensures entrepreneurs have a solid foundation to thrive. 'In the 2025 National Budget, SME Bank has bolstered the implementation of several strategic initiatives focusing on technology, tourism, the halal industry, environment, social and governance (ESG), as well as empowering vulnerable groups, including B40 entrepreneurs and asnaf,' he said. 'Our goal is to build an inclusive, sustainable and globally competitive economy with PMKS at its core. Muslim praised the role of Kuskop in driving PMKS growth nationwide, including in Sabah, through effective policies and impactful programmes. He noted that Sabah, a state rich in natural resources, culture and diversity, has significant entrepreneurial potential, with 98 per cent of registered businesses in the state classified as PMKS, contributing 5.5 per cent to Malaysia's GDP in 2023. 'This proves that Sabah's economy is powered by the resilience and fighting spirit of its entrepreneurs,' he said. He pointed out that Sabah's PMKS ecosystem spans strategic sectors such as agriculture, fisheries, tourism, the halal industry, creative industries and manufacturing. Increasing ESG adoption among local property developers a strong move towards sustainable living
PROPERTY companies in Malaysia saw higher adoption of Environment, Social and Governance (ESG) practices as a commitment to sustainability. Adoption of ESG practices bring economic benefit to the companies such as lower energy consumption, lower resource waste and reduction in operating costs. ESG adoption is also a risk management process that looks beyond financial risks, managing the risks and opportunities from changing conditions of environment, social systems and governance. Meanwhile, developers that have investment properties namely Sunway Berhad and IOI Properties introduced green lease for tenants in achieving sustainability goal. Green lease is a leasing agreement with additional clauses which tenants gain incentives by participating in water and energy conservation as well as waste reduction. Besides the profit-maximization incentives, we believe that developers also have an important mission of building quality homes for better living of people. In this context, developers use QLASSIC scores to assess the quality of their newly completed buildings and to evaluate the performance of contractors. As Malaysia is facing housing affordability issues due to supply-demand mismatch, property developers are playing an important role to increase supply of affordable home in Malaysia. Under 13th Malaysia Plan (13MP), the government aims to build one million affordable homes between 2026-2035 to enhance housing affordability and accessibility for low and middle-income Malaysians. Mah Sing Group is participating in several federal and state government housing programs such as Residensi Madani and Rumah Selangorku (RSKU). In August 2024, Mah Sing launched Residensi Suria Madani in Taman Desa which offers 800 units, each with a built-up of 800sf and priced from RM200k. Meanwhile, IOI Properties Group contributed to affordable housing development by launching 1,170 units of homes in FY24 priced within the affordability levels stipulated by the respective state governments. As property companies involved in construction projects, most of the property companies set annual target of zero work-related fatalities for both employees and contractors. Property companies enhance occupational health & safety (OSH) procedures, aiming to reduce incident risks, minimize injury rates and achieve zero fatality at project site. Some common practices under OSH are conducting monthly safety meetings and step-by-step protocol on how safety and health at project sites are managed. In conclusion, we observed that property companies under our coverage saw higher adoption of ESG practices due to growing concerns about environmental impacts, social and governance issues. It shows property companies are adopting more robust ESG practices to align with stakeholder expectations. In short, we believe that embracing ESG principles is a pathway to long-term value creation, enhancing brand reputation and support long-term financial performance.
