Brisbane's housing market scores silver in the race to be the fastest-selling city

Brisbane's homes are selling so fast that the rest of the country is struggling to keep up.
New analysis from Ray White Group has found Brisbane to be the second-fastest selling capital city across the country, and the capital that closest follows ongoing Australian trends.
Across Brisbane, 64 per cent of homes sell within 15 to 30 days, beating the national median of 31 days.
Meanwhile, 19 per cent of homes sell within the first 14 days of the campaign, meaning 83 per cent of Brisbane's housing market is in a healthy condition.
This is only beaten by Perth, where 97 per cent of properties will sell within the first month, with 76 per cent of homes selling in the first 14 days.
Ray White senior data analyst Atom Go Tian said despite Perth's 'astronomical' growth, there was a concern it may 'rubberband back' when compared to Brisbane's consistent market.
'Brisbane is unique because it mirrors Australia's trend the most closely,' he said.
'My guess is that the price range of Brisbane is very close, historically, to that of Australia … although [sales times] are faster by comparison.'
'Brisbane's been seeing that jump in population, and that's why the urgency has been faster than Hobart, or Canberra.'
The data was gathered from data firm Cotality's monthly indices, observing median sale times and a closer analysis of individual suburb sales within each city.
Five suburbs observed within Brisbane all sold within eight to nine days, with prices ranging from $522,500 to $750,000.
Overall, Australian homes are slowly spending more time on the market, following the post-Covid housing boom. Brisbane homes were on the market for a median of 18 days in June of 2024, and 21 days in June of 2025, compared to a nation rise of 29 to 31 days.
CEO of Ray White Collective Haesley Cush said calmer weather and large migration numbers were both big factors when it came to Brisbane's strong house sales.
'The Brisbane market is in great shape for all the market and infrastructure reasons, but beyond that, the market performs when Sydney and Melbourne don't,' he said. 'You've got a lot of people wanting to buy, so you've got the most pent-up competition.'
Mr Cush added that one thing going against the city's appeal was building costs, which have skyrocketed in recent years due to an inability to meet demand.
'With Brisbane, all of the good buttons are sitting there,' he said. 'And the one bad button is the cost to build. Unfortunately for buyers, this is a good button for sellers.'

