Top Australian suburbs where homeowners are renovating instead of moving

More Aussie homeowners are staying put and putting their efforts into turning their kitchens, backyards and garages into DIY gold.
New figures from digital lender MoneyMe show and Craigieburn in Melbourne's north has claimed the title of the nation's renovation capital, topped the list for personal renovation loan applications, with locals borrowing an average of $22,400 to upgrade rather than relocate.
It's a trend sweeping the country, as homeowners in Western Sydney, South East Queensland and coastal Western Australia opt to improve instead of upsize, spurred on by steep property prices, rising stamp duty and soaring relocation costs.

According to Hipages data, extension jobs have jumped by 37 per cent in New South Wales, while granny flat builds are up 20 per cent nationally in the past 12 months to January 2025.
Ikea kitchen installations are also booming — up 23 per cent in NSW, 32 per cent in WA, and 12 per cent in Victoria — as homeowners choose affordable renovations over high-end overhauls.
NSW led the nation for both the value and volume of personal renovation loans, with the average size hitting $22,640.
ABS figures show the total average home renovation loan in the state climbed to $225,664, up nearly $20,000 in just a year.
Hipages chief revenue officer Robert Tolliday said the trend reflected a mix of financial pressure and lifestyle changes.
'We're seeing a real surge in jobs like kitchen upgrades and granny flats targeted improvements that make a big difference without the cost of moving,' Mr Tolliday said.
'The transaction costs involved with relocating such as stamp duty, agents' fees, (and) legal costs all add up. For many people, it's just smarter to stay put and invest in what you already have.
'Granny flats in particular are growing fast. People are using them for elderly parents, adult kids, or even as rental income, they're a really flexible solution.'
Mr Tolliday said the appetite for affordable, high-impact upgrades like Ikea kitchens was particularly strong in outer metro suburbs.
In Victoria, Ikea kitchen installs rose 12 per cent, while extension and addition jobs fell 3 per cent, bucking the national trend.
Renovation activity remained strongest in Craigieburn, Point Cook and Hoppers Crossing, along with Bayside and Melbourne's southeast.
In Queensland, the most in-demand areas were the Gold Coast, Brisbane North and South, Sunshine Coast, and the Redcliffe and Caboolture regions.
MoneyMe chief sales and marketing officer Richard Bray said renovation loans were becoming especially popular with younger buyers in outer-suburban growth corridors.
'Many first-home buyers can't afford the perfect home straight away, so they buy something affordable and renovate as they go,' Mr Bray said.
'We're seeing this trend particularly in fringe suburbs, where buyers are picking up homes with potential, then funding upgrades like bathrooms, kitchens and landscaping.'
In Craigieburn, Ray White auctioneer Trish Orrico said renovation was simply part of the local mindset.
'It's a great area, I've lived here for 18 years and renovated my own home. I've chosen to improve rather than move,' Ms Orrico said.
'There's still land being released and it's not a fully established market yet, but once it is, I think we'll see even stronger capital growth.
Buyers' advocate and host of The Buyers Bible podcast Amy Lunardi said more clients were becoming cautious about large-scale renovations but still keen to add value where they could.
'With the cost of building so high, many buyers now prefer homes that have already been renovated,' Ms Lunardi said.
'That said, if the layout and size are right, and it's in the right location, people are happy to do cosmetic updates later, just not the big structural stuff.'
But Ms Lunardi warned that many Australians still underestimate how much time and money renovating really takes.
'Television shows make it look easy, but it's often a longer and more expensive process than people expect,' she said.
'I always tell clients to research costs and timelines properly, especially if they plan to live through the works.'

