Roosevelt Island just saw its latest record home sale

The tram isn't the only thing soaring on Roosevelt Island these days.
A three-bedroom, two-bath penthouse with a sprawling terrace has just sold for nearly $2.27 million — making it the most expensive residential sale in the island's history, The Post has learned.
The deal is the third record-breaking transaction brokered by Corcoran's Kaja Meade in less than two years on Roosevelt Island, and it marks a turning point for an area that once traded more on affordability than prestige. Not to mention, an area that has largely been overlooked by city locals, in large part due to its location directly in between Manhattan and Queens, with the island as a pass-through.
This particular unit — Penthouse 1C at Riverwalk Landing — was initially listed for $2.25 million and sold in a bidding war.

'When people are willing to spend in the higher price points, probably the main amenity or the number one property feature that people look for on the island is obviously the view,' Meade said. 'Because you can't have a Manhattan view when you're in Manhattan.'
Perched on the southwest corner of 425 Main St., the condo offers nearly 270-degree skyline views — from the Upper East Side to Queens — and a private terrace that dwarfs many city apartments.
'The terrace is 1,122 square feet … that's bigger than a two-bedroom apartment,' Meade said.

With more than 1,400 square feet of interior space, the penthouse features a corner living room that opens directly onto the terrace. The layout includes a windowed five-fixture primary bath, an oversized walk-in closet, and a grand kitchen with counter seating that flows into an open-concept dining and living space, the previous listing noted.
But the deal is significant for another reason: it's part of the final chapter in Roosevelt Island's long-running development arc.
The apartment, along with several others in the Riverwalk Landing complex, had been leased since construction by developers Hudson Companies and Related Companies. Only recently, as leases expired, did the developers begin absorbing the inventory and releasing the units to market as sponsor sales.
'These units were already above market for, like, all of history,' Meade said, adding that in order to sell these units that many vie for, 'you have to have a little bit of kahunas.'

The sponsor-held apartments represent the last bastion of new condo product on the island. Riverwalk Landing is the final phase of Southtown, the condo district co-developed by Hudson and Related over the past two decades.
With no additional ground to build on, the remaining sponsor inventory is expected to sell out quickly.
'We had four, three-bedroom apartments. We sold them all and three of them had outdoor space,' Meade said. 'This was the largest one.'
This transformation has been decades in the making.
Roosevelt Island was originally a hub for public institutions — its 19th-century landscape dominated by hospitals and asylums.

In the 1970s, it was reimagined as a planned residential community, with its first wave of apartment buildings constructed under the Mitchell–Lama program — a state initiative that offered developers tax breaks and low-interest loans to build affordable co-ops and rentals for middle-income New Yorkers.
'For a long time, we just didn't see a lot of sales because the Mitchell-Lama buildings were converting,' Meade said. 'Those people were not necessarily eager to sell … they wanted to live in their apartments for the rest of … until they retired or frankly died.'
But as those buildings transitioned out of the program and the tax abatements on newer developments began to phase out, the island's resale market finally started to take shape.
'We're selling more … but it's still a developing market in New York City,' Meade said. 'It hasn't been available for decades and decades.'

The penthouse's appeal also came down to lifestyle.
Buyers increasingly want more than just square footage — they want fresh air, flexibility and some breathing room from Manhattan without actually leaving it.
'Since COVID, people have changed how they live in their homes and want to be in their communities, we have awesome outdoor space, fantastic views,' Meade said. 'And we're really close to the city … one subway stop … we're an 8-minute tram.'
In Riverwalk Landing, buyers also get a 24-hour concierge, a fitness center, a playroom and a rooftop terrace. The building is steps from the waterfront promenade, parks and ferry dock. For Meade, herself a Roosevelt Island resident, those perks explain why locals are often the island's biggest champions.

'A lot of people who live on Roosevelt Island know that this is the livable solution for them,' Meade said. 'And they are even better and more ready to make that investment because they appreciate how unusual it is.'
The buyer of the record-breaking penthouse was no exception.
'It was like a legacy of the family,' Meade said. 'This was going to be the silver bullet for a really new beginning for their family.'
12 With sponsor inventory dwindling and resale momentum building, Roosevelt Island's once-overlooked condo market is rapidly redefining itself.

