Family offices are increasingly channelling capital into hospitality, traditionally seen as a cyclical sector, but currently emerging as a core component of yield-driven portfolios, as India experiences rising demand for business and leisure travel.In a recent marquee transaction, a prominent Mumbai-based family office acquired a 130-key hotel in Manipal, Karnataka, for about ₹150 crore. The asset, currently nearing completion, will be housed under one of Indian Hotels Company 's (IHCL) upscale brands. In another deal, a business house promoter picked up a 190-room hotel in Kolkata. About six months ago, the family office of SanRaj acquired the 245-key Holiday Inn near Mumbai International Airport, underscoring a clear trend—private capital is pivoting to hospitality.Value of hotel deals in India climbed to $167 million in the first half of 2025, from $93 million a year ago, according to JLL data.Family offices and HNIs, either directly or through wealth arms, comprised 54% of these deals, more than double of 26% in the year-ago period.'There is a clear shift from viewing hotels as trophy assets to treating them as structured, yield-generating investments built on strong brand affiliations and operator partnerships,' said Nandivardhan Jain, CEO of Noesis Capital Advisors, which has executed multiple hotel deals across Kolkata, Amritsar, Vithalapur, Khandala, Khopoli, Vadodara, and Udupi.Ashvini Chopra, head of family office solutions at Avendus Wealth Management, noted that hospitality assets, alongside student housing, are experiencing a boom, particularly in tier-2 locations. 'Hotel investments offer a unique combination of depreciation cover, stable rental income, and long-term capital appreciation,' he said.The growing appeal of hospitality assets is backed by strong fundamentals. India's total hotel transaction volume grew at steady pace to $340 million in 2024, from $337 million in 2023.With robust activity in the first half of 2025, JLL forecasts volumes to accelerate and touch $400 million by December-end.'We anticipate the momentum seen in H1 2025 to sustain through the rest of the year,' said Jaideep Dang, managing director, hotels and hospitality group, India, JLL. Significantly, family offices—from being passive observers—are emerging as key drivers of deal-making in the hospitality sector.Markets like Manipal, with their expanding university ecosystems and regional healthcare hubs, are experiencing a surge in domestic travel and room demand. Analysts highlight limited branded supply in tier-2 cities like Manipal as a compelling opportunity for both greenfield and brownfield investments.Unlike traditional real estate, hospitality assets demand deep operational alignment and brand partnerships. Once considered a high-risk segment reserved for large, diversified conglomerates, hotels are now firmly on the radar of family offices looking for stable income and long-term value creation.'We expect at least ₹5,000 crore of family-office capital to flow into Indian hotels over the next 2-3 years,' said Jain.Government initiatives aimed at promoting tourism, coupled with a rising domestic consumption story, have further bolstered investor confidence in hospitality as a strategic asset class. With rising RevPARs (revenue per available room), inadequate new supply in several micro-markets, and improving occupancy levels, experts say hotels will continue to attract private capital.

SBI Home Loan Interest Rate Hike: The State Bank of India (SBI) has revised its home and home-related loan interest rates effective from August 1, 2025. As per the report of Economic Times, regular home loans (term loans) will now be available in the range of 7.50% to 8.70%. The bank has raised the upper band of interest rates by 25 basis points. Earlier, SBI's home loan interest rates ranged between 7.50% and 8.45%, but now they stand between 7.50% and 8.70%. This means the lower limit remains unchanged, while the upper limit has been increased. New rates are effective from 1st August 2025. SBI's home loan rate hike came on the heels of RBI's decision to keep the repo rate unchanged at 5.55 per cent in the latest MPC meeting in August. The Max gain overdraft facility will attract interest rates ranging from 7.75% to 8.95%. Top-up loans have become relatively costlier, with rates between 8.00% and 10.75%, and overdraft top-up loans fixed at 8.25% to 9.45%. Loan against property (P-LAP) now comes at 9.20% to 10.75%, whereas reverse mortgage loans are fixed at 10.55%. SBI has also kept the YONO Insta Home Top-Up Loan at 8.35%. The bank has clarified that all home loan rates remain linked to the External Benchmark Lending Rate (EBLR), which currently stands at 8.15%. How SBI's Hike May Impact Borrowers SBI's decision to raise the upper limit of home loan interest rates from 8.45% to 8.70% will directly impact borrowers opting for loans at the higher end of the band. While the lower limit remains unchanged at 7.50%, those whose credit profile or loan category places them near the upper slab will now face slightly higher EMIs and overall repayment burden. Even though the hike is just 25 basis points, the effect over long tenures can be significant. For example, on a Rs 30 lakh loan with a 20-year tenure, the EMI at 8.45% was about Rs 25,830. At the new rate of 8.70%, the EMI rises to Rs 26,278 — a difference of around Rs 450 every month. Over the loan's lifetime, this translates into an additional outgo of more than Rs 1 lakh. Borrowers with larger loans, say Rs 50 lakh or above, will see the impact magnified further. This makes homeownership costlier, especially for new buyers stretching their budgets. A borrower takes a home loan of Rs 30 lakh for 20 years. Mumbai businessman loses Rs 5.24 cr in investment scam; four held

Agency: PTI Last Updated: Mumbai, Aug 16 (PTI) Four cyber fraudsters have been arrested for allegedly duping a businessman from Mumbai of Rs 5.24 crore by posing as executives of a Dubai-based investment company, police said on Saturday. The fraud came to light after the accused themselves invited the victim to Dubai, where he found that the company does not exist, an official said. A probe has revealed that the accused, who were recently apprehended from different parts of the country, had used the same modus operandi to cheat people of more than Rs 65 crore in Bengaluru, Chennai, Mumbai, Pune and Kerala, an official said. Three of the accused have been identified as R. Menon (35), Manikandan (32) and H. Pandi, he said. The official said that in October last year, a 65-year-old businessman from the western suburbs received a call from one of the accused, who posed as an employee of a Dubai-based investment company. The caller offered him attractive returns on investment in the company, he said. As the businessman showed interest in investing, the caller introduced him to the firm's director, who offered him 10 per cent returns per month and shares of the same value of the company, the official said. He said that the complainant then deposited money in November and noticed that the bank account used for the transaction was a personal account. On inquiry, the firm's director claimed that the account belonged to an employee and that the sum would be transferred to the company, the official said. In March, the accused invited the complainant for a visit to Dubai, where he found that the firm, in which he had invested Rs 5.24 crore over four months, did not exist. The official said when the businessman tried to contact the firm's owner, he was told that the latter was in the US, and when he demanded the return of his investment, the accused allegedly sent him fake cheques, demand drafts and other documents.