Westpac says the Reserve Bank of Australia will keep rates on hold when they next meet in July, despite weak consumer spending and falling economic growth. The big four bank has bucked money markets predictions, which are currently factoring in an 84 per cent chance of a rate cut in July, saying the RBA will be 'cautious and predictable'. Westpac chief economist Luci Ellis, a former assistant RBA governor, expects just two more rate cuts this year, coming in August and November, saying the market is getting ahead of itself. 'The (RBA) board described itself as having a preference to move cautiously and predictably,' she wrote in an economic note. 'This is code for not wanting to do back-to-back cuts. 'It also made it clear in the minutes that this was about reducing restrictiveness, not moving quickly back to neutral in the style of the Federal Reserve last year.' While homeowners may need to wait, Ms Ellis agrees with the majority of the market that interest rates eventually will fall below 3 per cent. To get to this point, Ms Ellis expects rate cuts will come in February and May 2026, though the central bank might also move in December should more Australians lose their jobs. According to the economist, the RBA will look to keep inflation under control over trying to give the economy a quick jump. 'Nothing that has happened since (the May meeting), including a disappointing GDP number, has been enough to tip the RBA into changing its mind in the near term,' Ms Ellis said. NED-9175-Australia's GDP These figures released earlier in the month, showed GDP growth for the March quarter came in at just 0.2 per cent, lower than market forecasts. In May the RBA reduced Australia's GDP forecasts for the 2025 calendar year from 2.4 per cent to 2.1 per cent. But AMP deputy chief economist Diana Mousina disagrees, saying the weaker than expected GDP figures will see the Reserve Bank cut rates. 'The weakness in the March quarter GDP data pushed us to now expect another 0.25 per cent rate cut in July (as well as August, November and February 2026),' she previously wrote in an economic note. 'This is similar to market pricing at the moment.' Commonwealth Bank senior economist Belinda Allen also believes there could be a rate cut in July, if economic data comes in lower than the RBA forecasts. 'The progression of consumer spending data will be a key focus for the RBA ahead of the 8 July rate decision,' she said. 'The balance of probabilities continues to shift towards a July rate cut (our base case remains August) but will depend on upcoming data flow including the May monthly CPI and labour market data.' In a silver lining for households, Ms Ellis believes May's jobs data coming out next week will show the current jobs market is tighter than the RBA's view of full employment, meaning more Aussies will have a job. Unemployment Figures Ms Ellis said looking longer term, the case for multiple rate cuts is building as inflation shifts in the face of slower population growth and shakier private sector demand. 'Recent data has made it clear that population growth is unwinding a bit faster than previously thought,' she said. 'We have assessed that this is enough to have implications for housing costs, particularly rents. 'Over time, this puts a little more downside into measures of underlying inflation. We are also seeing a bit more downside in some parts of services inflation.'

The strategic partnership saw Qatar Airways Group take a minority 25 per cent investment in Virgin Australia, subject to approval by the Australian Competition and Consumer Commission (ACCC) and the Foreign Investment Review Board (FIRB), both of which later granted authorisation. Importantly, the Virgin Australia–Qatar Airways alliance is set to deliver more choices to Australian consumers when it comes to international travel. According to the two organisations, the alliance unlocks connectivity to six continents, alongside 'elevated service offerings, exceptional inflight amenities and loyalty benefits'. There is good news for Australian travellers looking to take advantage of the new Virgin Australia international flight routes. Not only will Velocity Frequent Flyer Members receive status credits and points, but the airline has also confirmed limited-time celebration fares to mark the launch. Eligible fares for flights to Doha and selected beyond destinations in Europe have been discounted by up to 15 per cent for selected travel dates between 16 October 2025 and 31 March 2026. Fares on sale from 12:01am AEST 10 June 2025 to 11:59pm AEST 30 June 2025, unless sold out prior. Outside of the launch sale, Velocity Frequent Flyer Members will also receive the following benefits: 50 per cent bonus Status Credits on bookings made between 12 June and 30 June 2025 for travel between 1 October 2025 and 27 May 2026 on an eligible Virgin Australia flight between Australia and Doha (VA1-29). This will reportedly come via an anticipated surge in international visitors and increased tourism spending. Additionally, the increase in routes is expected to generate new jobs in aviation, hospitality, and tourism-related sectors across the country. The airline suggests that it may provide secondment opportunities for Pilots and Cabin Crew to 'broaden their skills and gain international flying experience' within Qatar Airways.