The sale is also a reminder that on Roosevelt Island, supply is still deeply limited.
'If you want to live on Roosevelt Island, you have to buy on Roosevelt Island,' Meade said. 'We're sort of insulated from a larger real estate market.'
And with the last few sponsor units from Hudson-Related now hitting the market, buyers might not get another shot.
'When this is gone, it is gone,' Meade warned.

Characters as diverse as Silicon Valley tech moguls and Canadian alt-pop singer Grimes have all entered his personal orbit before later screeching out again, usually followed by some degree of scorched earth via social media. There is no greater example than Musk's relationship with now-President Donald Trump. Everyone knew the richest man in the world would fall out with the most powerful, but few predicted it would happen so quickly — just six months after the inauguration. 'He is prone to lash out,' admitted Faiz Siddiqui, author of 'Hubris Maximus: The Shattering of Elon Musk,' to The Post. 'He is insulated and can make his point.' Musk was later recognized as a cofounder, following a lawsuit. 'That was a side issue and it got sorted out,' Siddiqui told The Post. The falling out has more to do with Musk 'claiming that he was almost solely responsible for the company.' Advertisement It doesn't help that Musk ousted Eberhard from his CEO post in 2007, according to Business Insider. Musk has since described Eberhard as 'by far the worst person I've ever worked with in my entire career.' In 2009, Eberhard sued Musk for defamation. AP Sam Harris Disagreeing with Elon Musk might not be a good way to foster a friendship with him. The neuroscientist Sam Harris discovered this the hard way. Harris and Musk first became acquainted in 2008. They fell out in 2020 when Musk tweeted 'the coronavirus panic is dumb.' Harris has claimed that he asked Musk to 'walk back' from the position. 'There was a question about Musk weighing in on something that he does not have the expertise to weigh in on,' said Siddiqui. 'Is that putting people at risk?' Harris claimed Musk bet $1 million with him that there would be no more than 35,000 COVID-19 cases in America. If the number exceeded 35,000 Harris would be paid $1 million, to go to a charity. If it did not, Musk would get a $10,000 bottle of tequila. Harris obviously won. But did the million materialize? His texts went unanswered. Since then, via X, Musk called Harris 'mentally ill.' 15 Neuroscientist Sam Harris claims that musk lost a $1 million bet to him and did not pay it. Grimes The singer whose real name is Claire Boucher was romantically involved with Elon Musk from 2018 until 2021. They have three children with unique names: X AE A-XII (aka, X), Exa (aka, Y) and Techno Mechanicus. There have also been suits and countersuits over custody. In February 2025, Grimes posted to X Musk should respond to a 'medical crisis' involving one of their children. When somebody questioned her taking a private situation to social media, she replied, 'If I have to apply public pressure then I guess that's where we're at.' X accompanied Musk when he met with President Trump in the Oval Office. Grimes allegedly posted to X she does 'not approve that in every conceivable way … I am desperate to solve it … But currently I don't know how to do it.' 15 Grimes went to X to ask Elon Musk to respond to a 'medical crisis' involving one of their children. Getty Images Sam Altman In 2015, Musk, Altman and others founded artificial intelligence company OpenAI as a non-profit. It then launched its for-profit arm, ChatGPT. Musk and Altman then fell out over the direction of the company. 'Musk wanted OpenAI to hold onto this idea that it is a non-profit,' said Siddiqui. 'Like that it would be for the good of humanity.' When Musk moved to buy OpenAI, Altman, 40, accused the tech billionaire of being in 'a position of insecurity,' adding 'I feel bad for the guy.' He also recently told The Post: 'Elon busts up with everybody, that's what he does,' the 40-year-old golden boy behind ChatGPT told The Post. Following the merge, while Musk was on his honeymoon, Thiel and his loyalists pushed Musk out of his CEO spot. But the grudge didn't hold. After all, when Musk's SpaceX was going through choppy times in 2008, Thiel provided a $20 million investment that set the company right — and its rocket entered orbit on its next attempt. Though they have called one another unflattering names – according to Business Insider, Musk regards Thiel as 'a sociopath' and Thiel views Musk as 'a fraud' – Siddiqui sees common ground. 'I think philosophically they are largely aligned,' he said. Such was the case when Elon Musk and British caver Vernon Unsworth pitched in to save 12 boys trapped in a waterlogged Thai cave system for 15 days. Musk sent engineers from Tesla and a mini submarine to the site. Unsworth took a more traditional approach, finding skilled cave divers and dispatching them to where the boys – members of a Thai soccer team – were trapped. Musk's vessel never got used and Unsworth dubbed it a PR stunt, suggesting that he 'stick his submarine where it hurts.' Bodegas are the new ‘It' restaurants as dining out costs spiral: ‘It's not just mozzarella sticks anymore'

