Soon, residents can look forward to living closer to work, more housing options, and better civic infrastructure . CMDA's upcoming third master plan is considering a higher FSI in key zones, mixed-use development , and phased upgrades to support compact, vertical growth across the city. Chennai Metropolitan Development Authority (CMDA) is preparing the third master plan (TMP) for the 1,189 sq km of Chennai Metropolitan Area. To reshape Chennai's skyline, the plan proposes higher FSI in targeted zones such as metro corridors, entertainment zones, commercial centres, and industrial belts to boost vertical growth."We need to make better use of city space — increasing FSI near metros, malls, green zones, and industrial areas in a planned manner, rather than blindly, will help more people live closer to work and transport, while making the most of existing infrastructure," said a CMDA official.Meanwhile, CMDA is also planning to improve underground amenities to support vertical growth. "We understand that increasing FSI without adequate infrastructure upgrades — particularly underground sewage, water supply, and roads — could strain already overstretched civic services. We recommend phasing utilities based on carrying capacity," the official said.Another critical aspect is the integration of slum communities into the urban framework. With an estimated 40 per cent of the city's population living in informal settlements, experts say the master plan must go beyond relocation and focus on in-situ redevelopment."This includes scaling up FSI in legally recognised slum areas, providing employment linkages, and creating essential social infrastructure. We are not doing justice if we don't take care of their needs," the official added. "Relocating them far away breaks their social fabric and denies them dignity."There is also a demand to rethink land use strategies. Planners say Chennai needs a more practical and flexible land use map that reduces agricultural zoning and increases mixed-use zones to reflect evolving urban patterns. Such flexibility would ease the burden of land use change processes, which are currently mired in bureaucracy.K P Subramanian, urban planner, said that flexible land use zoning is a welcome move. "The second master plan has more than 10 land use zones, making the plan rigid. It may be reduced to a few such as urbanisable, conservation, and hazardous to make the master plan development-friendly," he said.He added that a cautious approach is required to increase FSI. It calls for a detailed study to match the infrastructure. "The objective of the first and the second master plans was to decentralise the CBD and the city, and the plans proposed six urban nodes and four new towns to achieve the objective. That strategy is valid even today and can be pursued. Another critical issue is the inter-institutional coordination. The onus to make other functional agencies have a sense of ownership for the master plan lies with CMDA," he added.CMDA minister P K Sekarbabu said that the master plan will be rolled out on time.

Chennai: Chief minister M K Stalin on Friday inaugurated tourism and museum development projects worth 43crore, flagged off a cultural immersion tour for Tamil diaspora youth, and laid the foundation for 13 new co-working-cum-study centres across the city. Stalin also opened a 6.8crore administrative block at the Egmore Govt Museum, designed in sync with its heritage architecture. Under Chennai Metropolitan Development Authority (CMDA), four completed projects costing 18.4crore were inaugurated, including a redeveloped park in Perumbakkam and beautified flyover spaces at Villivakkam, Padi, and Vadapalani. Launched in 2023, the initiative reconnects overseas Tamils aged 18-30 with their heritage through visits to historical sites, interactions with scholars, and exposure to traditional arts and architecture. Participants are expected to serve as cultural ambassadors in their home countries.

Chennai: Once considered little more than sleepy suburbs, Thirumazhisai and Mamallapuram are now central to CMDA's plans as they have rolled out a 20-year roadmap to transform these satellite towns into thriving hubs for wellness, tourism, and urban growth. To manage the city's expansion, CMDA has launched new town development strategies for the suburbs, from 2025 to 2045. The plan for Thirumazhisai spans 34.10sqkm across 17 villages in Tiruvallur district. With access to NH-48, Outer Ring Road, a proposed metro corridor, and the upcoming Kuthambakkam bus terminus, the area is set to become a high-density, mixed-use, transit-oriented hub. Both plans include affordable housing, last-mile connectivity, climate resilience, and heritage conservation. Officials said citizen participation is central to the process. "At Mamallapuram, we are planning to develop an entertainment and hospitality zone. The plan includes hotels under the Public-Private Partnership (PPP) model, water sports, vibrant community spaces, and amenities aimed at transforming the historic town into a round-the-clock coastal destination. The initiative will work well with the upcoming Kalaignar convention centre on East Coast Road, making Mamallapuram a key hub for tourism and business events," a CMDA official said. At Thirumazhisai, CMDA plans a wellness zone focused on traditional systems of medicine including ayurveda, siddha, and unani. "Its location near major highways makes it suitable for such a project. It will generate around 25,000 jobs," a senior CMDA official said. Basheer Ahmed, committee member, Outbound Travel Association of India, said the wellness initiative could draw foriegn tourists going to Kerala. "ECR has huge potential. PhysicsWallah, Saatvik Green Energy, 5 others get Sebis nod to launch IPOs

