Rising prices for shrinking houses: How lavish lifestyle comes at the cost of higher loading factor; check this before you buy

Imagine an Olympic-size swimming pool, a swanky multistorey clubhouse, badminton and tennis courts, and landscaped gardens. A few years ago, you would have been picturing a luxury retreat nestled somewhere in the hills. But what was once a dreamy escape is now part of everyday life for many. An oasis of calm, comfort and luxury awaits Indian homeowners within plush housing complexes mushrooming amid the hustle-bustle of its big cities. However, this elevated living comes with a sharp trade-off: homebuyers are paying through the nose for open spaces, while making do with less living space.
Lavish living, cramped spaces
When you buy an apartment, you do not just pay for the liveable area within its four walls. A portion of the cost also goes toward shared spaces in the housing society—this is known as the '
loading factor
'. It refers to the proportionate share of ancillary common areas and amenities added to the carpet area (usable inner home area) and included in the price charged to the buyer. It essentially refers to the difference between the super built-up and the carpet area of an apartment. To put it simply, the carpet area refers to the floor space where you can actually lay a carpet. The built-up area includes the carpet area plus the space taken up by the walls and ducts. The super built-up area includes the built-up area along with a proportionate share of common spaces such as the staircases, lift shafts, entrance lobbies, corridors, parking areas, and amenities. 'In India, property prices are usually calculated based on the super built-up area. While developers market homes based on this figure, the real value lies in the carpet area,' points out Akhil Rathi, Head– Financial Advisory at 1 Finance.
A recent report by ANAROCK throws light on the steep premium homebuyers are paying for their lap of luxury. According to the
real estate
consultancy, the average loading factor in apartments across India's top seven markets has climbed sharply from 31% in 2019 to 40% in January-March 2025. This means that of the total space you are paying for, only 60% is the home interior, while 40% of the cost is for the common areas and amenities. In the past, a loading of 25-30% was the norm.

Homebuyers' preferences for a certain lifestyle is contributing to this trend. Nowadays, homebuyers covet expansive lounge areas with cafes, state-of-the-art gymnasiums, rooftop decks and multi-purpose utility areas. Experts point out that the loading factor is directly proportional to the amenities in a project. The cost of additional amenities provided by the developer is usually passed on to customers in the form of loading charges. Invariably, loading will be higher for larger projects, where more space is allotted to amenities and common areas.

Prashant Thakur, Regional Director & Head–Research & Advisory, ANAROCK Group, observes, 'Today, higher amenity loading has become the norm across most projects partly because homebuyers are no longer satisfied with basic lifestyle amenities— they expect fitness centres, clubhouses, park-like gardens, and grand lobbies.' Additionally, regulatory and safety requirements, such as fire escapes, utility zones, and larger elevators, further increase the common areas, thereby adding to the loading, points out Rahul Purohit, Cofounder & Chief Business Officer, Square Yards.
But the flip side is that homebuyers end up giving up on actual living spaces. Buyers often end up paying a premium for homes with less actual living area because the pricing is based on the super built-up area, not the space the residents actively use, Rathi explains. 'While such facilities may enhance the community living experience, they also reduce the size of individual units, resulting in tighter bedrooms or smaller living spaces,' he says. Jayesh Rathod, Co-Founder and Director of The Guardian Real Estate Advisory, asserts, 'Homebuyers are increasingly paying a significant portion of their total home cost for shared spaces rather than actual liveable space.'
'While high loading doesn't automatically lower resale prices, it may narrow the pool of interested buyers due to perceived space inefficiency", says Akhil Rathi, Head – Financial Advisory, 1 Finance.
According to the ANAROCK report, Mumbai Metropolitan Region continues to see the highest loading among the top seven cities, with 43% in January-March 2025. Bengaluru has seen the highest percentile jump in average loading over the last seven years–from 30% in 2019 to 41% in January-March 2025. The ANAROCK report suggests this dovetails with the increasingly higher saturation of modern amenities that developers now include to cater to the higher lifestyle ask in the IT hub. Chennai, on the other hand, has the least average loading rise in January-March 2025 with 36%, aligning with a city-specific demand profile where homebuyers prefer to pay more for usable space within their homes rather than for common areas. In 2019, Chennai's average loading percentage was 30%.

