
Hyderabad, Delhi NCR to Lead 16.6 Mn Sq Ft Mall Growth by 2026
ANAROCK's report shows this injection follows a period in which leasing activity outpaced supply. In 2022, top-tier markets recorded 2.6 million sq ft of new mall space against 3.2 million sq ft of leasing. The gap widened in 2023, with 5.3 million sq ft opening while leasing hit 6.5 million sq ft. Approvals slowed during the 2024 election cycle, limiting new space to just 1.1 million sq ft even as 6.5 million sq ft were leased.
'Developers responded to a clear shortfall in high-quality retail inventory,' said Anuj Kejriwal, CEO and managing director of ANAROCK Retail. 'The next two years will see supply levels align more closely with demand in leading consumption centres.'
Despite concerns of oversupply, ANAROCK projects that retailers will absorb more than 12.6 million sq ft of mall space across these cities through 2026. Vacancy rates, which peaked at 15.5 per cent in 2021, are forecast to settle around 8.2 per cent in 2025 and 8.5 per cent in 2026.
Retailers' confidence reflects the entry of over 60 global brands in India since 2021, spanning fashion, electronics, lifestyle and food and beverage. Their expansion has driven demand for organised retail venues in high-footfall locations, Mr. Kejriwal said.
The pipeline extends beyond metros. Rapid income growth and rising internet penetration have turned many Tier 2 and Tier 3 cities into consumption hotspots. E-commerce in these markets captured 56 per cent of online retail transactions in fiscal 2024 and could reach 64 percent by 2030, ANAROCK noted. The number of Indian online shoppers climbed from 140 million in 2020 to nearly 260 million in 2024; it may rise to 300 million by 2030 and 700 million by 2035.
ANAROCK Research data highlights the shift in development focus toward India's fastest-growing urban corridors. Industry watchers say the alignment of supply and demand will shape leasing trends and vacancy levels in the coming years.

Mercedes-Benz has expanded its AMG line-up in India with the introduction of the CLE 53 4Matic+ Coupe. Priced at ₹ 1.35 crore (ex-showroom), the two-door performance car is now available for bookings, with deliveries set to begin immediately. Although the engine in this coupe is not a V8, it still lets out throaty growls from the exhaust. It propels the AMG CLE 53 Coupe from 0 to 100 kmph in 4.2 seconds (claimed) and has a top speed electronically limited to 250 kmph, which can be raised to 270 kmph with an optional package. The coupe will directly rival the BMW M2 on Indian soil, although the latter can be acquired at a discount when compared to the former. Underneath, the AMG Ride Control suspension combines steel springs with adaptive damping, adjustable in Comfort, Sport, and Sport+ settings. Damping rates for rebound and compression are controlled independently, reacting quickly to road and driving conditions. Standard rear-axle steering allows the rear wheels to turn up to 2.5 degrees opposite to the front wheels at speeds under 100 kmph for tighter manoeuvres, or up to 0.7 degrees in the same direction above that speed to aid stability. Power comes from a 3.0-litre M 256M inline six-cylinder petrol engine equipped with twin turbocharging and an electric additional compressor. Modifications such as revised inlet and outlet channels, new piston rings, optimised injection, and a larger exhaust gas turbocharger have increased boost pressure to 1.5 bar. Output stands at 449 bhp with 560 Nm of torque, rising to 600 Nm for short bursts using overboost. A second-generation Integrated Starter Generator (ISG) is integrated into the gearbox bell housing. Operating as part of a 48-volt mild-hybrid system, it provides 23 bhp and 205 Nm while enabling functions such as regenerative braking, engine-off sailing, and near-instant restarts. The AMG Speedshift TCT 9G automatic transmission supports fast upshifts and multiple downshifts, with rev-matching on gear changes. It works with the fully variable AMG Performance 4Matic+ all-wheel-drive system, which can continuously adjust torque distribution between the front and rear axles. Official WLTP fuel consumption is between 9.3 and 9.7 litres per 100 km, which translates to 10.3 to 10.7 kmpl. Five AMG Dynamic Select drive modes are available: Slippery, Comfort, Sport, Sport+, and Individual. These change throttle response, shift patterns, steering weight, and suspension settings. Manual gear control is possible through steering-mounted paddles using the dedicated M button. The cabin features Artico leather and Microcut microfibre upholstery with AMG-specific graphics and contrast stitching. A 12.3-inch driver display offers multiple layouts, including the AMG Supersport mode, which highlights performance data such as lap times and G-forces. A portrait-style 11.9-inch central touchscreen runs the latest MBUX infotainment interface, controlled via touch, voice commands, or steering wheel buttons. Dynamic ambient lighting with 64 colour choices is standard.

