Director filings across financials, real estate and Singapore's largest private dental group
OVER the five trading sessions from May 2 to May 8 institutions were net buyers of Singapore stocks, with net institutional inflow of SS$123 million, adding to the S$56 million of net inflow for the preceding four sessions. This brings the net institutional outflow for the 2025 year to May 8 to S$1.61 billion.
Institutional flows
Over the five trading sessions through to May 8, the stocks that saw the highest net institutional inflow were Singtel , Singapore Airlines , Keppel , OCBC , Jardine Matheson Holdings , Capitaland Ascendas Reit , Hongkong Land Holdings , Sheng Siong Group , Keppel DC Reit , and Genting Singapore .
Meanwhile DBS , UOB , Mapletree Logistics Trust , Yangzijiang Shipbuilding Holdings , Capitaland Integrated Commercial Trust , Venture Corporation , Sats , iFast Corporation , Wilmar International , and Mapletree Industrial Trust led the net institutional outflow over the five sessions.
From a sector perspective, telecommunications and industrials experienced the highest net institutional inflow, while financial services and technology again saw the most net institutional outflow.
Share buybacks
The five sessions through to May 8 saw 14 primary-listed companies make buybacks with a total consideration of S$22.8 million.
Director transactions
The five trading sessions spanning May 2 through to May 8 saw more than 100 director interests and substantial shareholdings filed for more than 40 primary-listed stocks. Directors or chief executive officers (CEOs) filed 11 acquisitions, and one disposal, while substantial shareholders filed eight acquisitions and three disposals. This included director or CEO acquisitions in Darco Water Technologies , Hong Fok Corporation , the manager of Mapletree Logistics Trust , Nera Telecommunications , Niks Professional , Q & M Dental Group (Singapore), Sheffield Green , Southern Alliance Minin g, UOB , and UOB-Kay Hian Holdings .

On May 7, UOB deputy chairman and CEO Wee Ee Cheong acquired 100,000 shares at an average price of S$34.48 per share. This increased his direct interest to 0.36 per cent, and total interest from 10.75 per cent to 10.76 per cent.
This followed the group reporting a net profit of S$1.49 billion for its Q1 FY25 driven by broad-based growth, highlighted by record fee income and strong loan growth.
Wee highlighted that China-Asean and intra-Asean trade flows continue, driven by growing client demand for hedging and a healthy pipeline of infrastructure financing. He also noted that the group will resume FY25 guidance once the situation stabilises and remains committed to the S$3 billion capital distribution plan.
UOB-Kay Hian Holdings
On May 2, UOB-Kay Hian Holdings chairman and managing director Wee Ee-Chao purchased 139,753 shares at S$1.80 apiece. This increased his deemed interest from 35.35 per cent to 35.37 per cent. This followed his acquisition of 788,360 shares on Apr 29 at the same price. He has gradually increased his deemed interest in the regional financial services group from 29.49 per cent at the end of 2019.
UOB-Kay Hian Holdings' regional distribution footprint now encompasses major financial centres in Singapore, Hong Kong, Thailand, Malaysia, Indonesia, London, New Jersey, and Toronto, while also maintaining a research office in Shanghai and an execution presence in the Philippines.
For its FY24 (ended Dec 31), the group achieved attributable net profit of S$224 million, an increase of 32 per cent from FY23. Commission and trading income increased by 26 per cent to S$369 million due to higher commission income from structured products. Meanwhile, interest income decreased 3.4 per cent from S$262 million to S$253 million because of lower interest rates and other operating income increased 32.1 per cent to S$48 million due to increased corporate finance activities.
Wee Hur Holdings
On May 5, Wee Hur Holdings executive director and deputy managing director Goh Yew Gee disposed of one million shares at an average price of S$0.545 apiece. This reduced his total interest from 2.18 per cent to 2.07 per cent. Goh has maintained this role since September 2007. In January 2009, he was also appointed managing director of the wholly owned subsidiary, Wee Hur Construction. He is responsible for overseeing the overall operation of the construction and dormitory business.