House prices and rents have plummeted across the ditch, but experts are warning there will not be a similar correction in the Australian market any time soon. In New Zealand, home values have fallen back to 2019 levels, after prices reached an all-time high during the pandemic. Rents have also declined this year for the first time since 2009 - meaning housing in New Zealand is more affordable whether buying or renting. Mortgage rates and construction have both declined in New Zealand as well, conditions that would usually drive prices up. But net overseas migration into New Zealand also fell - to its lowest point in the past two-and-a-half years - which was helping to stop demand from outpacing supply, according to Macrobusiness chief economist Leith van Onselen. Meanwhile in Australia, the latest PropTrack data showed national home prices reached a record high of $827,000 in July, rising 0.3 per cent last month and 4.9 per cent over the year. Mr van Onselen described the New Zealand slump as a 'beatiful house price crash' and said although the two markets shared similarities, with current policy settings the Australian market would only continue trending upward. 'We're still running a very strong migration program and the government intends to keep that going,' he told 'And more imporantly, the federal government has announced a whole bunch of policies to stimulate house prices.' Those policies included the Labor government's plan to allow all first-home buyers to purchase with a 5 per cent deposit. The program, available from January 2026, will mean the government guarantees up to 15 per cent of the loan value, eliminating the need for lenders mortgage insurance, which can cost more than $20,000. It is an extension of an existing scheme and will cover all Australian first home buyers, with no income caps or limits of the number of places available. Banks will also be allowed to overlook student loans in their debt calculations, after financial regulators updated their regulations at the request of the government. Although this push by the federal government was aimed at improving affordability, it would actually have the opposite effect, Mr van Onselen said. 'All these policies are about boosting demand and pushing up house prices.' During the boom in New Zealand, the Ardern government banned non-resident foreigners from buying homes, a move akin to Australia's ban on foreign buyers. It also scrapped a tax advantage for investors similar to negative gearing in Australia - the ability of landlords to deduct mortgage interest against their rental income. And it extended the threshold for the 'bright-line test,' which is a bit like a capital gains tax when properties other than the family home are sold. Mr van Onselen argued those changes had helped to rein in house prices, although the current Luxon government has since reversed the tax changes. 'Australian immigration is a lot stronger than New Zealand but the big one's really just the policy settings,' he said. 'For the next 12 months I think Australian house prices are going to go up pretty strongly - all the forces are for higher house prices.' But Mr van Onselen did hold out the possibility of a decline in future - if the government reversed some of its policies which, ironically, were aimed at making homes more affordable. 'The government might be forced to do something... Eventually, they're going to have to make some hard decisions to raise revenue, and one way would be to curb some of those concessions. 'That could eventually curb demand a bit, and if it goes far enough we could end up doing a New Zealand.' Australia's 'opposite' conditions Metropole Property Strategists founder Michael Yardney agreed that the correction in New Zealand was due to a number of factors that Australia doesn't share. Mr Yardney, who was the keynote speaker at the New Zealand Property Investors Federation last year, said after a pandemic-driven boom, the Kiwi market had slumped due to excess supply. 'A string of policies led to so-called 'up zoning' in Auckland, leading to the construction of significant new affordable housing. This oversupply of cheap accommodation caused decreased property values and lower rents,' Mr Yardney told Tax policies had also discouraged property investors from buying, and rising unemployment and weak economic conditions had also contributed to declining rents and cooling demand. Australia, on the other hand, had an 'almost opposite dynamic,' including high population growth, generous first-home buyer support and a generally strong economy, he said. 'Given these fundamental differences, it is unlikely Australia will follow New Zealand into a correction phase in the next couple of years. 'Unless something disrupts our supply-constrained market, such as a sharp economic shock, a steep rise in unemployment, or a sudden reversal of migration - none of which are obvious on the horizon - the balance of forces suggests ongoing moderate property price growth for the next few years.'