Knowing the loading factor helps assess value.
Balancing act
For homebuyers, the loading factor of an apartment is critical when evaluating projects with extensive amenities and open spaces. It is indicative of the functionality of the house. It also reveals the real value behind the price tag. Loading ratio tells you how much space you get for the money you spend. If the ratio is higher, it implies that you are paying a higher price per square foot than the advertised cost. Homebuyers can effectively compare relative value proposition of different projects. For example, if two apartments—Unit A and Unit B—each have a super built-up area of 1,000 sq ft and are priced atRs.75 lakh, but their loading factors are 25% and 33% respectively, it means Unit A offers more liveable space at 800 sq ft compared to Unit B's 750 sq ft. This trade-off between amenities and functional space begs careful consideration.
'This trade-off, paying more for less private space, has become a growing concern among urban homebuyers, especially in cities where affordability is already a challenge,' says Rathi. Individual preferences may differ, so buyers should evaluate offers accordingly.
'Higher amenity loading has become the norm across most projects partly because homebuyers are no longer satisfied with basic lifestyle amenities," says Prashant Thakur, Regional Director & Head -Research & Advisory, Anarock.
'For buyers who value access to curated amenities and community experiences, the premium associated with such projects can be well worth it, even if it means a slightly smaller functional space,' avers Purohit. Conversely, for those who prioritise maximum carpet area and functional layouts over lifestyle features, choosing a project with minimal loading and fewer amenities might be more suitable, he adds.
Loading may also impact the resale value of your house. It can bolster or dilute the appeal of the tenement, depending on buyer preferences in the secondary market, experts say.
Housing prices have shot up sharply
Bengaluru has seen highest jump; Mumbai commands biggest premium.
'On one hand, projects with premium amenities and lifestyle-driven features often appeal to a certain segment of buyers looking for comfort, convenience, and community living. However, if the functional space feels significantly compromised, it could limit the resale pool or affect price appreciation over time,' contends Purohit.
'Higher loading may affect the resale value in some cases, particularly when similar properties in the vicinity or even nearby locations offer more usable space at the same price,' Thakur remarks.
How to calculate loading factor
Buyers must verify charges to avoid overpaying for less space.
If super built-up area is 1,000 sq ft and carpet area is 750 sq ft:
Older or more thoughtfully designed homes with minimal loading and better space distribution often attract greater interest during resale, Rathi points out.
However, if a new project is developed by a well-known builder and offers premium amenities, some buyers may still find value in the overall lifestyle offering. 'So, while high loading doesn't automatically lower resale prices, it may narrow the pool of interested buyers due to perceived space inefficiency,' Rathi adds.
Get clarity on the loading factor
For homebuyers, clarity on the loading factor and actual living area is essential. Unfortunately, the practise of 'loading' in real estate is shrouded in a web of secrecy. Developers conveniently do not mention the loading factor in their glossy sales brochures. Regulations do not mandate developers to disclose this figure either. This leaves homebuyers in the dark about the value they are getting. To be sure, the Real Estate (Regulation and Development) Act, 2016, requires developers to mention the total carpet area provided to homebuyers. But not all states enforce the law. 'In most cases, buyers across cities, except in Maharashtra, are unaware of how much they pay towards the overall usable space within their apartment,' avers Thakur.
Besides, there is no law that currently limits the loading factor in residential housing. It is left to the discretion of the developers, who justify higher loading for the amenities provided. In the absence of any regulation, some developers charge loading as high as 50% or more for their projects, experts point out.
The onus is on buyers to remain vigilant. Here's what you can do:
Ask your builder, the exact carpet area you are paying for and compare it with the super built-up area. 'Request a clear breakdown of costs, what portion goes to actual usable space and what is for common amenities,' says Rathod.
Compare carpet-to-super built-up ratios across similar projects, thoroughly study floor plans, and, if needed, consult an architect or a real estate adviser. 'Comparing loading percentages across projects can highlight anomalies and offer a strong basis for negotiation, especially if the loading appears excessive,' Purohit comments.