FY24 (ended Dec 31) was highly eventful for the group with the PBSA Fund I sale proceeds which delivered a S$0.07 special dividend per share that went ex-dividend on May 8. At its FY24 AGM on Apr 30, Wee Hur Holdings announced that it had been awarded a new Build-To-Order project valued at S$236.4 million. This increased its S$263.3 million orderbook as at end-2024, by as much as 90 per cent.
Q & M Dental
Between May 2 and 5, Q & M Dental Holdings non-independent executive director and group chief executive officer Ng Chin Siau increased his total interest from 53.02 per cent to 53.17 per cent. The 1.4 million shares were acquired at an average price of S$0.30 apiece. The shares were bought both directly and through Quan Min Holdings. Dr Ng oversees the corporate direction of the group, leading business strategies, policy planning, and development in Singapore, Malaysia, and China. His preceding acquisition via the market was in November 2021.
For FY24, Q & M Dental reported total revenue of S$180.7 million, driven by the resilience of its core dental business, which contributed S$173.8 million. The Malaysian dental clinics also saw increased contributions during this period. While total revenue was comparable to FY23, concentration on operational efficiency and cost discipline saw FY24 attributable net profit increase 27 per cent from FY23 to S$14.6 million. For FY25, its strategy focuses on three key areas: regional expansion, and sustainability and ESG (environmental, social and governance). In Singapore, it aims to explore new outlet locations for growth, while in Malaysia, it is looking to expand its dental business, particularly in the Johor-Singapore Special Economic Zone.
For its artificial intelligence (AI) and digital transformation strategy, Q & M Dental has been dedicated to developing AI solutions, since November 2018, with the establishment of the EM2AI subsidiary. Looking ahead, Q & M Dental plans to deploy AI-powered dental charting across all its clinics and establish industry-academia partnerships by the end of FY25. In March 2025, it also signed a binding agreement with a major dental solutions provider in South-east Asia, granting them a licence to integrate EM2AI's dental AI solutions into their platform. The group believes that this collaboration will significantly expand EM2AI's reach, enabling it to provide dental AI solutions to over 1,100 clinics across Singapore, Malaysia, Thailand, Vietnam and Australia.
Following Q & M Dental's recent increase in its interest in Aoxin Q & M Dental Group (Aoxin) from 33.33 per cent to 50.53 per cent, it has made a mandatory unconditional cash offer to acquire all the shares it does not already own. With an offer of S$0.0321 per share, Q & M Dental says that it is its intention to maintain the present listing status of Aoxin following completion of the offer. Q & M Dental has also recently proposed a secondary listing of the company on the main market of Bursa Malaysia.
Hong Fok Corporation
On May 6, Hong Fok Corporation executive director and joint CEO Cheong Sim Eng bought 80,000 shares, for a consideration of S$50,345 at an average price of S$0.754 cents per share. He maintains a 20.41 per cent total interest in the property developer. This was his first acquisition since August 2022, when 35,000 shares were bought at S$1.05 cents per share. Prior to that he purchased 43,000 shares at 98.0 cents per share in June 2022.
Cheong is principally involved in the group's overall operations and management, with greater emphasis in Singapore and he has over 40 years of experience in the property development business.
Looking ahead, Hong Fok Corporation plans for Yotel Singapore Orchard Road to enhance operational efficiency, implement cost-saving measures, and boost guest satisfaction to attract both loyal and new visitors despite economic challenges. The group acknowledges that geopolitical uncertainties make predicting interest rate trends difficult, but a decline in mortgage financing costs could improve affordability and encourage first-time homeowners and upgraders, though foreign demand will remain low due to the Additional Buyer's Stamp Duty.
The Singapore office market is expected to see modest growth amid economic uncertainty, with the group focusing on sustainability practices and targeted marketing to retain and attract tenants, ensuring stable rental income.
