CHATTANOOGA, Tenn.--(BUSINESS WIRE)--CBL Properties (NYSE:CBL) today announced that it had closed on the sale of The Promenade, a 621,000-square-foot open-air center located in D'Iberville, MS, for $83.1 million.
'The Promenade disposition was completed at an attractive 8.5% cap rate, providing a meaningful demonstration of the tremendous value of CBL's open-air portfolio, which has gone unrecognized by the market,' commented Stephen D. Lebovitz, CBL's Chief Executive Officer. 'The sale generates significant cash proceeds that we intend to put to work at higher cash yields as part of our portfolio optimization strategy. This strategy allows us to harvest undervalued assets in our portfolio and reinvest the cash to grow NOI, FFO and cash flow. We have identified additional opportunities to implement this strategy where we can monetize non-core assets at attractive values and generate capital for higher yield investments. All eyes on CSX as Union Pacific and Norfolk Southern confirm talks

-- Now that Union Pacific (NYSE:UNP) and Norfolk Southern (NYSE:NSC) have confirmed they are in advanced merger talks, all eyes are on CSX (NASDAQ:CSX) and whether it might also consider a merger. Speculation has pointed to Warren Buffett's Berkshire Hathaway (NYSE:BRKa), which owns BNSF, as a potential suitor. Additionally, one of the major Canadian railroads—either Canadian Pacific Kansas City Limited (NYSE:CP) or Canadian National Railway (NYSE:CNI) —could get involved. However, the Trump administration may oppose a cross-border deal involving a non-U.S. buyer. Shares of CSX rose 0.5% in mid-day trading on Thursday, but are well off session highs. CSX CEO Joseph Hinrichs addressed the rumors during the company's second-quarter earnings call on Wednesday evening. While stopping short of commenting on the speculation, he left the door open to opportunities that could create shareholder value. 'And finally, we know there's been a lot of rumor and speculation about consolidation in the railroad industry in recent weeks,' Hinrichs said in his opening remarks. 'While we cannot comment, we want to be clear that at CSX we are absolutely focused on delivering shareholder value and are always open to anything that can help us achieve this objective.' Later in the call, JP Morgan analyst Brian Ossenbeck asked Hinrichs for his perspective on potential rail consolidation, noting his background as a former shipper. Hinrichs, a 30-year auto industry veteran, emphasized that improving customer service and making it easier to do business with railroads is essential for industry growth. While again declining to comment on mergers, he stressed the importance of reliability, accessibility, and working across the rail ecosystem to better serve customers and compete with trucking. 'So again, I'm not going to talk about how we do that or all those, and as we said in our remarks, we're open to all those possibilities and all those conversations and how we could, we can do that, how we can best create value for our shareholders, properly grow the business and serve those customers better and look forward to those opportunities,' he added. The tech stalwart's share price was down 8% as of 11:15 a.m. ET. Shares had been down as much as 10.1% near the start of today's trading. IBM published its second-quarter results after the market closed yesterday, and actually delivered results that came in significantly better than Wall Street had anticipated. The company also raised its full-year guidance for free cash flow (FCF), but softness in the company's Q2 software numbers is causing investors to move out of the stock. IBM stock sinks as software revenue misses expectations IBM reported non-GAAP (generally accepted accounting principles) adjusted earnings per share of $2.80 on revenue of $16.98 billion in the second quarter -- a performance that came in far better than the average analyst estimate's call for adjusted earnings of $2.64 per share on sales of $16.59 billion. The company's revenue was up 8% year over year in the period, and earnings per share were up roughly 18% compared to the prior-year period. While the company's Q2 report looked strong overall, investors are concentrating on a performance shortfall in the software segment. Category revenue climbed 10% year over year to reach $7.39 billion, but the average analyst estimate had called for sales of $7.39 billion in the period. The software business's gross margin of 83.9% also fell slightly short of the average analyst estimate's target for a gross margin of 84% in the period. What's next for IBM? With its latest quarterly report, IBM reiterated guidance for sales growth of at least 5% on a currency-adjusted basis this year. Management also said that it now expects to generate more than $13.5 billion in FCF this year -- up from its previous target for FCF of roughly $13.5 billion. CEO Arvind Krishna said that geopolitical uncertainty is causing some clients to take a more cautious approach to new contracts, and the sales shortfall for the software segment that's central to the company's growth and standing in the artificial intelligence market is causing some investors to lose confidence in the stock. On the other hand, the company's Q2 numbers looked pretty solid overall, and it's possible that recent unevenness on the contract front will smooth out with time.
