Money guru's $612k offer for Aussie homebuyers

It's mixed news for homeowners and house hunters after the RBA's 2025 rate cut hat-trick. Interest rates have fallen significantly for Aussies this year on the back of Tuesday's third interest rate cut for this year. But finance guru Mark Bouris believes that is the end of good news for mortgage holders in the foreseeable future. However truggling Aussie home buyers are being given the chance to save hundreds of thousands of dollars and get into a home much sooner via a new lending option offering up to 105 per cent finance. The finance offering backed by Bouris is aimed at helping Aussie home buyers, including those looking for their first property, a way around many of the onerous hurdles to real estate ownership. Despite recent falls in interest rates, the chance at owning a new home is increasingly beyond the reach of the average Aussie due to continued unaffordability, relentless upward pressure on prices due to a lack of stock and high immigration levels and punishing taxes. 'With every year that passes, there's a new crop of borrowers potentially being locked out of the market. This new generation needs these kinds of lending products to help them climb the property ladder', said Bouris, Executive Chairman of Yellow Brick Road. 'Governments keep introducing demand-side incentives that don't address the root problem. 'Deductible interest, CGT and transfer duty relief all just pour fuel on the fire of demand. We have moved to remove the deposit barrier, focus on new builds, and make the loan affordable. 'That's how we tackle both cost of living and property supply shortages.' Yellow Brick Road has partnered with Empower Money to help buyers overcome many of the difficulties in buying a new home. Non-bank lender Empower Money is offering approved clients up to 105 per cent finance, that will cover the purchase price of approved home and the associated risk fees, eliminating the need for a housing deposit. 'This means that if you're a first homebuyer in a location where transfer duty is covered by the First Home Buyers Grant, you can get a loan approved with no money down and only a minimal contribution of borrower funds,' said Peter Khoury, Chairman of Empower Money. 'Buyers only need to cover application, legal, and settlement adjustment fees. Even if you're not eligible for the First Home Buyers Grant, transfer duty is only a fraction of the deposit cost, which represents a much better borrowing position than having to pay both from the borrower's personal funds.' Empower Money says that in order to 'ensure responsible lending' the product is restricted to vetted new dwellings, including apartments and house and land packages from a national stock list. The new lending product offers a 6.95 per cent interest rate as opposed to most 90 per cent LVR loans that require a 10 per cent deposit. Yellow Brick Road and Empower Money estimates the average Aussie homebuyer can save $612,000 when the time taken to raise money for a home deposit, rental costs and rising property values are taken into consideration. Given it takes around 10 years for potential buyers to save for a 20 per cent deposit. After Tuesday's rate cash which took the cash rate down to 3.85 per cent – the third rate cut this year from the RBA, Bouris said homeowners would be wrong to expect any more cuts in 2025. 'The first thing I would expect is for that rate cut to be passed on across the country by all lenders,' he said. However Bouris believes remaining uncertainty over inflation and unemployment will mean RBA boss Michelle Bullock won't drop rates again this year. 'There is a lot of talk in the media that there will be two more rate cuts this year but I don't think we are guaranteed any more reductions,' he said. 'The language in the RBA notes is pretty clear. Don't listen to what you hear in the press. To me the cash rate it settled at the moment. I just don't see another cut happening. This will be the last rate reduction we will see for 2025.'

