Demand in Malaysian property market shows strong resilience: PropertyGuru

KUALA LUMPUR: Demand in the Malaysian property market has proven resilient, bouncing back swiftly after a dip triggered by the US tariff announcement.
According to PropertyGuru country manager Kenneth Soh, consumer searches and inquiries briefly declined following US President Donald Trump's tariff move, but the market quickly regained momentum – highlighting strong underlying confidence among Malaysian property seekers.
'As the situation evolves, we are seeing a diminishing immediate impact on overall consumer search behaviour.
'Looking at the sector as a whole, it has consistently shown strong resilience,' Soh told reporters at the PropertyGuru Group 2024 Sustainability Report launch and Market Outlook briefing today.
He said search volumes on the PropertyGuru platform grew consistently from January to April, showing that demand in the market remained resilient. 'There is still growth in purchase and rental markets as well,' he added.
Soh said sound policies from the government and Bank Negara Malaysia have contributed to a more robust property ecosystem.
'For instance, Bank Negara Malaysia has helped build a stronger financial ecosystem. Our interest rates remain stable, banks are prudent in evaluating loan applications, and we have a solid credit scoring system. As a result, borrowers who do secure loans generally have a high repayment rate.'
He added that Malaysia's credit environment is strong, with a high proportion of borrowers able to service their loans.
'All the market signals show that we are not in a problem,' Soh noted.
He said demand is driven by locals and first-time homebuyers, as well as returning foreign investors with sustained interest in both residential and commercial properties.
'We are still seeing a strong pool of investors, with certain hotspots attracting more attention than others. Foreign investors are also making a comeback,' he said.
'Singapore continues to be a major source of foreign buyers, particularly in Johor. In Kuala Lumpur and Penang, we are also seeing renewed interest from other countries, including buyers from China,' Soh said.
However, the bulk of the demand is still from locals and first-time homebuyers.
'Locals are just searching for a home. The bulk of the searches are still primarily for residential purposes. First-time homebuyers. The majority of searches are for residential properties, especially in the sub-sale market, where supply is higher.'
Furthermore, Soh said there is renewed interest in property as an investment, not just for people buying homes to live in. 'We actually see the interest in property and investment go beyond just residential as well, commercial as well. We see that is also a growing trend.'
On sustainability, according to insights from PropertyGuru's 2024 survey, 83% of Malaysians are willing to pay a premium for a home with sustainable features, prioritising benefits such as reduced utility costs, improved climate resilience and long-term value retention.

The effort, he said, would ensure the success of the Johor-Singapore Special Economic Zone (JS-SEZ) which would benefit locals. 'To ensure that the JS-SEZ becomes a success, we are working on our human capital. 'In Johor, we have a rule that ensures our people enjoy positive impacts from anything we do,' he said in his speech at a resort in Desaru Coast. Onn Hafiz said of the 1,500 workers employed in Desaru Coast, 70% were from Johor. 'The figure gives me comfort but we are not stopping there. 'We are working closely with the hotel industry to ensure that our people go through the proper training. 'We want them to be trained to a standard that is on par with that used by world-class hotels.' he said. Onn Hafiz said this in his speech after announcing the official appointment of Mandarin Oriental as the new operator of the resort that had previously been managed by One & Only. He said the hotel group's decision to expand into Johor reflects a resounding confidence in the future of the state and Desaru Coast as rising global destinations. 'Mandarin Oriental is a symbol of elegance, world-class hospitality and architectural excellence. 'The fact that Johor has been chosen to host only the second Mandarin Oriental property in Malaysia in nearly 30 years, speaks volumes. 'It is a clear testament to Johor's and Malaysia's growing stature, strategic value, and untapped potential,' he emphasised. The Mentri Besar said the hotel group's presence was timely as the Malaysian and Singaporean governments had only recently confirmed their collaboration in the zone. 'Johor is in a very unique position and we have a very interesting journey ahead, as we signed the agreement for the JS-SEZ in January this year. 'The drawing up of the agreement was done in record time, seeing as the idea of the special zone was mooted and its memorandum of understanding was signed in January last year. 'Desaru is one of the flagship areas of JS-SEZ and tourism is a sector that both governments will give special emphasis to,' he said, adding that the Johor government was prepared to assist the hotel group. The announcement negated reports in the past few months of the closure of the One & Only Desaru Coast resort. Onn Hafiz clarified that there was a change in operator and a rebranding initiative of the resort. The property is expected to join the Mandarin Oriental portfolio this month, ahead of a full rebranding in January 2026.

