MPACT posts 14.8% lower Q4 DPU of S$0.0195
[SINGAPORE] Mapletree Pan Asia Commercial Trust's (MPACT) distribution per unit (DPU) for the fourth quarter ended March slid 14.8 per cent year on year to S$0.0195 from S$0.0229 previously.
Unitholders can expect to receive the distribution payout on Jun 6.
Distributable income stood at S$103.6 million for Q4, falling 14 per cent from S$120.5 million.
The real estate investment trust's (Reit) revenue fell 6.8 per cent to S$222.9 million from S$239.2 million in the year-ago period, while net property income (NPI) for the quarter dropped 7.4 per cent to S$169.5 million from S$183.1 million.
The manager of MPACT on Friday (Apr 25) attributed the lower revenue to reduced contribution from Singapore properties due to the divestment of Mapletree Anson on Jul 31, 2024, and lower overseas contributions.
In a Q4 business update, Sharon Lim, chief executive officer of the Reit manager, noted that VivoCity spearheaded some stability, recording 3.5 per cent and 2.1 per cent year-on-year growth in the full-year revenue and NPI, respectively.

The Reit's DPU for the full year stood at S$0.0802, down 10 per cent from S$0.0891 in the same period a year prior.
Overall portfolio tenant retention rate was 89.6 per cent, with a weighted average lease expiry of 2.2 years as at Mar 31.
'We are intensifying efforts to safeguard occupancy and cash flow while exploring suitable opportunities to optimise the portfolio,' said Lim.
The average term to maturity of debt was extended to 3.3 years as at Mar 31, from 3.1 years.
Units of MPACT closed 1.6 per cent or S$0.02 lower on Thursday at S$1.22.

ST PHOTO: KUA CHEE SIONG SINGAPORE - Malaysia's IOI Properties Group is planning to list a real estate investment trust (Reit) in Singapore by 2027, as part of a plan to monetise its assets and cut debt, according to a Malaysia investment bank. The Reit will include Singapore properties such as the South Beach mixed development and IOI Central Boulevard, which have an estimated combined valuation of $7 billion to $8 billion, wrote Hong Leong Investment Bank analyst Tan Kai Shuen in a June 11 report. Citing intel from a meeting with IOI Properties chief executive Lee Yeow Seng, Mr Tan noted that the Singapore Reit listing is part of a two-pronged monetisation strategy that also includes a Malaysia Reit listing targeted for mid-2026, with assets valued at RM7 billion (S$2.11 billion) to RM8 billion. Both listings are expected to improve cash flow and reduce IOI Properties' net gearing, which could rise to around 0.93 times following its recent acquisition of partner City Developments' (CDL) stake in South Beach. CDL on June 4 agreed to sell its 50.1 per cent stake in South Beach to IOI Properties for about $834.2 million in a deal valuing the complex at about $2.75 billion. It first bought the site for nearly $1.69 billion in 2007 in partnership with a unit of state-owned Dubai World Corp and El-Ad Group. The two partners later exited the project and IOI Properties took a stake in 2011. The acquisition, expected to be complete in the third quarter, will give IOI Properties full ownership of South Beach, which comprises South Beach Tower, South Beach Avenue and the JW Marriott Hotel Singapore South Beach. It is expected to be included in IOI Properties' Singapore Reit, together with IOI Central Boulevard. The flagship office property opened in 2024 in the Marina Bay area, eight years after IOI Properties put up a $2.57 billion bid for the site in a November 2016 government land sale tender. The Reit, targeted to list in 2027, is expected to help IOI Properties lighten its debt load as it expands its presence in the Singapore Central Business District, Mr Tan noted in his report. Besides South Beach and IOI Central Boulevard, IOI Properties is also the developer of Marina View, after acquiring the site for $1.5 billion in September 2021. It is now building a new mixed-use development on the site that will house a W Singapore luxury hotel as well as new branded residences. In late 2024, Mr Lee in his personal capacity also acquired Shenton House at Shenton Way for $538 million in a collective sale transaction. He told the media that the intention is to redevelop Shenton House into a mixed-use development with premier office space and luxury branded serviced residences. Kallang Basin Swimming Complex, St Wilfred Sport Centre to close; sites may be used for public housing
The Kallang Basin Swimming Complex and St Wilfred Sport Centre will close in the second half of 2025 when their leases expire, Sport Singapore (SportSG), the Housing Board and Urban Redevelopment Authority (URA) said in a joint media statement on June 13. The swimming complex at 21 Geylang Bahru Lane will close on Sept 1, and the St Wilfred facility in Whampoa will shutter on Oct 1. The Kallang Basin venue also houses a gym, while the other has a tennis and squash centre and a football field. The national agencies are studying plans to redevelop both sites for public housing, said the statement. "This is part of our ongoing efforts to address the strong and broad-based demand for housing in recent years," said the agencies. "As part of our long-term planning efforts, the Government will also continue to develop and enhance sports infrastructure, working closely with the community to meet Singapore's evolving lifestyle and recreational needs." After the closures of both facilities, residents in Whampoa and Geylang Bahru can visit alternative options such as a new sports facility in Kolam Ayer and another venue in Whampoa which is due to be completed by end-2025. They can also visit the ActiveSG swimming complexes in Serangoon, Geylang East and Jalan Besar, squash and tennis courts at Kallang ActiveSG Squash Centre, Burghley ActiveSG Squash and Tennis Centre, and Kallang Tennis Centre. Under the Dual-Use Scheme, the indoor sport hall and field at Bendemeer Primary School and the football field at Bendemeer Secondary School are also available. As part of the Government's Sports Facilities Master Plan, SportSG continues to "develop and rejuvenate infrastructure to meet Singapore's diverse and evolving sporting needs, interests and aspirations", said the statement. This is the same for the St Wilfred Sport Centre." Mr Lim also noted that Geylang Bahru is in need of rejuvenation as many of the blocks there were built in the 1970s. Future housing in the area is expected to be sought after since it will be within walking distance of Geylang Bahru MRT station and the Geylang Bahru Market and Food Centre, he added. He said: "Due to the proximity to town, the (Build-To-Order projects) are likely to be Plus flats. The nearby sites have a plot ratio of 2.8, and assuming a similar plot ratio, we may see some high-rise BTO flats potentially up to 36 storeys. The new development may feature a mix of two- to four-room HDB flats, catering to a range of household profiles." The St Wilfred facility in Whampoa will shutter on Oct 1. Adding that it is located near the city centre and is a 10-minute walk to Boon Keng MRT station, he said the site's "proximity and accessibility to amenities" will also potentially place the new housing in the Plus category. Prime and Plus flats, which are located closer to amenities such as MRT stations, come with stricter resale conditions such as a 10-year minimum occupation period and a subsidy clawback. Mr Nicholas Mak, chief research officer at property search portal noted that "it makes sense for both (facilities) to close" as there are other existing and upcoming sports facilities for residents. On the possible redevelopment in Kallang Basin, he said: "It gives a chance for the Government to reinvent and develop the whole area with a mixture of HDB flats and private homes. That whole area is rather aged and it is possible now to really intensify the land use there." As for St Wilfred, he added that the area can also be redeveloped to ensure it is better utilised.