NYC's corner markets are cornering the market — on haute cuisine. As the cost of dining out in the Big Apple spirals higher, eating well without breaking the bank could be as simple as visiting your nearest bodega. The city's humble bazaars are increasingly perceived as epicurean pioneers — with gourmands and social media influencers clamoring for a bite. 'I go to my bodega every day, and the halal food is better than the food truck next door and cheaper — and they can do it all,' Karissa Dumbacher, an NYC foodfluencer with over 5 million followers across TikTok and Instagram, told The Post. 'I mean, it's not just mozzarella sticks anymore.' Here's the dish on six tasty, cutting-edge supping spots. Java, no jive 16 IndoJava Chef Anastasia Dewi Tjahjadi and owner Elvi Goliat display a bowl of lontong mie. Tamara Beckwith/ There's no menu at IndoJava, a bite-sized bodega in Elmhurst, Queens — but behind the selection of sambals and other Indonesian staples, intrepid diners will find one of the toughest tables in town. Javanese chef Anastasia Dewi Tjahjadi, one of two haute-hash slingers (Thursdays, a chef from Jakarta takes over the stove), recently served just one dish: lontong mie ($15), a fragrant specialty from her hometown of Surabaya. The piquant combo of noodles, bean curd, bean cake wedges, compressed rice cakes, garlic crackers, prawns and clam skewers packed a punch — in a brawny broth infused with pungent shrimp paste and served with weapons-grade chili peppers. 16 Diners can eat at a squat yellow table at the back of the bodega. 'I don't want the people to come here and be, like, 'Oh, I'm sorry, I don't like spicy' — because my food … is spicy,' the griddle gourmet proudly told The Post. 'I can't make it not spicy.' Opened back in 2008, IndoJava has become a bona fide sensation. In a viral video, influencer Dumbacher labeled the offerings the closest thing to 'actual authentic Indonesian food in New York City.' IndoJava's food pop-ups are available on Tuesdays from 10 a.m.-8 p.m. and Thursdays from 10 a.m.-3 p.m. while supplies last; daily specials are announced on Instagram. 'We do very traditional, very authentic,' owner Elvi Goliat told The Post. 'We need to make something interesting so they will come every week.' IndoJava, 8512 Queens Blvd., Elmhurst Mart of the deal 16 A variety of Guatemalan specialties are displayed at the Karen Deli. Stefano Giovannini for In Sunset Park, Brooklyn, the tiny Karen Deli has an ace up its sleeve — a speakeasy-like Guatemalan canteen located incongruously at the back, near a Central American mural. The crown jewel drawing in-the-know types is the Pepian De Pollo ($13), a rich, spice-inflected stew studded with pumpkin seeds, best paired with a chuchito ($3), a miniature Guatemalan tamale, and washed down with a regional soda from the cooler. This hearty combo costs a fraction of what you'd pay for one entrée at a sit-down spot in nearby trendy neighborhoods. 16 It is one of many bodegas serving unique dishes. 'For decades, [the bodega] was a province of Puerto Ricans and Dominicans and African-Americans, hence the term bodega, which is just Spanish for store,' the Village Voice alum told The Post. 'This is indicative of other groups taking over the bodegas, having a much broader selection,' he said. Karen Deli, 6116 5th Ave., Brooklyn Prawn stars 16 A cocktail of shrimp and octopus at La Esquina Del Camaron. Head to Roosevelt Avenue — where diners will find an Indian mini mart in the front and a Mexican seafood restaurant in the back. Dubbed La Esquina Del Camaron Mexicano, the tiny, cash-only sit-down serves shrimp and octopus cocktails with cilantro, avocado and a 'secret' cocktail sauce ($15 for a small portion). 