PETALING JAYA: The earnings momentum for private healthcare, health supplements and pharmaceuticals providers will continue into the second half of this year (2H25) as demand for such services and goods keep rising. Kenanga Research said both IHH Healthcare Bhd 's Malaysian operations and KPJ Healthcare Bhd have manageable medical tourism revenue of around 5% to 7% to help offset the impact of the tax. The research house, which has an 'overweight' call on the sector, said, generally, private healthcare players recorded mixed results in first quarter of this year (1Q25). It said IHH's revenue intensity will continue to improve, driven by higher patient throughput, both from its domestic and international markets. Meanwhile, KPJ Healthcare has guided for narrower losses in its hospitals that are undergoing expansion, although the quantum of improvement appears smaller. The group is optimistic about earnings gaining momentum in 2H25 supported by better operational efficiencies stemming from ongoing cost optimisation efforts. In terms of price-earnings (PE) valuation, KPJ is trading at 36 times this year's forecast earnings and 31 times for next year, compared with Thailand's Bumrumgrad Hospital and Bangkok Dusit at PEs of 17 times and 20 times, respectively. Beyond this year, KPJ will add 800 beds, bringing its total to 5,200, largely via brownfield expansion. With capital expenditure of between RM300mil and RM400mil this year, the group is looking at merger and acquisition opportunities for future growth. It is also looking at acquiring yield accretive hospitals or assets that are complimentary to its core business for future growth. In pharmaceuticals, Kenanga Research said Duopharma Biotech Bhd is expecting strong orders from the of Health Ministry this year. The research house said Duopharma's management expects sales to the public sector in the second quarter to account for 55% to 60% of its top line and also higher private-sector contributions, compared with 47% to 50% historically. Kenanga Research also said it likes Kotra Industries Bhd for its integrated business model encompassing the entire spectrum of the pharmaceutical value chain, from research and development, product conceptualisation to manufacturing and sales. Kotra manufactures and sells over-the-counter supplements and nutritional and pharmaceutical products under household brands such as Appeton, Axcel and Vaxcel. The company also enjoys superior margins in its original-brand manufacturing business model versus low-margin contract manufacturing. Elsewhere, Nova Wellness Group Bhd 's slow ramp-up of production at its new plant will likely drag top line contribution and hit margins due to worse-than-expected economies of scale. Its earnings growth is driven by capacity expansion, a widening distribution network and penetration into local public hospitals, Kenanga Research added.

