In UT, property tax cases worth Rs 62cr under litigation in HC

Chandigarh: Officials of Municipal Corporation Chandigarh have revealed that the top 20 property tax defaulters of the city are yet to clear dues of over Rs 190 crore, while property tax arrear cases worth Rs 62 crore are under litigation in the Punjab and Haryana high court.
Citing different reasons, occupants of seven properties, out of the top 20, have challenged the MC's arrears amount, following which the authority failed to recover the amount from them. All these properties fall under the commercial category.
As per official data of the Municipal Corporation, Chandigarh, commercial properties of IT Park carry dues of Rs 45 crore. The Golf Club is yet to clear Rs 12.20 crore, while a plot in the industrial area owes the MC Rs 1.19 crore.
"Hotel James Plaza is to pay Rs 1.17 crore, Hotel Taj Rs 1.15 crore, Anand Theatre Rs 80.42 lakhs, and Golf Range Rs 55.8 lakhs," said a senior official.
"With the IT Park-related commercial properties, the dispute is over the land, while in the Golf Club case, the issue is related to the area, mainly the constructed and non-constructed area of the club. Similarly, in other cases, the occupants have filed cases. We are contesting them based on our records, are hopeful of a positive verdict," sources in the MC revealed.

Since these disputed cases involve a significant amount, municipal councillor Maheshinder Singh Sidhu, while raising the issue in the monthly general house on Tuesday, asked the officers concerned to hire senior and effective lawyers to recover the money. Sidhu said that there is a dire need to take the issue sincerely so that the money can be recovered.

MUMBAI: The rupee fell to a new closing low of 87.8 against the dollar on Tuesday, down 14 paise from Monday's 87.66, as escalating trade tensions with the US kept markets on edge. The currency slipped to 87.89 during the day, close to the record low of 87.95 hit in Feb, before likely RBI intervention via state-run banks helped limit losses. The slide followed US President Donald Trump's threat to raise tariffs further on Indian goods over Russian oil purchases. This came on top of last week's announcement of a 25% duty on all Indian imports and penalties for buying Russian oil and military equipment. Govt said it would take all necessary steps to protect its national interests and economic security. Equities weakened for the second day, with the sensex ending 308 points lower at 80,710 and Nifty down 73 points at 24,650. Foreign investors sold shares worth Rs 2,567 crore on Monday. Oil & gas and banking stocks led the decline, while auto shares gained on strong July volumes. Persistent foreign outflows and uncertainty over a possible India-US trade deal added to the rupee's weakness, though lower crude prices and a softer dollar provided some cushion. Karnataka government notifies revised setback rules for buildings in Bengaluru

Bengaluru: In a move that will significantly impact future constructions across the tech capital, the state govt has notified an amendment to zonal regulations under the Revised Master Plan (RMP) 2015. The amendment, in effect from Aug 1, lays down clear and updated setback norms for buildings across the city, particularly focusing on structures taller than 12 metres. Setback, which refers to the minimum open space required between a building and the property's boundary, has been a long-contested urban planning issue in the city, where rapid vertical growth has outpaced regulatory clarity. The new norms aim to address ambiguities by specifying setback requirements based on building height and whether a stilt floor (typically used for parking) is included. According to the new regulations, all types of buildings on a plot size of up to 4,000sqm are supposed to leave a minimum setback area of 1.5m in the front and 1m each on the sides and the rear. For buildings on a plot size of more than 4,000sqm, the minimum setback area on the front, rear, and sides is 5m. For buildings with 12 to 15 floors but without a stilt floor, the setback area mandated is 5m. When stilt parking is provided, the height of the stilt floor shall be up to 3m, measured from floor to floor. Crucially, this floor's height will not be counted towards the building's total height, provided the overall height remains below 15m. The new regulations apply to all new constructions, including ongoing work for which plan approvals and modified plan approvals have been granted. In case of existing structures and buildings under construction, the ground floor may be converted into stilt parking and height of the stilt floor shall not be considered for computing the total height of the building. In such cases, a modified plan or sanction for alteration may be approved accordingly. However, the height of stilt floor shouldn't exceed 3m in any case," the final notification adds.
