Godrej Air project: Home buyers protest delayed flats delivery
The buyers alleged that the developer had promised them to deliver the project in 2023 but despite repeated promises, the flats are yet to be delivered.
Godrej Properties, the developer constructing the flats, however, denied the allegation while assuring that they are committed to complete the project, and will deliver all the promised amenities.
Launched in 2018, the Godrej Air project has 512 flats, as per the home buyers. The project has 2 BHK, 3 BHK and 4 BHK flats sold between ₹1.5 to ₹2.5 crore.
According to the developer, there are 511 buyers in the project.
Pravin Kumar Agarwal, a home buyer, living in another Godrej project, said that despite promises of possession in 2023, buyers are still waiting for their homes with no firm handover date, facing ongoing financial strain from both EMIs and rent. 'Many home buyers have sold their properties to invest in this project as they wanted to live in a high quality, and safe community. But their dreams have crashed. The people are paying rent, and EMIs. But there is no delivery of flats.'
Another protestor Jatin Gandhi said that at the time of launching the project, the developer had allegedly misrepresented access to the project, with a 24-metre sector road now blocked due to the expired lease. 'When the project was launched, the developer showed access from a 24 metres road and a revenue road. But these roads are closed now. We have been requesting for the last two years to the management to complete the project, but to no avail.'
Buyers also alleged that several amenities including the Clubhouse, promised by March 2025, remain incomplete, along with other essential amenities, leading to frustration due to the builder's casualness.
Asked about the home buyers' concerns, a Godrej Properties spokesperson said: 'We continue to engage proactively with all homeowners of Godrej Air, and keeping them updated on the Project's progress (last updated on July 19). We had applied for a grant of Occupation Certificate (OC) to the Department of Town and Country Planning, Haryana, post ensuring necessary compliances, and are in final stages of obtaining the OC (expected by August)…. We have complied with our license conditions and handed over a portion of land falling within 24-meter road to the authorities. As far as the 24-meter road falling outside our license is concerned, it is the government's obligation to ensure roads are made…. Further, the project is accessible through another 24-meter road. We are also working to give multiple access points towards the project.'

Amid sluggish GST growth, fake firms eating into UP's revenue
LUCKNOW Even as Uttar Pradesh remains nonplussed over sluggish GST growth, fake firms are eating into the state's revenue by fraudulently claiming input tax credit (ITC), without carrying out any actual transactions. The fake firms were fraudulently claiming input tax credit (ITC), without carrying out any actual transactions. (Pic for representation) A month-long drive by the state tax and the central GST departments, which is still on, unearthed a massive scam involving over 233 bogus or non-existent firms, resulting in a loss of more than ₹120 crore to the state exchequer — and counting. 'On our part, we have caught 33 bogus/non-existent firms registered under the state GST. Action, including lodging of FIRs against them, is being taken,' UP state tax commissioner Nitin Bansal told HT. Another state tax department official revealed that two of the 33 firms, dealt in scraps and were based in Gorakhpur. 'One of these firms fraudulently claimed ICT of ₹18.96 crore and the other to the tune of ₹1.93 crore. FIRs have been lodged against both,' he said adding: 'We have cancelled registration of 31 other firms as they were not found to be in existence.' The official said about 200 other entities, all registered under central GST, were found to be paper firms involved in generating fake invoices to fraudulently claim input tax credit (ITC). 'These bogus or non-existent firms collectively claimed ITC worth ₹200 crore, resulting in a ₹100-crore loss to Uttar Pradesh, as ITC is shared equally between the centre and the state,' he revealed. Officials explained that ITC was meant to prevent tax cascading by allowing businesses to claim credit on the tax paid for inputs. However, in this case, the firms created fictitious transactions and invoices to falsely claim credit — effectively defrauding the government. The crackdown followed an internal review by chief minister Yogi Adityanath, who also holds the commercial tax/GST portfolio, after the state recorded negative or flat GST growth in three months of the current financial year. The 4% decline in GST growth vis-a-vis the corresponding period of 2024 triggered panic in the government as GST is the main source of the state government's tax earnings. Principal secretary, state tax, M Devraj directed authorities to launch a statewide campaign to identify possible causes for the low GST collections, with focus on bogus firms. 'The reports of entire July have not been prepared yet. We expect the number of bogus/non-existent firms registered under the state GST to go up from 33,' the official said.

Kesarikheda RoB work resumes in Lko; smoother commute days ahead
After an 11-month lull, construction on the Krishna Nagar–Kesarikheda railway overbridge (RoB) has finally resumed. The project, which had stalled due to land acquisition hurdles and a five-storey building blocking the construction path, is now set to be completed by December 2025. The overbridge is expected to open to the public in January 2026. The illegal building which had stalled the construction of the railway overbridge in Lucknow's Kesarikheda (HT File Photo) Without the RoB, thousands of daily commuters have faced traffic snarls at the railway crossing. According to officials from the Uttar Pradesh State Bridge Corporation, the primary obstruction — a residential building — has now been cleared, along with compensation-related disputes involving 31 landowners. With these issues resolved, construction work has restarted with piling for the remaining pillars, which will be anchored up to 28 meters below ground. A total of three pillars are to be built to complete the 973.56-meter-long, two-lane bridge. While the recent rains have slowed excavation slightly, engineers say the work is progressing steadily. 'This is a crucial phase, and we are taking every measure to ensure the structural integrity of the pillars despite weather-related delays,' a project engineer said. The Kesarikheda railway crossing is likely to be closed later this week. The Bridge Corporation has already received clearance from Indian Railways and has worked with traffic police to implement a diversion plan, ensuring minimal disruption to residents and commuters. Once completed, the overbridge is expected to significantly reduce traffic congestion, benefiting an estimated 50,000 daily commuters who currently face long waits at the level crossing. The bridge will improve connectivity between Krishna Nagar, Kesarikheda, and surrounding areas, easing access to schools, hospitals, markets, and workplaces. Originally sanctioned on July 8, 2023, the project is now over 80% complete.

As per the transcript uploaded on the stock exchanges, Abhishek Lodha noted that the Indian real estate market is in a unique position with top developers unable to satiate the demand for their properties. Live Events Therefore, Lodha said that any short-term aberration in the demand side is unlikely to impact the sales of the top builders. He highlighted that the performance of the key developers during the last fiscal was very strong. "If you look at the numbers for this (April-June) quarter, very strong. So there is no reason why there should be any concerns about demand, especially for the top five developers," Lodha said as he re-emphasised that the sales of the top five developers are "supply constrained, not demand constrained" "Consumers really want to upgrade their quality of life in a low-risk manner, and that's what the top five developers offer," he added. Talking about diversifying into different geographies, Abhishek said the top few developers will be present in the top few cities of the country. "The depth of their presence will improve the quality of the market as well as enable the consumer to get the best quality product irrespective of the city that they are living in," he added. Abhishek also opined that Indian real estate is at the start of a very long-term up cycle as India moves from low-income to mid-income. "There may be some days or some months or some quarters which are weaker. But that's the broad direction," he added. Abhishek Lodha also mentioned that the affordable housing segment has degrown but the other segments are performing well. "It is also important to do the analysis in value terms rather than just in unit terms because that's what you would do in most other categories," he told analysts. In terms of annual sales bookings, Godrej Properties emerged as the largest listed player during the last fiscal with pre-sales of Rs 29,444 crore. Its pre-sales stood at Rs 22,527 crore during 2023-24.