The Australian Defence Force (ADF) has reached its highest full-time personnel levels in 15 years as the federal government maintains "ambitions to grow" the number of recruits — though it still fell short of its target for that year. Data released on Monday shows the ADF's permanent workforce grew by 1,868 over the 2024–25 financial year, bringing the total number of full-time personnel to 61,189. Despite the growth, the defence force remains behind on its ambitious target to increase the permanent headcount to at least 69,000 by the early 2030s, a benchmark set by the Albanese government in response to escalating tensions in the Indo-Pacific. Defence Minister Richard Marles described the recruitment drive as "great news for the nation". "But as good as that news is, our challenge is not just about keeping the defence force at the numbers that we're at, as important as it is to steady the ship, we have ambitions to grow the defence force through the back-end of this decade and into the 2030s," he said on Monday. "We know there is a lot more to do," Marles said. Enrolments and retention rates are up While enrolments have risen significantly, and well ahead of the government's budget forecast of 59,373, the number has still fallen short of its annual recruitment target by approximately 1,000 members. In a positive sign for retention, the number of personnel leaving the service dropped by 7.9 per cent, marking the lowest exit rate in a decade. More than 75,000 people applied to join up over 2024-25, but enlistments totalled just 7,059, mostly due to stringent recruitment standards and long processing times. Defence Personnel Minister Matt Keogh said the application process period has decreased from "over a year" down to an average of some 260 days. "Importantly for our critical roles, those that we need to be accelerating, we're now getting that process down to around 150 days, and we'll keep working to make that work faster," he said on Monday. Keogh also acknowledged some eligibility requirements were relaxed in 2024, allowing more people to apply for the ADF. "We've done things like changing eligibility criteria, making sure that our policies weren't just knocking people out of the system for no really valid reason," he said. "In the 21st century, it was in no way appropriate that just because someone had endometriosis that they could not be a member of our defence force or that because they'd had acne or a significant broken bone in their past." The ADF also opened up to permanent residents from New Zealand last year, and to permanent residents from Canada, the United Kingdom and the United States from the start of this year. Keogh estimated there were over 500 current applications from these countries, as the government looks to increase its "most important capability". "We know that we've got terribly difficult geo-strategic circumstances that we face," he said. "What we've been getting about over the last three years is making sure that we deliver on that increase in our most important capability. That is our people." Over 300 different roles The ADF is recruiting personnel for over 300 different types of roles. "Not just the things that people think about in terms of front-line army infantry or fighter pilots, but the diesel mechanics, the cyber operators, the new intake that we'll be bringing on of space operators, those people that are going to be engaged in our nuclear propelled submarine force," Keogh said. Andrew Carr, an associate professor at the Australian National University's strategic and defence studies centre, said the ADF also has growing responsibilities domestically. "We've got a number of demands upon the ADF and a lot more of those are at home in terms of natural disasters, and supporting local governments through those crises," he told SBS News. "We are starting to see a lot more of these happening at the same time. And the scale of potential problems means you need a lot more people." A 'new era' for the ADF Carr said the ADF is navigating a "new era" as it adapts to contemporary challenges and expectations amid an "identity challenge". "Over the past few decades, the ADF has been a very small but very elite professional force, that's been its identity and what it's been required to do," he said. "But now we are transitioning to a world where we need the ADF to be large, and it's not going to be as elite. And that's a real identity challenge for the ADF." Carr said the growing numbers aren't a reflection of reduced standards but rather an adaptation to a "new era". "Hopefully, conflict in our region is decades away if it ever were to come, and the effort to deter regional tensions — whether that's with China or another neighbour — will be driven by people," he said. Maintaining strong relationships, particularly with the US and UK, will also be critical to stability in the Pacific, he said.

Fawkner: Opening bid $60k above asking range stuns at auction

A Fawkner house that's been in an Italian-Australian family for six decades unexpectedly scored a grand sale on Saturday. Ray White Coburg's Hamza Ali said the circa-1965 home at 72 William St was listed with $740,000-$790,000 price hopes but a massive first bid wowed the crowd watching it go under the hammer. 'The opening bid was $850,000 so with the first bid it was already on the market,' Mr Ali said. 'I was like, 'What is going on?' I was shocked.' The mega-bid knocked out much of the competition but another set of determined buyers drove the final price to $966,000, a sum $176,000 above the asking range's upper end. 'The purchasers were first-home buyers from Balwyn North,' Mr Ali said, 'They loved the house – they are a young couple and they are Italian too.' About 130 buyer groups inspected the house's large front garden, timber-fitted kitchen and garage with its own storeroom, toilet and kitchen during the sales campaign. Vendor John was selling the residence that his late parents, father Nicola and mother Rosa, had lived in for about 60 years. After immigrating from Italy to Australia, the couple rented in Brunswick before moving into their first Fawkner residence, where they saved up money to build their dream home in William St. After working in the Victorian railways and at Broadmeadows' Ford plant, Nicola opened a milk bar in Major Rd and then another store. He later set up a supermarket in Tyson St, Fawkner, named Nick's Big Star Supermarket. 'My parents' front yard was an amazing place for flowers, but the backyard was just like a total vegetable patch,' John recalled. 'They grew everything, tomatoes, broccoli, broccoli, zucchini, cucumbers, lettuce.' He recalled plenty of family functions such as birthdays and anniversaries at the house, often involving the local church and other friends. 'It also an occasion because they made their own salads and made their own tomato sauce and their own pickles and dried tomatoes,' John said. Nicola made his own wine and salamis in the garage and was also a keen handyman who enjoyed working in the space. John described selling the home as both a sad occasion and 'sort of like an end of an era'. But he added that he would always treasure his memories of the house including the times he had spent time there with his parents, plus his wife Rosemary and their two children.