Wing Tai Holdings
Wing Tai Holdings chairman and managing director Cheng Wai Keung has increased his deemed interest in the company through shares acquired by his spouse, Helen Chow. Between May 2 and May 8, Cheng's deemed interest in the leading real estate developer and lifestyle retailer rose by 240,000 shares, from 61.65 per cent to 61.69 per cent.
Mapletree Logistics Trust
On May 8, Mapletree Logistics Trust Management non-executive chairman and director Lee Chong Kwee bought 100,000 units of Mapletree Logistics Trust at S$1.10 per unit. This increased his direct interest in the Reit to 400,000 units. The trust invests in a diversified portfolio of quality logistics real estate in Singapore, Australia, China, Hong Kong, India, Japan, Malaysia, South Korea and Vietnam. Its tenant base includes 934 customers, with about 85 per cent of its revenue coming from tenants serving domestic consumption and around 15 per cent from those engaged in export businesses.

How US-China tensions are reshaping Hong Kong's future as a global hub
HONG KONG: Since China imposed a national security law on Hong Kong in 2020, it has steadily increased its control over the city. Beijing has also escalated efforts to strengthen economic and social links between the Chinese special administrative region and the mainland. But with intensifying geopolitical tensions between the United States and China, Hong Kong's proximity to mainland China – which has long been one of its greatest economic assets – is becoming a double-edged sword. DROP IN NUMBER OF REGIONAL HEADQUARTERS One company that has capitalised on this geographical proximity is Micro-Pak, a Hong Kong-based supplier of anti-mold products for the garment and footwear industries. From its global head office in Hong Kong, the company manages product development and coordination with its manufacturing bases in China. Today, it sells 3.5 billion products a year with an annual turnover of US$100 million. 'China can't be beat. That's where you need to be. There's an endless supply of everything in China,' said Micro-Pak's managing director Martin Berman. 'Here, if we have to see a customer urgently – many of our customers, it's just a couple of hours away. Our distant customers may be five hours away in a high-speed train, so if we have to see them today or the latest tomorrow, it's a pretty simple thing.' But there has been growing competition from mainland cities, while Hong Kong's status as a global trade and finance hub has also come under scrutiny amid the US-China rivalry. Official data showed that the number of regional headquarters of multinational companies based in Hong Kong dropped by 13 per cent between 2019 and 2023. Employment by these firms fell even more sharply – down 32 per cent to 132,000 staff by the end of 2023. Professor Heiwai Tang, associate dean of the University of Hong Kong Business School, said he is not so worried about uncertainties or risks, but more about awareness within the city on how it should move on and understanding why it lost business to other places. 'Once companies (have) left, you have to do a lot more to get them back. COVID has led to some foreign companies, especially American firms, to think … this is an opportunity to consider other places in Asia, such as Singapore or Tokyo or some other places in Asia,' he added. He said Hong Kong needs to 'rebrand itself' and 'try to project a better image to foreigners', due to some post-COVID narratives that it is 'just another Chinese city'. 'I'm also concerned about how foreigners see Hong Kong, which may not be neutral, which may not be balanced. And this is up to us to tell – a more neutral and more fact-based story about Hong Kong,' he added. GETTING BUSINESSES BACK The Hong Kong government has stepped up efforts to win back businesses in recent years, particularly from the Middle East and Southeast Asia. The city is promoting itself as a gateway to China's vast consumer market, banking on its longstanding advantages. These efforts appear to be bearing fruit. In 2024, nearly 10,000 companies with overseas parent firms established a presence in Hong Kong - a 10 per cent increase from the previous year. A Hong Kong government survey last year found that foreign companies that chose to base their regional offices in the city cited reasons such as a simple tax system, low tax rate and its free port status. The city believes that despite the geopolitical headwinds, businesses will be able to see the benefits of how global and China advantages can all be found in a single economy in Hong Kong. This is a point that Micro-Pak's Berman agrees with, having operated in Hong Kong for almost 30 years. As an American, he said he believes the Trump administration 'is making it difficult to do business no matter where you are'. Although the city is increasingly being subjected to the same tariffs affecting China, Berman noted: 'If you've decided that this is the part of the world you're dealing in, honestly, I don't see any risk factors beyond what you would see in any (other) place.' But economists warned that as tensions continue to simmer between China and the US, the most viable path forward for Hong Kong may be doubling down on its China advantage – even if it comes at the cost of diluting its status as a global hub. Gary Ng, senior economist at investment banking firm Natixis, said Hong Kong has been one of the biggest winners from the trend of globalisation over the past two to three decades, especially when geopolitical tensions were less. 'But what we see over the past years is that companies start to think and manage the risk between the Chinese market versus the rest of the world. So I think this change is really a very big challenge for Hong Kong,' Ng noted. 'If the world is still interested in the Chinese market, then Hong Kong can still be a greater China headquarters in that essence. So I think it really depends on which sector it is. 'But in general, definitely the attractiveness may be lower than before and the challenges will be more,' he added.

