5-room Sengkang HDB flat sells for $1.058 million

SINGAPORE: A five-room HDB unit joined the million-dollar flat club in April after it fetched a price of $1.058 million, which means it sold for $878 per square foot (psf). Located at 279B Sengkang East Avenue, the 1,206-sq-ft unit is on the 13th to 15th floors of the block and has a remaining lease of almost 90 years.
The first time an HDB resale flat was sold in Sengkang for one million dollars was exactly a year ago, when an executive maisonette located on the seventh to ninth floors of Block 205B, Compassvale Lane, changed hands. At the time of its sale, the 1,539 sq ft unit still had 74 years remaining on its lease.
Since then, four other units have reached or even breached the million-dollar sale price, with the 279B Sengkang East Avenue sale being the most recent. In early 2015, the unit, which is part of the 14-block Compassvale Ancilla estate, attained its Temporary Occupancy Permit.
More million-dollar transactions at Sengkang may be expected, although EdgeProp quotes Lee Sze Teck, director of data analytics at Huttons Asia, as saying that less than 10 per cent of these pricey sales in Singapore so far in 2025 have taken place in non-mature estates.
Around 348 HDB units have been resold so far in the first quarter of this year. The vast majority of transactions have been at mature estates, including Toa Payoh (28 per cent), Queenstown (25.9 per cent) and the Central Area (24.4 per cent).
EdgeProp pointed out that million-dollar transactions at Sengkang are still very much the exception, 'as the average price for five-room HDB flats in Sengkang, aged 10 years or younger, is below that for similar flats across the island'.
The flat at 279B Sengkang East Avenue has, nevertheless, many factors in its favour, including its proximity to the Buangkok MRT Station along the North East Line as well as the Renjong and Ranggung LRT Stations on the Sengkang LRT network. It is also close to Sengkang Grand Mall, Compass One, Kopitiam Square, Rivervale Plaza , Rivervale Market and Food Centre, and Hougang Green Shopping Mall.
As many young families in Singapore call Sengkang home, it's unsurprising that the unit is also close to a number of primary schools, including Nan Chiau Primary School, Anchor Green Primary School, Compassvale Primary School, North Vista Primary School, Palm View Primary School, Seng Kang Primary School, and Springdale Primary School.

'At the end of the day, S$1.658 million is a lot of money for any HDB flat, but for someone who wanted a genuinely unique living space in a convenient central location and didn't particularly care about condo facilities or status, this loft unit offered something that simply isn't available anywhere else. Whether that's worth $1.658 million is, of course, entirely up to the buyer. What's clear is that Singapore's property market has evolved to the point where certain HDB units are playing in a completely different league from traditional public housing,' the piece reads. In April of last year, a four-room HDB flat in the area was sold for a record-breaking S$1,238,000. The 109 sqm flat is located between the 19th and 21st floors of 90 Dawson Road, where units carry an average price of S$800,000. The property portal noted that the S$1.238 million price tag is the highest ever recorded for four-room flats in the area, largely due to its location, which is close to many amenities and offers good connectivity, with the Queenstown MRT station within walking distance. Several schools, grocery stores, clinics, and local parks are also conveniently located nearby. The figure is also below the five GCB units sold in the same period last year and a sharp drop from the 31 units sold in Q2 2021. The number of GCB sales is also in contrast to the rising sales of luxury homes. In Q1 2025, 143 luxury homes priced above S$5 million were sold in central Singapore, up from 100 in the previous quarter. Christine Sun, chief researcher at OrangeTee, said GCB buyers might be waiting for interest rates to drop more this year or are waiting to see how US President Donald Trump's tariffs affect the market. She noted that strong sales in 2021 came from pandemic uncertainties, which pushed wealthy Singaporeans to buy these properties to park their wealth. Currently, in land-scarce Singapore, there are only around 2,800 GCBs, which Ms Sun described as 'safe haven assets during macroeconomic uncertainties'. GCB properties must sit on at least 1,400 square metres (sq m) of land, and the bungalow cannot occupy more than 40% of the plot. GCBs are mainly available to Singapore citizens and permanent residents (PRs). However, foreigners can purchase them with permission from the government, which is rarely granted. Last year, a minister said that no foreigners had been granted permission to buy GCBs since 2021. China rolls out 5-year multi-entry 'ASEAN visa' for business travellers

Photo: Depositphotos/ronniechua SINGAPORE: Business travellers from the 10 ASEAN (Association of Southeast Asian Nations) countries and ASEAN observer Timor-Leste will now have access to a five-year multiple-entry 'ASEAN visa', with each visit lasting up to 180 days, Channel News Asia reported, citing China's foreign ministry announcement on Tuesday. The visa will be available to eligible travellers, along with their spouses and children, from ASEAN member states, including Indonesia, Malaysia, the Philippines, Singapore, Thailand, Brunei, Vietnam, Laos, Myanmar, and Cambodia, as well as Timor-Leste. According to Chinese foreign ministry spokesman Lin Jian, this will 'further facilitate cross-border travel in the region'. China already has visa-free travel arrangements with several countries in the region, including Singapore, Malaysia, and Thailand. Last year, the city-state and China agreed to a 30-day mutual visa-free entry for their citizens. Malaysia and Thailand also have similar agreements with China. In addition, China launched the 'Lancang-Mekong visa' scheme in November last year, offering five-year multiple-entry visas to business travellers from Cambodia, Laos, Myanmar, Thailand and Vietnam. Under this scheme, visitors can stay for up to 180 days per visit. China has been ramping up its visa-free travel arrangements with multiple countries to attract more visitors from various parts of the world. On Jun 1, China initiated a visa-free entry trial policy, allowing citizens from several Latin American countries, including Argentina, Brazil, Chile, Peru, and Uruguay.
