
Owning a home to remain a 'pipe dream' for first-time buyers as house prices continue to surge
For the second month in a row, the Central Statistics Office (CSO) said the 12 months to June saw its Residential Property Price Index rise by 7.8%.
Inflation outside of Dublin continues to outstrip that of the capital, with prices there rising by 6.6% compared to the 8.8% rise in the rest of the country.
The median price of a home in Ireland now stands at €370,000. The highest median price paid for a dwelling was €675,000 in Dún Laoghaire-Rathdown, while the lowest was €190,000 in Leitrim.
While property price inflation peaked at over 10% last summer, this has only moderated slightly since then and has not gone below 7%. Prices have now been consistently rising for almost two years, according to the CSO.
House prices in Ireland are now almost 20% higher than the peak of the Celtic Tiger boom in April 2007. And, from their trough in May 2013, property prices outside of Dublin are almost three times higher now (180.2%).
When it comes to the difference between new and second-hand properties, the lack of adequate supply to meet demand means the cost of second-hand homes continues to rise at a higher rate, with inflation of 8.8%.
In June, 4,029 home purchases at market prices were filed with Revenue, which was a 13.1% increase on June 2024. Of these, 1,531 were first-time buyers, which was also an increase of 21.5% on the same time last year.
However, with no end in sight to high property inflation, Irish Mortgage Advisors chair Trevor Grant said it meant homes were becoming increasingly out of reach for many first-time buyers, 'turning their hopes of home ownership into a pipe dream'.
He also said all eyes would now be on the Government's revised housing plan this autumn in the hope it can address the root causes of the crisis.
'This new plan is expected to include reforms which will speed up the delivery of housing and see more affordable housing rolled out,' Mr Grant said. 'If the country is ever to emerge from the housing crisis, it's important that the Government get this plan right.
'The lack of labour to build houses is also an issue — skill shortages and access to labour are critical challenges for the building industry, which unfortunately also drive up house building costs and in turn house prices.
'Regardless of any Government reforms or initiatives announced this autumn, Irish house prices are likely to continue to be high for the foreseeable future.'
Rachel McGovern, deputy chief executive at Brokers Ireland, said the latest figures pointed to the major task at hand for the Government as it prepares to unveil its new housing plan.
'It will take comprehensive and very unprecedented measures to unlock the impediments, particularly in zoning, planning and infrastructure,' she said.
'Even with unprecedented measures, it is likely to be a couple of years before we would see major change. But it must start.'

M&S resumes online shopping in Ireland after cyber hack
Marks & Spencer has resumed online shopping in Ireland after a 17-week hiatus following a cyber hack and data theft. The 141-year-old M&S stopped taking orders through its website and app for clothing and home deliveries and collection from stores on April 25, three days after disclosing it was managing a "cyber incident". In a statement on Thursday, the retailer said: Today, we are bringing back online shopping in Ireland. Our customers can now shop all our fashion, home and beauty ranges on and through our app." Click and collect services are also back, and online orders can now also be returned to Irish stores. In May, M&S forecast the hacking of its systems would cost it about $300m (€346m) in lost operating profit in its 2025/26 financial year, though it hopes to halve the impact through insurance and cost control. As part of its management of the hack and data theft, M&S took other systems offline. That reduced both clothing and food availability in stores, further denting sales. M&S chief executive Stuart Machin told investors in early July the group would be over the worst of the fallout from the incident by August.

Employment in Irish labour market surpasses 2.8m for first time
The number of people employed in the State has eclipsed 2.8 million for the first time, new figures show. The latest Labour Force Survey (LFS) indicated employment rose by 63,900 (or 2.3 per cent) to 2.82 million in the second quarter of 2025. This is equivalent to the entire population of the Republic in 1961. Despite slowing global demand and increased trade uncertainty linked to US tariffs, the Irish labour market continues to perform strongly with ongoing demand for workers being met by increased levels of immigration and participation. READ MORE The CSO said the labour force (the total number of people aged 15-89 years who were either employed or unemployed) stood at 2.95 million in the second quarter, up by 2.5 per cent (73,500) on the same period last year. [ Jump in unemployment dismissed as 'statistical noise' by Davy Opens in new window ] The agency said changes in the labour force are typically influenced by shifts in the size of the working-age population, also known as the demographic effect. In recent years, this has been driven by immigration, which it said contributed to an increase of 49,200 in the labour force in the year to the second quarter. Another driver was increased participation (by both men and women), which rose to 66.4 per cent, up from 66 per cent, contributing to a positive participation effect of 24,300. The estimated total number of hours worked per week in the second quarter increased by 1.6 million hours to stand at 88.9 million. The data comes in the wake of separate report last week which indicated workers here were on average working two hours less a week than before pandemic. According to the LFS, the sector that saw the largest year-on-year growth in employment was construction, which rose by 29,600 or 18 per cent. The largest decrease in employment was in the information and communication sector, which fell by 7,700 people (-4.1 per cent). The CSO said there were 140,800 people classified as unemployed in the second quarter which gave rise to an unemployment rate of 4.8 per cent, up from 4.6 per cent for the same period last year. The survey indicated that an estimated 582,000 or 20.7 per cent of those in employment worked part-time, and 153,600 or 26.4 per cent of those in part-time employment were classified as underemployed, meaning 'they would like to work more hours for more pay'.
