Geelong's newest addition to the city skyline has a surprise to show.
Construction workers continue building the six-storey residential development, Motif, near the end of Mercer St, at the northern entrance to the CBD.
The project got off the ground quickly, with 60 per cent of Motif's 37 apartments already snapped up by mainly investment buyers making an early play on the future Geelong growth storey.
The opportunity opens now to more buyers to capitalise on the remaining residences and their secret weapon – waterfront views.
McGrath Projects director Jim Cross said the remaining apartments to be sold in the project are largely facing to the north and east where they offer panoramic vistas overlooking Corio Bay and central Geelong.
Planning guidelines also protect the development from encroachment of the views by limiting the height of properties closer to the water.
Mr Cross describes Motif as stylish, modern coastal living right in the heart of Geelong.
'This exclusive collection of one, two, and three-bedroom residences showcases premium finishes, spacious layouts, and private outdoor areas designed for comfort and an elevated lifestyle,' Mr Cross said.
'Select residences offer breathtaking water views, bringing the beauty of the waterfront right to your doorstep.'
The York St address is moments from Geelong's waterfront and CBD, blending urban convenience with relaxed coastal charm, he said.
Apartment prices start from $575,000, up to a three-bedroom, two-bathroom penthouse listed with $1.65m price hopes.
'It offers exceptional value for first-home buyers, downsizers, and savvy investors alike,' Mr Cross said.
The project is scheduled to be completed in the last quarter of 2025, giving buyers a near end date to enjoy elevated coastal living, Mr Cross said.
Architects Rothelowman has designed the development with a facade that will fuse rust metal finishes with sand-toned textured concrete.
Interiors will have a choice between muted grey tones or bright timber.
Many apartments enjoy water views, while a shared rooftop terrace offers an outdoor space for sunset drinks and captures a sweeping outlook over Corio Bay, taking in the expanding CBD all the way to the Sky Wheel and promenade at Eastern Beach.
The property's location is close not only to the waterfront and CBD, but within walking distance of Geelong's main train station, and across a footbridge to Geelong West's Pakington St shopping and restaurant strip.

The Australian National University (ANU) says future savings in its ongoing restructure will not involve forced job cuts. But forced redundancies will still happen in areas where the university has already announced a savings plan. This includes the College of Arts and Social Sciences and the School of Music. The university says it will save $60 million through salary reductions, with $40 million to go. It is part of a broader target of saving $250 million. ANU vice-chancellor Genevieve Bell says future announcements will not feature forced job losses. "We have used the tools that were most appropriate for the circumstances we were in," she said. ACT Secretary of the National Tertiary Education Union Dr Lachlan Clohesy has described the university's announcement that it will stop forced job cuts as "vindication". "Today's announcement isn't just business as usual. It's clearly come about because of the campaigning…of ANU staff, students and the broader community." He says while stopping forced redundancies is welcome, he's concerned about possible future cuts. "ANU said no forced redundancies as part of 'Renew A-N-U'…but that's potentially ambiguous — we're calling on the Vice Chancellor to rule out forced redundancies in 20-26 in total."

Australian and Queensland governments sign agreement to fund Brisbane Olympics infrastructure

The Commonwealth has agreed to contribute just under half the cost of building the 2032 Olympic Games venues, under a deal struck with the Queensland government. The federal government will provide no more than $3.43bn towards the building of 17 new and upgraded venues for the Games, with the infrastructure expected to cost $7.1bn in total. A significant proportion of that contribution will be spent on the new 63,000-seat stadium at Victoria Park and 25,000-seat National Aquatic Centre in Spring Hill. The Intergovernmental Agreement (IGA) gives the Commonwealth seats on the Brisbane 2032 Organising Committee Board and is contingent on the state government developing a plan for Victoria Park which has a "focus on improving access to green space." "We can guarantee you that every part of Victoria Park that's not stadium will be green space," Queensland Minister for Sport Tim Mander said. The Queensland government has also agreed to involve its federal counterparts in naming the Victoria Park stadium and will establish a plaque at the venue acknowledging Commonwealth support. It has long been International Olympic Committee policy that brand names be kept off venues used for the Games. However, the Los Angeles 2028 Olympic Games organisers recently announced they were breaking with that policy and allowing companies to sponsor stadiums and arenas. The chair of the LA Games, Casey Wasserman, said the many millions of dollars these sponsorship deals bring in is essential for an Olympic Games which doesn't have a government as its primary funding source. The IGA for the Brisbane 2032 Games also prevents the state government from selling or offering long-term leases on Olympic venues for 25 years, unless the federal government agrees to it. If they are sold or leased in future, the federal government will be entitled to a cut. Mr Mander said the Queensland government was required to demonstrate to the Commonwealth that the venues will be built on time and on budget, and represent a good use of taxpayer funds, before the funding deal could be reached. He said the IGA is an endorsement of that plan, and demonstrates a spirit of cooperation which will help make the games a success. In total, 37 venues across 11 Queensland cities will be used to host the 28 Olympic and 22 Paralympic sports. However, which sports will be included in the games won't be determined until an IOC meeting next year, leaving Brisbane 2032 organisers having to create a venue plan without knowing exactly which sports they need to cater for. "Of course, some of them will be bleedingly obvious, where they will be. There will be others that will need to be worked out," Mr Mander said. New sports can be added to each Olympic Games, on top of the 'core' events. At LA 2028 there will be six additional sports: cricket, baseball, flag football, lacrosse, squash and softball. Mr Mander said he didn't expect to be adding as many as that to the Brisbane 2032 schedule. "It is important to know that any additional sports, outside the 28 core sports, those costs have to be born by the host."