New Delhi, Jul 24 (PTI) As many as seven companies, including edtech unicorn PhysicsWallah and solar panel maker Saatvik Green Energy, have received Sebi's go ahead to launch initial public offerings (IPO), an update with the regulator showed on Thursday. Others that received regulatory clearance are Vinir Engineering, real estate company Pranav Constructions, roof-top solar solutions provider Fujiyama Power Systems, cash logistics solutions provider SIS Cash Services and chemical manufacturing firm Anlon Healthcare. These companies, which filed their preliminary IPO papers between January and April, obtained Sebi's observations during July 14-18, the update showed. In Sebi's parlance, receiving observations is equivalent to getting the approval to proceed with a public issue. Meanwhile, Gaudium IVF and Women Health, which filed its IPO documents in January, withdrew its draft papers, the update showed. During the January-June period of 2025, as many as 24 companies mobilised Rs 45,351 crore through IPO compared to Rs 31,281 crore raised by 36 firms during the same period last year, according to data shared by merchant bankers. Moreover, in July, at least eight companies have already launched their maiden public offerings and another five are scheduled to open in the next few days. PhysicsWallah filed its draft IPO papers in March with Sebi through a confidential pre-filing route. The confidential pre-filing route allows the company to withhold public disclosure of details under the draft red herring prospectus (DRHP). Satvik Green Energy is aiming to raise Rs 1,150 crore through its maiden public issue. The Haryana-based company's IPO is a combination of fresh issue of shares worth Rs 850 crore and an offer for sale (OFS) component of Rs 300 crore by promoters, according to the draft papers. Proceeds from the fresh issue will be used to pay debt, investment in its subsidiary Saatvik Solar Industries, in the form of debt or equity for payment of borrowings, for setting up of a 4 GW solar PV module manufacturing facility in Odisha, and for general corporate purposes. The IPO of Pranav Constructions, a Mumbai-based real estate developer, involves a combination of a fresh issuance of Rs 392 crore and an OFS of 28.57 lakh shares by the promoter and an investor shareholder. The company intends to use the proceeds from its fresh issuance worth Rs 223.75 crore towards obtaining government and statutory approvals, purchasing additional FSI (Floor Space Index), compensating members for alternate accommodation, and addressing hardship compensation for certain under-construction and upcoming redevelopment projects. Additionally, Rs 74 crore will be used for debt repayment, acquiring future redevelopment projects, and a portion will be used for covering general corporate expenses. Vinir Engineering's IPO is entirely an OFS of up to 5.33 crore equity shares by promoter Nitesh Gupta. Greater-Noida-based Fujiyama Power Systems' IPO is a combination of a fresh issue of equity shares worth Rs 600 crore and an OFS of 2 crore shares by promoters. Proceeds from the fresh issue are proposed to be utilised towards financing the cost of establishing the manufacturing facility in Ratlam, Madhya Pradesh, repayment of debt, and general corporate purposes. SIS Cash Services' IPO is a mix of fresh issue of shares worth Rs 100 crore and an OFS of 37.15 lakh shares by promoters. The capital raised from the fresh issue to the tune of Rs 37.59 crore will be used for the purchase of cash vehicles and fabrication of the secured vehicle, Rs 29.81 crore for payment of debt and a portion will be used for general corporate purposes. Anlon Healthcare's IPO will comprise solely of a fresh issue of 1.4 crore equity shares with no OFS component. Proceeds from the IPO will be used for the expansion of the company's manufacturing facility, payment of debt, supporting working capital needs, and general corporate requirements. All the seven companies will be listed on the BSE and NSE.