Weak inflation in Thailand, Indonesia and Malaysia fuels deflation fears
[SINGAPORE] After years of stable inflation, Asean economies that once battled surging prices post-pandemic may now be facing the opposite threat of deflation as global trade tensions and slowing growth weigh on demand. Thailand's annual inflation in May reflected negative growth for the second straight month, the commerce ministry reported on Friday (Jun 6). The consumer price index fell 0.57 per cent, following a 0.22 per cent fall in April – the first two negative prints since March the previous year. 'Core inflation remains below target, reinforcing the presence of slack in the economy,' said Bank of America (BOA) emerging Asia economist Pipat Luengnaruemitchai in a report following April's data. Malaysia and Indonesia announced in May that core inflation growth rates had dropped to 1.7 per cent and 1.5 per cent, respectively, missing economists' expectations of 1.8 per cent and 2.3 per cent, respectively. Indonesia had already recorded falling prices in February, the first in 25 years, sparking concerns of weakening purchasing power in the country. The Philippines recorded a similar trend. Headline inflation in April fell 1.4 per cent on the year, its lowest level since October 2019. These patterns have stoked concerns that deflationary spirals – much like China's struggles as consumer demand stalls – may arise, eroding incomes and corporate profits. Sign Up Sign Up But fears of deflation may be premature, given that the disinflation is largely due to easing supply-side pressures and not weakening demand, believes Rahul Bajoria, Asean economist at BOA. 'Food and energy prices have come down, labour markets have cooled, and currencies have stabilised. All of this is translating into lower inflation,' he told The Business Times. Made in China Nevertheless, concerns are beginning to creep into Asean countries as global trade tensions rise. Nomura's chief Asean economist Euben Paracuelles told BT: 'There are signs of structural forces at play, particularly disinflationary pressures from China's overcapacity and influx into the region of cheaper imports which can accelerate if US tariffs remain high.' Bank of Thailand governor Sethaput Suthiwartnarueput warned on Jun 2 that diverted exports from China that had failed to enter the US may be dumped into Thai markets, Nikkei reported. He highlighted industries in furniture, textiles and apparel, plastics, petrochemicals and steel that would be particularly vulnerable, with small and medium enterprises and their employees facing threats. 'A sudden flood of Chinese imports into emerging market economies can be very disruptive,' said Nomura economists Rob Subbaraman and Chen Yiru. 'Faced with growing cut-throat import competition, the likely initial response by local firms would be to cut prices to maintain market share, but at the cost of reduced profits.' 'This can be good news for consumers but over time, as local firms accumulate financial losses, they would need to downsize, cut back on jobs and capex, and ultimately many may need to close down.' China's latest manufacturing data may suggest that these upcoming fears are not entirely misplaced. Caixin China's manufacturing purchasing managers' index, a private survey which tracks the business conditions in the sector, reported a score of 48.3 on May 31, missing analyst expectations and reflecting an unexpected contraction – the country's first since September 2024. 'Stocks of finished goods accumulated for the first time in four months,' Caixin's report found. 'Survey respondents indicated that this was due to both falling sales and delays in outbound shipments of products.' As inventories build, the tariffs may force producers to cut prices in export markets besides the US – possibly Asean countries. 'As China's producers will likely push excess capacity to the rest of the world, the spillover of China's deflationary pressures to the rest of Asia will worsen,' wrote Morgan Stanley economist Chetan Ahya in the bank's mid-year outlook for the region. Yet BOA's Bajoria does not think of such pressures as a novel shock. 