‘Freaking out': Perth woman risks property portfolio to launch skincare brand

A young Aussie has recently done something most homeowners would never dare to – refinancing multiple mortgages to invest everything into her skincare brand LumiLift. Tegan Brown owns two investment properties in Perth, but she's made the bold decision to pour every ounce of equity she's built up into her beauty business. 'I have two investment properties. I bought the first one about four years and the other one about two years ago,' Ms Brown told The 28-year-old bought her first property for $380,000 just before the pandemic, getting in before 'prices increased' – having likely doubled in value in the years since. She then purchased a second home for around $450,000, funding both investments entirely on her own, thanks to her work in recruitment and years of saving. 'I'm always looking at opportunities to grow wealth, and property was the first and safest option to do that at the start,' she said. Both the properties are tenanted, Ms Brown said, and were essentially paying for themselves before she made the decision to take a chance and invest in her business. Ms Brown didn't have heaps of cash sitting around, so she refinanced both mortgages – a choice she admitted was daunting when she originally made it. 'It was scary but I did have mentors that said the best thing you can do with equity is either reinvest into more property or into building your own business,' she said. 'I invested about $100,000 initially.' That $100,000 was allocated towards the brand's inventory, marketing, and content creation, and also served as a financial buffer, as she had quit her job in recruiting to make it her sole focus. Ms Brown said that when she told people she planned to pull out the equity in both her investments, the reaction wasn't positive. Some were 'freaking out', but Ms Brown didn't let the concern deter her because she believed in the skincare brand she's created – in particular, its light therapy mask. Ms Brown claimed the device helps to create clearer skin and helps women avoid having to 'spend thousands' on treatments that don't offer the same results. 'I created LumiLift because I wanted other women to experience that same transformation without spending thousands or relying on quick fixes that don't last,' she said. 'For me, skincare isn't just about appearance. It's about confidence, freedom, and ease.' Ms Brown explained that her ultimate goal is for her customers to be so happy with their skin from using her product they won't feel reliant on make-up to feel good. She's also had some moments that have made the financial risk feel worth it. For her, the most 'rewarding' thing has been seeing skincare professionals buy her products and rave about the results. Ms Brown said she is also proud she had invested in herself and backed her idea, despite the risk involved. 'The biggest challenges have been sitting in the unknown, especially because I have invested so much money,' she explained. 'Sometimes the fear of failure can get to your head. But I think through these hard periods, not giving (up) feels like a huge win.' The business owner said that given her brand is still new and growing, it isn't yet at the profitable stage, meaning she's still waiting to see if her risk will pay off. 'It is getting there. It has been a journey and it is getting closer and closer to where I want it to be,' she said. 'The main thing for me is building a community and seeing the results and I know the money will come.'

Oporto restaurants now have a late-night ‘transformation' at 9pm

A popular Aussie fast-food chain has unveiled a new logo for the first time since it opened its doors almost 40 years ago – but you can only see it once the sun has gone down. Oporto, the iconic Portuguese chicken brand, has unveiled a huge shake-up to its restaurants that sees them transform into a completely different venue come 9pm. The burger company has launched its Late Night Menu, offering food not available during the day alongside a switch-up inside too. 'From 9pm stores will flip to 'Night Mode', where the sun sets, the vibe shifts, and a new menu takes over,' Ben Simmons, Oporto's Head of Marketing, told 'The physical transformation of the store includes new signage and a new logo, swapping out the iconic Oporto sun for a moon.' Mr Simmons said the new after-dark offering comes from Australia's 'growing late-night food demand', largely driven by Gen Z. 'People like students, gamers, and shift workers are looking for a feed outside the usual 'dinner' hours, so we thought it was the perfect time to lean in and satisfy those late night cravings,' he explained. 'The inspiration for the late-night menu and campaign draws from Portuguese culture, where dining at night is social and celebratory. This is our nod to that tradition, bringing that Portuguese vibe to Aussie nights. 'For us, turning on Night Mode isn't just about a new menu. It's about creating a fun and satisfying experience that's made for after dark.' Speaking of food, the new menu still 'delivers those bold Portuguese flavours' Aussies have come to know and love about Oporto, Mr Simmons said, 'but with an after-dark twist'. 'It's snackable, shareable and a little indulgent,' he continued. 'Think delicious options like a Portuguese Pulled Chicken Burger, a Schnitt Faced Burger, Pulled Chicken Loaded Chips, Jalapeño Poppers, BBQ Crispy Wings and Salted Caramel Cheesecake. It's bold, craveable, and made for those moments when you want something fun, filling and a little different.' Be warned, the options are pretty heavy calorie-wise, with the loaded chips and the Bondi Night Box – containing a Bondi Burger, two crispy strips, regular chips, dipping sauce plus a can of drink – all coming in at just under 5000kj (nearly 1200 cals). In Australia, daily calorie recommendations vary based on individual factors like age, sex, activity level, and body size, but generally, women need between 1600 and 2400 calories per day, while men need between 2000 and 3000 calories. Despite only kicking off a few days ago, Oporto – which opened its first store in Bondi in 1986 – has been praised for its new offering. 'Later Dinner – Great idea!' one person wrote on social media. 'You know that's me on the way home from a night out,' another said. As another shared: 'Oporto chips are elite.'