Waaree Energies ' deal to acquire Enel Green Power India is on the verge of collapse, after the two sides started bickering over unfulfilled conditions that were incorporated in the agreement announced in January, people aware of the development said. They are discussing the terms of a breakup and the talks are not amicable, as per the people. Solar panel maker Waaree Energies , listed on the stock market in October last year and has a market capitalisation of Rs 85,000 crore, had offered Rs 792 crore in cash to acquire 100% of Enel Green Power India from Enel Green Power Development SRL. Including the renewable power producer's debt that Waaree Energies agreed to absorb, the enterprise value of the deal was nearly Rs 3,500 crore, as per the people. Enel declined to comment. Waaree Energies did not respond to ET's queries. Rome-headquartered Enel, the world's largest private operator in renewables in terms of installed capacity, decided to exit the India business last year and had engaged HSBC as an adviser for the sale, as per the people. The company which was once owned by the Italian state and was privatised in the 1990s has made a commitment to deleverage and rationalise its operations. As part of this effort, it has embarked on an asset disposal programme that included the India business. Enel Green Power India operates a renewable energy platform with a net capacity of about 640 megawatts, consisting of solar and wind projects, including majority-owned projects with a partner. It has a project pipeline of around 2.5 gigawatts in India. Waaree is India's largest manufacturer of solar photovoltaic modules with an installed capacity of 13.3 gigawatts. In its January 11 deal announcement, Waaree stated that the acquisition would help diversify its revenue streams, enhance execution capabilities for wind projects and expedite growth of its independent power producer business. Enel's plans to exit the India business mirror those of some other European players. Norway's Statkraft, which is Europe's largest renewable energy company, has also put its India business on the block. Finland's Fortum recently sold its Indian assets to Hexa Climate. Madrid-based Zelestra is also looking for a buyer for its India renewable energy generation business. Mergers and acquisitions activity in the sector in India remains strong with large Indian energy developers and global private equity firms demonstrating appetite to make investments here and purchase assets that are on sale. A recent EY report stated that the renewable energy sector in India had attracted over $4 billion in foreign direct investment in calendar year 2024. India's installed capacity of renewable energy generation is 220 gigawatts, accounting for 45% of the country's total energy mix.

Chinese foreign minister Wang Yi assured external affairs minister S Jaishankar that Beijing is addressing New Delhi's concerns about export restrictions on fertilisers and rare earth minerals, people familiar with the matter said on Tuesday. External affairs minister S Jaishankar with his Chinese counterpart, Wang Yi. (AP) Wang gave the assurance at his meeting with Jaishankar on Monday, the people said on condition of anonymity. He is on a two-day visit for talks with National Security Adviser Ajit Doval under the Special Representatives mechanism on Tuesday. The people said the Chinese side had promised to address three key concerns of India related to export restrictions imposed by Beijing in recent months. 'Foreign minister Wang assured the external affairs minister that China is addressing India's needs for fertilisers, rare earths and tunnel boring machines,' one of the people said. There was no official word on the matter from either side. Jaishankar had said on Monday, without giving details, that he raised with Wang 'particular concerns' which had also figured in their last meeting in July. At that earlier meeting, Jaishankar had said the two sides should avoid 'restrictive trade measures and roadblocks' to economic cooperation. He was referring to China's curbs on exports of rare earth minerals – used in everything from smartphones to electric vehicles and in many of which Beijing has a near monopoly – and fertilisers. The restrictions on rare earth exports have impacted Indian manufacturers of electric vehicles. Almost half of China's fertiliser exports in 2023 headed to India, but it halted sales to all countries last year. Beijing relaxed the ban in June but has retained its restrictions on India until now. India's imports of urea from China fell to about 100,000 tonnes in 2024-25, compared to 1.87 million tonnes a year ago, according to the Fertiliser Association of India. Last month, India finalised long-term agreements with Saudi Arabia for 3.1 million metric tonnes of DAP fertiliser per annum for five years to cope with the restrictions imposed by China. Di-ammonium phosphate or DAP is the second most widely used crop nutrient in India. China