
Ras Al Khaimah property market set to double by 2030 amid tourism boom
The emirate has recorded over AED11 billion in sales transaction values in 2024, with significant momentum in the market since the pandemic.
Off-plan sales have dominated transactions, while communities such as Al Marjan Island, Mina Al Arab, and Al Hamra have experienced increases in capital values and rents since 2022.
Gaming revenue could generate AED20 billion as RAK transforms into luxury destination
'There is a growing demand for premium residential offerings in RAK. Branded resi dences now make up 32 per cent of the anticipated supply on Al Marjan Island, reflecting buyer appetite for well-located, lifestyle-led investments,' Andrew Cummings, Head of Residential Agency at Savills Middle East said.
The report highlights the Sunshine Bay development on Al Marjan Island as a prime example of market momentum.
Launched in late 2024 with Savills as master agents, all 240 units sold within three months, achieving average prices exceeding AED2,200 per sq ft. British investors represented more than 40 per cent of buyers among the 37 nationalities who purchased units.
Savills is set to launch the Anantara Mina Ras Al Khaimah Residences in April 2025, featuring 84 units including luxury suites, apartments and duplex sky villas.
Prices will start from AED2.2 million, with a 60/40 payment plan and handover expected in Q3 2028.
The property market expansion coincides with growth in tourism. Ras Al Khaimah welcomed 1.28 million tourists in 2024, representing a 5.1 per cent increase compared to 2023.
The visitor mix was evenly split between international and domestic tourists, with 661,000 air arrivals marking a 28 per cent year-on-year increase.
Tourism in the emirate has shown consistent growth since 2020, supported by beach resorts, desert landscapes, and activities around Jebel Jais, the UAE's highest peak.
Wynn Al Marjan Island to drive record property sales in Ras Al Khaimah
A major catalyst for growth is the development of Wynn Al Marjan Island, the UAE's first integrated resort with a commercial gaming operator's licence.
The project, set to open in 2027, will span 62 hectares on Al Marjan Island and feature 1,542 rooms and suites, 225,000 sq ft of gaming space, 15,000 sq m of retail, and entertainment facilities.
The potential economic impact is substantial, with analysts noting that if UAE gaming revenue reaches 1.6 per cent of GDP – comparable to Singapore – it could generate more than AED 20 billion in revenue.
While historically dependent on Dubai for luxury amenities, Ras Al Khaimah is developing its own offerings.
These include the Ritz-Carlton Al Wadi's Zuma winter pop-up and improved education options.
In the 2023/24 academic year, seven schools received a 'good' rating from the Ministry of Education, up from three the previous year.
The British School Al Hamra became the only school in the Northern Emirates to achieve a 'very good' rating.
'RAK's evolution is now beyond tourism alone. We're seeing the pieces come together, infrastructure, education, entertainment, and residential development, which together make a compelling case for long-term investment and growth,' Rachael Kennerley, Head of Research at Savills Middle East added.

Gross banks' assets reach AED4,878.3bn at end of May 2025: CBUAE
In its Monetary & Banking Developments for May 2025, the CBUAE said that the money supply aggregate M2 increased by 1.6%, from AED2,435.6 billion at the end of April 2025 to AED2,474.0 billion at the end of May 2025. M2 increased due to an elevated M1, and AED34.7 billion increase in Quasi Monetary Deposits. The money supply aggregate M3 increased by 1.7%, from AED2,898.2 billion at the end of April 2025 to AED2,948.1 billion at the end of May 2025. M3 increased due to the growth in M2, and AED11.5 billion increase in government deposits. The monetary base increased by 2.2%, from AED 819.0 billion at the end of April 2025 to AED836.7 billion at the end of May 2025. The increase in the monetary base was driven by increases in: currency issued by 2.1%, reserve account by 29.2%, and in monetary bills & Islamic certificates of deposit by 6.6% overriding the decrease in banks & OFCs' current accounts & overnight deposits of banks at CBUAE by 48.8%. Gross banks' assets, including bankers' acceptances, increased by 2.7% from AED 4,749.8 billion at the end of April 2025 to AED 4,878.3 billion at the end of May 2025. Gross credit increased by 1.5% from AED2,259.4 billion at the end of April 2025 to AED2,293.4 billion at the end of May 2025. Gross credit increased due to the combined growth in domestic credit by AED7.1 billion and foreign credit by AED26.9 billion. The growth in domestic credit was due to increases in credit to the; government sector by 2.0%, private sector by 0.8%, while credit to the public sector (government-related entities) decreased by 2.4%, and non-banking financial institutions decreased by 2.5%. Banks' deposits increased by 1.8%, from AED2,965.4 billion at the end of April 2025 to AED3,018.5 billion at the end of May 2025. The increase in bank deposits was driven by the growth in resident deposits by 1.9%, settling at AED2,741.3 billion and in non- resident deposits by 0.6%, reaching AED277.2 billion. Within the resident deposits; government sector deposits increased by 3.4%, private sector deposits increased by 1.9%, and government-related entities deposits increased by 1.3%, while non-banking financial institutions deposits decreased by 6.1% by the end of May 2025.

