Super-rich Indians are second to Saudi High Net Worth Individuals (HNWI) in buying luxury properties in Dubai, according to a report by global property consultancy Knight Frank.
The report adds that British citizens are in third position after Indians in buying luxury properties in Dubai.
Saudi HNWIs have the highest average budget of USD 45.7 million, followed by those from India at USD 44.6 million and UK citizens with USD 30 million, as per the report.
Asian HNWIs have the lowest average budget among Knight Frank's survey respondents; however, this was still a very healthy USD 23 million.
Global real estate investors chose Dubai's Marina area (28 per cent) as their preferred location. Other locations such as Dubai Hills Estate (24 per cent) and Emirates Hills (23 per cent) were the second and third places chosen by wealthy buyers, as per the Knight Frank report.
Observing the trends, Shehzad Jamal, Partner – Strategy & Consultancy, MENA, said, 'For our wealthiest HNWI respondents (net worth > USD 50 million), Dubai Marina (43 per cent) commands the highest interest, demonstrating the enduring appeal of the long-standing poster child of Dubai's property market. For this group of super-rich buyers, Dubai Hills Estate (30 per cent) follows in second place, while Emirates Hills (22 per cent) rounds off the top three likely home purchase locations.'
The 2025 edition of the Destination Dubai report further added that Dubai's residential market experienced another strong year in 2024, with property values rising by 19.1 per cent to an average of United Arab Emirates Dirham (AED) 1,685 per square foot (psf), pushing prices to 13.3 per cent above the 2014 peak.
On average, villa sale prices grew by 19.6 per cent in the 12 months to the end of Q1, reaching AED 2,088 per sf, reflecting a 107.6 per cent uplift on Q1 2020.
This sustained growth illustrates the strong appeal of stand-alone villas, beachfront homes and branded residences that provide instant access to the Dubai lifestyle, the report added.

The rupee declined 21 paise to settle at 85.60 (provisional) against the U.S. dollar on Tuesday (June 3, 2025), weighed down by a firm American currency and outflow of foreign funds. According to forex traders, the local unit remained under pressure tracking negative domestic equity markets amid geopolitical uncertainties. Investors are also awaiting cues from the Reserve Bank's monetary policy announcements. On Monday, the rupee appreciated 16 paise to settle at 85.39 against the dollar. Anuj Choudhary, Research Analyst at Mirae Asset Sharekhan, said the rupee weakened against the dollar on weak domestic equities and FII outflows. "Trade tensions between U.S. and China and renewed geopolitical tensions between Ukraine and Russia may also weigh on the domestic unit. Traders may take cues from job openings and factory orders data from the U.S.," Choudhary said, adding, "USD-INR spot price is expected to trade in a range of 85.20 to 85.90." Meanwhile, the dollar index, which gauges the greenback's strength against a basket of six currencies, was trading higher by 0.25% at 98.95. Analysts said the US dollar index lost some ground after ISM manufacturing PMI fell more than expected, but recovered soon as China's manufacturing PMI showed slower-than-expected growth in that country. Brent crude, the global oil benchmark, fell 0.12% to $64.55 per barrel in futures trade. In the domestic equity market, the 30-share BSE Sensex tanked 636.24 points, or 0.78%, to close at 80,737.51, while the Nifty declined 174.10 points, or 0.70%, to 24,542.50. Foreign institutional investors (FIIs) sold equities worth ₹2,589.47 crore on a net basis on Monday, according to exchange data. A monthly survey released on Monday showed India's manufacturing sector growth fell to a three-month low in May, restricted by inflationary pressures, softer demand and heightened geopolitical conditions. The seasonally adjusted HSBC India Manufacturing Purchasing Managers' Index (PMI) fell from 58.2 in April to 57.6 in May, highlighting the weakest improvement in operating conditions since February.

US pvt firm KKR drops bid to acquire troubled British utility Thames Water
British water and sewage utility Thames Water said on Tuesday that a US investment firm has dropped a rescue bid for the debt-burdened company. Thames Water said private equity company KKR decided not to make a bid and its status as preferred bidder had lapsed. The utility said it is talking to "senior creditors" about an alternative money-raising plan. "Whilst today's news is disappointing, we continue to believe that a sustainable recapitalisation of the company is in the best interests of all stakeholders. We will continue to work with our creditors and stakeholders to achieve that goal," Thames Water chairman Arian Montague said. The cash-strapped company, which provides water and sewage services to 16 million people in and around London, has teetered on the edge of insolvency under about 19 billion pounds ($26 billion) in debt. The utility received court approval in March for 3 billion pounds in emergency funding to keep it from falling into government administration. KKR's withdrawal makes it more likely the British government will have to nationalise the company, at least temporarily. Environment Secretary Steve Reed said the government was "monitoring the situation" but "Thames (Water) itself remains stable." Thames Water is the focus of nationwide anger over sewage spills that have fouled lakes, rivers and beaches at a time when water and sewage companies are hiking bills to modernise aging systems and cope with the demands of climate change and population growth. Last week, the company was fined almost 123 million pounds ($166 million) for releasing sewage into rivers and streams while paying dividends to its shareholders. Consumers and politicians have criticised the company, arguing Thames Water created its own problems by paying overly generous dividends to investors and high salaries to executives while failing to invest in pipelines, pumps and reservoirs. Company executives say the fault lies with regulators, which kept bills too low for too long, starving the company of vital cash to fund improvements.
