
Alameda County supervisors approve selling its share of Oakland Coliseum
The city of Oakland approved the sale of its share of the property almost a year ago, but Alameda County needed additional time.
Once the sale closes, AASEG will pay $125 million to the city of Oakland and the same to Alameda County for their respective interest in the property in exchange for the entire site.
AASEG eventually wants to invest more than $5 billion into the redevelopment of the entire Coliseum site with entertainment, retail, restaurants, and housing. During the discussion ahead of the Board of Supervisors' vote, they noted they were excited to see the investment in the area.
A cheer erupted from the packed house at the Board of Supervisors meeting as the four supervisors in attendance voted unanimously to approve the sale. The meeting was standing room only, with two overflow rooms set up at the law library across the street.
AASEG founder, Ray Bobbitt, was met with hugs, handshakes and high-fives immediately after the vote.
"We have a lot of work to do and a lot of steps to take, but the most important thing for today, we're just excited this new step is here," said Bobbitt.
The discussions about what to do with the Coliseum have been going on since 2015, when the city of Oakland created the Coliseum Specific Area Plan, a blueprint for what the city and community groups want to see for the site.
"Our whole concept and approach has been really community-based, which I think is one of the reasons why people have been so supportive," says Bobbitt.
The plan includes 4,000 units of high-density housing, with a quarter of those slated for low-income residents.
"This is the biggest day of District 6 and District 7 and Oakland as a whole," exclaimed Oakland City Council member Ken Houston.
He represents the area around the Coliseum site and says that with all the professional sports teams leaving, the Hegenberger corridor has really suffered. He noted the number of hotels, restaurants and other businesses that have closed recently.
"We want to do like an LA Live area. We want to embrace that whole area, bring in jobs and make it a beautiful, world-class destination," said Houston.
The final development plans are still a ways off. While this was an important step forward, this wasn't the final step. The group still needs to complete the sale. which means getting through escrow and actually paying both the city and the county for the property. They have until June 30, 2026, to close the sale.
The city of Oakland has final approval over any redevelopment plans, and the city will require engagement with community groups during that process.

On a day the Dodgers were facing one of their former longtime starters, Dustin May faced the prospect of potentially soon having the same distinction. In the last week, trade rumors have started to swirl around May, the oft-injured right-hander who is finally healthy this season — but also having an up-and-down campaign in his final year before free agency. It's an idea that, on several levels, makes sense to explore: The Dodgers will soon have to demote someone from the rotation (likely May or Emmet Sheehan) to make room for Blake Snell's return next weekend. And there are few foreseeable scenarios in which May would pitch big innings in the postseason, given his 4.85 earned-run average and the fact that, in his return from a 2023 elbow surgery this year, he is well past his previous career-high for innings pitched. And, while it's doubtful he alone would net much of an impactful return as a rental player who has posted below-league-average production, potential Dodgers trade partners have dedicated scouting attention to him recently, according to a person with knowledge of the situation not authorized to speak publicly. It all made Sunday's start, against former Dodgers rotation-mate and current Boston Red Sox right-hander Walker Buehler, a pivotal one for the 27-year-old May — providing him one last chance to try and stay in the rotation, and the Dodgers' front office one more data point to evaluate ahead of the deadline. The result: A disappointing five-inning, four-run start in the Dodgers' 4-3 loss against the Red Sox, with May largely cruising through the first four innings before getting ambushed in a three-run fifth. What comes next remains wholly unclear. 'We'll kind of push it down the line a little bit,' manager Dave Roberts said before the game when asked about the team's plans for May. 'In all honesty, things seem to change a lot each week. So I think that right now I don't want to put anyone into a corner. We'll just kind of read and react after this start." For a while on a gloomy Sunday afternoon that started with a 40-minute rain delay, May out-pitched Buehler in the latter's first start against his old team. Buehler issued three walks in the third, including one to Freddie Freeman with the bases loaded to score a run. He gave up a home run to Michael Conforto (who also had two doubles, but two misplays in left field) to lead off the fourth, before later walking Miguel Rojas (who reached base all four times he came up) and giving up an RBI single to Mookie Betts (making his first start of the weekend at his old home stadium). May, meanwhile, settled down after giving up a quick run in the first, retiring nine in a row — including five on strikeouts — between the second and fifth innings. But with one out in the fifth, Abraham