PETALING JAYA: As the world at large heaved a sigh of relief at the conclusion of the United States-China trade discussions in London on Tuesday, attention has turned back towards Malaysian equities, as investors wonder what is in store for the FBM KLCI. This is especially relevant given that Malaysia has yet to conclude its own trade talks with Washington as the former continues its effort to reduce the 24% hitherto provisional tariffs that were imposed on April 2 by US President Donald Trump. Most analysts, however, are of the view that at the very least, the conclusion of trade meetings between the United States and China have put paid to any foreseeable escalation of trade tensions between the two superpowers in the near term, and while cautious sentiments still surround the FBM KLCI, the benchmark index should perform better in the second half of financial year 2025 (2H25). Rakuten Trade head of equity sales and analyst Vincent Lau believes that the announcement from US Treasury Secretary Scott Bessent that the Trump administration may extend the 90-day tariff pause on some countries in order to continue trade negotiations, signals further goodwill. 'We feel things can only improve from here, and 2H25 could be stronger for the FBM KLCI following slightly underwhelming 1Q25 corporate results, especially if Investment, Trade and Industry Minister Tengku Datuk Seri Zafrul Abdul Aziz can conclude a deal with the Trump administration promptly in next week's talks,' he told StarBiz. As such, Lau acknowledged investors could still adopt a wait-and-see approach over the next week, which has caused the FBM KLCI to lag behind other regional and global bourses, predicting that the index could trade between 1,520 and 1,550 points in the third week of June. He said this is because investors may still be concerned that Malaysia is largely an export-driven market, as businesses are also taking time to adjust to the impact of the expanded sales and services tax (SST) that will come into effect on July 1. On the other hand, he opined that with the European Central Bank having reduced rates by 25 basis points this month, and Bank Negara and the US Federal Reserve also considering a similar move within the next quarter, funds are ready to return to the market. Lau added that the SST broadening by the government is necessary, which would assure investors that the current administration is serious in improving its tax revenue. Of interest, Areca Capital chief executive Danny Wong commented that the US-China trade tension may not have been as bad as have been portrayed in the mainstream media in recent months, given this week's developments. 'If both sides willingly continue to resolve these tariff issues, we believe the FBM KLCI will recover significantly. Short-term outlook remains dependent on news, but we now see an upside bias. 'As suggested, developing markets including Asian bourses are expected to perform better in 2H25,' he told StarBiz. While also expecting a gradual recovery for the FBM KLCI in 2H25, Tradeview Capital chief investment officer Nixon Wong is predicting the index to trade 'neutral' range-bound, as investors take to the sidelines as they wait for conclusive trade talk updates between Putrajaya and the Trump administration. 'However, signals from China and the United States have been stable and less hostile for the time being. 'We should see gradual recovery in the last six months of 2025 as business sentiment may recover, and fund flows may be more risk-on after getting more details and clarity on the US trade policies after mid-July,' he said. Meanwhile, a head of research and analyst at a foreign brokerage firm is projecting for the premier index to trade within a narrow range of 1,510 to 1,530 for this week, reflecting cautious optimism from the Washington-Beijing trade truce, but tempered by uncertainty in the US-Malaysia talks. 'For next week ending June 20, the index could test 1,500 to 1,550, with potential upside toward 1,550 if trade talks progress favourably and domestic sectors such as banking and construction remain supportive. 'However, a bearish scenario could see the index drop below 1,500 if US-Malaysia trade talks falter or global trade tensions escalate,' she said. Elaborating, she said the US-China resolution in London provided some clarity, reducing immediate uncertainty about a potential escalation in the trade war, although the relatively high US tariff rate of 55% on China could disrupt global supply chains, particularly in Asia, where Malaysia is a key player in manufacturing and electronics exports. Beijing has tagged the United States with a 10% levy rate in return. The agreement's positive signal of a trade truce may boost global market sentiment, but the high tariffs could pressure Malaysian exporters reliant on the US or Chinese markets, especially in technology and semiconductors, she pointed out. The analyst explained, 'The market's reaction to the United States-China trade truce will likely solidify next week. 'If the framework is ratified by Trump and Xi, optimism could drive the FBM KLCI toward the 1,550 resistance level, especially if global equities rally. 'However, ongoing trade talks between Malaysia and the United States will remain a headwind. 'Any indication of punitive tariffs on Malaysian exports, such as electronics, which account for about 40% of Malaysia's exports, could pressure the index, particularly tech-heavy components like Inari Amertron Bhd and Nationgate Holdings Bhd .' On the flipside, positive domestic factors, such as foreign inflows and a stronger ringgit may offset some external pressures, supporting sectors like construction, property and renewable energy, she said. 'Technical forecasts suggest a potential rebound if the 1,600 support holds, with upside targets at 1,620 to 1,630. However, a break below 1,500 could signal a bearish trend toward 1,487, driven by trade war fears,' added the analyst. Taking a look at notable sectors, she said banking is expected to lead gains due to its strong earnings growth and domestic liquidity, while export-driven industries such as technology and commodities will be vulnerable to US tariff developments, although they could stabilise if trade talks progress favourably. 'Investors should focus on quality, dividend-paying stocks in resilient sectors like banking and construction, while monitoring export-driven sectors like technology for tariff-related risks,' she said.