has also reportedly held up the export of three large tunnel boring machines meant for the Ahmedabad-Mumbai high-speed rail project. The machines are needed for a 21-km underground section of the railway line and were to have reached India between October 2024 and early this year. At his meeting with Wang on Monday, Jaishankar said India and China need a 'candid and constructive' approach based on mutual respect and mutual sensitivity to drive their relations after a difficult period. He reiterated India's call to take forward the de-escalation process along the Line of Actual Control (LAC). The two sides discussed economic and trade issues, river data sharing, border trade, connectivity, and bilateral exchanges at the meeting. Wang is the first Chinese minister to travel to India since the two sides reached an understanding last October to end the military standoff on the LAC that began in April-May 2020. The face-off and a brutal clash in Galwan Valley in June 2020 took bilateral ties to a six-decade low. On Tuesday, Wang will discuss border issues with Doval. They are the designated Special Representatives for the border issue, and this is the highest bilateral mechanism for addressing the long-standing border dispute between India and China. Wang will also meet Prime Minister Narendra Modi after his talks with Doval. The meeting assumes significance as Modi is expected to travel to China for the first time since the start of the face-off on the LAC to attend the Shanghai Cooperation Organisation (SCO) Summit in Tianjin on August 31 and September 1. Modi is also expected to have a bilateral meeting with President Xi Jinping on the margins of the summit. Two days after the understanding on ending the face-off on the LAC, Modi and Xi met in the Russian city of Kazan and agreed to revive several mechanisms to normalise bilateral relations and address the border dispute. Wang's visit has gained in significance because of the geopolitical and economic flux created by the policies of the Donald Trump administration in the US. Both Jaishankar and Wang referred to this in their opening remarks at their meeting. Jaishankar said India and China seek a fair, balanced, and multipolar world order, including a multipolar Asia. 'In the current environment, there is clearly the imperative of maintaining and enhancing stability in the global economy as well,' he said. Wang said 'unilateralism is running rampant' and 'free trade and the international order are faced with severe challenges'. India and China, as the two largest developing countries, should shoulder the responsibility of seeking 'strength and dignity' for developing countries, he said. The thaw in bilateral relations has led to India and China resuming the Kailash Mansarovar Yatra to the Tibet region after five years. India has resumed tourist visas for Chinese nationals for the first time since 2020, and the two sides are in advanced negotiations to resume direct flights and border trade.

From utility to aspiration: How design transformed Mahindra's SUV identity

For much of its history, Mahindra's SUVs were built to endure rather than to impress. The Bolero the Scorpio , they all embodied a language where function dictated form. Flat panels, upright stances, squared-off edges, these were vehicles conceived for durability, meant to withstand the chaos of rural roads rather than dazzle in city traffic. For a long time, that rugged authenticity was the brand's calling card. Mahindra's rugged SUVs once spoke utility over style. The 2021 design reset, Twin Peaks logo, Pratap Bose, and now NU_IQ, has flipped the script. Design is no longer garnished, its strategy reshaping Mahindra's identity at home and abroad. Yet, as the Indian auto market matured through the 2010s, design was no longer incidental. Customers started comparing proportions, interiors and finish equal to torque and strength. Competitors such as Hyundai, Kia and Tata capitalised on this shift. Mahindra, once the flag-bearer of ruggedness, suddenly appeared utilitarian in a market that asked for aspiration. The unveiling of the Twin Peaks logo signalled a change in intent. Gone was the oval badge that had presided over decades of rugged utility, in its place stood two sharp peaks, a symbol of ambition and duality. One peak represented the company's deep SUV legacy, the other its climb toward a more premium, globally relevant future. The badge first appeared on the Mahindra XUV700, and the reception was immediate. Dealers observed that buyers associated the new logo with aspiration, a subtle reminder that in today's market even a badge can carry emotional weight. The latest Mahindra Twin Peak logo was the first project by Pratap Bose at Mahindra which was unveiled in 2021 More consequential still was the hiring of Pratap Bose as Chief Design and Creative Officer. Bose brought not only a new aesthetic language but also an understanding that Indian customers were ready for design