16 Indian bodega La Esquina Del Camaron features a bustling Mexican seafood restaurant. Tamara Beckwith/ Sunny & Annie's Deli in Manhattan's East Village is much more than a bacon-egg-and-cheese broker, offering a 24-hour smorgasbord of inventive, submarine-sized, Asian-inflected heroes, which the Korean owners list on handscrawled notecards. Wacky fare includes the Obama (grilled chicken and eggplant), the Bernie Sanders (teriyaki chicken and shiitake mushrooms), and other sandwiches whose ingredients appear to be charmingly unrelated to their celeb namesake. Check out the Pho #1 ($10.99 cash, $11.97 using a card), which, like its eponymous soup, features beef, bean sprouts, basil, cilantro, sriracha and a slathering of hoisin. The dining depot is a standby for food critic Sietsema, who described the noshes as 'just plain weird in a good sort of way.' 16 A pho-inspired sandwich from Sunny & Annie's Deli. 'And people that go in there for the first time, they're dumbstruck by the menu.' Sunny & Annie's Deli, 94 Avenue B Way to plant 16 The Clinton Fruit Market on Ninth Avenue in Manhattan is one of 50 bodegas where customers can find Plantega. Tamara Beckwith/ Bodegas haven't historically been bastions of vegetarian-friendly fare, Plantega is changing that — offering a '100% plant-based menu' that 'reimagines New York's iconic deli sandwiches,' ranging from the steak, egg and cheese burrito to the chopped cheese (both $12). 'In a way, bodegas are the city's original test kitchens,' Plantega Founder and CEO Nil Zacharias told The Post. The concept, launched in 2022, is available at 50 bodegas. It reflects the corner store's legacy for innovation, where a 'Dominican-owned grill meets halal ingredients, or a classic bacon, egg, and cheese gets a twist that reflects the neighborhood,' he said. The iconic Loehmann's brand will briefly reemerge after going belly-up more than a decade ago — giving shoppers a chance to scoop up some designer duds at bargain basement prices, The Post has learned. A pop-up version of the century-old department store, which went bankrupt in 2013, will open Aug. 21 on Long Island, its new owner said. Rival discounter Century 21 quietly acquired the brand in 2020, as The Post reported, and is relaunching it in a series of pop-up stores, starting at the Tanger Outlets at Deer Park. Penske Media via Getty Images The initial two-week warehouse sale will also include Loehmann's famous 'Back Room,' which in its heyday featured deeply marked-down luxury brands from Michael Kors, Calvin Klein, Ralph Lauren, Fendi, Oscar de la Renta, Marc Jacobs among others. 'The hope is that 11 years later that there is some nostalgia for the brand and people fondly look back,' Larry Mentzer, Century 21's chief operating officer, said in an exclusive interview with The Post. Mentzer declined to divulge which brands will be available in the Back Room, as most designers don't want to be associated with discounting. Another pop-up is planned for Florida this year and one is coming to the Big Apple next year, Mentzer said. 'We think there is real value in the brand going forward,' Mentzer said, adding, 'off-price is the hottest sector in retail right now.' The New York-based company, which itself filed for bankruptcy in 2020 before reemering in 2022, is one of the last discount department stores that focuses on designer labels. It has oulasted Filine's Basement, Daffy's and Syms, which all shuttered more than a decade ago, squeezed out by larger, better funded competitors like TJ Maxx and Ross Stores.