Nifty IT is 2025's worst-performing sector, down 20%; seven index stocks plunge 20–35% from recent peaks
Domestic tech stocks have emerged as the worst performers in 2025 so far, with persistent selling across the board leading to a sharp erosion in value and pushing them to multi-month lows. Lackluster earnings, tariff concerns, and a weak demand outlook have dampened investor sentiment toward the sector, triggering a rapid exodus from these stocks. As a result, the Nifty IT index has crashed 20% year to date. If the pressure on tech stocks persists through the end of the year, it would mark the index's first annual decline since 2022. Moreover, a loss of over 26% in value would make it the steepest yearly drop since 2008. Among its constituents, seven out of ten are in bear market territory, trading more than 20% below their recent peaks. Oracle Financial Services has plunged 35% to ₹ 8,594 from its December peak of ₹ 13,220, while TCS shares have slumped 33.8% from their August highs to ₹ 3,036, erasing over ₹ 5 lakh crore from the company's market capitalization. Other tech majors such as Infosys, HCL Technologies, and Wipro have fallen 29%, 25.5%, and 25.4%, respectively. In fact, 7 out of ten constituents of the index are now down more than 20% from their recent record highs. Foreign institutional investors (FIIs) reduced their stakes in nine of the 10 Nifty IT index constituents amid weak demand concerns. In TCS, FII holdings fell to 11.5% from 12% in the March quarter, while Infosys saw a decline to 31.9% from 32.9%. HCL Technologies FIIs shareholding dropped sharply to 18.6% from 19.2%, LTIMindtree fell to 6.6%, Coforge slipped to 37.4% from 40.2%, and MphasiS declined to 19% from 20.6%. Wipro and Oracle Financial Services Software registered marginal drops of 100 basis points each, to 8.2% and 8.6%, respectively, while Persistent Systems FIIs holdings eased to 24.2% from 24.4%. Tech Mahindra was the only exception, with overseas holdings rising slightly to 23.3% from 23%. The demand outlook for India's $283-billion IT sector remains uncertain due to US tariff risks and broader geopolitical factors. Indian tech giants started the year with high hopes for pro-growth policies from the Trump administration. However, a series of tariff-related announcements soon dampened investor sentiment, raising fears that a potential US economic slowdown triggered by trade wars could lead to fewer IT deals. The slowdown in new deals has already fed into companies' performance in the June quarter, with the country's top tech firms posting muted results, reporting a single-digit top-line growth ranging from 0.8% to 8.1%. OpenAI goes local in India, ChatGPT now available in INR: Check ChatGPT Plus, Pro prices here
OpenAI has started testing local pricing for ChatGPT in India, allowing users to pay in Indian rupees for the first time. This is part of a pilot programme and makes India one of the few countries where the company offers such an option, joining markets like the UK and parts of Europe. According to a MoneyControl report, the move seems aimed at making payments simpler and more accessible for Indian customers of ChatGPT, which is significant given that India is one of OpenAI's biggest and fastest-growing user part of the pilot, the ChatGPT Plus plan is priced at Rs 1,999 per month, including GST, while the higher-end Pro plan costs Rs 19,900 per month. Businesses using the Team plan will pay Rs 2,099 per seat per month. Until now, Indian users had to pay in US dollars, i.e. $20 (roughly Rs 1,750) for Plus, $200 (roughly Rs 17,500) for Pro, and $30 (roughly Rs 2,600) per seat for the Team plan. This rollout comes just after the release of GPT-5, OpenAI's latest and most advanced model. GPT-5 offers improved performance in 12 Indian languages, making it more relevant for the local market. There is also buzz about a more budget-friendly plan called ChatGPT Go, reportedly priced at Rs 399 per month, which could target casual users or local pricing was one of the key demands made to OpenAI CEO Sam Altman during his visit to India in February 2025, as per MoneyControl. Indian startup founders and developers had pointed out that high costs were a barrier to wider adoption. Earlier in June, OpenAI's vice president of engineering, Srinivas Narayanan, told MoneyControl that the company was working on making its tools more affordable for Indian developers as part of its global accessibility push. "India has incredibly creative developers with a deep tech ecosystem. You have people who actually are open to embracing new technology, along with a government which is super-excited about making AI more accessible through the National AI Mission," Narayanan is now OpenAI's second-largest market outside the US, and Altman has even suggested that it could soon overtake the US in terms of ChatGPT OpenAI isn't alone in chasing Indian users. Rivals like Google and Perplexity are also expanding aggressively. Perplexity is offering Bharti Airtel's 360 million customers a free one-year subscription to its premium tier (normally priced at Rs 17,000 annually), while Google is providing college students in India a year's free access to its AI tools.- Ends