maturity. He often remarked that cars could now be designed for India but admired in Munich. Within three years of his appointment, six new production models rolled out, including the Scorpio-N, Thar Roxx and XUV700, each more sculpted, proportionate, and refined inside than anything Mahindra had made before. On one side sits the BE series, conceived as radical and futuristic, with bold silhouettes and dramatic surfaces meant to appeal to a younger, style-conscious audience. The BE6 Batman Edition, created under an official tie-up with DC, exemplifies this approach, more cultural statement than mere special variant. As Bose observed, today's youth are shaped as much by film franchises as by traditional automotive cues, if design is to resonate, it must speak the cultural language of its time. The second path, however, is deliberately evolutionary. The XEV range, led by the XEV 9e, carries forward the muscular cues and visual ethos of Mahindra's ICE models like the XUV700. It is an approach designed to reassure existing customers, those who have come to associate the brand with rugged authenticity, while easing them into the electric era. Together, these two philosophies represent a delicate balancing act. The BE brand is intended to do what the Scorpio once achieved two decades ago: bring entirely new customers into Mahindra's fold, often from premium segments that had previously ignored the brand. The XEVs, by contrast, are about loyalty and continuity, ensuring that Mahindra's core identity remains intact even as it pivots to an electric future. The next chapter with NU_IQ If BE and XEV represent the two tracks of Mahindra's EV design, the NU_IQ platform unveiled at the Freedom_NU showcase represents the next leap altogether. Compact SUVs, especially sub-four-metre ones, had long been Mahindra's blind spot. Products like the Quanto or KUV100 failed, mostly because of awkward proportions and cramped interiors. With the upcoming products based on the NU_IQ platform, Veluswamy R, President of Automotive Technology and Product Development, Mahindra and Mahindra emphasised that there was a need to rethink stance, dimensions and suspension from the ground up. NU_IQ's flexibility offers a clean slate. The architecture supports a flat floor even for ICE models, which frees up cabin and boot space, while also ensuring electric versions are conceived as 'born electric" rather than retrofitted. Here is all you need to know… The centrepiece of this rethink is the NU_UX infotainment system, which integrates tech and voice into the cabin seamlessly, a sharp departure from earlier Mahindra models where digital features often felt bolted on. The rise of Mahindra's design studios None of this would be possible without the strengthening of Mahindra's design institutions. Today, the company operates through two studios: MIDS (Mumbai) and MADE (UK). MIDS provides the local pulse, an understanding of India's tax-driven quirks like the sub-4 metre rule, and the aspirations of value-conscious buyers. MADE brings the global lens, proportion, surfacing, and standards that appeal to customers in Europe, Australia, and Latin America. Together, they enable designs that are equally at home in Pune and Paris. Mahindra currently operates through two studios: MIDS (Mumbai) and MADE (UK). Bose frames this collaboration as the marriage of 'Indian emotion with global sophistication." The speed of execution is itself proof of capability, six production models and multiple concepts in just over three years, a pace made possible only because the studios are not styling outposts but decision-making hubs influencing engineering, interiors, digital UX, and safety. Global credibility in design and safety What ties this all together is the demand for global credibility. Rajesh Jejurikar has stressed that products on the NU_IQ platform are being engineered for five-star safety ratings in Bharat NCAP, Euro NCAP and ANCAP from day one. In other words, safety is now as central to design as surfacing or stance. The sub-4 metre SUV category may be an Indian creation, born of taxation policy, but design maturity now allows these vehicles to travel. Mahindra has already begun re-entering markets such as South Africa, Australia, and Latin America, where its newer SUVs are finding traction. With NU_IQ's flexibility for left- and right-hand drive, the ambition is clear: compact SUVs conceived in India, admired abroad. From utility to emotion For Mahindra, the story of design is no longer about rugged authenticity alone. It is about creating emotional connect, where interiors, infotainment, stance, and even a badge can tilt buyer preference. If the Scorpio helped build Mahindra's identity in the 2000s, the BE series and NU_IQ platform may well define its relevance in the 2030s. Design, once peripheral to Mahindra, is now the central language of aspiration, the difference between merely competing and truly commanding attention in a crowded SUV market.