M2, which includes quasi-monetary deposits, increased 1.6% to AED2,474.0 billion, while M3, the broadest measure, climbed 1.7% to AED2,948.1 billion, supported by higher government deposits. The monetary base expanded 2.2% to AED836.7 billion, bolstered by increases in currency issuance, reserve accounts, and monetary bills, despite declines in certain bank accounts and overnight deposits. Dubai's quarterly residential realty deals top 50,000 for the first time
Dubai's residential property market surged to unprecedented levels in the second quarter of 2025, driven by a potent mix of investor confidence, population growth, and a steady influx of high-net-worth individuals, data shows. According to the latest report by Savills, the emirate recorded over 50,000 residential transactions — a 21 per cent year-on-year increase and the highest quarterly volume ever. Apartments continued to dominate the landscape, accounting for 80 per cent of all transactions, while off-plan sales remained the cornerstone of market activity, representing 70 per cent of deals. This marks a steady rise from 68 per cent in 2024 and 55 per cent in 2023, underscoring the growing appeal of new developments. Zone 6, which includes areas along the Al Khail corridor such as Jumeirah Village Circle (JVC), Dubailand, and Damac Hills 2, emerged as the most active region, contributing 53 per cent of total transactions. Nearly half of all new residential launches were concentrated in this zone, with major projects like Parkwood by Emaar and Timez by Danube leading the charge. The ready market also showed resilience, with over 15,000 transactions in completed properties. Apartments made up 83 per cent of these sales, reflecting a continued shift toward more affordable and available housing options. Meanwhile, villa and townhouse transactions held steady at around 10,000 per quarter. Supply surged in response to demand, with 20,000 units launched in Q2 alone — a 66 per cent increase compared to the same period last year. Apartments dominated new launches, comprising 91 per cent of the total, while future supply is expected to expand with masterplan developments like Jumeirah Golf Estates Phase 2 and Jebel Ali Racecourse. Dubai's prime residential segment also saw remarkable growth, with over 2,500 properties transacted above Dh10 million — double the volume from Q2 2024. Villas led the premium market, accounting for 76 per cent of high-value transactions, with off-plan deals making up 80 per cent of this segment. The Oasis, Palm Jebel Ali, and Acres were among the top-performing villa communities. Approximately 6,000 units were added to the city's residential stock during the quarter, bringing the H1 volume to 13,500. In addition, approximately 20,000 residential units are slated for completion in H2 2025, underscoring the strength of Dubai's supply pipeline. Government initiatives continue to bolster the market. The launch of the Dh20.6 billion Dubai Metro Blue Line in May 2025 promises enhanced connectivity across key districts by 2029. Additionally, the Dubai Land Department introduced a First Time Buyer Scheme, offering incentives such as preferential pricing and flexible payment plans to encourage homeownership. Capital values remained strong, with villas appreciating by 4 per cent overall and prime communities seeing gains of up to 10 per cent. Apartment values held steady year-on-year, supported by luxury launches and sustained demand. Looking ahead, Dubai is poised to attract nearly 9,800 millionaires in 2025, according to Henley & Partners, reinforcing its status as a global hub for wealth and investment. Savills Dynamic Wealth Index placed Dubai as the top global city for attracting and developing individual wealth, driven by the strong quality of life proposition, low tax environment and strength of the Golden Visa programme. Despite potential global economic headwinds, the city's political stability, business-friendly environment, and strategic vision continue to position its residential market for sustained growth. 'The emirate's political stability, competitive regulatory landscape, and business friendly ecosystem are expected to support ongoing population and investment inflows,' the report, authored by Andrew Cummings, Head of Residential Agency Middle East and Rachael Kennerley, Director - Research at Savills, said.