'This is a latent risk that's not just appearing now; it's been the case going back five or 10 years in South-east Asia,' Bajoria noted. A study by Nomura of the phenomenon in April may support this idea, finding that Chinese dumping had already been present as far back as 2019. 'Most of the countries that have experienced a slowdown in manufacturing growth also have an increasing share of manufactured imports from China,' said Nomura economists Subbaraman and Chen, who authored the study. Among the countries ranking the highest in both categories were Asean economies Indonesia, the Philippines, Thailand and Vietnam. Nonetheless, Bajoria believes that it may be premature to condemn Chinese presence in the region as unwelcome as the benefits may outweigh the costs. 'While consumption and inflation are impacted, the Chinese have also been reasonably large investors into the region, which may balance out the dumping concerns,' he added. He noted that cheaper exports can also offset some disinflation concerns by enhancing consumer purchasing power. It may also be difficult to attribute cheaper imports to deflated prices, rather than more competitive products. 'In Thailand for instance, imports from China have increased in competitive sectors like automobiles,' he explained. Easing policy Regardless of the causes of Asean's slowing prices, the region's central banks have taken advantage of lower inflation to boost growth through rate cuts, as the resultant higher prices become more manageable. Coupled with less risk of capital flight due to a weakening US dollar, disinflation has allowed central banks to be more accommodative in their monetary policies even as the US Federal Reserve maintains its rates, explained Bajoria. Singapore has already eased its policy slope, while Indonesia, the Philippines and Thailand have delivered rate cuts in recent months. Bank Negara Malaysia is expected to cut its policy rate further in the third quarter as growth eases, said ANZ economist Arindam Chakraborty, after holding rates in March. Still, central bank policy options vary by country. In Indonesia, large rate cuts could threaten the rupiah due to the risk of capital flight, Bajoria explained. As a result, the Indonesian government has turned to fiscal policy, offering toll concessions and subsidies to ease living costs. Yet, more insidious causes behind the region's low inflation, such as weakening consumer confidence and loss of manufacturing competitiveness, may translate into slower growth prospects. For Paracuellas, slower inflation may signal the presence of ailing demand, with tariff uncertainty weighing on investment and consumer spending, prompting producers to scale back on production. 'Output gaps are starting to be negative, partly on the back of global trade policy uncertainty already starting to weigh on domestic demand,' he said. 'The longer-term solution is for these countries to implement reforms to promote a more competitive manufacturing base that leverages their respective comparative advantages,' he added.

China, South Korea must safeguard free trade, Xi tells Lee
[BEIJING] Chinese leader Xi Jinping urged South Korea's new President Lee Jae Myung on Tuesday to work with Beijing to uphold free trade and defend 'multilateralism', state media said. In a phone call with Lee, Xi urged Beijing and Seoul to 'inject more certainty into regional and international situations', Xinhua said, as well as to 'promote strategic cooperative partnership to higher level'. 'A healthy, stable, and continuously deepening China-South Korea relationship aligns with the trend of the times,' Xi said. 'Close bilateral cooperation and multilateral coordination should be maintained to jointly uphold multilateralism and free trade, ensuring the stability and smooth functioning of global and regional industrial and supply chains,' the Chinese leader added. South Korea's new centre-left leader was elected in a landslide last week after winning a snap election triggered by his predecessor's disastrous martial law declaration.
