Real estate trends: Homebuyers opting for plotted deals developments as land prices climb

Plotted developments are experiencing significant growth amongst buyers of second and third homes, who are attracted by strong value appreciation prospects, enhanced adaptability, and the enduring worth of land assets.
Over the past four years, land values in major cities have shown double-digit increases, transforming plotted layouts from a specialised market segment into a primary investment choice, particularly for wealthy and aspirational purchasers.
In response to increasing customer interest, developers are launching branded, fully-equipped plot communities featuring comprehensive amenities, verified land titles and complete infrastructure. Second-home purchasers particularly value land as a future investment, appreciating the flexibility to construct at their convenience, avoid built property depreciation, and gain from natural land value increases.
"Plotted developments help real estate developers to diversify risk and take advantage of lower development costs, faster construction timelines and increased cash flows," said Samantak Das, chief economist and head of research at JLL India according to an ET report. "Developers are diversifying into this format due to faster turnaround times, quicker cash flows, and growing investor confidence."
He noted that 944 acres were acquired in the March quarter, with 20% allocated for plotted developments. JLL India reports that developers purchased over 2,300 acres across 23 cities in 2024, with 38% designated for plotted or low-rise residential projects.
Numerous national property firms are expanding their plotted development operations.
Sumadhura and Assetz Group, recognised for large township developments, are investing substantially in this sector.
"Land appreciates faster than built-up units especially in the outskirts of a city, and with today's buyers looking for sustainability, long-term wealth creation, and freedom in design, plotted developments are gradually becoming a natural alternative choice," said Sunil Pareek, executive director at Assetz, which has plotted development projects in Bengaluru according to the ET report.
Market data shows that plot prices have doubled in cities like Bengaluru, Pune, Hyderabad, and NCR's outskirts over four years. In Bengaluru's Sarjapur and Devanahalli areas, plotted land costs ₹5,000-₹8,000 per sq ft, varying by location, developer and infrastructure.
Whilst land acquisition and financing have traditionally been more challenging than apartments, reputable developers offering Rera-compliant projects have enhanced transparency and legal processes, attracting more institutional and individual investors.
For buyers, plotted developments offer multiple benefits beyond value appreciation. These include zero maintenance fees until construction begins, absence of shared owner obligations, and complete autonomy in home design.

Industry analysts suggest that other companies facing similar challenges might follow TCS's approach. Sources told ET that the waiting period for experienced new hires to join has extended beyond 65 days. "The issue's scale is particularly significant for TCS due to its organisational dimensions and framework," the executive said. "However, certain companies recognised the AI transformation earlier and made timely investments. We've observed quiet workforce adjustments for approximately six months. The extent of TCS's potential staff reduction remains uncertain at present." Investment firm Jefferies indicated this could signal broader implications for the IT services industry. "TCS' move to cut 2% of its workforce may lead to execution slippages in the near term and higher attrition in the longer-run for the firm and reflects a weak demand environment for the sector," the report said. "With most deal wins being led by cost-optimisation initiatives and involving AI-led productivity pass-through, IT firms unable to gain share may have to resort to layoffs." Industry analysts suggest the IT sector faces additional challenges, particularly for consulting-focused organisations like Wipro and Tech Mahindra, as they contend with reduced business activity whilst struggling to maintain adequate employee skill development amidst AI-driven changes. Their previous communications addressed concerns about bench policy and delays in onboarding 600 experienced professionals. HFS group's CEO and chief analyst Phil Fersht was quoted as saying, "TCS has the biggest bloat around the middle compared to its peers. Most others have been gradually trimming the middle for years now but it's clear that TCS can't afford that extra weight any more. This is more of a warning sign to get their people to step it up and a smart move to show they are shedding their stuffy image." TCS Performance Underwhelming The company's financial performance has been underwhelming, with TCS shares declining by nearly 30% over the past year, positioning it amongst the bottom three performers in the IT index. A