Toro singled, Roman Anthony hit an RBI triple on a shallow fly ball that richoceted off the Green Monster, and Alex Bregman flipped the game with a two-run homer, turning the Red Sox's once 3-1 deficit to the Dodgers into a sudden 4-3 lead. From there, the Dodgers (61-45) squandered every chance they had to answer back against Boston (57-50). Rojas and Confort (twice) were stranded after doubles in the fifth, sixth and seventh innings. They saw a two-on, one-out threat in the eighth extinguish when Teoscar Hernández lined into an inning-ending double-play at second base, where Ceddanne Rafaela stretched to make the catch before beating pinch-runner Hyeseong Kim to the bag with a dive. They again had a runner at second in the ninth, only for Tommy Edman to ground out and end the game. The missed opportunities — the Dodgers went one for 11 with runners in scoring position and left 13 men on base — left May on the hook for the loss, dropping him to 6-7. Broadcom is no longer the 'poor man's Nvidia' in the AI race
Artificial intelligence (AI) continues to be a key theme of Big Tech earnings, as Alphabet (GOOG, GOOGL) kicked off "Magnificent Seven" earnings with very high additional AI capital expenditure (CapEx), a positive sign for AI chipmakers. Nancy Tengler, CEO and chief investment officer of Laffer Tengler Investments, and Stacy Rasgon, managing director and senior analyst at Bernstein, share their thoughts on two major AI chip players: Nvidia (NVDA) and Broadcom (AVGO). You've got a buy equivalent rating on it, Stacey. Nancy likes that one. Let's talk about Broadcom for a minute because Nancy, this is one that you've liked for a while. Um, do you still like it? What are you going to be looking for from Broadcom, Nancy, going forward? Yeah, we do, Julie. I mean, it's our largest holding across all of our large cap equity strategies, member of our 12 best, our five for 25. I think, uh, and it's outperformed Nvidia pretty handily over the last year, almost double the returns for Nvidia on a trailing one year. We've always called it the poor man's Nvidia. I think we're going to have to come up with a new name. But one of the things that we're going to be paying attention to is, of course, um, the AI revenues. We we've we've seen those compound at 60 plus percent. They've announced new partnerships. We want to hear more about that. Um, it seems that the rest of the business, the rest of the chip business may have bottomed. We'd like to hear some some information and and confirmation about that. And then I just think, you know, it's just going to be about the future guidance. And Hock Tan has demonstrated he can acquire companies, make them accretive quickly. We bought the stock when, uh, it sold off on the computer associates that used to be the name of the company they acquired. Wall Street didn't like it. They turned it around, made it a very positive acquisition. So we we'll be listening for that, too. Are there any acquisitions they're they're planning to make? And I certainly hope one of them is not Intel. Yeah, that would be something. Uh, Stacey, um, along with Nvidia, is Broadcom sort of, are those the sort of must-owns in the chip space? Yeah, I frankly, in in chips, it hasn't been great outside of AI, right? I mean, AI's been super strong. The analog, more diversified guys, like the people who were playing those on cyclical recovery, some of those prints so far this earning season have not not been so great. There's worries about pull forward and everything else. Again, you got companies like Intel which which frankly are a basket case. I mean, if it wasn't for AI, this space would not be doing very well. So I I do like the AI names. We cover Nvidia and Broadcom. I like them both. Um, Broadcom is is just more expensive than it used to be. That's the only only, you know, it was Right. I guess hence Nancy's comment that they're going to have to rename it from the poor man's video. Yeah, and look, you know, you got to remember Broadcom like not all that long ago was like 16 times earnings, like now it's like the multiple's like like doubled, right? Um, they are showing a lot of AI upside. A lot of that comes next year, but they they're clearly, I mean even the last earnings call a couple of months ago, they're clearly calling for upside in their AI revenues next year on more inference demand. They're a massive player on AI networking, right? So there's there there's a a big play there. And and and Nancy, I think, is right, they have the core semi business which admittedly has been lousy. They're not the only ones. Everybody in though in those kinds of markets has has been lousy. It it doesn't look like getting any worse at least. I we can we can argue about when it's going to start getting better. I don't know yet, but at least it isn't getting worse. Um, you know, if you're looking in in into the near term, I mean you could argue, again, we we like both stocks. Nvidia is cheaper. And you know, you know, they just they just got their China licenses, um, reinstated, so there's probably more upside to their AI numbers this year for Nvidia versus Broadcom. I think the Broadcom AI upside comes next year and Broadcom's a little more expensive. Um, and then there's a whole ASIC versus, you know, GPU debate. But I I think you can own them both. Like I I I like them both. And again, AI is the only thing in semis right now that fundamentally is really working.
