
House sales ‘plunge' in April as stamp duty deadline ends buyer stampede
There were 64,680 house sales in April – 64% lower than the 177,440 reported in March, according to estimates from HMRC.
It was also 28% lower than the 89,860 sales reported in April 2024.
HMRC said the latest figures have been affected by changes to stamp duty rates – a tax on property which applies in England and Northern Ireland.
From April 1, first-time buyers started paying stamp duty on properties costing more than £300,000. They were previously exempt from paying the tax on properties up to £425,000.
Buyers wanting to take advantage of the tax relief resulted in a stampede in the months prior to the deadline.
Lenders including Lloyds and Nationwide reported their busiest ever month of lending in March with house purchases rocketing ahead of the deadline.
Earlier this month, figures from the Office for National Statistics (ONS) showed the average UK house price increased by 6.4% annually in March as the flurry of activity provided some extra impetus for the housing market.
Jason Tebb, president of property platform OnTheMarket, said: 'April saw a plunge in transactions following March's stampede to get deals across the line and take advantage of the stamp duty holiday.
'However, despite the removal of the stamp duty concession, the market remains remarkably resilient.
'This month's interest rate reduction, the fourth since the Bank of England started cutting rates last August, has given buyer and seller confidence a welcome boost.'
Richard Donnell, executive director at Zoopla, said the latest data 'reflects the rush to beat the stamp duty holiday, which is still impacting the numbers from sales agreed three to five months ago'.
He added: 'Our latest data shows a lull in new sales over Easter but a significant pick-up in sales agreed in recent weeks, reaching their fastest pace in four years.
'This resurgence is supported by less stringent affordability testing for mortgages, a larger pool of active buyers and an increase in homes available for sale.'

The second of which happened following a significant tax debt of more than £750,000. However, in March she revealed she has been discharged from this - and is now ready to enjoy successes in the future. Katie, who once had a fortune of £40million, has still been hit by the consequences of her bankruptcies despite being cleared. The mum-of-five has revealed her financial situation is still hammering her life, having moved out of her Mucky Mansion last year. Following the move, Katie admitted she struggled to find somewhere else to live. She has claimed estate agents held a "black mark" against her name due to her well-known finances. Katie said she would receive calls from agents explaining properties had been rented to someone else after she expressed interest, yet claims they were still up for rent. It has left Katie believing she is being discriminated against as she tries to move forward. Speaking on the Katie Price Show podcast, Katie said: "I love it how I have gone through all what I have because I will get there again. "I just have a problem with when you have been in a bankruptcy, you just can't get anything. It is so annoying because I earn such good money. I earn, like I did back in the day, really good money but it makes no difference if you earn the money." She explained: "Once you get that black mark against your name, there's nothing you can do. Even when I go to rent a house, as soon as they know its my name, it is discrimination. "They are like 'Oh no, no' and I am like 'Oh is it because of what you've read?'. Does it really matter, I have got the money and I can pay upfront. It's the name that puts people off and it's such discrimination." Katie was first declared bankrupt for a year in December 2019, despite her worth being estimated at £40million at the time. She agreed to pay an eyewatering £12,000 a month to creditors in a bid to dig herself out of debt. Unfortunately, this plan proved unsuccessful, and in July 2020, Katie was back in court at a bankruptcy hearing, where she revealed she was living in rented accommodation which was costing her £4,200 a month. In March 2024, Katie was declared bankrupt a second time during a short hearing at London's Rolls Building, Insolvency and Companies Court. At the hearing, it was heard that Katie owed £761,994.05 to HM Revenue and Customs (HMRC), and that she had not responded in regards to the debt. Earlier this year, Katie revealed she has been discharged from her bankruptcies as she celebrated: "I'm so happy. I can finally move on and leave these bankruptcies behind me, focusing only on the positive. Thank you to everyone who supported me throughout this process."

That includes the bank's fee free Everyday Current Account. As part of the deal, customers will receive £180 within 90 days of making the switch. But there are some requirements to get the cash. For starters, customers need to pay £1,500 into the account within 60 days. This does not have to be deposited all at once. Customers must also set up two active household Direct Debits on the new account. This can include your council tax, mobile phone, home phone, broadband, paid-for TV packages, water, gas and electricity bills. If you are interested, you will need to make the switch by using the Current Account Switch Service (CASS). CASS helps people switch their current accounts by handling the move for free, including moving balances and payments to the new account and closing the old one. It is a free service and helps move customers' balance, direct debits and salary over in seven days. Meanwhile, Nationwide is giving existing customers a £100 cash boost. Powys Air Cadets finally have new minibus after four years
A LLANDRINDOD Wells organisation says it is 'delighted' to have finally achieved its goal of buying a new minibus for youngsters in the town. The Llandrindod Wells RAF Air Cadets recently purchased a new minibus, after a near four-year campaign that started in late 2021. The group's old bus had been sent to the garage and the initial hope was to repair it. However, it quickly became apparent that it would be too costly to fix and the cadets set up a fundraising page, with the aim to raise a modest total of £3,000. 'Thank you to everyone who has supported our fundraising efforts to raise money for a replacement minibus over the last few years,' said the cadets on its Facebook page earlier this month, accompanied by a picture of proud youngsters standing next to the new Peugeot vehicle, which the kids have named 'Dennis'. 'We are delighted to have achieved our goal and on April 10 our minibus arrived. 'It has already been put to good use over the Easter holidays. So far it has supported our road marching, taken a group of cadets to RAF Cosford for flying and helped transport our gazebo to the lake for the Easter Saturday fun day. It (also) took the cadets to Sennybridge for a weekend of fieldcraft activities. 'Thank you to everyone who suggested a name for the minibus. The cadets decided on 'Dennis'.' The old minibus had served them faithfully for a decade but once it was sent for repairs it was discovered that would be too expensive, and a brand-new vehicle was required. The spa town-based squadron aims to train young men and women in leadership and citizenship roles through exciting and adventurous activities. The RAF Air Cadets offer young people exciting opportunities for personal and professional development.