senior IT analyst, speaking anonymously, noted: "Given the layoffs are at mid and senior level, a back-of-the-envelope calculation estimates savings of $300-400 million (Rs 2,400-3,600 crore) a year. However, the TCS CEO said it will be done gradually." An additional IT sector analyst suggested these measures could result in margin improvements of 100-150 basis points, although TCS might reinvest a portion of these savings. Representative image Taiwanese manufacturer Wistron, which sold its Karnataka iPhone facility to Tata Electronics in 2023, is now planning an electronics production unit in Telangana with a proposed investment of Rs 1,000 crore, according to informed Economic Times sources. The company is currently looking for suitable land in Hyderabad to establish a facility dedicated to manufacturing servers, routers and switches, according to the ET sources who requested anonymity. Following its departure from the Kolar plant, which experienced labour issues in 2020, Wistron is expanding its Indian presence. The company is also establishing a Rs 1,450 crore laptop manufacturing unit in Bengaluru, set to commence operations by January 2026, as confirmed by Karnataka industries minister MB Patil last year. "They (Wistron) have decided to come to Telangana with a different product line. They are investing almost Rs 1,000 crore. Now they are finalising the location," said one of the people. "It could be in the same area where Hyderabad's electronics manufacturing is concentrated, in one of the electronics parks on the outskirts of the city. It has not frozen the location yet. Manufacturing of those may go to Telangana. But it will be the non-iPhone making that will go to the state; iPhone assembly is ruled out," another person said. Responding to ET, Wistron declined to comment on the Telangana plans but reiterated its 2024 announcement regarding its subsidiary, ICT Service Management Solutions (India), seeking land use rights from Karnataka Industrial Area Development Board for up to Rs 140 crore near Bangalore's international airport. In March last year, the Karnataka State High Level Clearance Committee approved ICT Service Management's Rs 1,450 crore investment proposal, potentially creating 2,500 jobs. When signing the memorandum of understanding in January last year, minister Patil mentioned ICT Service Management's request for 32 acres. The automated facility would manufacture laptops for various brands, with over 50% intended for export, according to Patil. The unit would also produce IoT components and EV-related parts. Wistron operates in India through three subsidiaries: ICT Service Management, Smartiply India and Wistron Automotive Electronics (India). ICT Service Management handles import-export services and maintenance, Smartiply India develops internet platforms and IoT products, whilst Wistron Automotive Electronics focuses on automotive electronics manufacturing and R&D. TDS On Rent: A tenant received the tax penalty of Rs 1 lakh by the income tax department despite paying a regular Rs 55k rent per month because he forgot to comply with the tax deducted at source (TDS), according to a report of ET. The tenant neither deducted TDS nor submitted the TDS challan cum return statement. Sujit Bangar, the founder of told ET that a tenant named Abhishek forgot to deduct TDS while paying Rs 55,000 per month in rent. 'As per section 271H of Income Tax Act, 1961, if a person fails to comply with TDS provisions and doesn't file a statement of TDS, there can be a penalty of minimum Rs 10,000 which can be extended to Rs 1 lakh," he added. Not all tenant have to deduct TDS. According to ection 194-IB of the Income Tax Act, 1961, those who are paying a rent over Rs 50000 per month are required to deduct 2 per cent as TDS and file a TDS challan to make the payment. Here's What Tenants Need To Do: Deduct 2% TDS and file Form 26QC online. Tenants will get Form 16C once they file Form 26QC. Tenants must give the Form 16C to the landlord. Select Form: Choose Form 26QC and click 'Proceed." Enter Tenant Details: Input tenant's PAN, name, address, and contact details. Verify with OTP. Add Landlord Details: Enter landlord's PAN, name, and address. Fill Property/Rent Details: Provide property address, rent agreement details, total rent, and tenancy period. Specify TDS Details: Enter TDS (2% rate), deduction date, and amount. Choose Payment Mode: Select online (net banking/debit card) or offline (bank payment). Review & Submit: Verify details, enter captcha, and submit. Pay online or save for offline. Complete Payment: Pay TDS online (get CIN) or offline at a bank. Download Form 16C: Log in to download Form 16C within 15 days, and share with landlord. Key Things You Should Know: TDS Rate: 2% (or 20% without landlord PAN). Due Date: File within 30 days of financial year-end, property vacation, or agreement termination. Penalties: Rs 200/day for late filing; Rs 100/day for late Form 16C; Rs 10,000-Rs 1,00,000 for non-filing. Use tenant/landlord PAN; no TAN needed.
