Dubai real estate: Property market hits all-time high with nearly $17bn April transactions

Dubai's property market achieved its highest-ever monthly total in April 2025, with transactions reaching AED62.1 billion, according to data released by Property Finder.
The figures represent a 94 per cent year-on-year increase in value and a 54 per cent rise in transaction volume compared to April 2024, highlighting the continued momentum in Dubai's real estate sector across both primary and secondary markets.
'Dubai's real estate market continues to scale new heights, propelled by bold city planning, regulatory innovation, and investor trust. The sustained growth across both primary and secondary segments is resounding proof of its resilience and long-term appeal,' Cherif Sleiman, Chief Revenue Officer at Property Finder said.
Dubai property market soars
The secondary property segment recorded AED28 billion in sales across more than 7,700 transactions, marking increases of 67 per cent in value and 66 per cent in volume from April 2024.
A notable transaction included a AED1.45 billion land deal in DMCC-EZ2 for the upcoming Sobha Central development in Jebel Ali.
Strong resale activity was also reported in Palm Jumeirah, JVC, and Dubai Marina, which contributed substantially to the overall transaction value.
The primary property segment led the market performance with sales reaching AED34.2 billion, representing a 124 per cent increase from April 2024.
This growth was driven by significant transactions in developments, including Palm Jebel Ali and The Oasis by Emaar.
These two developments accounted for 19 per cent and 13 per cent of the total primary market value respectively, despite representing less than 2 per cent and 4 per cent of the total transaction volume, indicating investor interest in premium developments.
Apartments continue to dominate home searches among both buyers and renters, accounting for 59 per cent of purchase searches and 78 per cent of rental searches in April 2025.
Studio apartments represented 21 per cent of all rental searches but only 14 per cent of buyer interest, suggesting potential yield opportunities for investors in smaller units where rental demand exceeds buyer interest.
Two-bedroom apartments proved popular with both segments, attracting 35 per cent of buyer searches and 31 per cent of rental interest.

Hopes are dimming for UAE-based investors in a UK asset management firm facing a police probe for suspected fraud after it vacated its Dubai office, shut down its website, and became unable to renew its licence for failing to meet compliance requirements. The Dubai Multi Commodities Centre (DMCC), where the company was licensed, confirmed in a statement to Khaleej Times, 'The company in question has not met DMCC's clear compliance requirements and as such, would currently not be able to renew their license. DMCC also understands that the company has vacated its office in the DMCC district.' The Seventy Ninth Group, which opened its Dubai office in 2023, is being investigated by the City of London Police on suspicion of fraud and has been placed into administration in the UK. The company sold structured loan notes secured against UK properties, promising investors annual returns of 15 to 18 per cent. It claimed investor funds were used to buy distressed properties, refurbish them, and sell them for profit to generate payouts. The firm has denied any wrongdoing, saying it is cooperating with investigators and working with forensic accountants on a business review. A representative of the 79th Group told Khaleej Times, 'There are currently ongoing court proceedings in the UK so we cannot say much, but we are looking to renew the licences as soon as we can.' The group suspended payouts earlier this year, citing a moratorium while it sought to restructure. It is not clear how many investors are affected, but some accounts suggest the number could exceed 3,000, with more than £200 million at stake. Assets including a former hospital in Northumberland and offices in Warrington have been put up for sale. Several UAE-based investors told Khaleej Times they have been left in the dark about their funds. An Abu Dhabi resident who invested Dh200,000 said, 'We received an email months ago saying payments were being paused, but since then there has been no clarity or explanation.' A former British expatriate in Dubai who invested Dh360,000 said he initially received three payouts before they stopped. 'I even considered reinvesting in February, but then the raid happened. Since then there has been no clear response from the company,' he said. Uncertain recovery The City of London Police arrested four individuals in Merseyside earlier this year as part of the probe and later released them on bail. The force has urged investors to file reports through its Major Incident Public Portal. Financial experts say only some investors may qualify for UK compensation schemes, depending on when and how they paid in. Lawyers warn claims must be filed quickly, as the six-year limitation clock under UK law is already ticking. A Dubai-based health professional who invested Dh800,000 said he is part of a group of investors from around the world. 'There's a lot of activity happening, and efforts are on by some UK-based investors to escalate the case with the highest authority. As for me, I am just a mute spectator because there is nothing much that we can do but hope.' UK Finance has directed banks to freeze reimbursement claims under fraud compensation schemes until the police investigation is complete, leaving victims in further limbo. Meanwhile, Insolvency & Law, a UK-based consultancy providing debt and insolvency solutions, said it had raised the alarm about the 79th Group in 2023. 'We warned investors that beneath the slick branding and high-return promises was a structure built to delay, deflect, and deny accountability. Now, the mask has slipped. With investor payments frozen, police arrest underway, and administrators being appointed without lender consultation, it's clear: this is no longer a matter of poor performance — it's a full-blown collapse.'

The Dubai real estate market continues its record-breaking momentum, with sales transactions in July 2025 reaching AED63.6bn ($17.3bn) — a 27 per cent year-on-year increase in value and a 24 per cent rise in transaction volume, according to new data from Property Finder. The primary ready segment recorded 1,961 transactions worth AED12.2bn ($3.3bn), marking a 66 per cent increase in volume and a 56 per cent rise in value compared with July 2024, reflecting strong buyer confidence in completed developments. At the same time, demand for off-plan projects continues to accelerate, offering home seekers and investors compelling opportunities in Dubai's booming property market. Prime Dubai real estate Across the UAE, buyer interest in new developments has risen by an average of 32 per cent per quarter between Q3 2024 and Q2 2025. While Dubai real estate dominates this demand, Abu Dhabi and Ras Al Khaimah each account for 5 per cent. Among the top 10 most in-demand communities, nine are in Dubai: Dubailand Dubai South JVC Dubai Investment Park Deira Dubai Hills Estate Dubai Creek Harbour Dubai Marina Business Bay Al Marjan Island in Ras Al Khaimah the sole non-Dubai real estate entry.
